  • "The property's location was perfect for me and also dog friendly too."

    So peaceful (silence and no light poution), beautiful views, and not too far from a couple of pubs and the village of Hawkshead. The field adjoining the property was perfect to let my dog Minnie, have a safe run around. I stopped in the Coniston accommodation which was perfect for me, very clean and very comfortable. I had previously read reviews that highlighted that you could hear some noise from the flat above but i accepted that risk when I booked. My lived experience was that during the first 4 days (of my 6 day stay) I heard very little. My last 2 nights was slightly more challenging though. Dont get me wrong, I didn't feel like I had part of the Riverdance dance troop staying above me but the level of noise did increase. Im not sure what the owners can do, other than let the flat above be very aware that not wearing clogs would be more than appreciated by those downstairs. I would advise that if you are easily irritated by any noise from above, then the Coniston isnt for you. I will be going back for sure.

  • "The ground floor flat we stayed is clean and spacious, but unfortunately the upstairs floor has squicky flooring when people move around and especially above one of the main bedroom."

    The people stayed upstairs flat checked out at early 4:30 AM and woke us up due to the squicky noise of the floor. The owner need to sort out this issue ASAP. I am not sure whether we are entitled to the part of refunds as we didn’t have a nice sleep for the last night.

  • "First time staying July 22 - Coniston is a very nice cottage, with very comfy beds, the shower room is dated but ok."

    Great location and local pubs, would advise booking before you arrive. Ideal for dogs, enjoyed sitting in the garden area, fabulous views of Esthwaite water and Hawkshead. Would definitely book again for next year.

  • "The only issue with the cottage is the complete lack of sound proofing with the cottage upstairs."

    We could hear the conversation and walking around and they could hear us. We could have almost been in the same cottage and would highly recommend this is addressed as it would stop me booking this cottage again had it not been family in the cottage above.

  • "We love this cottage complex this being a 3rd year to visit, we however found that in coniston the noise from above was incredibly loud."

    Not the greatest when trying to put a 18 month old down to bed, The double bed is in need of a new mattress as it was quiet uncomfortable, guessing it had been used for a long time. other than that lovely place. Will be visiting again but will probably stay in a different cottage.

    The added bonus was having a spacious communal dell from which to sit in the evening and enjoy a drink as the sunset over the majestic landscape; and the changing hues of colour of the landscape was 'Wordsworthian' in its splendour.

  • "We had a wonderful 3-day stay over Christmas."

    The cottage was clean, warm and fantastically well kitted out. The complimentary Christmas tree was such a lovely touch. With only a 12 min drive to Lake Windermere, we were able to easily join family staying there, while we were able to enjoy the much less populated Esthwaite Waters. What a truly beautiful spot!

    The property is well placed with plenty of walks around. Bed are comfy and we found everything we needed in the cottage. Shame that the Coniston does not have a wood burner as this would make our stay even better.

  • "The bathroom door seemed to be stuck when we tried to get in to it, after several minutes of increasingly aggressive banging and pushing I realised the knack was to lift the door and was thus able to get in."

    A note to this effect would have been useful if the owners are not going to adjust the latch. They are probably so used to its ways they don't even notice it.

  • "Ideal tranquil location, especially with a dog."

    Private walkway to EsthwaIte lake was lovely, albeit somewhat overgrown and in need of strimming/cutting back! Beds very comfortable and nice touches like kitchen roll, washing up liquid, nice full hand wash in bathroom and full salt & pepper mills being provided and was much appreciated. Only problem was shower tray partially blocked, but was immediately fixed following notification to staff.

  • "Coniston Cottage is in a great location, being in such a central place in the Lake District but also as it is surrounded by beautiful countryside and with plenty of walks right on the doorstep."

    There is a footpath from the cottages down to Esthwaite Water and it is also in very easy walking distance of Hilltop (Beatrix Potters home, now owned by the National Trust) and the pub (booking required for meals)! I would thoroughly recommend walking to Wise Een Tarn from the village. Coniston itself is a clean, ground floor apartment set in a courtyard of other holiday cottages/apartments. Unfortunately the noise from the upstairs apartment did somewhat spoil our stay. There really isn't much sound proofing between the two floors and the floor itself creaks, loudly, whenever anyone walks over it. This was unbearable at 6am in the morning. I feel that a bit of time/money spent on the upstairs apartment, even to just secure the floorboards, would make a big difference.

    You could do with sorting the gaps out around the front door and the shower tray drained very slow. But all in all me and the wife loved the area and look forward to coming again.

  • "Stunning location."

    The accommodation is not luxurious but it is comfortable and spotlessly clean. The garden is great for dogs and children but although there have obviously been tubs for bedding plants in the past these were no longer in use. It did look a little lacking in TLC as a result. My husband has limited mobility and although Coniston is not specifically adapted for disabled people he was able to manoeuvre his walker around inside with no problem and use the shower with the suction grab handles that we brought with us. The only issues that we had were a) not enough toilet paper - there is an "allowance" of 2 rolls so if you think that you are going to use more then bring some with you! b) We had very heavy winter weight duvets, we asked if they had any summer ones but they did not but we were supplied with an extra sheet to use with the bedspread. If we continue to get such hot summers then this is maybe something the managers of the accommodation would like to consider. We will certainly return

  • "Bathroom not too clean,and a bit shabby compared to the cottage we had last year No teaspoons, had to buy some, no dustpan and brush for quick spills, had to go right round building for a Hoover."

SAWREY

Hawkshead 2 miles.

The village of Sawrey is situated two miles from Hawkshead down the eastern side of Esthwaite Water, overlooked by the woods and tarns of Claife Heights. Sawrey consists of two separate hamlets - Near Sawrey and Far Sawrey - both with a cluster of picturesque cottages, tea rooms and pubs. Near Sawrey is famous for Hill Top, the 17th century farmhouse where Beatrix Potter wrote her acclaimed children's stories. Now a museum, owned and run by the National Trust, Hill Top is one of the most visited houses in the Lake District. Far Sawrey is the hamlet furthest away from Hawkshead and the nearest to the ferry point on Windermere. It offers a church and pub/restaurant with a beer garden. There are good walks in the area, including those to Claife Heights and in Grizedale Forest. It's also a great base for enjoying a wide variety of typical Lakeland pursuits - with watersports close at hand on Lake Windermere, fishing on nearby Esthwaite Water and, of course, fell walking.
