    Very well set up for families and dogs, the field to let ours roam free was excellent. Would suggest saying property has courtyard garden is misleading when it is a car park. Very handy for the property but not private and used by quite a lot of people.

  • "A little bit out of the way could walk into the village but mostly on the road."

    Everyone was very friendly from the staff of the cottage to the village shop & the 2 pubs. If you wanted to venture to the lakes you would have to drive everywhere but overall lovely stay.

    A little further out than we usually stay as like to explore the Lake District. Lovely warm welcome from Nick, able to use on site doggy daycare. Excellent cottage, real home from home. Views all around property. Our dog Luna loved the agility course too. Perfect family friendly dog holiday.

  • "Cottage was really clean on arrival and situated in such a remote and refreshing location which is exactly what we were after."

    The animals on site were such a welcome treat for my child especially the peacocks in the morning and the location gave us easy access to the lakes and our adventure up Scafell Pike. The facilities inside the cottage were modern, and easy to access and use. Broadband was fast and always reliable unlike other places I have stayed. Fresh towels provided in abundance and a parking space on site making the stay even more relaxing and perfect. Owner Nick was very kind and made us feel at home. Hope to return soon!!

  • "Despite COVID having impacted us all, the chance for exploring Cumbria, the Lakes etc was made all the more enjoyable by this fabulous little cottage."

    Quite quirky but really well appointed, bedrooms were lovely, bathroom light and airy with plenty of hot water to satisfy our teenagers! But above all great to have a dog with us as well. Perfect location for him and a great exercising area that was secure to prevent any unexpected running off, by the Doodle that is. The local village of Armathwaite has two great pubs and we ate lunch in both! However, there can be only one winner, Fox and Pheasant did a cracking meal of chicken breast stuffed with haggis and whiskey creamy sauce, divine! All washed down with local Ale. Speaking of Ale, cannot recommend more highly than picking up a load of beer from a fabulous brewery called Ennerdale, do a delicious IPA that is seriously refreshing check out the link: http://www.ennerdalebrewery.co.uk/ Whilst your staying at the cottage, there are fresh eggs in the honesty box at the end of the lane, super tasty and fresh for a scrummy breakfast, just make sure you have some cash! Being next to a farm, you do need to time departure and return for when the dairy cows are led out to the fields, so you really do feel deep in farming country, but we loved it, so did Wilbur our Doodle, so many chickens, ducks and geese, just make sure you have your furry friends on a lead whe going out to avoid scaring the locals!! And lastly to Nick, who greeted us on arrival. Lovely chap and host who we exchanged a few laughs with, looking forward to booking our return Nick!

The property

Coombs View is a lovely three-bedroom cottage with beautiful views, approximately one mile from the village of Armathwaite in the Eden Valley.

The property has a very high standard of finish with a large sitting room area presenting a beautiful inglenook fireplace, drawing focus into the room, with its aesthetically pleasing exposed stone wall behind.

An archway interlinks the open, spacious living room that features a baby grand piano and extra comfy sofa to sink into, a perfect place to rest, surrounded by classic, antique furnishings and enjoy a musical afternoon together with the family.

Keep yourselves snug and warm by the woodburning stove or head to the kitchen/diner and sit by the toasty Range cooker while you enjoy an evening meal, so you won't be feeling a chill during your stay.

Upstairs there are three lovely bedrooms, one featuring a grand double four-poster bed with wooden detailing and curtains that wrap around, leaving you heading to bed feeling like royalty, there are Velux windows in the bathroom and in the smallest of the three double rooms, letting in lots of light in the day and views of the stars at night, whilst a cot is also available.

Outside there is a courtyard area and secure gated on-site parking.

This is a very dog friendly cottage with luxury kennels offering doggy day care, and a pet bereavement facility on site, dog bowls and spare leads are available for use.

The 7-acre site, off a quiet country lane, offers a secure dog exercise paddock including a nature pond and park benches, perfect for leisurely walks or a picnic, and there are further meadows, as well as a selection of domestic poultry – chickens, geese, ducks, guinea fowl, peafowl – wander around free range.

Wild rabbits are also prevalent at dusk and dawn.

The village of Armathwaite, about one mile away, has two good pubs and a railway station giving direct access to Carlisle on the scenic Carlisle to Settle line.

There are access walks in the surrounding countryside.

At nearby Coombs Wood can be seen curious rock carvings in the soft sandstone cliffs.

The interesting carvings consist of various faces and a salmon.

Nearby, there is an inscription of greater antiquity which is believed to be of possible Roman origin.

Most of the forest is a Plantation on Ancient Woodland Site PAWS.

There are lovely walks along the river or you can complete a circular walk starting at one of the pubs in Armathwaite, in addition, there are good walks along the River Eden to Armathwaite and Wetheral.

Penrith and the Lake District National Park are less than 10 miles away providing plenty of walking and cycling trails, rugged mountains and historic literary associations.

The city of Carlisle is less than 10 miles away and offers a lovely day out with the family, with many further attractions to explore.

About the location

ARMATHWAITE

Carlisle 10.2 miles; Penrith 11 miles; North Pennines AONB 11.3 miles.

The attractive, unspoilt rural village of Armathwaite is ideally placed for exploring the Lake District, Eden Valley and the lovely coastline of the Solway Firth. The village has two old pubs, both with popular restaurants serving excellent food, a village Post Office and a traditional village shop. The River Eden runs through the centre of the village, and the area is renowned for its excellent salmon fishing, plus walking, canoeing and climbing. Armathwaite Castle, by the river, is a four-storey Pele Tower, and the 15th Century Church has fine examples of stained glass windows. The Eden Gorge, between Lazonby and Armathwaite, is one of Cumbria's best-kept secrets, and is well worth exploring. The local railway station is a stop on the Settle-to-Carlisle Railway, which is one of the most beautiful railway journeys in Britain, and where today many old steam trains still wend their way through some of the finest countryside in Britain. The Rheged Discovery Centre in Penrith is the "largest grass covered building in the country" or you might like to visit Dalemain Historic House, featured in a television production of Jane Eyre.
