"Excellent place to stay!"
Good layout and a very good level of equipment and furnishings. The view from the balcony was amazing. It was nice and quiet at night with very little road noise. Parking was good too. You won't be disappointed.

"We had everything that we needed for a comfortable stay at the property; the kitchen is very well equipped and there’s plenty of storage."
However, we both felt the bathrooms are in need of an update. That said, it has fantastic views and a great location so we would consider staying again.

A real home from home. Beautiful views over Windermere from the living room, and over the fells towards Grasmere from the bedrooms. Lots of local books and leaflets which were useful for planning days out. Very convenient for frequent buses, which stop close to the driveway to apartment. Good parking - easy access and good size space. We could not fault our stay here and will certainly be returning.

Would love to return in the autumn, but nervous of how warm it would be as the heating is all pre-set/locked and towel rail not on at all. Hob had been reported as not working in earlier review and still not. We reported that the DVD didn't work on 2nd day - chap popped in and said he'd be right back with a replacement, but that never happened. Double bed is small. The positives of this apartment do make up for these other issues though and a great location with buses right outside the building.
Thank you for your valued feedback, I am pleased you enjoyed your stay and are considering returning to the apartment in the future. I am pleased to confirm that the hob continues to work fully having never experienced any problems with its function. The extractor fan is in the process of being upgraded however procurement has proved challenging due to the dimensions of the integrated unit as well as finding a skilled contractor to carry out the work to the high standard that is expected. The cooking ability in the apartment is not compromised. The DVD player has now been replaced. There has always been a BT YouView box at the apartment that gives access to BBC iPlayer, ITV hub, Netflix, Amazon Prime video and a range of other streaming services if you have a relevant subscription. The smart Rointe heating system is thermostatically controlled, meaning the room environment is continually monitored and the system adapts to maintain a constant environment. Therefore the radiators may not always be warm to the touch. Due to the continuous monitoring and adaption the external conditions never effect internal conditions. I can confirm that both the beds are a standard UK double. Property Owner

"The extractor fan over hob did not work."
The heating is locked and there is no extra heating source. It would be cold if it had not been mild week. Needs a fan heater. Despite comments from property owner in reviews there is no lift. There was water dripping of the light fitting in the ensuite bathroom. Seemed to be more than you would expect from compensation. Otherwise it is a comfortable and we'll equipped property.

"The views are great."
We have stayed in the property previously although not in October. The negative was the heating is inadequate at this time of year. The radiators are set to a very low temperature and there is no ability to adjust them. The only hot radiator is in the bathroom which was ironically too hot. We gave details of this to HOL in the Fishergate office. Apart from this issue all was great.

"Lovely accommodation, very clean, comfortable and well equipped."
Beautiful view of Lake Windermere and surrounding mountains. Easy access for local walks. Lovely river walks in Ambleside, especially Stock Ghyll Force, Grasmere, Rydal Caves, Wray Castle and short car journey to Elterwater. Would love to return as didn't get to do all things would have loved to have done. Only complaint is : sykescottages describes as first floor apartment but is actually 2nd floor.

"As others have said, Romney 22 is perfectly located."
The apartment has everything you could want and more. The view from every window is a delight and the owners have tastefully decorated. The parking is a benefit and the space right outside the door. Lots of books /games/maps to help plan days on the fells or entertain on a wet day. A perfect home from home and holiday location. The only thing that let's the apartment down is HOL cleaners. On the surface all looked OK. But used the main bathroom to dry a wet coat, only to find the sink / toilet not clean (toilet had not even been flushed) and when I dried the floor the cloth was filthy - I had not used the room until then (the en suite was cleaner - although i did wipe the shower round prior to use). There was no soap or sanitizer left anywhere in the apartment and covid has not vanished and i would expect liquid soap to be provided as standard. Given that check in is so late to allow for cleaning this is not the first HOL (or associated company) where the cleaning has been poor in the last 2 years. I would stay at Romney Grange again, but will look at private rental if HOL can not solve their cleaning issues.

"We thoroughly enjoyed stopping at 22 Romney Grange."
The apartment was clean, comfortable and very well equipped. It literally had everything we needed. We didn't want to leave at the end of our holiday. Hope to be back next year. Thank you.

"The apartment was in a great location, it was handy to have the bus stop outside."
It was quiet, with lovely views. It felt a bit cold at times, and the storage heaters did not seem to work despite checking instructions - I'm sure this could have been sorted if we had chosen to follow this up, but it wasn't too bad so we left it. The kitchen had all the utensils we needed, and we were pleased with the bathroom facilities. We would happily return.

"Romney 22 is a really attractive apartment with lovely views."
It is very well equipped with everything you might need, has a comfortable bed and was spotlessly clean, apart from what looked like a spilt coffee stain on the rug in the living room. I cleaned this myself quite easily, with some Vanish carpet cleaner which I found in the kitchen. There is a designated parking space for one car and it is very close to all the amenities at the lakeside, including the pier for boat trips. There is a lovely balcony with a table and chairs, where we enjoyed the beautiful views of the lake, the communal gardens and the sheep! The apartment is within easy walking distance of Ambleside, which has loads of lovely restaurants and tea rooms etc. The apartment has very good info about local supermarkets and attractions,and there is also very good info about how to work all the appliances, window locks etc. There isn't a lift and it is on the 2nd floor, so getting our luggage up the stairs was a bit of a struggle for us over 60's and may be a problem for less mobile people. The service from Sykes Cottages was excellent, with good communication and instructions for every step of our stay. Key collection and drop off was very easy. We had a wonderful holiday and I would recommend this apartment and Sykes Cottages without hesitation. Thank you.

The property
Resting in the prestigious Romney Grange development, on the edge of Ambleside, this is spacious and delightful apartment, Romney 22.
Surrounded by the picturesque landscapes of the Lake District, with views over Lake Windermere and towards the Fairfield Horseshoe, this apartment is a superb base from which to enjoy excellent fell walking.
Be welcomed into the light and airy sitting room, boasting large windows and ample seating for all the gather round and enjoy the company of each other, with a dining table in the corner for mealtimes.
Patio doors lead on to the balcony where you can sit out and enjoy the view, accompanied with a glass of wine to round off your evening.
Discover the well-equipped kitchen, housing a small breakfast bar and range of appliances such as an electric oven and hob, microwave and fridge/freezer – sure to inspire some home-cooking of any kind.
As the evening draws to a close, pick yourself and retire to the inviting master bedroom with a double bed with built-in wardrobes, along with a convenient en-suite shower room.

Walkers can embark on a number of adventures in the area – see the imposing waterfall of Stock Ghyll Force as you climb on a stunning hike to the peak of Wansfell Pike, before descending back into the centre of town for a delicious ice-cream of well-deserved drink from the pub.
Take a tour of the impressive 19th century National Trust owned Wray Castle, or visit the neighbouring village of Rydal to learn of the life of the famous William Wordsworth, at his former home Rydal Mount & Gardens and the museum of Wordsworth Grasmere.
Day trips to Coniston and Keswick can be found further afield, offering plenty of opportunity to make the most of this central Lakeland location.
At the end of each fun-filled day, return to Romney 22 for an evening of relaxation and rejuvenation.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force.
