"There are a few problems with the cottage."
I understand maybe the cleaners don’t have much time to complete the cleaning. Items were left in a cupboard . Fridge are too small considering you are self catering items are wet.you need to get a tall fridge and fezzes.maybe when cottage are quiet do a spring clean

"Very disappointed to find or welcome pack consisted of three t-bags a small jar of coffee and four packets of out of date plastic milk left on the window sill in direct sunlight and presented in dirty glass jars."
There is no drainer to use after washing the pots. Four pans in the cupboard but only two lids. The sharp knives used for preparing food were so blunt it was difficult to cut anything. The outside furniture looked like it was about to fall apart. There is a wood burning stove but no wood. No brush to keep the place clean. Overall it is very run down from the last time we stayed and we won’t be returning. Only positive is it was very clean.

Terrace furniture needs a good overhaul please. The lovely walk down to the lake is spoilt by it being so overgrown A bit of maintenance here would be good. But as for the last very many years of visiting this property, we still love it and will be returning soon

"Derwentwater is a very lovely little cottage, well decorated and laid out, and very well situated."
The bedrooms are a good size, for example the main bedroom contains a wardrobe and chest of drawers, and a bedside table, with enough floor space left on either of the three sides for a dog bed. Very comfortable beds, and very clean laundered sheets and towls (which are provided). 2 teatowls, and a dishcloth and sponge, and bin bags were also provided, which I was not expecting them to be from the booking description. There is also a laundry in a building next door that guests can use, which is very convenient, 2 x washing machines and one dryer. There is a clothes horse, an iron, and small ironing board provided in the property. There is an amazing view from the kitchen and from the living room of the valley, and the patio accessed from the living room backs directly onto the shared dog area (for exercise/toilet when needed). Dogs need to be kept on a lead as this area is not completely enclosed. There is a path from this area which leads to the lake, Esthwaite water. The fittings in the cottage are very good, for example a large high definition tv, and the kitchen is well stocked with cutlery, mugs, plates, pans etc, and good quality appliances. I’ve never used an induction hob before, and was very impressed with it (very quick). As other reviewers have mentioned, some of the markings have worn off the dials on the oven, but there is a diagram in the property folder of the oven dials you can use for reference to use the oven, which I only used for the grill anyway. The owners of the property, Graythwaite, are very responsive if there is any maintenance issue, I contacted them by email on a Friday night (not expecting a response until in the week), and received an email reply on the Saturday morning, and someone from maintenance came by on the Saturday afternoon. If there is any issue whatsoever, please make them aware. Another draw for us was the property’s proximity to Hawkshead, which is about 2 miles away, its walkable, half on the road, half off on a path (new path put in by the parish council). Overall a very comfortable stay and we will hopefully stay again (2 adults, one 6 yr old, 1 large German Shepherd).

"Lovely cottage, we enjoyed our stay with the dogs."
Please can you provide a broom/mop as using a very small hand help brush and pan, was not the best. For maintainance there are screws missing from coat hooks and hooks missing in the bathroom, otherwise a very nice week, with our newfys. Would recommend to friends & family.

"Lots of improvements could be made for the price it's the only cottage out of dozens we have stayed in that doesn't even leave you a bottle of milk and teabags, there is no holder I'm the shower for shampoo conditioner bubble bath, not all women wash their hair every day and all toiletries have to be on the floor which means your hair gets wet."
The washing machines and dryer are very handy but it needs a notice to remind poeple it's not just for them I waited for someone 3 and a half hours to get there drying out ,it's very basic no information leaflets, no clock, sorry but very expensive for what you get

A sun umbrella or orning would have been very welcome on the veranda only 7 coathangers for a potential of 4 people , needed more the walkway down to the lake is a little overgown and could be trimmed back apart from the above, it's a stunning property, which I have been to many times and hope to return to again and again

Oven markings all worn off and so it is difficult to control. Cottage suits two or a family, really. Nice location, and the grassed area and the path to the lake have now been maintained better.

The heating needs attention as it comes on at the most peculiar times and is COLD when you want it warm when you come back for a walk. You also need to provide a seeping brush ! impossible to keep clean with only a "dustpan and brush" Sweet cottage but should be advertised for a couple

"The location is lovely, one of the best spots in the southern Lakes."
However, we had hoped the wifi would be better on this visit--we last visited two years ago and the wifi then was terrible. I thought surely that would have improved, but sadly, it has not. Certain times of the day it suffers from overuse--too many people trying to get access. And logging in is an overly complicated process, requiring repeated attempts, which then time you out for nine minutes. If you are here to do any work or even to keep up with life outside your immediate surroundings, be prepared to have no ability to connect your devices (there is no or very limited, on some networks, mobile access here). But otherwise, the cottages in this location are just about perfect, with access to Esthwaite Water and other routes for walking right outside the door.

"We have stayed in Esthwaite cottages many times over the years and were very sad to see that standards have dropped considerably, our patio area was a mess and needed weeding , the grassed area at the back looked like it hadn't been mown all summer, the footpath to the lake was over grown and the whole place seemed neglected."

"I love Estwaite Farm where this cottage is located and have been a regular guest to the Farm since 2005 (including Derwentwater cottage) when it was previously managed by Hideaways."
I have to be honest, that whilst we loved the holiday and Sawrey is wonderful, this cottage is in dire need of some TLC. The pipes are very noisy and sound as though they are full of air - they made a noise pretty much day and night. The toilet refills about every half an hour so i think that needs some urgent plumbing attention. The cooker was a bit hit and miss and there were no instructions available. None of the knives were sharp and the cottage just felt like it needed a bit of love and care - especially when you look at the cost of a week (in comparison to what is available elsewhere). The wifi also kept cutting out. The paddock (grass) area at the back of the property is a shared area and great for dogs and children to play, but sadly the grass is not cut, so it looks awful and messy as it has grown so long. I appreciate that this is probably because of the dogs, but it used to be maintained, cut short, and looked neat and tidy and welcoming - you could sit out and have a picnic and admire the views. Surely a sign could go up for people to look after the area and pick up after their dogs? I will be back to the Farm, but i would love to see the cottages within it return to their former traditional comfort and welcome.

Surprised at the lack of kindle and logs for the fire usually well stocked on our previous visits. I'm shocked at how much the cost of this place as risen in the last 18 months unless prices come down this will probably be our last visit.
Thank you for your feedback following your recent stay at Derwentwater. Unfortunately properties no longer get logs provided. An honesty box system was in operation, and our sawmill was replenishing stocks, however we were finding that guests weren’t being honest, and therefore we made the decision to remove all logs. Guests are able to pre-order logs through our farm shop ordering system so that they have them prior Property Owner

there were plenty of mugs plates and utensils this time even a pizza cutter!! It was really quiet there and the bed was very comfortable so getting out for 9.30 was a bit of a struggle!! As a builder i really struggled not to build you a proper stone fireplace! maybe next time lol the internet is an issue really but luckily one of our phones had 4G so we were able to create a hotspot and and get wifi onto laptop and i pad!! Bearing in mind we run three businesses its an important aspect of any place we stay. we have been coming there for about 15 years so we will be back hopefully. having just looked at Sykes to re book i found the price had doubled for next October ................ not sure why? thanks Chris and Trish

"Fantastic cottage with everything you could need."
Lovely private patio area and gardens with fabulous views. It helped that the weather was good so we could sit out. Lovely private walk down to Esthwaite Water and local pub only a 5 minute walk away. Definitely exceeded my expectations and would recommend.

"We have stayed at various properties at Esthwaite for over 20 years."
Did not like the new flooring in Bassenthwaite, can understand why but , in my opinion, made the property echo and feel cold, not cosy. Also, dogs found it hard to get a grip, especially the old one. Will stay in a different property next time. Regards Elaine PS we had to leave a day early so hope I did right putting key back in ket safe.

"The cottage had been recently refurbished to a very nice standard."
Excellent for our needs with pet friendly flooring to the living areas and a paddock to the rear for dog walks first thing in the morning and at night. Would benefit from the addition of a small mirror over the sink in the bathroom. I had expressed some concern about some adverse comments made by a previous customer but the problems had more than been dealt with. Would definitely recommend this cottage and stay there again.

"We were pleasantly surprised when entering this cottage, it had been fully renovated and you could smell the fresh paint."
There are a few minor things,1- no bathroom mirror 2 - no companion set for the fire. Also we could of had two small mats next to the front door, and patio doors, to help keep the cottage cleaner.. apart from them minor problems, it was a highly well recommended cottage to stay in. We love it!

"We stayed in this cottage last year and fed back comments then regarding the general state of repair."
The radiator in the hall is extremely rusty and this year the back bedroom smelled very badly of damp and mustiness. The French windows in the lounge are in a bad state of decay with a large gap in the bottom which is obviously very draughty. The outside light, shower light and vanity light over the mirror in the bathroom do not work. The kitchen cabinets are all showing signs of wear, the veneer peeling away from the bottom of the doors. The carpets are now beginning to smell and are generally badly worn. We were expecting a better grade of décor and cleanliness than last year. We will not stay in the cottage again unless it is completely refurbished which is a shame because we love the actual cottage and the position within the complex.

"For people with dogs this is a great place to stay,with a very large walled paddock for the dog to run without a lead."
Also access to walk around part of the lake and watch the wildlife. The local pub is a 5min walk,you are made to feel very welcome,food very good,they also like dogs.

Beds are comfortable but creaky in twin room. The only thing which I wasn't happy about is that the table on the patio outside was so dirty and took 10 minutes to clean it to be able to sit and have our dinner outside. The view was amazing and location was spot on :-) would definitely go back again :-)

It is a little tired but was perfectly clean and tidy when we arrived. We enjoyed the log burner in evenings and having a field outside the patio door for the kids to play in was great.

It is a lovely cottage in a lovely situation, but seeming a little unloved this time. Lacking useful touches like cling film and foil. A bit disapointing to find the cost of fuel for wood burner now, though admittedly not a huge cost.

There are a number of cottages/apartments on this site at Esthwaite Farm and we have stayed in a number of them over the years. My only criticism is that whilst the cottage was clean on arrival, no-one appears to check that things like roller blinds are in working order. Outside lights were also not working, and it is pretty dark here at night, particularly in Autumn/Winter. That said, it is a fabulous location if you want to get away from it all, and we would certainly stay there again.

Great walks everywhere and two close pubs to eat at Tower Arms and Cuckoobrow. Bedrooms reasonable size with space for luggage etc and facilities on site for washing etc if required. Good parking and nice location close to hawks head for shopping and eating. A great stay.

It's near to many great walks and cycling. The cottage was pet friendly which was excellent for us having the dog. The village itself has many shops and pubs to visit. Food place as well. Really enjoyed the beautiful castle stay.

The radiator in the hall is stained and rusty in parts. kitchen cabinets are starting to peel at the bottom - generally looking very tired. There is a gap at the bottom of the French windows but maybe these are gradually being replaced as some of the windows have been? there were a few things missing from the kitchen, scissors, breadboard, tongs but appreciate that these may have been supplied previously. The caretaker was most helpful in supplying the missing articles. I would like to see some sort of recycling facility especially for bottles/cans. As this is a two bedroomed cottage, I was surprised at the lack of dishwasher and also the lounge would be cramped with four adults with the current seating arrangements. Having said this we love the location and our dog especially loves the field and lake.

Great heating for drying out wet walking gear, a must in the lakes. a couple of issues, with a dodgy kitchen tap which went totally kaput the night before we left and was reported as soon as possible next morning. window blind in kitchen also needed attention if you are a short person difficult to put up and down. hopefully manager/ owner will address. i have stayed at this property many times in past with previous owner/ manager and have always enjoyed the quietness of the place, this is the first time i've stayed peak season which is why the value for money is reduced .

We always knew the property as Esthwaite Farm followed by the name of the individual properties. It took me some time to find the new booking agent as the properties are now listed under the individual name and Esthwaite Farm is not mentioned. We were disappointed that there were no recycling facilities at the properties as these had been present previously. We love this location for its stunning views, tranquility and excellent walking. We will continue to stay here in the future.

About the location
SAWREY
Hawkshead 2 miles.
The village of Sawrey is situated two miles from Hawkshead down the eastern side of Esthwaite Water, overlooked by the woods and tarns of Claife Heights. Sawrey consists of two separate hamlets - Near Sawrey and Far Sawrey - both with a cluster of picturesque cottages, tea rooms and pubs. Near Sawrey is famous for Hill Top, the 17th century farmhouse where Beatrix Potter wrote her acclaimed children's stories. Now a museum, owned and run by the National Trust, Hill Top is one of the most visited houses in the Lake District. Far Sawrey is the hamlet furthest away from Hawkshead and the nearest to the ferry point on Windermere. It offers a church and pub/restaurant with a beer garden. There are good walks in the area, including those to Claife Heights and in Grizedale Forest. It's also a great base for enjoying a wide variety of typical Lakeland pursuits - with watersports close at hand on Lake Windermere, fishing on nearby Esthwaite Water and, of course, fell walking.
