  • "Great venue clean and tidy"

  • "An excellent property, finished to a high standard and very comfortable beds."

The only issue that we have is that the listing states "Guests will benefit from discount at James' Places group pubs and hotels in the area". However, when we came to pay our bill at The Assheton Arms, the staff denied all knowledge of this and refused a discount. There is clearly an issue somewhere between James' Places and Sykes Cottages that needs to be addressed to remove this false advertising.

  • "Gorgeous property, very stylish and clean."

The rooms themselves were very generous size wise as tastefully decorated, loved that each room had an en-suite. The cottage was easy to find and the surroundings were beautifully kept.

  • "The property was perfect, particularly if attending a wedding at the Hall as we did, just a stone throw away, was ideal!"

The cottage is beautifully presented with everything you could possibly need. An outdoor area would have been useful as we had such great weather, but we sat ourselves out on the cobbled front to enjoy the sun anyway! Absolutely delightful weekend away!

  • "Beautifully decorated and furnished but I think we left it cleaner than we found it!"

Dog hair by the front door and crumbs in the sofa cushions; some of the kitchenware hadn't been properly washed. We couldnt get the main TV to work on 'normal' channels and the clock needs a new battery. The space outside is disappointing, nowhere to sit if the weather is good or to park! Obviously because access to the rear of the hotel is required this area is rather neglected and mucky.

  • "Lots of problems but…."

some great service at the wedding event. About an hour before we arrived at the next days wedding venue 30 miles away from the venue I got very worried about the fact we had not been sent a code for the key safe. Stopped at a services and started to try to contact Sykes Cottages. Had no success after repeated calls. This was around 2 pm on Friday. We were due to arrive at 3. Finally called the venue at Eales Hall who told me there was no booking on their system and they would look for someone who could sort this out to call Sykes Cottages. They must have a different number than you provided to us. The cottage was however still available. Told them we had a baby and a toddler and would need a cot and a high chair for the baby. They said the would send over housekeeping. Got a msg to give us the key code and confirmation about an hour after we had stopped for the first call. Very stressful time. Arrived at the venue, later than planned. The cottage was pretty clean and lovely. A cot was provided but no mattress so called Eaves Hall to ask for one. This was not normally! provided (why not)? but we were told that someone could come over to sort it out, but at the moment they were busy … they would come after service on the current days wedding. I said I could come to the hall … but because there was another wedding that day as well I was not allowed to come over. We then realised that the high chair had broken straps and wasn't safely usable for a 6 mth old baby. No worries I thought, we can sort that out when the person came to resolve the lack-of-mattress problems. No-one came over. We juggled the baby between us with no high chair and my daughter went to bed early with the baby in the bed and the toddler in the cot with a make shift mattress from some of the bed pillows. Due to lack of forks I ate the meal I cooked that evening with a spoon. All of this could have been avoided and the whole experience less stressful and disruptive had the communication between yourselves and Eaves hall been carried out properly. On the positive side…. Next day ( the wedding) l my husband and daughter had to miss the entire meal service because the children needed to go back to the Groomsman. The service staff went above and beyond making sure that they had a main course and dessert sent over to the Groomsman hot and delicious. In fact, the entire wedding event was smooth, efficient and with excellent service on the day. The Groomsman was comfortable, well decorated and clean. Showers good, main bedroom lovely and spacious and other than the missing fork everything we needed was there. Regards Ann Dyball

The shower rooms were all really high spec and well maintained. Bed was unbelievably comfortable. The kitchen was very well equipped. Well located for walking routes and dining in Waddington. Three Millstones also within easy walking distance. Would recommend and return
