  • "We had a fantastic stay and definitely plan to be back."

    We had a small issue with hot water but it was sorted incredibly quickly and so subtly that it didn’t affect our holiday at all. We all had the best time. Thank you!

  • "We loved our short family holiday at Bassicks."

    The accomodation was spacious, comfortable and well equipped. It's in an ideal location for walking and sightseeing. We all enjoyed the heated indoor pool and there were many activities for the grandchildren on the estate itself or a few minutes drive away. There were a couple of minor glitches which were promptly and efficiently sorted by the management team. Everyone's verdict at the end: we'll be back!

  • "Party of 7 adults and 1 shihpoo stayed at Bassicks cottage."

    We absolutely loved our stay. Location and grounds were fantastic. Accommodation was clean and facilities were great. The corner shop was great to have so nearby and the lady serving was friendly and helpful. We made use of the swimming pool and even managed to fit in a bit of table tennis. It was lovely to walk around the estate and we were lucky with the weather to be able to sit outdoors in the evening. There was a bbq available to use if we wanted to. Plenty of activities nearby like kayaking, boat rides, cycling, etc. We didn’t want to leave! The only negative was Wi-Fi signal wasn’t the strongest but why would you want to be on your phone all the time in such beautiful settings?! We all definitely want to come back including the Shihpoo.

  • "Lovely property on a beautiful estate."

    Such a quiet peaceful area. We were lucky to get good weather and the autumn colours were gorgeous . Huge lounge so loads of space for eight of us. Comfy beds. Good kitchen with a fan oven. We loved the swimming pool and how it was organised so that each property books their own time slot. Nice grounds with children’s play area. Lovely little shop on site for basics , children’s toys and activities and local candles and soap. Only niggle was that the code given to us for the key box was wrong. It started with a C but no C on the box. Frantic few minutes trying to get in and no signal on the phones but we finally cracked it ! Other than that full marks and we will go back to Graythwaites.

  • "We arrived slightly early and the cottage was ready."

    .. we felt extremely comfortable with the cottage and everything was spotless. The beds were comfortable and we had towels laid out at the bottom of each bed. The kitchen is well equipped and I really would struggle to say what it didn't have... We made use of the barbeque and bought kindle although they do keep plenty of stock on site and have a honesty box..great idea. Unfortunately we didn't use the pool but as we stayed during Covid we thought it best not to. It is extremely quiet and very peaceful in the surrounding area and great to go off and explore..there is a shop on site for supplies and on Saturday we had a pizza van turn up selling freshly baked pizzas...tasted good too. You need a car to go further afield and we parked up at Lakeside (about 7mins in car) to board the boat over to Bowness which is well worth a visit. As this was a family get together we really enjoyed our time here and would stay again in a heartbeat... we had no issues therefore we didn't need to contact anyone. Plenty of spaces to park the cars... The cottage was very large and as we were a party of 8 people we all felt we had plenty of space.. There is also a gym on site but again we didn't use it.

    Only complaint would be lack of outside seating when the sofa disappeared. Disappointed pool wasn’t open but that was because of government restrictions.

  • "Brilliant time had by all, 7 adults and one dog."

    . The hamper was unexpected and delicious, so much so we had to purchase another jar of the jam! Great layout of the property, the beds were extremely comfortable and clean also very well equipped. The walks could be marked out as we seemed to end up with a fence, it felt like we were not really able to enjoy the full experience of the grounds as the walks seemed really short around the property. We did however complete the Grubbins point and walk around Windermere which was beautiful. Ideal location for visiting surrounding areas and would recommend.

  • "After reading the previous reviews from the summer, I was a bit nervous."

    However, the property was fine. Yes it is single glazed and the windows are a bit mouldy but it was well heated and comfortable. Previous complaints about the drawer and table seemed to have gone unreported to the owners....they were fixed the next day by the handy man and a new toaster was provided immediately. The main reason I wouldn't rent this particular property again is that the Lord's leap is directly above and noise carries badly between the properties. Noisy toddlers in the Lord's leap living space is directly over the Bassicks bedrooms.

  • "We would not rate this property as a 4 star, we have stayed in 2 star properties with other companies that were of a far superior quality."

    It definitely was not worth the £1237 we paid for the week. The property had single glazed windows throughout which, consequently were covered with water on the inside each morning. It was musty and damp with mould on the walls in the bedrooms, which we tried to clean this off as best we could. It was totally unacceptable to advertise this property as a 4 star rating and disingenuous if you were aware of the true presentation of the internal condition of this property. The window sills were dirty and had not been cleaned. The toilet seat in the first bathroom was loose and we tried to sort that out without success. The water in the second bathroom ran a dirty yellow colour. The top drawer in the kitchen was broken. We did draw these to the attention of the lady in the shop and all she said was they were looking for new cleaners, which was not helpful to us. You also stated that there was a welcome pack, there wasn't one on arrival. We asked the lady in the on site shop about it, she did then give us bread, coffee and teabags but we had already made a trip to a different shop to get the essentials. There were no bin bags either which we have always been provided in every cottage we have booked. We would recommend that you visit the property and inspect it without giving notice, you may then want to consider what star rating it should really have - we would suggest no more than a 2 (and that is being generous) On the plus side the kitchen was well equipped, the bedding was clean and the pool was the saving grace of the property. There are also plenty of good walks close by. We would be grateful if you could contact us directly to discuss a refund.

  • "Having never stayed in the Lakes before, I decided to go for a cottage that seemed comfortable, cosy and close enough to the lakes to truly appreciate the area."

    Holmewell cottage, whilst being simple in its furnishings, was perfect! I spent a beautiful week away for my 30th birthday with close friends, and the cottage itself was so comfortable. I can’t fault it. The beds were comfortable. The living area was perfect for cosy nights in by the fire, and the kitchen was just right. The internet (which I was sure would be slow) was an added bonus as it was speedy and didn’t inhibit any activities, even whilst streaming Netflix. The water was always hot when you needed it to be. All in all, I would definitely stay here again, or one of the other cottages in the Graythwaite estate for sure. Jack 22nd January to the 29th January 2019.

  • "Lovely cottage in a beautiful location, with plenty of walks around and about."

    Cottage suited our group down to the ground as a family holiday location. There is a pool and gym, but you have to pay for the use of gym (I missed that on the website and 20 quid is slightly steep IMO). Good sized kitchen to use for evening meals. Only a couple of minor points that the heaters in some of the rooms were not working, but the estate team sorted out a replacement very quickly (we understood a programme of renewal is pending).

  • "We arrived late Saturday they was no listed of how to work anything in the barn, no ironing board not enough kitchen utensils etc, we shared the outside with serval other families and for the money we paid I expected more, the barn had stained carpets which we had to take pictures of so we were not blame for it, the hot water was a nightmare too not enough for 8 people to take a shower."

    However the walks and area was just breathtaking.

    Mrs Jones, thank you for taking the time to share your feedback with us. I am sorry to hear you could not find an ironing board. We always store one in every property however some guests do remove them. We have spare ironing boards in the laundry on the courtyard should you ever need one again. We aim to have the right balance between sufficient utensils and not cluttering the property. I have now however invested in some extras. I can only apologise for the carpets, when we have a back to back changeover we do not always have time to shampoo the carpets heavily enough to remove unexpected stains. Lastly, as an eco-friendly estate we do run the hot water tank on an Economy7 setting and so at certain times of the day there is less hot water. If you boost the hot water, there will be plenty available however. I am so pleased to hear that you enjoyed the Estate and exploring the grounds!   • "We were told Milk would be bough fresh from the farm shop 3 times a week on a Monday Wednesday and Friday."

    Having arrives on the Tuesday afternoon we didn't go and get milk as though this was a lovely idea and would have fresh milk in the morning - this never came nor was it delivered on the Friday. So when everyone wanted their coffee and breakfast Wednesday we had to do a 30 min round trip to start the day - very disappointing. There was also not enough serving equipment in the property. I have rented many houses like this in the lakes and else where and for a place that sleeps 8 there was no service plates / bowls and dishes for dinner. The whole point of hiring the house was so we didn't have to go out for dinner and this didn't make it easy. Also anywhere I have rented has always had the basic condiments in either built up from people before or supplied by the owners, again this was not included making the basics difficult - stuff like ketchup / herbs / Welcome pack. Other then the above the place is lovely, the water didn't work for a while but this was fixed quickly, it is a very sociable property but yet we all felt we had our own room and space.

With regards to a welcome pack, we provide a starter pack of salt, pepper, tea, coffee, milk, dishwasher tables, washing up liquid, toilet rolls and hand soap.   • "The roads are too narrow if you have buggies, there are no footpaths!"

    About 1.5 hour walk to the nearest pub. Comfortable accomodation, wi-fi good in sitting room(we took firestick, worked well), bbq's available (we took our own tongs etc) great walks around estate, kids loved the pool, fantastic weather beautiful surroundings.

  • "The property was not ready at the stated time."

    A temporary repair had been made to a heated towel rail which then failed during the week and left wires showing, although I reported it twice nothing was done. This was a concern as we had a small child with us. I have since e- mailed the cottages and have been assured the repairs has since been done therefore this is reflected in my scores

  • "We were generally very pleased with the property and any issues were very quickly resolved."

    A few snagging issues...the toilet seats are loose, one of the hobs doesn’t work and the dishwasher door catches when you close it. Also, there appears to be a damp issue in the first double room where mould progressively appeared during our stay. We wouldn’t re-book this property but not due to the above snagging issues. Unfortunately a very noisy family was staying above us. Throughout their stay the children were allowed to run and thump through your property from just after 6am every morning which wasn’t very relaxing! They were also allowing their children to jump on and off your furniture from 6am in the morning so hopefully no damage was incurred due to this. This noise alone would stop us from re-booking this property.

  • "This is a fantastic cottage, well presented, clean and in an ideal location."

    You feel your in the heart of the country but there is lots to do close by. The only negatives are the early check out, (it's a rush for 10am when you've been so relaxed) and the hot water, if you dont keep on top of those boosts you run out fast. They would not stop me coming back though, the pool and table tennis is a brilliant bonus, logs and kindling on site, free laundry......great grounds......i could go on. We will definitely be back. (May get a detached next time as there was a little noise from above....)

  • "I wouldn't book that particular cottage again as there was a property above and the noise from the occupants disturbed us considerably."

    However I would most definitely book a different cottage on the same site as we found everything to be exceptionally good.

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy!
