"Have stayed in Fair Cop several times."
Absolutely love it. My only comment is I think the extractor fan in the bathroom may need attention.

"This is the third time that we have stayed at this property, and have always been very happy in the past."
However, this time we were treated by a 'funky' smell when we arrived. We put this down to perhaps the property being uninhabited for a few days (our lease was from Monday to Saturday). However, as the week went on the smell seemed to get worse and smelt of a septic tank. This seemed to emanate from the bathroom, and pass through the whole house. On the Friday we messaged the contact on the information sheet and felt it would need to be addressed before the next occupancy. We had no reply. Otherwise, this is a lovely, comfortable property (hence our return) with good facilities and a beautiful location. No doubt we will return again at some point, but maybe not in warm weather if that was the cause of the smell which put a bit of a dampener on our break.

That said, we had a wonderful time staying at Fair Cop with our border collie and would return again .

The accommodation is to a very high standard and has everything you need. Very clean and you would never know that there were dogs regularly staying there. Would have no trouble in recommending this property to anyone, have booked for next year already. As a “fair cop” in real life, this property ticks all the boxes.

Everything you need for a lovely stay in the Lake District. Special shout out to the team who resolved a heating and hot water issue within an hour on a Sunday afternoon. Hawkshead is a lovely village with all that you could need- A couple of pub's, tearooms, bistro, supermarket and a chippy- As well as being on the doorstep of beautiful walking country.

Parking was a bit tricky, especially as I have a larger car. Particularly enjoyed the wood burner in the evening as it was cold at this time of year. Read a few reviews where people whinged about poor decor etc. I found the accommodation exactly the opposite, these people must live in perfect houses in a perfect world. Would happily stay again.

"We have stayed here before and liked it so much we thought we’d come again."
On return we were slightly disappointed by the ‘doggy’ smell. There was an attempt to mask this with a powerful plug in air freshener which became too much to bear after a short while. Also, whilst not listed, we were surprised by the lack of any way of making coffee. We read the reviews before we booked and a regular comment is made about ‘fuel’ being included in the description but not in apartment. The ‘fuel bin’ outside was empty bar two part burnt logs. It would be an easy win to put a £8 bag pf logs in there for each visit. There are a couple of places where the wall paper needs re gluing back to the wall and the plastic flowers in the bathroom are thick with dust. Finally, as a suggestion, a bit more cutlery and crockery would mean the dishwasher could be used less.

It is situated In the heart of Hawkshead hamlet with shops and pubs right next door (please note it’s a sleepy Hawkshead in January only a handful of shops and 1pub open but suited us perfectly ) plenty of walks to explore on your doorstep which you can locate from books and maps kindly provided provided by the owners to use “Fantastic help” Overall I would recommend a stay here.

Could do with a table lamp on the unit beneath the TV as wall lights are quite bright. Despite this we had a fabulous stay and have booked again for next New Year!

Only one toilet roll) Such a disappointment after we have had such welcoming properties with Sykes before. We were contacted by Sykes at the time and were promised that our concerns would be passed to the "local team". However, we received no further contact during our stay. This experience has left a sour taste.

Comfy bed and furnishings. Internet not working. E mailed Sykes but got no response. No instructions for using the heating. Parking was a bit tight.

"What a wonderful holiday cottage!"
It was even better than it looked online. We were a little worried the kitchen might be too small but when we got there it was bigger than it looked on the photos and well stocked meaning cooking was easy. The bed and sofa were really comfy and the log burner was a lovely addition meaning our pooch could lay out on blankets provided after a day of walking. I couldn't recommend this cottage enough and the location is fantastic.

"Hi, a lovely, modern apartment in a brilliant location."
Disappointed that there wasn't a 'welcome pack' which we've experienced almost everywhere else, but it wasn't expected from the description. Shower heads were very dirty (black mold). Bed too soft for us (personal preference though). Probably haunted as we felt very unsettled, we kept catching things out of the corner of our eye, the dog would look at something we couldn't see and growl and a cold draft when walking to the kitchen that couldn't be explained.

Well presented property with good, comfortable facilities. Thankyou again for a lovely stay( originally visited 09/2020 ). Recommend highly Matthews Bistro in Ambleside for a fantastic meal. Only negative point was property smealt of wet dog on arrival and didn't shift for 4 days.

It had everything we needed. We thoroughly enjoyed ourselves, easy access to footpaths, we walked miles straight from the door. A few local pubs and restaurant nearby for well earned refreshments. We will look to rebook in the future.

The accommodation is quirky and beautiful. Everything that we needed was in Fair Cop, even some blankets for our dog and a torch for if it was dark late at night. The local village is great and had everything within walking distance. The welcome pack contained local walks from hawkshead and we managed to complete 4 out of 5 and all were easy to follow and great views! Only downside is the parking as it is very tight for an SUV and we had a couple of nervous moments getting in/out. Also the mattress is very soft and back aches a little after sleeping in it but I guess this is personal preference. Even with these points, we considered it a hidden gem and we have booked for next year already! Thanks for a great stay

The downsides were nowhere outside to sit, when the weather was so perfect. Plus, when all units are occupied, the parking is very tight, particularly accessing and exiting.

Very clean and well equipped. Bed was comfortable. Hawkshead was a good base for walking and seeing other areas of the lakes. We very much enjoyed our stay and wouldn't hesitate to book again. Only suggestion would be for a set of drawers in bedroom.

"This was our second stay at Fair Cop (we enjoyed it so much the first time)."
This makes an ideal base for a couple (with pooch) for gentle walks or the larger Fells, with so much close by. Very cosy, with a great log burner for those chilly Winter nights. Excellent Wifi. Hawkshead itself is a friendly place, and the Queens Head and Poppy Red deserve special mention for their warm welcome and good food.

Great location - stayed for 4 nights, never used the car (car park is fine I might struggle with a large estate type car). Walked everywhere - there are 4 pubs within a 2 minute walk! Lots of cafes as well. Local Co-op if you want to cook food - great place Hawkshead. Would definitely stay here again.

Everything We needed was waiting for us. The location is spot on with lots of local walks with no need to drive. Lots of yummy pubs and handy shops. Really comfy bed, powerful shower and fully equipped kitchen. We would visit again in a heartbeat.

Tastefully decorated, clean and perfectly situated. Walks from the doorstep. Pubs (very dog friendly) eateries, pharmacy, co-op all a minute down the street. We were warned about parking being tight but it wasn’t really a problem. We had to take our pooch around the block at night as no area to let them out but again was not a problem for us as we were aware of this beforehand. Hoping to be back again.

We would have liked more detailed instructions re the white goods. As advised parking was somewhat tight. However all the people staying in the adjoining properties worked together to ensure that everyone could get access and egress - with care. Location was ideal for visiting the Central Lakes.

"Just arrived back after a very enjoyable break at Fair Cop and I have to say how impressed we were with the facilities and the comfort of the accommodation."
It was very well equipped clean and modern with lovely decor and we felt very cosy. The cottage was beautifully decorated and furnished and we loved the convenience of it right next to all amenities. Nice and quiet too and parking was convenient. Our only issue for us personally as we had our little dog with us was nowhere enclosed for us to let her out to do her business! so we had to take her on a lead first thing in the morning but that was only a slight inconvenience as a doggy friendly property. Other wise we were very impressed with the accommodation and extremely grateful that the owners had been so kind to accept our last minute change to the booking after the dreadful storms in February prevented us getting there on the last minute. The weather during our stay this week has been beautiful and only added to a very pleasant and enjoyable stay, We would most definitely chose this accommodation again and have recommended it to our nephew who was looking for a dog friendly place to stay in Hawkshaw. We were very careful to use covers on sofas and the bed etc whilst there with our little dog and we found the accommodation very comfortable. My only comment would be perhaps some softer pillows as they were a little firm and rubbery and in the bathroom a longer shower screen on the bath as it was not very protective from water spraying beyond the screen but these are just constructive comments as we really loved the accommodation and we would highly recommend it.

After a lot of trial error got the property to a comfortable temperature. For people on a holiday the 9.00 departure time may be a problem. We left Friday evening to alleviate the stress of an early start!
I am sorry to hear that, there are clear instructions in the guest folder provided, I don't know why you thought you had to leave at 9.00 as the guest book states 10.00 and Lakelovers have adjusted all their timings since Covid. Thanks Lyn Property Owner

"We loved our stay at fair cop, such a lovely space and decorated beautifully."
Once the heating kicks in, it’s really toasty! There is a fire but we aren’t that clued up on how to light it so we couldn’t get it going. Hopefully the logs we left will get used by the next visitors! The only things we disliked was the parking can be very tight if the other places are occupied, once there’s more than 3 cars it’s a bit of a squeeze, and it would also be really handy to have a few more over trays as we ended up unable to cook some garlic bread. But all in all we loved it!

The cleanliness and facilities of the property are of a very high standard. I cannot fault this property in any way. The only downside to our stay was a power cut across the village, and with no lighting or heating available we were forced to cut short our stay. This is in no way reflective of the property which had a log burner for heat, unfortunately there was no fuel in the log store, and the local shops also had to close due to the power cut and logs couldn't be purchased. Overall, a wonderful property which I would highly recommend and one I would certainly wish to return to.

Modern kitchen and bathroom, I'm 6ft4 so to have a shower I can fit under was brilliant!!! The layout of Fair Cop is perfect, we stayed for 3 nights and did not use the car once as all the walks start on the doorstep. We will defiantly be staying again at some point.

When we arrived on Saturday 27th there was no power in Hawkshead after storm Arwen. Your company's communication skills are sadly lacking as we were not informed of this and had to drive home until power had been restored. Your cleaners must have been aware of the power outage. We phoned you on Sunday 28th and didn't receive an apology. We would have expected you to tell us when the power was back on instead of being left to our own devices.

It was cosy, modern & had everything we needed. The location is perfect, close to the town centre & handy for accessing walks. The only issue we had was with the parking, it is extremely tight & unfortunately the neighbours weren’t willing to cooperate by moving up ever so slightly. Basically if we parked in our allocated space no other cars would get in our out of the parking area. Not at all ideal & did cause unnecessary stress but thankfully the cottage made up for it & we still had a great week. Perhaps the owners could request a local parking permit instead?

Very Comfortable for two. However really disappointed with Heart of the lakes. Phoned on Sunday to report a fault with the television, which initially we were happy with the response, with the customer service representative ringing us back that afternoon with an update. However after this no further contact. A handy man turned up late on Thursday afternoon (unannounced) to check the telly but couldn’t resolve, so a whole week without terrestrial tv. Really, really poor service and would make me think twice about booking again with heart of the lakes as the customer service was shocking.

The property
Picture an imposing Victorian built former police station and court house just off the centre of Hawkshead village, bring in a creative architect to redesign the building and a local craftsman builder to complete the imaginative conversions and the end result is something a little bit unusual.
Fair Cop is a delightful ground floor cottage for two, part of which has been made from the original police cells! Hawkshead village makes an excellent base for your Lakeland holiday in any season - the car free village centre with its character buildings, pretty shops, good pubs and places to eat is one of the best loved spots in the National Park.
There are lovely walks from the door, and further afield Grizedale Forest and around Tarn Hows, plus plenty of opportunities for touring or relaxing throughout the area. Accommodation: Front door into entrance hall with room to hang your outdoor gear.
The stylish sitting/dining room retains the original thick walls and vaulted brick ceilings enhanced by French windows and a multi-fuel burning stove (Smart TV with Freeview).
Two open doorways lead through to the fitted kitchen. There is one bedroom with king-size bed and a bathroom (bath with shower over, basin and wc).
Fair Cop is nicely presented with comfortable furnishings throughout and guests will enjoy being so close to the great inns and shops in the village.

Outside: French windows open onto the rear courtyard from where you can see beyond the village to the hills including Fairfield in the distance.

Ambleside 5.1 miles; Kendal 17.4 miles.
The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside.
