  We had read some previous negative reviews and, having now stayed in the cottage, consider them either to be totally inaccurate (eg. parking complaint, window complaint and quality of equipment) or since remedied. In short, a cottage we can thoroughly recommend and have, indeed, already done so.

• "The location was perfect, a quiet village and took us 15 mins to walk to Lakeside and had lots of beautiful walks nearby."

  Tanyard Cottage was lovely to come back to after a days walking, very comfortable and welcoming. We had a small glitch with the shower but the owners were quick to respond. Overall, a lovely stay!

• "There is mould on the ceiling in the porch which could potentially be a health hazard particularly to babies and small children."

  The bed in the small bedroom is very uncomfortable. It is very small and very dark inside. The cottage is very hard to find. Hidden at the back of a small village where SatNav and internet don't work. The DVD player doesn't work. It is advertised as dog friendly but when you leave the owner hits you with an excess charge for damage and dirtiness to boost his pension fund. They are con artists. AVOID this place and all costs. Book at your peril you have been warned!

• "Tanyard Cottage could be a cosy, welcoming, and comfortable holiday home but, sadly, it’s not."

  Whilst it’s equipped with the basics (to the absolute minimum) everything is the cheapest it’s possible to buy from the cutlery, kettle, toaster, microwave and, most especially, the sofa which is the cheapest, nastiest and most uncomfortable sofa you could imagine. Several reviews over the past two years have mentioned how uncomfortable the sofa is yet the complaints have been brushed aside with the excuse “We had to get one to fit the space”. That is clearly nonsense as a two seater settee plus an armchair would easily fit. Besides comfort has nothing to do with size but with quality which comes at a price. A comfortable place to sit and relax after a day out walking is a prerequisite for any holiday cottage in the Lake District, for goodness sake put aside a couple of weeks rental income and get a decent sofa and then people won’t be put off by the bad reviews. The cottage is generally clean apart from the mould around the shower tray and the grease on the oven trays. The latter is not a surprise as the only cleaning materials provided are a washing-up sponge which cannot have cost more than 5p, two J-cloths, and some washing-up liquid. We tried our best to clean the trays but you cannot remove grease with a J-cloth. Of course grease on oven trays can be minimised by using kitchen foil but there is none provided. Likewise it would have been nice to wrap food placed in the fridge with clingfilm but again there is none. Kitchen roll would be handy to mop up spills but again no. In a previous response the owners have said that they “provide the things that are a faff to bring” but let me assure you that clingfilm, foil, and kitchen roll are more than a faff to bring on holiday. A previous reviewer has mentioned the lack of ‘welcoming’ basics such as tea and coffee and, indeed, there is nothing to welcome you apart from the first line of the instructions left on the table. Excuses such as “people are rather choosy about what coffee or tea they like” are rather lame. Ninety per cent of people would be happy with Tetley or PG tips and Nescafé which is, after all, what almost all hotels supply. If money really is that tight put a tenner on the rent, nobody will notice, but they will notice that someone has been thoughtful enough to provide a basic welcome. Make it extra special and provide a small bottle of milk and, maybe some local biscuits. The cottage we stayed in the previous week provided all this and even a bottle of wine! Bear in mind also that there are no shops nearby and the last thing you want after arriving at your holiday cottage is to have to drive several miles down narrow country lanes simply because you would like a cup of tea or coffee. All of the things wrong with Tanyard cottage could easily be put right with a change of attitude. “What can I do to make my guests’ stay as comfortable and enjoyable as possible” is the right attitude not penny-pinching and brushing aside previously raised complaints. Finally something which I accept the owners have little control about is the parking. The instructions are to park close to the wall outside the cottage but this was not possible while we were there as there was a car parked outside the house opposite everyday and there is not room for two cars on the road. Even worse is that the owners of Willow Cottage next door have unhelpfully, and rather stupidly, put a large flowerpot in the road making getting close to the wall difficult. Someone had damaged their precious flowerpot and so they have put an arrow on the fence of Tanyard cottage discouraging people from parking there. In the end we parked down at the church which was safer but the 300 yard uphill walk was inconvenient especially in the rain.

• "La casa era acogedora y practica para pasar unos días en la zona de los lagos."

  Buena ubicación para acceder a la zona. Las sabanas de las camas estaban sin cambiar desde la ultima estancia. Encontramos pelos y otras manchas sin determinar. Fue un poco asqueroso. Intentamos ponernos en contacto con el propietario pero resultó imposible. La comunicación fue nula.

  I am glad you enjoyed the area and liked the cottage. I am sorry you had a problem and did not know how to contact myself or the booking agents. We always provide fresh bedding clean towels, a basket of logs, washing up/cleaning materials and bin liners. We use coloured bedding and sheets and perhaps we should move back to using white sheets, the light can shine oddly on the faun sheet which I only noticed when looking at it after your comment. All the information on how to use the wifi and get a phone signal is in the information provided and is on the dining room table. However I can appreciate that it was worrying when you could not translate this and so did not know how to contact me with your questions. • "The cottage was clean and cosy."

  Although it had underfloor heating, the log burner had to be used aswell which was lovely. The porch however needs a total rebuild as it was wet most of the time due to the weather & there being a drainpipe inside it. The catch on the gate needs replacing aswell as it kept opening with the wind which is not good when you've got a dog.

  Hi Louise, it was a bit of a soggy chilly January this year so I'm glad you found the underfloor heating and log burner cosy. Thanks for the heads-up about the gate it just needed a new latch. The porch is getting checked out, it was a very wet winter and I think with the porch door being left shut so much it could never air out if it got damp. Property Owner

• "Lovely stay at Tanyard cottage."

  Kitchen was well equipped. Bed was soft and warm. Neutral and modern decor but still had charm. Only issue we had was limited parking spots if there were other cars parked on the road. Sofa isn’t the comfiest but was fine for us. Lovely walks on your doorstep.

We usually have parking in the lane right outside the gate - its not common for others to park nearby, but it is frustrating if they do when you need to park. We take your point about the sofa, it is a low one with soft cushions, we had to get one that could seat 2 or 3 people and neatly fit in the space so at least you can put your feet up after a days walking! Glad you enjoyed the walks - It is a great location for being out and about, and there are good choices from the door from going up the hill and round High Dam to walking through the woods to the Pub at Lakeside or Newby Bridge . • "I regret booking this accommodation as it ruined the holiday and from the moment I arrived I thought to myself " I'm looking forward to leaving"."

  The place was tiny, dingy, and unwelcoming. After driving many hours to a "holiday home" you at least expect to find the basics such as tea, coffee, and sugar, but there was none. How stingy! Just about all of the places I have stayed have also added thoughtful little extras such as milk, biscuits, or eggs from their own chickens, etc, but not here. There was no hairdryer. The sofa was terribly uncomfortable, uneven, and seems to eat you up when you sit down. I had to wash up someone else's dirty frying pan/sauce pans before I could cook myself dinner. There was a DVD player, not no DVD'S. It's quite irritating hearing a large fridge-freezer buzzing loudly behind you whilst trying to relax quietly on the uncomfortable sofa. There was nothing to make the accomodation feel cosy or welcoming and I was left feeling like I was the one who should have been paid to stay there. There is very little privacy as every window other than one is facing directly through neighbours windows, which are only metres away. When you step outside to walk to your vehicle the nosy neighbours are watching you through their windows and making comments to one another. Being inside I suppose they don't think anyone can hear them even though their windows are open. The morning after my arrival I had an issue with my vehicle and had to call an auto locksmith. Due to there being no signal whatsoever inside or outside of the accommodation I wasted a lot of time walking all around the village to finally pick up a very weak signal outside of the church. The locksmith could not get back in contact with me when he needed to and the whole situation was exhausting. The day was wasted! The only thing that makes it a "cottage" is the fact that it has one beam downstairs and a log burner for winter. Other than that it has no charm, feel, or privacy. Incredibly disappointed.

  Oh no: how sad that you did not enjoy your weekend in our family’s cottage. You booked a last minute weekend getaway for yourself and your dog: then had a long drive and it was not what you were hoping. (Did you look at the pictures before you booked?) It sounds like it must have been all very vexing especially if you wasted one of your two days trying to get your car unlocked and did not have time to enjoy the local walks. There is wifi in the cottage, perhaps you did not know this is used for phone calls and in fact works in the garden and even in the car in the lane. I’ll improve the instructions for future guests. The cottage has been refurbished with a modern feel, slate floor downstairs, shaker style kitchen cupboards, a modern oak dining table, log burner and LED lighting. It is a small cottage ideal for a couple of people or a small family but if you were wanting complete silence I can see how any appliance in an open plan living space could be noticeable. At least the underfloor heating is silent!. The sofa is a low style sofa with deep corduroy cushions, all as shown in the photos, but it sounds like this style was not to your liking. I hope you at least slept well and found the bed comfy and the shower hot as you don’t mention you had a problem with these. Re the tea coffee and other farm supplies you were hoping to get supplied. It's a self catering cottage : we aim to supply the housekeeping things are a faff to bring - loo rolls, dishwasher tablets, cleaning spray, bin bags etc, plus a few logs and firelighters if you want a fire. We do not supply perishables or things that can go stale, and these days people are quite choosey about what coffee or tea they like. Perhaps being a last minute booking you did not have time to read the information. The housekeeper tells me that dishwashers in general do not get pans as clean as hand scrubbing but she checks everything has been washed. I’m guessing that you are someone who likes to do their own washing up rather than use a dishwasher so may not know this. Thanks for the heads-up about the hair dryer being missing. I’ve replaced it. We did provide a DVD player but not DVDs as mentioned in the booking info - and we have no idea if you would have wanted: Paddington Bear or Blue Planet? Now we have fibre broadband, soon we will be replacing the DVD player with a TV that can do Netflix and other internet services so people can use their own subscriptions on the TV as well as their laptops while staying in the cottage. I’m a bit puzzled about your anxiety about the people in the village. Perhaps you mistook friendly concern for something else when you were having problems with your car. If you'd spoken to them they would have been able to solve your phone problems at least. Your statements about the windows I cannot understand - non of the windows except the small bedroom look towards another cottage. Main bedroom and lounge windows look out over the garden not anyone's house. From the porch or the garden it is possible to look out over the walls at other cottages in the village. It is such a shame that you did not have time to enjoy visiting the area and the many walks and places to visit locally. Property Owner

• "This was a charming little cottage in a beautiful village."

  Ideal for a couple or a couple with a child. Good facilities (didnt use the heating as weather was glorious). Creaky, uneven floors as you would expect with an old place and only added to the charm. The only issue was the temperamental satellite TV system, but the good wi fi and my laptop made up for that. Thoroughly enjoyed the stay.

• "We enjoyed our week at Tanyard."

  The kitchen is nice and well provided with pots and pans. The log burner is nice and makes it very cozy. The master bed is comfy. The location is absolutely superb. However there were some things that let the property down; (1) sofa was incredibly uncomfortable to sit on (2) the porch area is shabby and not what we expected from the pictures in the listing, a small amount of paint and a clean and it would be fine! (3) the towels were scratchy and not very pleasant. Our dog has better. (4) why not provide a TV with access to streaming services, the internet is very good. Having “free sat” in 2023 is very poor standard. (5) the carpets and matt by the fire seemed very grubby (6) the mis-matched glasses, mugs and poor quality crockery made it feel very budget. (7) the shower and shower room in general looked like it had not been cleaned very well (8) the ironing board and iron were both dirty when i went to iron a white shirt (9) the house smelled very damp and musty when we arrived

  So glad you loved the area and enjoyed your stay in our family’s cottage and found the cottage cosy, the bed comfy and the kitchen well stocked. The cottage has underfloor heating on a Nest thermostat and is fully damp-proofed, so is not usually cold or musty, but spring weather can be up and down so perhaps the cottage was not set at the right temperature for the day you arrived. We’d had such a wet Spring, we were awaiting the roofer to do repairs to the porch roof before we could re-paint, so the white paint on the inside or the porch roof was not looking as fresh as we would have liked. The downstairs is a slate floor, and there is a small mat by the hearth really just for the dogs to lie on which we replace quite regularly (and gets hoovered by the cleaner) There are some door mats in the porch which do get the brunt of muddy dogs and boots in wet weather. Upstairs is fully carpeted and since we ask that owners do not allow their dogs so these carpets are generally as clean as a bedroom carpet should be. Our housekeeper keeps high standards for the cleaning of the cottage, I think we may have had a substitute cleaner but I am sorry if the shower room was not as clean as you’d have liked. The sofa is a low style 2 seater corner sofa with deep corduroy cushions, it is perhaps not as firm as some sofas, but just fits nicely in the space around the fire and for watching TV. Pleased you found the bed comfy and could sleep well. The towels we do aim to wash and dry in an eco friendly way so perhaps our towels don’t have the same feel as your home ones. It’s a timely comment about the TV, and yes we agree - now we have fibre broadband with sufficient capacity we are indeed investigating exchanging the current Freestat TV for one that will allow guests to use their own internet subscription services. The crockery and glasses are quite basic they have to be dishwasher safe and so we buy ones that are tough for practical and safety reasons. We have replacements in stock for the crockery but not the glasses which do seem to get broken fairly regularly, and often get replaced by guests rather than us so may not match.

 Thanks for your feedback - did you notice we also leave a feedback sheet in the cottage so guests can tell us directly of any oversights and make suggestions for improvements - this means we can action it quickly, usually before the next guests arrive. Sorry about the iron, its not something that gets used very often, if you’d contacted us on the number in the guest info during your stay about anything you were not happy about, like the iron, we would have been able to bring you a replacement. All in all I’m glad you enjoyed your stay, and we’ve taken your comments on board as useful in making the cottage as welcoming as possible. Property Owner

• "What an amazing cottage, we thoroughly enjoyed our stay."

  It was extra special because it had snowed and so the scenery was stunning and overall a magical experience. The cooking facilities were great, the wood burning stove, the bed was SO comfortable and warm, just amazing. We will definitely be back.

• "Tanyard Cottage was perfect as a base for us going off exploring and walking in the beautiful Lakes."

  It was cosy and comfortable with everything we needed (with the exception of a tea towel… very minor I know, but we couldn’t justify using the dishwasher for just a couple of items each day). Shops and pubs are not within walking distance so if we did want a drink post walk one of us lucked out and drove. The High Dam walk was an absolute gem to have on our doorstep. Perfect for taking the dog for a meander. Parking near the church worked well for us too as it was a very short walk and safe to leave the car. We had a great week, thank you.

• "A quiet friendly village location well appointed for visiting the quieter side of Lake Windermere and the Furness/Cartmel areas."

  A recently refurbished, clean and well equipped cottage which is of local historic interest with low beams and uneven floors upstairs. We loved our stay at this cottage as we were able to visit the Stott Park Bobbin Mill, Lakeside, Swan Hotel at Newby Bridge and undertake a number of lovely woodland walks from the front door without using the car. The nearby High Dam is a walkers, wild swimmers and dog walkers joy. The only constructive comment we have is that the L-shaped sofa was too low for older guests. (We have fed this back to the owner who has suggested we highlight this for future guests). I would confidently rebook a stay at this cottage which “really made my heart sing”

• "Lovely cottage, very clean, cosy and warm - great location and locals made us welcome."

  could of done with some dvds (but I'm guessing this is a covid thing) or the option to be able to sign into Netflix or prime accounts !!! My only concerns was the floor boards upstairs expecially in bathroom I felt quite unsteady in there and the seatee wasn't the comfiest especially for three adults! overall a lovely holiday in the Lakes

  Thanks for the review. The village has TV on freestat due to its hilly location and can get the usual TV channels. We do have broadband so you should have been able to get Netflix on a laptop not sure if it can be enabled on the TV . I'll make a note on our pre-visit info to tell guests they can bring their own DVDs, for info if a cottage owner provides them then the cottage needs a public performing rights licence.
