"Lovely property, comfortable beds, fantastic showers, super garden to sit in and enjoy the sun."
There are no blinds on the skylights in any of the bedrooms so in the summer it is light until 11pm and then again at 4am which isn’t great for sleeping! A knife sharp enough to cut an onion would also have been appreciated!

"Eagle farm was the perfect location, both for Ullswater and the Lake District in general."
The place itself was as good as it gets - beside a bubbling beck, with excellent facilities, including an electric Aga and two log burning fires. The best place we have stayed after many years of holiday cottages.

Generally the house facilities were of a high standard however there were a few issues which detracted from our experience. Downstairs toilet broken throughout our stay and as other facilities were within upstairs ensuites this was problematic. Lack of instructions on some appliances e.g. Sonos and tv. Inaccurate re electric gate opening.

"A very enjoyable stay in a beautiful house."
We appreciated the cosy fires and the warmth of the underfloor heating as it was very rainy during our stay. The location is ideal, with a big variety of walks from the door. We liked the local shops, and also ventured out to the Keswick and Penrith areas which were easily accessible.

"The cottage is beautiful and in a lovely location."
Unfortunately our arrival was marred by the fact that we had our 4 large mountain bikes with us and had chosen the property because it said it had lockable storage for bikes and boats. On arrival there was no key for the garage and after a number of phone calls we were told that there was no access to the listed storage after all. This was extremely disappointing and annoying. We had to keep two bikes outdoors and two in the hall which meant we couldn't light the wood burner to dry our clothing. That aside, the cottage is very nice and beautifully finished, lovely furnishings and very cosy and warm. The electric gate is extremely temperamental and often wouldn't open or shut when we wanted it to. Also nowhere to dry clothes other than a tumble dryer. But the Aga was great, the wood burners easy to use, the wine cellar very welcome, the view / sound of the beck was fabulous and the beds were comfy. The huge bath was a real bonus too. Overall a lovely cottage and one we would return to, but only if we didn't have our bikes with us!

Lack of house manual other than a few sheets hidden in recipe books 2. Half eaten food left in fridge 3. Sewerage smell in Jack’n’Jill bathroom 4. Damp smelling towels and bed linen had to be washed 5. Lack of drying facilities internal and external 6. Inability to alter individual room temperatures and far bedroom too cold 7. Black bin full on arrival and no instructions where to empty it. We did take it to Village Hall on collection day but they didn’t empty it For Lakelovers: We called for assistance with wi-fi code and you promised to call back but didn’t

"Eagle Farm House was gorgeous."
A beautiful house wonderfully restored. The location, right under Helvellyn, was glorious. The kitchen space is fabulous and so we barely used the gorgeous lounge at all. Observations that might improve the overall experience; The instructions were very limited, when we found them tucked amongst some recipe books and it would be great to have a bit more info about the house, how to work things. Where to eat where to walk but we did figure all this out. We enjoyed sitting outside in the glorious garden but there was a regular smell of sewerage which seemed to emanate from the river, and given the similar and corresponding smell further up the river from the campsite toilets we wondered whether there might be an issue with their plumbing. The same smell did back up via the shower/toilet ? in the Jack and Jill bathroom. The house was cosy generally although it might have been good to have a working towel rail to dry towels. Final comment is to suggest eye masks for those who struggle to sleep without darkness as the bedrooms have skylights that are not covered in anyway. I improvised by tying a pair of tights around my head !!! Overall, it was a perfect spot and we had a wonderful holiday. Thank you.

"We stay at cottages in the Lake District a lot and this one is up there with the very best we have been to."
Attention to detail is second to none, the fluffiest of towels, quality beds and linen, plenty of toilet rolls, washing up liquid, cupboard full of condiments, quality plates and cutlery, I could go on. We knew where this property was as we have walked past in many times and envied those that have stayed, so it was good to be on the other side of the fence.., it’s a stones throw from the village centre with its couple of shops and pubs, walks from the doorstep, whether it be flat, small fells or the bigger fells, if you like walking, the world is your oyster. Can’t fault this property, we loved it and hope to try the Piggery next door at some point, when there is only the two of us + dog. Oh and friendly owners too, we enjoyed meeting them.

House has all the mod cons and was beautiful inside. Comfy beds and furniture. We enjoyed cooking on the Aga. I rarely give 5 stars but this place was well worth it.

Plenty of space for 6 adults but with a real 'cottagey' homely feel. Pubs, shops and cafes nearby plus access to walks straight from the door. Very easy walk down to the lake if you wanted to catch a steamer and a good field for dog walking on the shores of Ullswater. Mini Market and corner shop both well stocked at the end of the lane. Good food in the Ramblers Bar at the Inn on the Lake and great selection of pizzas in the Beckside Bar. Great spot to spend New Year with family and friends - great to have the boot room and separate lounge too.

The property
Tucked away in the Lake District National Park in Glenridding, Cumbria is the marvellous, detached house of Eagle Farmhouse.
A Grade II listed building that dates back to the 17th century whilst enjoying views over Glenridding Beck, the Eagle Farmhouse is an idyllic retreat for a group of six's stay in the Lake District.
After passing through the electric gate and parking in one of three off-road spaces, make your way inside and leave your things in the handy boot room.
Continue to a charming snug with exposed beams adorning the ceiling, where you can cosy up in front of the flames of the woodburning stove after a day packed with climbing; why not grab a book from the generous selection available?
Move across the ground floor to find a light and airy open-plan living space, where you can discover a fantastically equipped kitchen, where the designated chef can rustle up a feast on the wealth of appliances available, including an AGA range.
When dinner is served, grab a bottle of wine from the spacious wine cellar and gather your group around the dining table as you tuck into a nourishing meal and discuss the day's events.
Just off the dining area is another sitting area, where you can stretch out after a long day and warm your toes on an additional woodburning stove; switch on the Smart TV and watch your favourite show, with the bonus of a Sonos surround sound system to enhance your viewing experience.
Before bed, throw any muddy clothes into the utility room's washing machine.
Head upstairs to find three beautifully appointed king-size rooms, with one enjoying access to an en-suite shower room, and the other two king-size rooms sharing a a Jack-and-Jill bathroom, where a freestanding bath takes centre stage; all the bedrooms boast vaulted ceilings with exposed beams, giving them a rustic feel.
The rear garden is a wonderful space, and you will be able to tell that a lot of effort has been put into it, with a winding patio housing a sheltered seating area with a pizza oven and seating, so you can enjoy a stone-baked dinner amongst the stairs; the space also hosts another dining area, a fire pit with seating and a vast lawn, making the garden a fabulous socialising spot.
The village of Glenridding is home to a good range of eateries and shops for you to visit, as well as being just a stone's throw away from Ullswater, where ample watersports activities await; the village additionally backs onto a range of peaks, from Helvellyn to Place Fell, so the walkers of the group will be pleased!
A scenic drive will take you to Windermere, where a variety of attractions await, from Lake Windermere and the Windermere Jetty Museum to the stunning viewpoints of Queen Adelaide's Hill and Orrest Head.
For a day out with a difference, venture to Penrith, where you can explore the remains of Penrith Castle, wander through the stunning Thacka Beck Nature Reserve, and tour the fascinating Penrith and Eden Museum.
With more towns to explore within the National Park, including Keswick and Cockermouth, you will rarely find yourself with little to do during your stay.
