"Saw one poor review before we stayed."
Agree it's not 5 star hotel standards, but it's warm and comfortable, the kitchen is well equipped, beds and bedding are comfortable, and it's a good size. In the end we didn't use the facilities (table tennis, swimming) but enjoyed walking in the local area and relaxing in the peace and quiet. We had one minor issue with the hot tap in the bathroom, but this was fixed shortly after reporting it. Great bag of goodies on arrival (locally sourced). Thoroughly enjoyed our stay. Didn't check all the drawers in the living room on arrival... if I had we might have been more adventurous in our walks.

Road up needs caution if not used narrow lanes.would definitely highly recommend and we expect to return.perfect base to explore lake district.

The electric socket in the double bed bedroom near the dressing table doesn’t work so it makes it difficult if using a hairdryer to reach the mirror. The brown paper bag/welcome pack contained some very nice biscuits but unfortunately what my husband and I thought were baclava and edible were actually fire-lighters!! I mentioned the fact that my husband actually bit into one of these before he realised it was a fire lighter to one of your shop attendants, and the gentleman said it had happened before. I suggest you don’t put the fire lighters in the same bag as the biscuits. Other than these things I can say we enjoyed our stay thanks

Also stained carpet in en-suite, which seems extremely unhygienic Cottage damp with water ingress in several places and generally tired and in need of upgrading Shop has very limited opening hours, advance notice of which would have been helpful due to extremely remote location Water coming out of taps is brown. We understand this is a local normality but where we are from signals the sign of a serious problem so a sign to say is safe to drink etc wouldn’t go amiss. Pool was freezing, thick green mould on walls and grubby, with no hand soap. Advised was kept at 30 degrees and that no one else had complained but kids love swimming / don’t mind a cooler pool and they were shivering and wouldn’t use it. Admin took no responsibility or offered any compensation for any of our complaints. Offered for housekeeping to come in on the 3rd day but we declined as they would have had to have been in all day to rectify the many issues and we were leaving 2 days later so didn’t seem worth the upheaval. Also scoffed when we questioned the colour of the water, which seemed less than professional. Overall not worth the money and would not recommend. Far nicer places to stay with better, cleaner facilities and nearer to tourist attractions.

"We could not be happier with our stay."
Our first break away as a new family and the facilities where faultless. The onsite shop had everything we needed for days in, the pool really easy to book and a fantastic addition. The accomodation was spotless and the welcome pack an unexpected nice touch. I would highlight that on one website it mentions there being a fitness room on site, that is probably going to now be the games room, not a big problem for us. I would also point out that the grounds have their own electric car chargers which was a huge relief, definitely add that to your site because it made our life a lot easier not having to navigate to local chargers. Brilliant stay an we are already planning to visit again next year.

"It was disappointing that it was such limited access to the pool, why when you understandably due to the virus, have to book 1 hour slots."
Why do you have the pool open only 1-6 and closed on certain days, on my break I was unable to book a swim on Monday for Wednesday and I was only at the cottage Mon, Tues and Wednesday so couldn’t use the pool. The extractor fan in the bathroom didn’t work, the cutlery draw and some of it’s contents were dirty and on the last night when we needed the oven for the first time it didn’t work.

"My only problems in an otherwise wonderful break were the extractor fans weren’t fully up to the job for showers and cooking in the winter when you can’t open windows and the cooker only had one shelf which is very difficult to cook a meal on with one shelf !"

"The manager reported a problem with Crabtree, which we had booked; but offered us a bigger property."
It was a most acceptable alternative and the staff were very helpful. The cottage is set in beautiful surroundings. The little shop was most interesting stocking lots of local products and Jackie was a delightful lady! The addition of a DVD player would have been useful.On the down side (which did not detract in any way from our stay) the skirtings and the window frames need to be cleaned. We enjoyed playing Table Tennis but felt we could not sit outside due to other residents smoking in the communal area. We thoroughly enjoyed our short stay and would return again for a longer break.

As most of our TV’s are smart TV’s we have found they are rarely used, however if you were to stay again please just let us know and we have several you can use. "We have stayed at Graythwaite on a number of occasions and this is the first time that we have been disappointed by the quality of the accommodation."
This predominantly relates to cleanliness and the poor state of the fabric of the building and the furnishings. The kitchen hadn't been cleaned properly especially the tiles around the cooker and the place mats hadn't been cleaned and had debris from the previous tenant. The loos both needed to be flushed several times to make them function properly. I would respectfully suggest that the loos need replacing. There was a lot of condensation on the windows every morning (not observed in other cottages) and it was disappointing to find dehumidifier boxes on the window sills. The windows urgently need painting on the outside and in some cases can't be opened and closed properly. There were coffee stains on the bedside tables in the main bedroom. In fact the furniture needs painting. The sofas both looked as if they needed a good steam clean or replacing. Finally there was a set of scales with no tray on it, so not functional and only 2 large mugs instead of 4 It may be helpful for you to know that it's really difficult to open the front door with the key from the key safe These may seem small things but we paid a lot of money to stay in the cottage. When we first stayed at Graythwaite about 6 years ago it was clear that a great deal off love and attention had been given to the cottages to ensure that they provided the best possible experience and that is what has brought us back on several occasions Crabtree is tired and in need of love and attention

"Beautifully situated and lovely cottage."
Oh and I mustn't forget the indoor swimming pool - wow! Loved it, loved it couldn't get enough of it after a day of visiting all the tourist spots. Oh so clean and a lovely environment,, a joy to to swim in it. The only thing is it's a bit scary when approaching the 'T' Junction from the lane by the big white gates (formal gates as you say in your directions) as there are "blind corners" and is very difficult to turn either right or left. The only thing I would probably suggest is perhaps one of those round mirrors angled either way.to make it easier to get out.

"Great stay over all."
We often look for dog friendly places. Crabtree was clean and tidy. Fab location. Trout lake well stocked. Fire lovely and warm. Pool on site was clean and we used it often. The service from start to finish was attentive. Great hot water showers and two bathrooms. We would return. Thank you

"Total disappointment!"
! After a long 10 hour drive we were excited to get to our cottage (Crabtree), only to find it was filthy and covered in black Labrador hair. We had a newborn baby with us and the cleanliness was not acceptable. Not to mention to damp and mould on the walls! We also had no hot water in the main bathroom and kitchen! Luckily we had traveled up to attend our best friend wedding and they had hired out Silverholme, so we had to bath our baby there! We have filed our complaints with a member of your staff while we were there and the cleaners were sent back in. We we arrived back it stunk of dog and was still as dirty as before! We were then told it was the cleaning staffs last day and that was why it wasn’t up to scratch!! We were told we would receive compensation but we have still had no response. Crabtree had everything we needed, The pool was used everyday and only a minutes walk away.

"Gorgeous cottage and location."
The dishwasher didn't work properly and is definitely ready to be replaced. Milk delivery didn't turn up and dairy not interested when rang. Difficult as had young children and nowhere near local shops Would like to return as location and facilities ie pool/table tennis a real value extra For price of cottage felt being asked to strip beds a little cheeky

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses.
