    the beds were comfortable, welcome food pack was very nice gesture. We stayed for seven days and had good time. Only few points which are not negative but suggestions based on our experience. We couldn't fine any bin bags or any information about recycling & non recycling waste. Tissues, hand wash were not enough for our seven days stay and for number of people. It was hot due to nice lovely summer, should provide the portable fans in summer, a ceiling fan in sun room was the best thing.

  • "One of the best locations, spacious with peace and tranquility."

    The house was clean and has plenty of space to accommodate 9 people. The internet does not reach some parts of house, since we were working from there we used access points (tp link deco) to extend the signal, the living room could do with a larger screen.

    Easily accessible from M6. Parking on site for max of 2 cars Wide variety of activities locally - we particularly enjoyed RSPB Leighton MOSS and wild life reserves - we saw 5 sorts of orchid including Bee and Fly orchids. There were v good maps and local information in the house. More information about cooker & heating systems would have been helpful

  • "A generously proportioned house, perfect for a large or extended family get together."

    We were comfortable, warm and enjoyed having two living rooms to spread ourselves across. There are no local facilities to speak of in the hamlet of Hutton Roof but we arrived with plenty of supplies and did our shopping in Kirkby Lonsdale, using the supermarket and local shops. We really enjoyed an evening in the Kirby Lonsdale brewery, menu is just pizza but the ambience and beers were great.

  • "Beautifully maintained property located around 3km from picturesque Kirkby Lonsdale."

    Ideal for visiting the Lake District, North Yorkshire and the Trough of Bowland. Extremely spacious, with excellent facilities including lounge with wood-burning stove, conservatory (with bed settee), 4 double bedrooms (1 en suite & 1 at ground floor level - ideal for those who are less mobile), bathroom with sunken bath, laundry room, excellent kitchen/diner. This is perfect whether you are a family group or just a couple wanting peace & tranquility. Please note though that the nearest shops are 3 miles away. However, the owners thoughtfully provided a "welcome pack" that included bread, benecol, jam, assortment of fruit, orange juice, wine, bottles of water, coffee, milk - everything required to "get you started". Wouldn't hesitate to return in the future or recommend this property.

    ....shower tended to flood a bit so a towel helped which wasn't an issue, some cleaning stuff and more cloths so folk can keep it as spotless as we found it....and a little note to say put recycling in blue bag near the bins, few little tips, to help future guests, i wouldn't hesitate to recommend this property

  • "Loved the house and position."

    However, have a few niggles. Downstairs bedroom door hinge needed screwing down. Couldn’t close the door without a bang. Upstairs bathroom shower flooded floor No kitchen bin liners supplied No paper recycling instructions or container MOST IMPORTANT: NO INSTRUCTION BOOKS FOR USING EQUIPMENT, ESPECIALLY THE AGA IN KITCHEN. WE COULDN’T WORK OUT WHAT THE SWITCH MARKINGS MEANT, OR HOW TO CONTROL OVENS AND WHICH OVENS WERE TO BE USED FOR WHAT. We didn’t put these comments in visitor book because we really did find the house lovely, and didn’t want to worry next visitors. I did telephone and report these facts to your office.

  • "Hill Bank was great!"

    We were three generations and there was plenty of well planned space for all of us. We especially liked the fact that there was enough parking off the road for three cars. As a home cook I loved the kitchen and the great table we could all sit at. I have utility room envy - it was so large and well appointed. We loved the welcome pack too. I can highly recommend this lovely house close to the delightful town of Kirkby Lonsdale, well worth a visit.

  • "Absolutely beautiful cottage, in a great location."

    Quiet surroundings, overlooking some fields. The welcome pack was amazing, and the cottage has everything provided and more! Exceptionally clean, comfortable and some lovely personal touches. We had a small issue with the fridge not working, but the owners were very quick to sort and incredibly helpful in doing so. I would thoroughly recommend this accommodation to anyone, and we could not have wished for a more helpful holiday home owner. Thank you! We will definitely be back in the future!     Loved the finishing touches! Butter, milk, christmas hamper, fruits, christmas trees! Love it all!!!!!!! We enjoyed the quietness and thankful for the cleanlinees. The aesthetics of the cottage blew us away. Washing pods for the laundry would have been the second cherry on the cake. Thanks for having us!

  • "A lovely property, very comfortable and well equipped."

    A haven for a week for three families getting together. Plenty of space for three boisterous boys to play, and for the adults to chill in the evenings. Central for us to travel to the Wildlife Oasis, swimming in Kendal, a great Sunday lunch at the Royal Hotel in Kirkby Lonsdale and another lovely meal at the Plough at Lipton. Nice walks on the doorstep but the weather was quite wet, but going back into Hill Bank for tea and cake made up for it. Wonderful welcome pack, and lovely bowl of fruit. It was very much appreciated. Not vital, but we though a larger kitchen bin would be useful. We seemed to fill the small one very quickly. Would recommend Hill Bank to everyone.

    The House certainly didn't dissapoint, it was amazing ! The welcome pack was fantastic flowers included too ,a lovely touch. The house was extremely clean , very welcoming and the kitchen has everything you could think of ! The beds are fabulous so comfortable and there is so much space, we were three families and there was more than enough room for us all, it was truly amazing . We booked through Sykes Cottages who were great, they kept us informed prior to our visit re key safe etc and contacted a day before we left to.make sure we knew check out procedure. Had there been any issues I'm sure they would have been addressed promptly. All in all a fabulous week in a fabulous house . Thank you

  • "Lovely property for a relaxing hen do."

    It's even nicer than in the photos. The kitchen is perfect for a group to congregate. The sun room gives you that extra space so you aren't all on top of each other. The bedrooms are lovely, with plenty of storage for clothes etc. What little communication was needed, was quick and helpful from both Sykes and the owner. The beds were set up as twin rooms, as requested. We got a tesco shopping delivery so we didn't have to worry about taking food with us. We got a pre-booked taxi to and from Kendal (a few good bars, pubs and restaurants) one evening, which was cheap between all of us. The surroundings of the property are beautiful. There are walks straight from the door. The night sky was quite good for stargazing. Overall the property really suited our needs and we would happily return and recommend to others.

  • "We had a really good stay at Hill Bank last week."

    The property was super-clean and was very warm (once we had realised that we had to press the manual override in the utility room to make sure we stayed warm throughout the day as well as morning/evening when the timer ensured we were all toasty-warm!). The kitchen is a really lovely base for the family (aged 1 year to 87 years) and we could all muck in with cooking duties, drawing, writing, reading, games and general chit chat. The two room receptions ensured that those who needed time out could get just that! The lobby area with plenty of space to put boots on and take them off at the end of a walk was really fantastic and hopefully meant no mud traipsed onto the carpets inside (we needed to control our 1-year old carefully here!). Despite a lot of rainy weather, we revisited favourite old haunts such as the Pepperpot at Silverdale, Arnside Knott, the Fairy Steps and the Hutton Roof crags walk and had some really great days out - just so beautiful! One improvement would be the directions especially to anybody arriving in the dark. I reckon that the appropriate What3Words location is magical.additives.siblings rather than the one given, and it is worth saying that the house is one of the first on the right in the village (if approaching from the South) and that you turn into a small drive leading to a small group of farm and other buildings with an immediate turn into the drive on the right. I suggest that the owners check this carefully and amend is we struggled considerably in the dark as the location given was right in the middle of the village.

  • "It was fab, clean, tidy, spacious, plenty of utilities."

    We wanted to help with bin day but had nothing to instruct us how the bins are organised And found ourselves trying to find out which went where lol. The knives need a sharpen. And the tin opener perhaps replaced as it did struggle to open tins. We all really did enjoy the house and the area. In fact we would be so glad to book again. Massive thanku to the owners and for the wonderful gifts upon arrival. I have disabilities, and having the ground floor has everything I needed and could cope with. I'd suggest the shower handle needs to be a wee bit more sturdy though and ideally if you were to cater for disabled people in the future, a grab rail inside the shower and perhaps a pull down stool (or instruct to bring one as ample space) also a drop down grab rail over the toilet downstairs as well. But also slope one back door way (mayb lounge) and front door way to be able to access chairs if needed. Depends on how accessible you'd like it. I was OK to transfer. Struggled about 2x at most tired days with steps. Hubby lifted me Lol. Bed was super comfy, and I badly want your pillows! Thank you so so much. I do hope we were good guests too. As 8 of us there full house. Had plenty of room to go between kitchen conservatory, lounge and back yard. Thanku.

    Very high standard of cleanliness and comfort around the cottage. The welcoming pack was great and much appreciated. The beds were all so comfortable you didn’t want to get out of them. The added Christmas trees and decorations made it a lovely Christmas and New Year home from home. It was a family get together and we all had a fantastic time and could have stayed longer. We will definitely be back and would highly recommend this beauty cottage.

  • "The house was spacious, comfortable and homely."

    The three bathrooms were useful for a large group of adults; also having two sitting rooms meant people could pursue different activities. The kitchen area was well equipped, with a table large enough to comfortably seat eight people. The porch and utility areas were very useful for extra storage. The weather wasn't wonderful, but Hill Bank was a nice space to spend time in; the log burner being a lovely feature. There are lots of sitting areas outside, which will be lovely when the weather is good. The welcome pack, with freshly baked chocolate cake, was a treat on arrival, and was very much appreciated. We love the area and keep coming back to it. Kirkby Lonsdale has lots of interesting, independent shops and there are great places to eat both there, and in surrounding villages. There are plenty of walks to take from Hutton Roof and of course there is the beautiful scenery to admire. The property was good value for money and we all enjoyed our week there. We would thoroughly recommend it, and hope to return soon. Drivers, I recommend following the owner's directions to get there ( I followed the SAT NAV) and ended up on a narrow lane, where passing another car would be extremely difficult.

  • "Just to say what a fabulous house to stay in."

    We came for the weekend with my daughter and her family to celebrate her 40th birthday. From walking through the door, the cleanliness and furnishings of this property stood out. The welcome pack was super, water, wine, cake, bread etc. plus a vase of fresh flowers, what more could we ask for. There was ample crockery and equipment to do whatever you wanted. Games, jigsaws, books - the children loved it. Really was home from home. Wished we could have stayed longer and we have all agreed that we would have to go back sometime. Would definitely recommend 100%.

    The welcome pack was wonderful ( fruit juice, milk, homemade cakes, artisan bread, jam ) flowers on the table, and fruit bowl was a wonderful touch. It was well equipped with utensils . Games, books and local guides . The beds were comfy , nice fluffy towels available , gogous log burner with logs provided . We wold definitely use this property again . I think the only addition that could be helpful is a clear direction as we struggled to locate the bungalow once in Hutton Roof and needed to ask at the post office . Going into Hutton Roof it was the first cottage on the right opposite the new estate .

    Only 10 minutes to Kirkby Lonsdale and 15 to the southern lakes. House was lovely and the welcome pack was a really nice touch with cake and a bottle of wine. Will come again.

  • "Hill Bank is a lovely spacious house."

    A real home from home with well chosen furniture. The large kitchen had everything could ever need - not that we cooked much! Thank you for a fantastic welcome pack that included wine and cake. Very thoughtful touch. The house is in a quiet village with access to country walks and close to Kirby Lonsdale for eating out and the lovely shops there. There was a nice well looked after garden to sit and enjoy the hot weather we had. We will definitely recommend to friends to come and stay here and will come back ourselves to visit more of this lovely area.

  • "Lovely cottage."

    Very spacious in a fantastic location with superb views. The owner made us a very generous welcome pack which even included home baked treats. The cottage is immaculately clean and extremely tastefully decorated. Close to kirkby lonsdale which we visited. We had 8 adults and 2 infants- the space was perfect with 2 living areas so that we could spread out. The beds were also very comfortable and everyone had a good night's sleep! The hosts were very accommodating ensuring that we had all that we needed to enjoy a special 60th birthday celebration. Would highly recommend and would definitely return to the cottage.

    Just one small point - no instructions re heating. It came on automatically and was perfectly comfortable when on but we wondered whether we needed to adjust it on the first evening.

  • "We were a group of 6 adults and 3 children and stayed comfortably."

    It was a beautiful house that was tastefully decorated. The welcome hamper with cakes, chocolates, jam, freshly baked bread and scones was a lovely addition. In addition there was milk, juice and butter in the fridge. The attention to detail by the hosts were exceptional. The only downside was that the washing machine/dryer wasn’t working, but since we were there only for 3 nights it didn’t affect us that much. Will be definitely returning again soon.

  • "This cottage is definitely a home away from home."

    We are a group of 9 family friends that spent the Easter bank holiday weekend here and we would definitely recommend it for groups and families. The directions were very clear so we had no issues when arriving. On arrival we were met with a welcome hamper including wine and homemade cakes, a lovely treat. The house is homely, warm, spacious and comfortable. It was only a short drive to the village of Hutton Roof where there were pubs and places to visit. We would love to return!

  • "Beautiful home, artfully furnished."

    Plenty of space for all 7 of us. Kitchen has a large dining table which seats 8 and there is a very large and comfortable living room and a conservatory with a TV each. We also brought a Vive VR headset and set it up in the living room. Beds were very comfy. We requested that all the zip link doubles be turned into singles and a few people mentioned it was quite narrow, although this did not really affect our quality of sleep. Kitchen was well stocked with almost everything we needed (no sponges though which made washing up hard! I wish we'd noticed that before we did our shop) and we made good use of it all by cooking several large group meals. The hosts very kindly provided two bottles of wine, some cakes, some home-baked bread, and tea/coffee/milk as well as orange juice so we had something to nibble on as soon as we arrived after our long drive! Very thoughtful. Thank you so much to both the hosts and Sykes Cottages. This is the third time I've booked through Sykes and it's absolutely excellent. :)

  • "I organise a walking weekend twice a year with a group of ladies from work and we struggle to find accommodation with enough beds."

    Hill Bank was a fantastic choice for us as all the doubles converted into twin beds meaning non of us had to share. The cottage is in a beautiful setting with access to plenty of walks without having to get in the car. We were very pleasantly surprised to find fresh roses in the kitchen, home made cakes and a welcome basket with wine and other goodies. There was tea, coffee, milk and juices already in the fridge for us which was so welcoming. The house is wonderfully warm with a log burner, under floor heating in the kitchen and lovely warm bedrooms. The cottage had everything we needed for our weekend stay and had a utility room that we weren't aware of when we booked. The bedrooms are a good size as were the beds although one of the twin rooms had beds that would be better suited to children. The porch area was extremely useful for depositing muddy boots and rucksacks. I cannot recommend this cottage enough and a number of people in the group will be looking to book again for family breaks.

  • "Very comfortable house, particularly as we were a motley group!"

    There was plenty of space for the youngsters to play and two sitting rooms, both with tv. sets, proved very useful, especially as the weather was poor and some of our group were unwell. The welcome-pack was very generous. If we were to need a large house again then we would consider booking Hillbank again, but usually we book smaller properties. The only drawback to this house is access: some of the roads are very narrow,single track and full of pot-holes! However, the area is beautiful and the walks,etc. are good for fit and active people.
