"Probably the best cottage we have ever stayed in The house had everything & more that we could have needed for our week away."
It was lovely to stay in a house that had been decorated as a whole rather than have a mixture of furnishings. The kitchen was modern & had a great hob, oven & dishwasher & every utensil you could think of along with ample crockery & cutlery. The lounge & dining area had matching very comfortable sofas, a large smart tv. The bedroom we used at the front had a very comfortable bed. The enclosed garden area was perfect for our dogs. The location is right in the centre of Hawkshead which is so convenient for the shops & pubs but felt tucked away from any noise.

"A lovely cottage in a super location."
The cottage is cosy and spacious. The flagstone hallway and large cloakroom with drying rack meant we didn’t need to worry about muddy boots and wet clothes. All the bedrooms are comfortable and the sitting room with log burner is great for relaxing after days out walking. It’s right in the centre of Hawkshead so very easy to pop out for food, drinks and shops. I’ve never stayed anywhere before with so much gear provided in the kitchen. When staying in other cottages attempting to cook has been challenging, hacking food with bad knives and very minimal equipment available but here there is absolutely everything you could possibly need. The owners are very generous, so much is provided including coffee, oils, a bottle of wine and nice soaps. There are loads of walks from the doorstep with the possibility of increasing the range by using the bus. We didn’t move the car all week. The village pubs, restaurants and cafes have good food with imaginative vegetarian choices and some vegan options. While we were there the vegetarian cafe didn’t have a chef so had a very limited menu. The coop is open long hours and is fine for basics, although the vegan range is extremely small. Thank you very much to the cottage owners for a fabulous week.

"A great cottage."
Incredibly well equipped! Best I have stayed in for kitchen stuff. Comfortable beds. Location couldn't be better. I am disabled and was so impressed that there was a rail to help with the step to the living room and back door. I read a review that said that the stairs were difficult for people with mobility issues but I had absolutely no problem with them We will be booking again!

"Wow, this is the best holiday cottage we have stayed in so far."
It’s a home from home and is furnished to a very high standard. The kitchen is fully equipped, nothing is missing if you enjoy cooking and everything you could possibly need is present. Hawkshead is a great location for access to the fells and mountains, plenty of hikes are on your doorstep and awesome mountain biking.

"We had a fantastic 4 day stay as a family of 5 at the historical Ann Tysons house."
Located on Wordsworth Street in the beautiful village of Hawkshead. The house was gorgeous, and so spacious but cosy with a lovely log fire. I loved all the quirky features and furnishings along with beautiful original features. Everything you could ever need was available! Even big umbrellas which came in handy. All we needed to take was our toiletries/clothes! I’ve never stayed anywhere with so many things available. The bedrooms were spacious with 2 having en suites and comfortable beds. The owner left us a complimentary bottle of wine, thank you. The village is stunning with beautiful quaint shops, tearooms and pubs. The owner is lovely and helpful with any queries you have. We all had an amazing stay and hope to return when the weather gets warmer.

"We absolutely loved the cottage and it's location in Hawkshead."
It was so lovely to arrive with the fire already lit. It was very much home from home. We really appreciated the washing machine, tumble dryer and airer as we had lots of wet weather! The kitchen looks like it has been recently refurbished and is well equipped. All in all, it was a fantastic break away in the Lake District.

The property
Ann Tysons House, a delightful cottage steep in local history rests in the heart of Hawkshead, Cumbria, well-positioned within the Lake District National Park.
This three-bedroom cottage oozes character and charm, with original beamed ceilings, artex walls, and antique furniture found throughout, whilst mixed with contemporary appliances, offering a wonderful base for a family or group of six friends, looking to enjoy the Lakes.
Park up off-road and travel on foot down the delightful, cobbled streets, with the cottage resting in a pretty, yet historic part of the village.
Step indoors and be greeted by the welcoming living/dining room, with plenty of seating space upon the leather sofas, a dining table for six guests, and a lovely woodburning stove on offer, enveloped by an original, exposed fireplace; with local artwork dotted throughout, travel back in time to the property’s origins.
The kitchen/diner offers a sleek, well-equipped space to prepare meals and enjoy brunch, whilst the rear patio provides a private and enclosed area to dine alfresco in the Cumbria air; be sure to enjoy a fresh morning coffee or a late-night tipple from this space.
When the time comes to retire to your three bedrooms, you'll find a super-king-size with en-suite walk-in shower, a double with en-suite walk-in shower, and a twin with basin, all featuring dark, wooden furniture and traditional interiors, the large bed in bedroom one originally belonged to John Ruskin and was purchased by the owners family in 1931 and the item hanging above the staircase was a push chair made for the owners great grandchildren; each bedroom is fitted with a TV, allowing you to catch up on your favourite shows at the end of a long day.
Lastly, a shower room with walk-in shower, and a cloakroom/utility with washing machine and tumble dryer complete this wonderful home.
Three well behaved dogs are welcome.
Begin your stay by exploring the quaint village of Hawkshead; admire the stunning scenery and unique architecture, from the 14th-century Church of St. Michael and All Angels to the Hawkshead Grammar School, the first of its kind in the country.
Sample the local delicacies at one of the traditional pubs and boutiques or treat yourself to a sweet treat at one of the unique cafes.
Then, make your way towards Ambleside where you can enjoy a variety of activities, from walking and cycling routes, to boat rides and shopping.
Ann Tyson lived in this block of property & offered lodgings to the boys who attended the Grammar School, the Wordsworth boys were some of her lodgers, William being one of them.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside. With stunning scenery and numerous attractions within easy touring distance, Hawkshead is in an ideal location at any time of the year.
