"I think you need to make it clear that the private patio area is actually across the road and not attached to the property."
Also the single chair is not particularly comfortable
-
"Wonderful cottage in an excellent location, very close to the local pub which serves very good food & an easy walk to the nearest bus stop which allows you to leave the car behind."
My only recommendation is that it could use an extra easy chair or settee in the lounge for comfort.

"I stayed at the property with my husband and small dog."
The property was perfectly situated to get around the Lake District and it had a beautiful country view. Although the property had two bedrooms it was very compact I would say that it is not suitable for four adults, maybe two adults and two children. The sofa wasn’t very comfortable and there was only one other armchair so if you were having an evening in there would be three people squashed on the sofa and one on the chair. The TV was small and the remote control had lost the battery cover so you had to hold the batteries in when you wanted to change channels. There were a couple of issues the shower worked for the first morning but then ran cold this was reported but didn’t get fixed we had to report it again after which it was rectified. The other problems were that the extractor fan over the cooker wasn’t working the on off switch was completely missing this was reported but never fixed. The radiator in the downstairs bathroom didn’t work, this was reported but never fixed. The thermostat on the radiator in the upstairs toilet didn’t switch the radiator off and it remained on full blast the toilet was like a sauna, this was reported it was turned off when the shower was fixed but it only lasted for one day and the rest of our stay blasted out at full blast and couldn’t be switched off. There was an area on the kitchen work surface that the Formica had blown and the mdf underneath was visible. The work surface needs to be replaced. This cottage was very pretty but is in need of some repairs and refurbishment. If you have a dog there isn’t an enclosed space to let them out for a wee every time your dog needs to go out you have to put it on its lead and take it out.

"Bobbin Cottage is attractive from the outside and clean and warm inside."
However it is not somewhere we would recommend. The sofa and quilts are uncomfortable ,the TV lacks free view and the frying pan needs replacing. Little things like not being left a spare bin liner, no soap, tea, coffee, sugar or even salt and pepper ,set completely the wrong tone, These cost so little but supplying them is so necessary to make guests feel welcome. Just a small fraction of the rental needs to be spent to make quite a difference.

"This is the 4th time we have stayed on this park and it will not be out last ."
Excellent accommodation, location, peaceful setting for a relaxing week in the Lakes

"Although most of the description was correct, I think it ought to be pointed out that the patio area is not actually situated at the property and is across the entry road."

"This is a first for us we have always been very satisfied with our previous bookings with sykes, however on this occasion, we were dissatisfied with the misleading description of the property."
The location very good but the property would not be our first choice of booking due to having a young dog who is still in training, there was no mention of stairs & upstairs bedrooms, leather furniture is not practical with a young dog and the enclosed patio was misleading as it gives the impression that it's behind or adjacent to the property & it is not, the property photos does not reflect the actual cottage we were staying in, in fact the photos appear to be of the next door property which is attached to another 3 cottages, there is also a request on the back of the main door no dogs allowed in the bedrooms but it is open plan & no provision for the dog to NOT go upstairs ,( i.e stair gate ) we had to block the stairway with chairs to avoid him following us into the bedrooms which may have caused some disturbance for neighbours as he is only 1 year old and has a loud voice. Some of the kitchenware was not to the usual standard of previous sykes bookings, acceptable, however previously we overpacked, in this case we underpacked. We do not normally complete your customers surveys as our previous bookings have always been satisfactory, but we felt it necessary to voice our opinion on this property, we have to stress the property itself would be ideal for a couple however our booking priorities are for our dog which means back yard/garden enclosed area where he can have toilet breaks without having to put a leader on him and walking him outside late at night and early morning, we believed the patio would give us this provision, the stairs are a no go as its very impractical for a young dog, no means to stop him adventuring upstairs, it was very difficult trying to keep him down on the first couple of nights, it was a lovely cottage but we felt a little mislead and disappointed Previous skyes bookings have fulfilled our expectations but on this occasion, unfortunately we didn't feel we could relax as much as we had hoped

"A bit limited walks wise for a dog owner."
-
"Although we enjoyed our stay in the cottage, we were disappointed that we were supplied with a chair that looked like it had come out of a skip and the light and extractor fan on the cooker were not working."
These may seem small issues but they took the shine off the way we scored above. We also felt that the settee, which looked quite new, was not very comfortable and we did, indeed find the 'skip'chair more comfortable!!

"Lovely little place really enjoyed our stay However Please get rid of that horrible uncomfortable yellow metal chair!"
And a TV with free view

"We were with 2 persons and a dog."
For 4 persons we find the property a bit too small. In general we were very satisfied.
-
"Good location."
Watermill Inn very good, dog and child friendly. Cottage was clean and beds comfortable. We would stay again. The only thing I would say, as other reviewers have is that the settee and chair need replacing. Both are uncomfortable and the chair has certainly seen better days.

"Overall good."
But... A call or text of a approximate time would have being appreciated as the heating would have being turned on in advance. Not a cold property to arrive. Soap provided would have being appreciated.
-
"Very disappointing to arrive after a long journey on a cold, dark night to find the heating wasn’t on and wouldn’t work."
To be fair, it was sorted that evening but it shouldn’t have been necessary. Also, to find no toilet roll at all in one toilet and no hand soap anywhere in a pandemic is unusual. I’ve never come across a cottage before with a complete lack,of anything such as teabags, milk, salt and pepper, kitchen roll etc etc. Just a general lack of any attention to detail or welcoming touches. On the plus side, the place was clean and the bed was comfortable but I would suggest that four adults would find this place claustrophobic. One settee and one strange looking chair in the lounge wouldn’t be enough. Dining chairs were very flimsy and slid around the tiled floor. Finally, how about a small touch of Christmas cheer when it’s hired for Christmas?

"Very uncomfortable sofa , chair and bed"

"This was our 1st time in Bobbin Cottage loved the open plan of cottage and also having an upstairs toilet room saved having go downstairs."
Cottage was lovely and clean our dog Molly loved the morning walks, not having an enclosed space was not an issue for us personally. We have stayed in Millrace Cottage before but liked the layout of Bobbin Cottage more. We caught the bus a few of times at the bottom of lane. The area is lovely and highly recommend the farm shop down the lane.

"The private patio is separate to the property, not attached."
This should be made clear. Would have been nice for it to have been gated so we could take the dog off its lead. The parking for the property needs to be more clearly marked. We didn't see it at first as someone else parked in it! A visitors/property info book/local info book would have been nice, eg only found the hair dryer on the last day.

"Cottage was immaculately clean, beautiful views over the countryside."
Lovely cottage with all the amenities you need. Nice location only a couple of miles to Windermere. We took our dog so some gorgeous walks set above Staveley with stunning views for miles. Only aspect we would need in the future - and this is personal choice an enclosed outside area with a gate so we could sit with our dog but the lane the cottage is on is very quiet so we just had keep an eye on him.

"Lovely comfortable cottage friendly staff on sight Lakeland visitors centre worth visiting which was just in walking distance loads of attractions to see by car which were easily accessible good bus service bus stop at bottom of the road."
-
"A brilliant base to enjoy what the lakes has to offer such as Ambleside, Windermere, Bowness, Coniston, & Rydal water."
