    The only thing u would change is the directions as we saw from other reviews it was hard to find and we couldn’t find the sign from the directions given and got lost ! We found it quickly after this It is definitely a wow when you open the kitchen door We absolutely loved this place , it was perfect from the lighting to the under floor heating and well equipped kitchen. The queens head was lovely food and a short walk onto the main road down the bridle path a few minutes away We loved the book of renovations !! It had everything we needed for a trip away to relax We also liked the maps of walks from the door not having to get in the car to go out. My favourite was the balcony with a cuppa … bliss Thank you for creating such a wonderful place

  • "Great stay, just a couple of niggles."

    The directions could be a bit clearer, maybe a Google Map print showing the exact location (or W3W). There was no red post box to turn left and the Haystacks sign is small. Haystacks is a great place to stay and well situation in the Lake District. The property has been furnished to a high standard and all rooms comfortable and clean. Most things you will need are there. As we hike, it was lovely to have a large entrance area so you can leave boots and any wet gear. Nice tap outside to clean off your boots. The windows in the kitchen and living room need a bit of a clean as you could see finger marks and smudges when the sun was low. The small balcony was covered in bird droppings due to a house martins nest. The boiler had some issues and we had to follow the instructions to re-set most days. Bit of a pain when you get up early and no hot water. The radiators only came on twice during the week (linked to the boiler). We contacted the owner (Graham) and he immediately called, so very responsive. Could not be sorted out for us, but hopefully the problem with the heat pump has been resolved now. He also would feedback to the cleaners. I would have no hesitation in recommending this property and the Queens Head Pub nearby has great food (but book).

  • "Lovely cottage set in a lovely location."

    Directions a little bit hit and miss but we found it. We found the cottage very clean and comfortable. There was a small problem with the hot water but this was explained to us and easily rectified. Trout beck is a great location for exploring the Lake District. Would definitely stay again.

  • "Haystacks is a high quality appointment with stunning views."

    As two couples we were vey happy with the accommodation and location. There are two pubs within walking distance, the Mortal Man - although in need of a bit of a refurb serves really good food with a range of local beers. This can be reached on foot within 4 minutes so very local. The Queen's Head which is more contemporary also has a good range of beers although we didn't eat there. The Old Post Office which is a 10 - 15 minute walk is worth a visit too if you fancy a coffee. Access to Windermere is straight forward allowing a trip on a steamer and the local heritage railway should you wish both of which are to be recommended. In terms of the two car parking spaces, we had no issues accessing them. Overall a lovely property in an idyllic location.

  • "I’m in the lakes most weekends hiking and haystacks is perfect t for me, very warm cosy and stylish it has everything you could want, I’ve heard people mention parking issues but there aren’t any of those either, the only complaint I had was the weather for my stay but that can’t be helped."

  • "Excellent Christmas week in one of the best cottages we’ve stayed in."

    Great amenities (thanks to the owners for supplementing utensils for our Christmas dinner!). Very cosy - can’t understand complaints about temperature - and lovely log burner (found a farm locally selling kiln dried logs). Fabulous views and walks when the rain stopped! Equally can’t understand people complaining about the parking?! It was just fine. May well book again for a summer vacation. Couldn’t fault a thing.

    The property listing accurately describes the cottage but does not make it clear that access is a short drive down a bridal way and that the parking is not adjacent to the cottage. Nor is it clear that the 2nd parking space is for a very small car only. The access and parking mean that unfortunately we will not be returning to this lovely cottage.

  • "Haystacks is in a beautiful location and the views are truly stunning from the kitchen balcony."

    The standard of the refurbishment that has been undertaken on the property is excellent with particular praise due for the lighting design, particularly in the kitchen, living room and when approaching the front door in the dark. The living room is wonderful expansive space with vaulted ceiling and the illuminated fire surround is a lovely touch. There are really few things to criticise other than the fact that the towel rail in the master bedroom attached bathroom did not seem to become hot and at any time of the year, even in the hot weather that we enjoyed, having to reuse a damp towel is not ideal. I might also suggest the provision of one softer pillow as both pillows in the master bedroom seemed rather firm. That aside, Haystacks 'ticks' all the main boxes and will not disappoint anyone who books a stay there.

    Should probably be highlighted that there is another property next door because if that had been occupied with people in the garden, we would have had no privacy at all. It would have changed the whole experience (we were lucky it wasn’t in use). Otherwise a 10/10!

    Excellent views. Needs more cutlery however as constantly washing, but this is a very small niggle. We had no hot water on the second day but Lakelovers sorted this very efficiently. Overall would recommend this and we will be visiting again. Of note it is worth mentioning you have to book in advance for the queens head pub if not to be disappointed.

  • "The property was lovely inside, decorated very beautifully, very comfy beds and a well appointed kitchen."

    There were an few issues but our short stay was not ruined by them, they did rather spoil the overall experience though. The first issue was the car park space, it was very restricted and somewhat divorced from the flat, it was also regularly obscured by the workmen busy on the neighbouring property. Our phone torches were needed in the dark. I would suggest widening the opening to the space and installing sensor activated lighting from the parking space to the door. The second issue was the heating. It was obviously broken, it seemed to come on occasionally at random times and it did take the edge of the cold but the space heaters were very much needed. It seemed bizarre that we had to keep checking whether we had left them on when the underfloor heating should have made the space really cosy. The bathrooms were also freezing as we didn’t have heating at all in there, the towel radiators came on sporadically and at completed bizarre times, so we were dealing with wet towels as well as the cold. Finally, my daughter didn’t sleep very well as the wind howled down the chimney, the noise of which woke her up in the room next door.

The property is in a rural location and so we do advise on our directions to ensure guest bring torches, so as to not add to more light pollution.   • "Really lovely cottage, views and position were incredible."

    It ticked all our boxes and more. Attentive owner who sorted out a minor issue with heating by arranging to have fan heaters delivered to our cottage, though in the end were not needed. His engineer sorted out the problem very well. Parking a little difficult with a large estate car, but that is only minor point. All other aspects far outweighed this.

  • "Two things really, but neither would stop us from returning."

    The lighting in the main on suite would continually tun itself and off at an y time through the night. This also used to happen the first time we stayed at Haystacks, very odd. Also the sound on TV in the lounge wasn’t very good , whenever a programme had any background music accompanied alongside the dialogue , the music would drown out the dialogue completely.

  • "We arrived 3 hours before storm Arwen blacked the village out for 3 whole days."

    Despite several calls to Lakelovers we were left completely abandoned. We had no electricity in an all electric house and every request we made was ignored. Where was your care, your responsibility to your customers was completely lacking. We are 4 pensioners and whilst fit had needs. A full email complaint will be forwarded.

  • "Fantastic cottage."

    Could have been cleaned better (fridge not clean, floors not mopped). Owners get top marks for obtaining a replacement washing machine in double quick time when the one in the cottage broke. To be fair Sykes did manage to organise this well. BUT communications at Sykes is very poor. We had to call several times, wait for long time each time before being out through. Told several times that we would be called back with progress - never were! Cottage - fantastic Owners care and attention - fantastic Sykes maintenance service - very good Sykes communications - very poor.

  • "Haystacks is a lovely comfortabke and well equipped property and we had a very enjoyable time."

    Fortunately the weather was glorious so we made extensive use of the balcony. I can however understand due to the proximity of neighbours some holidaymakers might be disturbed by noise. The car parking was disappointing. We arrived in two cars and both has difficulty unloading and getting into the space provided. It is understandable that whilst the permanent resident might have been previously blocked in and inconvenienced by tenants it would have been helpful to have been allowed to park nearer the property for unloading and loading especially if the weather was inclement. We would certainly book Haystacks again.

  • "Overall excellent, a lovely cottage in a great setting, with good views."

    There are four matters I would highlight for potential guests, for others to judge their importance: 1) car parking awkward, as described. Care required to reverse down track into a stone ‘pen’, and avoiding the stone walls 2) whilst the kitchen chairs look good, they are (in my opinion) just too low for the table provided 3) disappointed to discover the hand written note from the owners on arrival, requesting us to leave promptly at 9am, when all communication and reminders from Lakelovers in advance had set the expectation of 10am 4) enjoyment of the lovely balcony through the bi-fold doors depends on your sensitivity to sitting just above your holidaying neighbours in the garden of the property underneath Nevertheless, we would book this again next year, apart from the fact that the rate has increased beyond any sensible percentage to this year.

    We love the place and experienced none of the drawbacks which were recorded in the visitor's book. If the property were ours (oh how we wish...) we would make access to the parking space easier by removing some of the dry stone wall on either side of the entrance. Otherwise, just perfect.

    However not all kitchen utensils clean food residue left guess you rely on previous guests to clean ut they should e checked Also heating not up scratch house cold in mornings, Ok by later timer set for summer time so actually not coming on until late in morning so no chance to warm up, mentioned to Lakelovers but owners did nothing as remotely operated. This would make us think twice about coming back to what was otherwise a superb cottage Finally parking was fun ! especially in dark but with care was fine

About the location

TROUTBECK

Windermere 3 miles; Ambleside 4 miles.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn. Close by, the bustling towns of Windermere and Ambleside are popular with visitors, providing a range of amenities to suit all tastes. Lake Windermere offers boat trips, including the lakeside ferry to the Lakeside Aquarium and Grizedale Forest Park.
