"Absolutely fabulous house in a lovely village with easy access to the bus ad122 and Hadrians wall."
Only comments are that some of the radiators eg in bedroom closest to the bathroom were very hot and we couldn’t turn it down, the rad tap didn’t work. Some were cold but that didn’t matter as it was warm last week but just might be worth checking. We couldn’t work out how to turn heating off or use the dvd player but we are a group of older ladies who aren’t any good at that sort of thing! Sorry! Overall clean but a bit grubby round the taps and under the plugs, just a bit more attention to detail would give you 5* Facilities great, especially kitchen and swing bat! So nice to have access to that. Would definitely recommend this house. Thank you

"Really enjoyed our stay."
A very nice property in a lovely village. Such a good location for visiting Hadrian’s Wall and all things Roman. A note on how to get heating and hot water on would be useful as we found this difficult.
-
"Wonderful cottage."
Really enjoyed our stay. Perfect location for us. Freezer in "stable" totally iced over. Needs defrosting. Stair carpets needed a little more vacuuming. Toilet in 2nd Bathroom upstairs had a minor leak problem from the metal handle. We managed to deal with it eventually, but might need checking.
-
"Beautiful house with plenty of parking and a lovely garden."
The house was warm and spacious and the location was perfect for our family trip to Hadrian’s Wall and the surrounding area. The added bonus being the Crown pub only a few minutes away which was very welcoming and served delicious meals and a wide variety of cask ales. I do however agree with previous comments. The house would easily be 5 stars if those comments were taken on board. Namely blackout blinds in all bedrooms, a deep clean of the shower and regular defrosting of the freezer to improve its functionality.
-
"Beautiful large farmhouse with spacious lounge, large kitchen with excellent cooker."
The fridge and freezer are old and perhaps need replacing but do the job adequately. Beds are really comfortable. We used the small summerhouse for two early morning listening to the many birds singing their hearts out!
-
"Really loved the property."
Two minor complaints. We felt the mattresses were a bit tired and need replacing to ensure a good nights sleep. We were a family of six and did not feel the crockery and cutlery was sufficient. All other equipment in the kitchen was excellent. There is an unpleasant smell in the utility room. Otherwise a beautiful property and we loved staying there.

"East Farm House is a wonderful place to stay."
The rooms are all very nice, the beds are very comfortable and the property is full of character! Fantastic garden. The location is superb, we really like Humshaugh and we will be back.

"My family and I went to celebrate my 60th birthday for the weekend and I couldn't have found a better cottage to stay in."
We had everything we needed and the complimentary basket of food was a bonus. I would definitely return and the Village was full of friendly people.
-
"Had a wonderful stay, the property had everything we needed."
We were impressed with the place. Very comfortable beds. A book with the history of the barn was interesting. A very nice welcome basket. We had a small problem with the heating but sorted quickly. The village was a nice quiet place, and went to The Crown Inn for a lovely meal, and having it within walking distance. The only thing lacking was an information folder, giving details of local amenities, shops, etc. Would definitely recommend this property.
-
"The property is everything we had hoped for, and in reality was better than the photos showed."
It had large, spacious sitting room, with ample seating for many people. The cottage was full of character, and very large. Having stayed over the Christmas period, it gave us the perfect family atmosphere. We would definitly return.

"Lovely place to stay house is big garden is huge and the village is so friendly"
-
"We were very impressed with the property."
It looks exactly like the photos, located in a lovely quiet village location and was spotlessly clean. We stayed for a week and it had everything we needed for our stay, including plenty of household cleaning items, kitchen staples and bathroom washing soap etc! There was a nice welcome pack upon our arrival, thank you! The house has lots of space with plenty of room including a games room which provided us with lots of fun. And it’s super warm for such a large house. The heating takes no time to warm up and makes it very cosy in the evening. In fact we didn’t need the full basket of wood for the open fire that was left for us. We took our two dogs and it was like home from home for them having a big garden to explore. Parking on the drive for at least 4 cars too! We genuinely loved the house and would definitely recommend it. We will revisit again. The only negative is that we didn’t get to enjoy the lovely garden due to the cold weather but that just gives us an excuse to come back. Thank you for letting us stay, we loved it!

"Myself and two friends used East Farm House as a base for a weeks salmon fishing on the Tyne."
The accommodation was first class and I would wholeheartedly recommend it for any holiday whether fishing or a simple family holiday. Great value for a huge property that sleeps 8 people in a beautiful part of the world. Loved the pool room and the local pub!

"I can honestly say this was the dirtiest house we have ever booked."
It needs a thorough deep clean. Dirty cutlery crockery and chopping boards put away unwashed. Work surfaces in kitchen all sticky kettle grubby I had to clean the oven door as they were so full of grease and grime they were smoking. Floor had to be washed washing machine was black round door and rim and drawer for detergent was disgusting. Cobwebs and dead flies all over. We were supposed to be left one scuttle of coal and basket of logs 2 small logs only left for us. TV did not work either. The bath. had not been cleaned and fridgefreezer in utility room was all black marks under salad drawers. I could go on!!!
Thank you for your feedback. Our team take great pride in making sure that our properties are maintained and cleaned to the highest standard before guests arrive. We have been letting out our family farmhouse for over 10 years and in that period of time many guests have enjoyed and provided very positive feedback on the service we offer and provide. In recent years, we have been victims of the influence that a bad or unfair review has on the letting of our property, and have sadly resorted to capturing video and photographic evidence of our properties after the property has been cleaned and before guests arrive. I have reviewed the videos and photos of the property taken on Saturday, 30th September and there was no evidence to corroborate the claims made in this review. The only exception being the the cleanliness of the cutlery drawer and chopping boards which were not photographed. I have asked the team to audit and check these items as soon as possible. Our aim is always to provide a lovely family home environment for guests to enjoy in beautiful Northumberland! Property Owner

"It's an excellent property in a nice location, with good pub and village shop a a few minutes walk away."
Extremely well stocked cupboards, lovely garden. Reservations? Could be a little cleaner (quite a few dead flies and spiders) and the blinds in two of the bedrooms aren't very effective at cutting out the light. But these are niggles - we would recommend the place

"East Farm House is a super property, and the owners had worked really hard to provide everything you could possibly need."
The facilities were great; well stocked kitchen, comfy beds and nice touches like the pool table and wii console. The position is perfect - very close to Hexham by car, but really quiet in a village with a nice pub and a village shop. The only thing that prevented me giving four stars was the cleanliness. Both ovens were really dirty, the rugs and carpets badly need cleaning and the fridges hadn't been thoroughly cleaned. It's a real shame, as the cottage was absolutely perfect in every other way.
Dear Ann, Thank you for your feedback. We are really sorry that the standard of the cleaning was not up to the standard we would expect. We have fed back to the changeover team for future bookings. We are really glad you enjoyed your holiday at East Farm. Many thanks Property Owner

"Fantastic holiday home."
Everything that we needed was there and was up to an excellent standard. The information on local things of interest was great and activities and games to do in the evening was perfect. Only thing we thought could have been helpful was a small seat or stool in the lobby to sit and take off or put on shoes, for those of us with ageing joints. It was really interesting to see the renovation work too.
Hi Sally, Thank you so much for your lovely feedback, we are so glad you enjoyed your stay. Many thanks, The East Farm Team Property Owner

"We really enjoyed our stay in your beautiful house and it was very interesting to have the photographs of how it was before and during the reconstruction."
Everything seemed well thought out, very well stocked, and we loved the garden. Wonderful for the children too. And of course, it is in such a wonderful area historically and geologically. And it was immaculate. Thank you so much. ( in case you wondered, the previous week's recycling was not collected and I wondered if that was because some of the items were not recyclable? )
Hi Elizabeth, Thank you so much for you lovely feedback and for letting us know about the recycling. The curse of different regions having different rules! Thanks, The East Farm Team Property Owner

"Stunning property in a beautiful location."
Loads of space. Comfortable beds and sofas. The games room and great selection of board games were a great hit as was the really short walk to the great pub. Would not hesitate to recommend. Thanks
Hi Kerry, Thank you so much for the kind feedback and we are thrilled you took full advantage of the local area and games. Thanks, The East Farm Team Property Owner

"Big spacious house with huge garden area even including a rickety gazebo (take care!"
- doors held on by solitary remaining hinge). Very well equipped, except that a few things here and there need better maintenance. Cooker extract and light not working, bedroom ceiling light doesn't work, windows get stuck, dining room needs a better light (we couldn't use the room at all), we had to change a couple of bulbs ourselves, and most disturbing of all - the smoke alarm malfunctioned at 5am waking everyone and the screaming siren could only be stopped by our partially dismantling the alarm! We notice the alarm had a label saying 'must be replaced by Oct 2020' - ie. one year ago! The house has great potential - eg. good showers, comfy rooms, nice family size kitchen, every conceivable piece of kitchen equipment (except coffee machine doesn't work) and great garden but does need better maintenance

"We couldn’t believe this farmhouse."
Yes, some minor niggles with the fridge freezer and upstairs windows but the rest far outweighed these. It was spacious inside and out, with a well equipped kitchen. The garden was spacious and private, the seating in the lounge was amazing and the beds comfy. The pool table was certainly a hit with everyone. Not only was the farmhouse quiet we were near to some beautiful local walks, pubs and local shop. We loved the area particularly as we were so close to Hadrian’s Wall, Vindolanda, Housestead and the Roman Army came but a beautiful trip across the countryside lead to a wonderful day at Druridge Bay by the sea. We were charmed by the place and the area and would certainly visit again.

"First of all I would say that it is a great property, a good size and in a very nice location but that said you have major problems that I list below, especially considering the high price of rental it leaves a lot be rectified."
Cleanliness- Kitchen floor lots of residual dirt built up over a long period and needs a deep steam clean as do the bathroom floors. Carpets are old and shabby and if they are being retained also need a deep clean. The sofas would benefit of the same. Bedding some of the sheets had stains on them, so washing quality is suspect. Central heating - needs draining down and radiators bleeding as noisy and inefficient as well as the controls for it need replacing as in bad order. Fridge and Freezer are in bad order falling apart and freezer has not been defrosted in a long while and should be of a larger size considering the size of accommodation and number of people using it. Furniture- bedroom furniture handles falling off and need repair. Lastly whoever is responsible for managing this property is not doing their job properly, for as well as the above we tried contacting them on arrival as we had a issue with the key safe via text, email and phone and NOBODY bothered to call us back to help, so all in all you will not be getting any more recommendations or business from me and I will mention this on Facebook as think you are miss selling this property.

"Sykes booking system was excellent but the house was disappointing."
Extremely expensive and would expect luxury stay in line with the cost but although the location was great the beds were ancient and extremely uncomfortable with terrible mattresses where you could feel the springs with exception of the master bed that appears to be new. The 2nd double has bird poo splattered all over the fireplace. All the duvets are 13.5togs in the summer so not only is mattress uncomfortable you’re also far too hot. The kitchen is poorly equipped with no sharp knives and tiny saucepans or one massive catering size one. The kitchen is dated and the bathrooms even more so. That’s what we paid £2000 a week for! The size of the property is great though and the games room a bonus with kids. The caretaker was also brilliant in organising for a broken loo to be fixed quickly. We wouldn’t go back to this house although would definitely go back to the area.
-
"The cottage had plenty of space and a lovely garden for the kids."
They loved the pool table but we're disappointed the games console didn't work. Facilities were good with washing machine, tumble dryer and dish washer. Great location for going out to tourist destinations. Great pub just down the road. Let itself down with cleanliness especially during covid. The cottage felt grubby and a such we felt we needed to clean it ourselves to ensure it was disinfected. It was clear it got cleaned a bit between guests but I felt they took quite a few short cuts with hoovering, dusting etc.
-
"Sykes booking was very efficient, both the online and email experience."
East Farm House was perfect for what we were looking for. A beautiful, spacious house with a large, pretty garden.
-
"A lovely property; warm, spacious, well equipped, everything worked."
A fine garden to sit in, easy walkable distance to a good pub or country lanes. We would have liked another week.
-
"This is a beautiful cottage with lovely gardens in a great area for holidays - with the Roman wall, Hexham, Kielder, Durham snd the Northumbria coast all In the area."
The house is spacious, well presented and private, and the village Shop and pub both very friendly. We had a wonderful stay.
-
"This house easily accommodates a large family group with lots of space."
It is situated in a great location for exploring the historical roman sites, walking the wall or spending time in lovely Hexham. With a friendly local pub just at the end of the road it was easy to get dinner on arrival. Would definitely book again.
-
"The house was absolutely lovely, and in a great location, with plenty to do nearby (especially a choice of great options to see Hadrian's Wall)."
The house was warm and comfortable, and we were able to get hold of the property manager easily. Loads of seating for 8, with a great dining room and sitting room, and space to eat in the kitchen too. A choice of DVDs and board games, as well as reading books was a nice touch, and the kids were entertained on rainy days. A few things are starting to look a little worn (eg. chipped dishes, freezer drawers), and it would be great to have a couple of ice trays for use, but otherwise really perfect for our stay. Thanks!
-
"The windows were painted up and so some rooms they were impossible to open which was an inconvenience."
Cigarette butts around the outside seating area which we had to clear up before using the area. Lovely peaceful area and good local facilities
-
"It was a lovely big warm and comfortable house with a pleasant large south facing garden."
It was well positioned for visiting Roman sites and places further afield. The volunteers in the village shop and the local pub landlady were very friendly as were all the local residents that we encountered. It was a lovely environment in which to spend a week, which included attending our son's wedding.
-
"East farm house made an amazing new year for us."
A lovely comfortable and spacious house with everything you need. Would like to thank the house owner Louis for being a great host.
-
"Our holiday cottage was lovely, not only full of character but the cottage was well kitted out with good quality cooking facilities well able to cater for 8 adults."
The pool table was a real bonus. There are several lovely walks from the village of Humshaugh, great for an evening stroll after your meal. The area itself is perfect for more serious hiking on Hadrian’s wall, etc. Shopping facilities in nearby Hexham are excellent. There are some National Trust properties nearby that are well worth a visit. Morris Dancing at the village pub was another unexpected bonus. I can highly recommend this stay.
-
"Was a truly magical experience in the snow and although we left a day early due to weather conditions the owners couldn't have been nicer offering extended stay if needed to avoid the treacherous roads."
The village was beautiful and had a fantastic local bar and shop, the proprietors of both being extremely friendly. All in all I'd visit this place again and will continue to use sykes as I always have well into the future.
-
"Overall a good property with the following exceptions:- Folder containing information about kitchen appliances could not be found Heating system very noisy startup in two rooms, small double and small twin, and woke up occupiers."
-
"The accomodation is of very good quality."
It is a roomy, warm welcoming place even on a cold weekend. Bedrooms and living spaces large and attractively decorated. Everything was clean and tidy. Washing up liquid was supplied which is always good plus the bath towels were really superb. A welcoming bottle of wine with some biscuits and tea and coffee were also available in case you forgot to bring your own. Probably the best cottage I've stayed in. Situated in a pretty village. Handy for the pub, 3 minutes walk, and well located for visiting all the Roman sites
-
"8 very satisfied visitors."
-
"Comfort is everything to us."
This house had it in abundance. 9 very happy people;including one 68 year old and one toddler,
-
"A great, comfortable, well appointed farmhouse for a family holiday."
Lots to do in the area and 3 generations thoroughly enjoyed ourselves. The Crown Inn in the village has excellent food and friendly staff.
-
"Very large accommodation, and well sited to explore Northumbria."
Small village but has a lovely pub and a handy shop. Very relaxing
-
"The cottage was fantastic and the simplicity in which the booking was made and paid for."
Also we were not bothered once when we were there but the gentleman in charge of the house was easy to contact if needed.
