"Gorgeous property and very relaxing."
Owner was very accommodating with our dogs, tried to say goodbye but didn’t get an answer from her door but wanted to personally say thank you for a lovely stay. My husband had a lovely 60th birthday. The only negative is kitten utensils. Could do with a few more especially a bigger frying pan. We would highly recommend this property.

The property was perfectly suited to our needs being spacious and well laid out over three floors. Our host, Janie, was attentive to our needs and ensured a smooth stay. The 'welcome' pack was particularly appreciated and the extensive Christmas decorations set the mood for our festive activities. We would be very happy to return in the future.

"A stunning property with stunning views in a great location."
I cannot speak highly enough of this place, we loved it and are planning on booking again next year. To say it snowed when we stayed there would be a bit of an understatement, it did cause a few issues, but the owner was amazing going above and beyond to make sure we were as comfortable as possible, and the snow only made the place even more magical for the kids. There was plenty for them to do inside as well.

Beautiful peaceful setting, a lot of lovely touches to make you feel very welcome and very comfortable, including a delightful gift pack of delicious goodies which was very welcome after a long drive. Would love to return again and would highly recommend.

"Such a beautiful cottage, perfect for a family holiday all together in a peaceful location."
The cottage is in a good location to reach many local attractions - we particularly enjoyed an early morning paddle board on Coniston lake, but also visited Keswick, Windermere, Ambleside and the Beatrix Potter National Trust. Would also recommend the Old Man of Coniston or Ambleside to Troutbeck walk for spectacular views. The cottage was beautiful with a nice garden for our dogs to stretch their legs, a nice balcony to watch the sun come up and a great family kitchen and lounge area for games of an evening. Thank you for a lovely stay!

"We had an absolutely fabulous time staying at The Old Rookery."
The accommodation was beautiful with so much space and really was a home from home! The children lived feeding the fish in the garden each day and we ate outside on the patio and enjoyed the stunning views on quite a few occasions. We would love to return sometime!

"A family house with bags of character, charm and wonderful views."
Kitchen is the heart ❤️ of the house. We enjoyed it with 3 generations, but if the senior generation has difficulty with stairs, it might be a challenge. Beautiful views and a quiet location though close to Ulverston, an interesting town which we would have explored more had weather been better.

"A really nice house."
Spacious, comfortable and clean with great views of surrounding countryside. This was our first visit to the Lake District and it was a good place to base ourselves from with Lake Coniston, Windermere and Grasmere all within reasonable driving distance, with the drives also being an enjoyable part of our days out due to the scenery. Highly recommend if you’re looking for a quiet place to relax.

Loved the outdoor terrace with sun from am til mid pm, and the lower terrace was great too. Beautiful garden, plus lawned area for the dogs. We would have hoovered the property on departure, but there wasn't a full size hoover. Plus struggled with some of the fixtures and fittings. Miniture toiletries unnecessary. Property was very rural, and we struggled to find a short circular dog walk route from the property. Easy access to Coniston Water for swimming and watersports as well as Western Lakes walking. Loved Ulverston

Sitting just outside of Ulverston in the Cumbrian countryside is this beautiful barn-conversion, The Old Rookery.
Retaining much of its character with a woodburning stove and exposed brickwork, this pet-friendly dwelling makes a fantastic base for family and friends gathering in the Lake district.
Leave your vehicle in an off-road parking space before exploring your contemporary holiday home, where you will be welcomed by a bright entrance hallway to leave your walking boots.
The ground floor hosts three bright bedrooms, ideal for those with limited mobility, so unload your luggage into either one of two doubles or the twin bedroom.
Venture upstairs to the first floor to find the kitchen/diner; here the chef of the group can make use of the electric range cooker and gas hob to prepare delicious meals.
Settle down at the dining table and admire the warmth of the woodburning stove or if the sun is shining, venture outside onto the terrace with a glass of wine in hand.
The garden is home to a pond with plenty of fish, so kick-back and savour the rural setting.

Ulverston is a traditional market town built around a cobbled main street. It boasts a fine selection of independent shops, café’s, and pubs with open fires and real ales. There is an extensive selection of eating places to suit everyone, from fine dining to traditional pub food. Ulverston is also well known as a festival town, with events ranging from flags and walking to art and music festivals throughout the summer months and with the renowned Dickensian Christmas festival in late November. It is the birthplace of Stan Laurel and world record holder of the biggest foam pie fight in the world giving a glimpse into the fun community spirited little town. There are excellent walks around the town and beautiful countryside, with views of the southern Lake District and Morecambe Bay. Home to the deepest, widest and shortest canal, which makes for a lovely afternoon walk with a pub at the end and views over the bay. All of the attractions of the National Park are also easily reached. The Furness Coast boasts sandy beaches and good birdwatching. Nearby family attractions include the South Lakes Wild Animal Park, Lakes Windermere and Coniston and popular Birkrigg Common, with its incredible panoramic views across Morecambe Bay.
