    The bedroom is in the attic space and can be very hot after a sunny day as the velux windows shouldn't be opened if there's a chance of rain. Phone signal and internet is very intermittent

  • "Was greeted by the owner of the cottage which was very welcome, and was shown round the cottage."

    Shame we wasn,t allowed to walk in the woods which we thought we could, sure i saw it in the info. Every thing there that you needed,TV a good size, Plenty of hot water plus a brilliant shower. The only down side, and its just me, there were too many cob webs in the cottage, a phobia of webs and spiders, but i do know its in the country and it happens. All in all a lovely cottage to stay for a break.

Our listing does specify that the enclosed outdoor area offers views over the adjoining woodland and pond, but as we mentioned to you on your arrival, unfortunately we cannot allow guest access due to insurance reasons related to the large ponds. We do our very best to keep the cottage clear of spiders cobwebs but unfortunately new ones do appear on a daily basis in this rural location. Property Owner

  • "We spent a wonderfully relaxing few days in this cosy little cottage."

    Our holiday wish list consisted only of reading, walking the dog and sleeping, and this lovely, peaceful little place was the perfect location for hunkering down and doing just that. The cottage is clean, tidy and well appointed, with walkers/dogs in mind (drying space and a spacious hard floored entrance hall).

  • "Despite the week having the most inclement weather of the year - but our anniversary is the same every year - and the A66 being closed so we had to go via Newcastle and Carlisle, and Keswick being two inches deep in snow and the mountain tops invisible, we loved the cottage and would gladly return."

    It was delightfully unsquare and comfortably furnished and the owners kindness itself. Brampton church with its Burne-Jones windows is well worth a visit and the Bewcastle Cross shouldn't be missed.

  • "The Coach House is in an ideal position for exploration of the Eden Valley and surrounding attractions."

    After a day doing this it was pleasant to relax on the decking, listening to the birds in the adjacent woods The cottage itself is quirky with curved walls in all the rooms and a cramped kitchen. It has all the equipment and facilities for a comfortable holiday and on arrival was thoroughly clean although the ensuite drains needed a deep clean in an attempt to remove an unpleasant smell. Some of the door knobs are positioned in such a way as to trap fingers of the un-wary. The door to the ensuite cannot be closed fully but can be held in place while sitting on the toilet! We were perhaps unfortunate in that the hot water and heating boiler broke down repeatedly during the first four days of our week. Overall despite some niggles we had a very enjoyable stay.

    The owners were also really helpful and, on the 2 occcasions that we messaged them with queries, they responded within minutes and came round to help us. The property is ideally located to some amazing pubs serving fantastic food, though be prepared for a hike back to the cottage as it is at the top of a steep hill - but worth the hike!

    The coach House was a home from home. Very quiet, peaceful and comfortable. We couldn't have asked for anything more from a holiday home. Great location for all the tourist spots. Even made a day trip to Glasgow. We would definitely stay again when we return

    Came to welcome us with a lovely bottle of wine & gave us information about the area. In the cottage there is plenty of leaflets on the surrounding area. In the warm & cosy cottage you have everything you need. We tried the fetherstone arms in the village & wasn’t disappointed. Very good food & warm hospitality. Wouldn’t hesitate to go back if we was that way again. Just like to mention the dukes head pub in Armathwaite which also has great food & hospitality

  • "A warm and friendly welcome from Sasha."

    Lovely Christmas card and bottle of wine which was much appreciated. The cottage was very nice,warm and cosy. Loved the staircase. The bedroom was very inviting, really comfy bed. Tv, kettle, tea and coffee. Good idea to have another toilet downstairs. Our son came and slept on the sofa bed, he said it was fine. He definitely enjoyed chilling out. Enjoyed walking down to the dog friendly pub. Had a excellent meal in The feathers. Went into the next pub which was also dog friendly but could only go in when meals not served. Good base to explore area. Went to Penrith and Keswick. Enjoyed both. Beautiful countryside, weather really kind to us at this time of year. Suggest leave a torch in the cottages if you are walking back to the cottage. It only took us 20 minutes to the cottage. Would recommend. Thank you Sasha and Alex, it was great we could take our dog with us.

  • "Sasha and Alex have made this lovely cottage into an ideal place to stay in the Eden valley."

    Everything you need from a base for a holiday, including outside seating area with log burner and view of woodland, to a drying room next door which can be used for storage. Surrounding area is gorgeous with redstone walls, fields and views aplenty with Penrith about 15 min drive away. Would certainly recommend.

  • "This was our first holiday with a new baby and what can I say, it was fantastic!"

    The Coach House is beautiful and I didn't want to leave at the end of our holiday. Our dog was very happy and even made friends with the local cows in the next field. We started to call them "his girls" - he almost ran to the door! Alex and Sasha were brilliant hosts. Introduced themselves and let us get on with it. The bed was so very comfortable and the patio at the back was lovely. Will definately be using Sykes again amd recommending to my friends.

  • "The main negatives we found were the front door is extremely difficult if not impossible at times to lock."

    It's very frustrating and would be a real problem if you were rushing or needed to leave in a hurry. Also the outside area is somewhat neglected. The decking was dirty and there is a drain that smells really bad, especially in the hot summer weather. We chose not to sit outside much due to this which was a shame. However, overall The Coach House is nice and situated in a great area. OWNER RESPONSE: Thank you for your feedback. The issue with the front door is being addressed and we will investigate the smell from the drain as this has not been reported before. The outside had been impacted by strong winds in the area but has now been cleared again. We apologise for any convenience caused and would have addressed any issues raised had we been aware of them at the time.

  • "We had a lovely time here using this place as a base."

    It was a very comfortable and well appointed cottage and the owners were very nice as well as extremely helpful. They also kindly gave us some eggs from their chickens to take home with us. It did rain quite a lot during our stay here but that couldn't be helped but there were plenty of things to do in the cottage and it was very relaxing there. Our dog loved it too. A visitor's book left by the owners would make an interesting addition to any future visitors to put in their thoughts of the stay there.

  • "A very warm welcome greeted us on arrival."

    Tea & coffee making facilities were provided, as were half a dozen eggs laid by the hens which can be regularly seen in the woods around the back of the cottage. The hosts could not have been more helpful and the cottage is comfortable, quiet and cozy. All facilities were first-rate and we had the added bonus of the Tour of Britain (cycle race) passing right outside our front-door during our stay. The wi-fi is a little patchy at times, but perfectly serviceable if you're not expecting to stream 4k video etc - you are out in the middle of nowhere after all ! The local pub (Fetherstone Arms) in Kirkoswald serves excellent food and ale - we didn't get to try the Crown Inn across the road. There is a local shop in Kirkoswald for the basics and a well-stocked Co-op in nearby Lazonby which is a 30 min walk from Kirkoswald (with a few sizable but manageable hills to navigate). The woods situated in the grounds of the house are not accessible to guests but there are lots of lovely countryside walks that we enjoyed with our dog. The Lakes District and North Pennines are a short drive away, but even if you simply walk up to the top of the hill - the views are nothing short of sensational. Overall we would highly recommend a stay at the Coach House whether you want to explore the local scenery or just chill out and get some peace and quiet. We will certainly consider returning again next year. Finally - thanks to our hosts for such a pleasant stay.

The property

A delightful, stone-built, stable block conversion, next to the owners’ home, just under one mile from the pretty village of Kirkoswald and within easy reach of the town of Penrith, the city of Carlisle and the Lake District National Park.

Lovingly restored and refurbished, this rural cottage is warm and welcoming, with a combination of original beams, sandstone walls and arched window creating a cosy retreat in the heart of the Eden Valley.

The spacious entrance hall leads to a comfortable sitting room, with a sofa bed, and then through to a lovely dining room with a French door to an enclosed decking area with outdoor woodburner and views over the surrounding woodland and pond.

Downstairs there is also a fully-equipped kitchen and a WC.

A spiral staircase leads from the entrance hall to the first floor bedroom with king-size bed and en-suite, a peaceful retreat after a long day’s sightseeing.

The Coach House also benefits from a secure cycle store/drying room, large enough to store several bikes.

A short walk will take you to the centre of the charming village of Kirkoswald, a frequent winner of the best kept village award, boasting two pubs providing fine cuisine and traditional ales, as well as a shop and Post Office.

The River Eden runs close to the village, and the area is renowned for its excellent salmon fishing, walking, canoeing and climbing.

The Eden Gorge is one of Cumbria's best-kept secrets, and is well worth exploring, plus you’re ideally based for the Lake District, Eden Valley and the Solway Firth.

The delightful rural village of Kirkoswald is situated in the Eden Valley and is ideally placed for exploring the Lake District and the North Pennines, an Area of Outstanding Natural Beauty. Kirkoswald has two excellent pubs, both serving fine quality food, a 12th century church and a shop and Post Office. The River Eden runs nearby and the area is renowned for its superb trout and salmon fishing, along with walking, cycling, canoeing and climbing. There are literally miles of glorious paths following the river's course, with welcoming spots for riverside picnics and sightseeing. Expect caves and gorges, and look out for the ten unusual benchmark sculptures along the way. The Eden Gorge, between Lazonby and Armathwaite, is one of Cumbria's best-kept secrets, and is well worth exploring, plus the local railway station is a stop on the Settle-Carlisle Railway, which is one of the most beautiful railway journeys in Britain.
