cottage is spacious, great location for the beach, walks from the door ,walked to Kirksanton via the beach first day , (which was nice , too much litter washed up though- shame ) found king William lv inn, nice pub , friendly staff , went back that night for a meal ,food was great , definitely recommended . second day walk, again from the door, round Hodbarrow on the sea wall , although tipping it down ,was also nice , stopped at the ski bar on way back , we didn't eat , but food looked alright , staff were friendly , bet its great during sunnier times . My only regret is I should have realised there was no enclosed yard or garden for my dogs, so when they needed a comfort break they had to be accompanied on lead, BUT area to let them off was close by, and glorious beach walks. That was my error, but dog owners should be aware.

My elderly mother really appreciated having a double bedroom and walk in shower on the ground floor. The only recommendation we would suggest is to install a proper gripable hand rail on the stairs as we had to be with her going up and down as she couldn't hold onto the existing flat wood rail very well and was nervous.

We like being beside the coast as well as having easy access to the national park. The accommodation is comfortable, however, it could do with a lick of paint particularly the ground floor. Otherwise would have been 5 stars. Other thing is that there is a mobile pizza cart at the beach behind the cottage on Fridays only. It would be good to mention this to people as its a easy first meal after a drive.

All the facilities we needed were there, and the welcome pack was a lovely touch. It was particularly hot during our stay - the fan in the living room was very welcome. Small suggestion- more ability to sit out the front next to the river would be great.

  • "On arriving we were very disappointed to find it was like arriving into a dirty run down area not what we were expecting, now we know why the photo is of the back of the property."

Inside the pots and pans were awful dirty and scratched, there was no way I was going to use them. The underneath of the sofas had sunk so they were very uncomfortable. The table and chairs on the balcony were very unsafe my husband sat on one and it nearly collapsed and he fell off hurting himself. There was an owners cupboard but all the draws were full of sheets and towels so you couldn’t use them to put your clothes in. I thought that’s what the owners cupboard was for. The oven idea is not the best takes to long to work how to use it . It says that 6 people could stay but it only has a little fridge with ice compartment we struggled and there was only 2 of us. It looked like the owners had moved out for the week so they could let it. All the information about the area was out of date, there was no information about the property itself until we found it stuffed in a cupboard covered in sand which we cleaned and left on the table for the next people so at least they would have a WiFi code. In our opinion the owners are not checking their reviews very well and not checking up on the job the cleaners are doing as it is not good. We would not recommend this property to anyone with older dog as our 13 & 15 year olds struggled with the stairs . On a positive the bed was comfortable and the bath was a good size.

Thank you for your comments. Customer feedback is very important to us. I am sorry that Harbourside House did not meet your expectations and that a townhouse layout was not suitable for your older dogs. The village is an old mining town and is a quiet, quaint place at the edge of the sea, with relics of it's history. The house itself was completely refurbished 4 years ago so I am surprised there are problems with the chairs but certainly will be addressing this, and it sounds like we need some new pans. If I can work out where a larger fridge can fit, then I would like to put one in. The owners cupboard houses the high chair, cot, welcome packs, cleaning things, extra pillows, cushion and duvets etc, so a change of bedding is kept in each bedroom should guests need/wish to use them. They should be just in the bottom draws so will check. You are right the pamphlets were in a cupboard as we were advised by Sykes to keep them hidden to reduce risk of Covid contamination to guests. There is a wipeable file containing essential information and the instruction manuals. As owner I do indeed check my reviews and am constantly striving to meet guests' differing requirements, wishes and expectations. I agree with you, after a great day out in the mountains or along the beach a luxury bath and bed are very welcome. Property Owner

  • "Harbourside House was a lovely base with truly spectacular coastal views, including over the small harbour/river inlet, where we were lucky enough to spot a Kingfisher from the conservatory, which is set off the comfortable lounge!"

The kitchen is well-equipped and is open-plan with dining and living areas! We couldn't fault the accommodation except it would have been great to have a Kingsize bed in the main bedroom on the top floor that also has stunning views! The stunningly beautiful beach was a moment's walk from the house, where we took our dog, Toby, daily for walks and runs – the beach stretches for miles to explore, and we were lucky enough to have good weather for the week with even a couple of sunbathing days. We found the locals in Haverigg exceptionally friendly and the village offers a great fish & chip shop and a reasonably well-stocked small supermarket/Londis. The one downside is that there is nowhere really nice to eat in the village itself and the Harbour Hotel/Pub-Eatery very near the property did look pretty grubby from the outside so it wasn't enticing to try! We always stay in The Lakes when we come to Cumbia and Windermere/Coniston etc are about a 40-minute scenic drive so are very accessible for visiting which we did for a couple of the days out. All in all a very relaxing break and were very pleased with our choice of accommodation! Thank you once again to Sykes Cottages; this is our 3rd successful holiday with you – arrived on 17th September 2021.

Thank you for taking the time to give such a lovely detailed feedback. I'm so glad you enjoyed Harbourside House and the surrounding area. We also like having the best of both: seaside and The Lakes ! Property Owner

The veranda was lovely to sit in, to watch the ebb and flow of the tide and to see the bird life. We always prefer to cook our own meals, but were not impressed by the convection oven. Cleanliness was adequate, but I did detect dog hairs on the floor, and crumbs on the place mats. Finally, I would prefer not to read the notice "Please leave the cottage as you found it" as soon as opening the door, and the notice about dogs on furniture and beds. I will be sure not to choose a cottage in the future which allows dogs.

Thank you for your feedback and I'm glad you enjoyed the first floor conservatory. The notice was placed when the cleaner found all the heavy furniture had been rearranged and help was required to replace it, but the notice can be removed now. Thank you. Property Owner

  • "The property is a lovely place to stay ."

Its well positioned for access to the southern Lakes and the Cumbria coast for walking and the Dudden Estuary is a good place to bird watch on the incoming tide when the waders move close and closer to the shore. There's a good chance of finding your own bird rarity here as the estuary seems to be under watched. I was shocked to find that the inland side of Hogsbarrow RSPB is inaccessible as a chalet and caravan park takes up the shoreline preventing access. Inside the property is bright and airy and the first floor conservatory is a great place to sit to watch the estuary with good birds from the window. In general the place is very well equipped with a good heating system , comfy beds etc, easy to use washing machine and tumble dryer. There is plenty of space, we did not feel cramped. My only gripes are with the kitchen equipment. The fridge is very small. We did a big shop on our way to Haverigg so that we had food for the week, and the fridge was overfull , and there are only two of us. I don't know how you'd store food for 6 people, which is the maximum number of occupants. Utensils wise, no potato peeler, no lemon squeezer. A wok type pan would have been very useful. Otherwise great. I don't know why a microwave was taking up scarce worktop space when the worktop multi cooker acted as a microwave, oven and grill. Its a great place to stay! Go for it.

I picked this house as it's at a beach and river estuary and perfect for bird watching. There's also an RSPB site a ten minute walk away. The village was adequate for our needs with a lovely pub The Rising Sun. The shop was reopening on the day we left having been shut for a few months. There is a scruffy Post Office but we drove a couple of miles to Millom for our supermarket shop. The house was the best we have stayed in for a while. Spotlessly clean, had everything we could possibly want with an amazing conservatory on the first floor with views across the waters. My idea of heaven. The open plan living accommodation on the first floor was cosy comfy and warm. Plenty of kitchen equipment and the stand alone combi/oven was soon mastered for our meals. Our dogs loved the location too with plenty of walks on the doorstep. The owner has provided lots of local info and books. Plenty of local trains nearby to enable planned walks and train journeys back. People were very friendly in the beach cafes and local establishments. All credit goes to the owner for this house Sykes, however Teifi House, Cilgerran has still left a nasty taste and that I won't forgive you for, knowing that the reviews you decide to publish are chosen by you are not accurate accounts of the properties.

The property

Harbourside House is in a little known location on the Southwest coast of Cumbria on the outskirts of the Lake District National Park.

The house is one of a row of terraced cottages overlooking the River Lazy as it joins the sea and has been totally refurbished including the addition of a first floor conservatory so the changing view can be enjoyed whatever the weather.

It is a place to relax, walk from, or use as a base for exploring the coastal or mountainous areas with it's activities and views to suit all. The house is on three levels with bedrooms on ground and top floors.

The middle floor is totally open plan living with conservatory, lounge, dining area and kitchen.

The kitchen area has a large table top combo oven and a second small microwave oven.

In the draws you will find a slow cooker (great for days out) and a halogen oven option !

Whilst refurbishing we took the opportunity of further insulating the walls making the gas central heating very efficient so you can keep really cosy when it's cold outside making it suitable for year round breaks.

The village has a convenience store, post office, cash point, pubs and a fish and chip shop and a very popular cafe by the beach.

In the Marina there is a bar and waterski facility and a walk further on and up there is a new bar and pizzaria with good views.

Most of the Marina is now a RSPB bird reserve and Hodbarrow Nature reserve and makes a lovely walk.
