    The cottage exceeded our expectations as it has had a referb since the photos on the website. The pub next door was very welcoming and dog friendly also the food is excellent .There is some noise from the road that other reviews have mentioned but it didn't disturb us at all .

  • "I wouldn’t recommend staying at this property due to the noise from the main road, and the pub few doors down."

    Being woken up at 6.30am every morning with the noise from the pub! The dishwasher wasn’t working, the bath was leaking Wouldn’t be staying here again

    Thankyou for your review,i have just been in to the property ,dishwasher working fine and i ran the bath ,took the side panel off and could not see any leaks so all i can guess is the shower curtain was not inside bath . The noise at 630 from the road maybe but not from the pub. Property Owner

  • "The property is a good base to explore the Lake District, it’s up side down living provides great views including the sea and lovely sunsets."

    The property is warm and bright upstairs. It’s a short drive to the Ravenglass and many lovely beaches. The off road parking is a bonus. The kitchen is well equipped. The Brown Cow pub is two doors away, it’s friendly and serves good food. Overall we enjoyed our stay at 1 Park Nook Close. The road can be noisy when motor bikes and Lorries pass by, it didn’t spoil our stay but could be an issue for light sleepers. The property can accommodate four people but the only proper shower is in the en-suite and the bedrooms are small and cramped so better for two, we left our bags, clothes etc in one bedroom and slept in the other. Knocking the bedrooms into one larger room would work better. I messaged the owner twice, once before our stay to ask whether I needed to take cleaning products and once when we arrived because the WiFi didn’t work. I got no response. The land line for the owner is the same as the Brown Cow Pub, we used the pub a few times and ate there, everyone in the pub was friendly but felt really disappointing my texts had been ignored. For info, The photos on the website are out of date, there is a new sofa and flooring upstairs, the furniture in the bedrooms is different with more drawers and shower cubical in the en-suite has been replaced.

    One of the towels had mud or something else, the light switches are faulty some don't work, the kitchen light switch is pushed in dangerous, the curtains are filthy, shower room tap leaking, This was OK for a short stay

    Thank you for your feedback,the kitchen light switch is now renewed i had electrician booked for your day of departure,i dont really understand the comment that light switches do not work ( there is a spare switch in 1 bedroom which was for a ventilation system which is now disconnected so may be you mean that and in the lounge there is a switch for a outside light which is now disconnected). The tap is being fixed on next changeover day. I will take a look at the curtains on next changeover day and will replace them if required. Sorry about the dirty towel we will take more care in future. Thankyou again for staying at 1 Park Nook Property Owner

  • "Overall the property was pretty nice, it just lacked a few things to really make it functional - Washing up sponges and some laundry detergent would've been useful considering the isolated location."

    Even just a blanket to use on the couch would've cozied it up a bit. There was no reception in the house and the wifi didn't work (only on the smart tv), which meant we were off grid for the week. There was also no way of contacting anyone to fix this. It could've been cleaner - washing machine was full of dog hair and some cooking utensils were greasy. I loved the top floor! The sun coming through the windows in the afternoon, the view across the fields was beautiful. I watched the lambs across the road all day. It's a nice spot to retreat to after long walks on the western side of Lake District.

  • "The cottage was very clean and was better than it looked on the photos, think they've done some modernisation, particularly new flooring installed."

    Agree about the comments.of Road noise though, both bedrooms are downstairs at the front of the property do you cant escape it at night, you are right next to the busy road which did interupt my sleep. I would recommend but take ear plugs!

  • "A wonderful stay in a delightful cottage, everything was provided to make a home from home, with the exception of dessert spoons, you need dessert spoons ☺️ Instructions on where to find the outside bins would be helpful and the outside lights needs fixing."

    The staff at the pub next door are very friendly and the food is good plus you get plenty, the locals were very friendly too and helped us welcome the New Year in. All in all a very enjoyable experience

  • "The property was beautiful and extremely clean, some of the oven trays need replacing as they were mostly very rusty."

    We also found it really difficult that we could not locate an outside light? We had a dog with us that needed to go out before bed but it was pitch black, I actually tripped over the adjoining ramp to next door twice. Finally I think due to the location of any shops to the property a small, basic welcome pack would be greatly appreciated. Luckily the pub next door gave us a few t-bags until the day after when we could grab basic supplies such as bread and milk.

  • "On arrival the cottage was clean and warm with clean towels in each room which looked new."

    Plenty hot water, good shower and dish-washer tablets were provided.The bed was comfortable but the settee in the lounge was not at all comfortable. TV looked new and internet worked well. The main problem was the traffic on the road right outside the bedroom. It was like sleeping next to a motorway. Every time a vehicle went passed the headlights would light up the bedroom like Blackpool illuminations. This was such a problem for us that we left the cottage early to go home for some sleep.

  • "The cottage is equipped inside with everything you need, dishwasher, washing machine etc."

    However, it is very tired and needs some serious TLC. Lots of maintenance required and a coat of paint. Bathroom light needs urgent attention as bulb was exposed. What looked like the earth wire was sticking out from the boiler. Cracked shower tray in en suite, which other guests mentioned, still not fixed. Could not see the lovely view from upstairs as the windows were so dirty. Bedding needs replacing and the whole place needs a deep clean. If you have trouble sleeping, road noise would be an issue. It's a shame because it's ideally placed for tourists and comes with parking. This place could be a hidden gem but it is well worn and needs a bit of time and money spending on it.

  • "The cottage itself needs some attention and some of this I have seen in previous reviews: shower has a broken shower tray and door, the wiring needs looking at (when I first switched on the lights in the lounge it blew the fuse) and the place generally needs updating and redecorating."

    The cottage is hard by a very busy a road and there is very little outdoor space in which to exercise dogs, in fact we got a bit paranoid about them escaping onto the road and had be very careful when we coming in and out. It rained heavily while we were there and this resulted in the drain outside the cottage being blocked which in turn meant that we were woken up by water crashing on the bedroom window every time a car/lorry drove past (this is how close to the road the cottage is). Having said all that, the place was clean and had pretty much everything you would need for a comfortable stay and there were lovely views from the upstairs (which is the living area).

    The pub is literally next door so you can get the food you want. But it's a little bit of a shame that they don't provide soap or any shampoo and shower gel and the location is a bit far away from the grocery shop. But anyway, we had a great time there, thank you.

  • "We had booked to stay for two weeks and we were really looking forward to our time at 1 Park Nook Close but we were extremely disappointed and struggled to stay for the duration of our holiday."

    The photos implied this cottage was clean, well equipped and had an excellent location for exploring the area. On our arrival, we found that the cottage had been 'cleaned' to a sub-standard level, there was still dog hair on the furniture and the carpets. The two single beds had their duvet covers turned inside out leading me to conclude that these had not been changed, but merely turned inside out. The towels provided for a family of four were not adequate and had holes and a few stains on some of them. The light in the main bathroom had no cover leaving the bulb exposed to the moisture and condensation when having a shower. The shower tray in the ensuite had a big crack and previous reviews have mentioned the same, but clearly this has been utterly ignored by the owner. The hot tap in the kitchen clearly has its jet regulator that controls the flow of water missing, as whenever we turned it on, scalding hot water sprayed out and could have been catastrophic. The fridge is a ridiculous size and could barely hold enough food for a couple let alone a family of four. The bannister at the top of the stairs is loose and wobbles if you barely touch it. The narrow plank of wood that masquerades as a window sill in the lounge nearest the TV is not fitted properly and actually comes off if you touch it. Furthermore there is no booklet or helpful guide informing guests of when to put bins out or useful numbers to call, the owners themselves never bother answering calls or texts if you try and make contact with them. There was only ONE bin liner that we were expected to use, we were staying for TWO weeks! The electricity is very erratic and we had a few occasions where the lights went out usually only for a few seconds, except once when the power went out at 22.49 and did not get restored till nearly 2am. We were forced to sit in near darkness using light from our phone torch as even though there is a torch in the property, the batteries were dead so it didn't work and there are no candles. Furthermore, I woke up one morning with a tick attached to my back, which caused me and my family a lot of worry due to the possiblity of contracting Lyme disease. In the description, it states that there is 'some road noise', that is completely untrue - there were all manner of vehicles thundering past most of the day, but especially at night making it extremely difficult to get any sleep. Furthermore, the owners of the pub live next door and have dogs that barked incessantly at various times of the day. The owners themselves were loud and had no consideration for how their voices and shouts carried into 1 Park Nook Close. In addition to this, on the Saturday night, there was an event on at the pub where there was loud music pounding on till about 12.15am accompanied by swearing and shouts from the punters, some of whom chose to stand outside the bedroom window. The only positive are the beautiful views you get from the lounge windows but having paid nearly £900 for our stay, this hardly seems enough to justify this cost.

    Very quiet and peaceful. The only thing I would mention is that the shower tray had a large crack in it and was slippery which felt a bit uncomfortable and although the shower was nice and hot the water in the sinks ran cold.

    We had a lovely stay in the cottage it was clean and comfortable and would recommend it to other's but we wasn't happy that the tv wasn't working we asked at the brown cow pub for assistance but they struggled to get it working we had to manage with only 3 Internet channels when the WiFi worked it kept going off there wasn't any emergency contact details or checking in or out information I wasn't very happy about it as we expected the facilities to be in working order the tv was the one thing we needed to relax after a busy day walking with the dogs I left a message in the cottage about the tv but dont know if it has been passed on to the owners I would have liked my review to be published but as I didnt know how else to contact you I used this to let you about our stay so I won't be offended if you choose not to

    We didn't have the best weather and there was a little road noise, but with its upside down accommodation the view was outstanding. A must try is the food in the Brown Cow pub as is a visit to the local shop for a good old fashioned experience. Would gladly stay again.

  • "The location of this house is fantastic for a walking holiday."

    Its really close to Wast Water, Windermere Scafell Pike and various other peak trails. Ravenglass was lovely, as was the beach nearby. The food at the pub next door is beautiful, would recommend. I was disappointed that there were no basics provided; such as toilet roll, hand wash, extra dish cloths, teabags, dishwasher tabs. I would recommend providing those basics for future guests, maybe even a little welcome pack to go above and beyond. That is the kind of thing that would encourage me to return. There was no dvd player as listed and a few things were broken. Accuracy of the listing and checks between every booking are really important so i was disappointed again with this. However, we did find the beds comfy, the road noise (declared on the listing) was not bad at all and we were able to sleep fine with it. The sofas are comfy, lovely to sink into after a walking day.

    Although we had read about the road noise it was quite bad during the week, come the Friday there seemed to be less traffic. We felt that maybe blackout curtains in the bedrooms would be good to stop the glare of the headlights coming in!

    Pub next door friendly and the meal was excellent, didn't hear any noise from pub, and there was a do on one night. Traffic noise from busy road is identified by owner and is not a problem really. The only thing I missed was a measuring Jug. Would definately stay again.

    It is a nice cottage, I would happily recommend it. My suggestions are that firstly it is very difficult to find in the dark unless you know that it is attached to the Brown Cow Pub (satnav takes you 1/2 a mile away) The cottage is well equipped, however there were several lightbulbs either not working or the one in the kitchen wasn't even in the light fitting. Additionally, as a domestic water engineer can I suggest you immediately reduce the temperature of the hot water? If a child were to put their hand under the running hot tap it is hot enough to remove skin

  • "I was aware that the cottage was on a road but it's like being at a F1 event."

    We walked so much it didn't really effect us even though I'm a light sleeper. What did effect my sleep though was something outside knocking when windy. I couldn't work out what it was. En suite extractor fan needs repairing & the washing machine rubber door cill was revolting with black mold. I cleaned this & put on hot wash but the door doesn't stay ajar so it'll need regular cleaning as people clearly shut the door so it stays damp Carpets need a clean too as clearly people don't take off muddy shoes. We had a great time. Good location for at bees, local steam train, eskdale, skarfel pyke etc we did leave 24hrs early as we were so tired from the relentless hill walking & needed our own bed before returning to work. Totally recommend the steam train & walk back. Views from skarfel pyke were incredible but due to terrain a very hard 9m walk Wasdale head/water is absolutely stunning. Overall we were very lucky with the weather which was an added bonus. Lastly we ordered food from Morrisons who delivered, based on very limited shops I'd recommend this but the fridge is very small. Oweing to this cottage sleeps 4 it really needs a full size fridge/freezer to be able to hold a week of food.

    It’s a short drive to a nice beach and longer drive to some of the most beautiful places I’ve seen. The food at the pub next door is excellent, and the portions are huge. Just a few things spoilt it a little for us. If your dog is small like ours then they can get out of the garden gate and straight onto a very busy road. And it is a very busy road with lots of very noisy traffic going up and down all night. Unfortunately that would stop us from staying here again.

    After we sorted this the stay was nice, windows in the lounge could use some tlc as the mechanisms appear to be broken, but no other problems. Got nice views of the sunset over the sea and parking was easy.

    This was due to no heating in one of the bedrooms, bed very uncomfortable and you could feel th springs. Duvet very poor quality and no warmth. Garden not suitable fo a small day Very disappointed that no member of staff has had the decency to contact me regarding my disappointment. I have booked with Sykes cottages previously, however I would be reluctant to book or recommend you

  • "Absolutely lovely cottage about a mile from the coast."

    It was a great location for steam railway, WastWater, Scafell Pike, and loads of dog-walking. Very clean and very warm. Quiet area even though it was on a main road. Award winning pub next door. the locals were all very friendly and warm. A real highlight was driving over the hills behind the cottage through the clouds and down towards Coniston Water. So refreshing and lovely and fabulous to look at. The owners provided everything we needed plus a few extra luxuries that were very well thought of. Will def come back here

    The cottage was clean and tidy with everything you could need. We and our young dog loved it. The local people are very friendly and welcoming. The local pub does amazing food and offers excellent service. Even though we only stayed for a week we could of happily stayed longer. Such a lovely place to visit. Would recommend it to anyone.

  • "The shower in the ensuite doesn't work unless you hold the button down which and it shouldn't be advertised as having wifi."

    It shares the router with the cottage next door which means you can only pick up a signal from when you sit at the bottom of the stairs and it's very weak. The property should have it's own router. There was also no information on how to connect to next doors router, we had to ask in the pub next door. As mobile signal is limited it was a bit of a pain. Apart from that we had a lovely stay and the beds were comfortable and the cottage was nice and warm. It is well located to see everything the lakes has to offer, would definitely stay again if the ensuite shower is fixed and the wifi is sorted out! The people in the pub were lovely and very helpful and the food is fantastic!

  • "We enjoy our stay even though the weather wasn’t particularly good."

    Theres enough leaflets in the place to tell you points of interest. On a good day you can see the beach from the living room window, We only managed to visit the beach once with our dogs due to the bad weather, they thoroughly enjoyed themselves. The views are spectacular from every window upstairs. Having the bar adjacent was a bonus. They are very nice people and made us feel very welcomed and had no problem with dogs. Suggestion: Our two Staffordshire bull terriers are well behaved and know when their wet they have sit and wait for us to dry them. The entrance hall is too narrow so we had to lay our towels on the carpeted floor and guide them through to the open space where you hang the coats. It would of been easier if there was no carpet instead Lino or wooden flooring.with a mop and bucket to clean any dirtt away. The only grievance we had was the consistent loud noise coming from the electrical box in the en-suite bedroom including where the boiler is in the entrance hall there was a constant noise coming from there as well. As the bedrooms are downstairs we didn’t get much sleep. The place was clean and tidy and had everything you needed. We would stay again but because of the loud noise unfortunately it’s too disruptive and we didn’t manage to recuperate as much as we had hoped. Apart from that We really did enjoy our stay.   • "Lovely stay with washer/dryer and dishwasher there is traffic noise but you are on a road."

    Upstairs spacious plenty of kitchen utensils a bigger frying pan would help. Bedrooms spacious not much storage in main bedroom but we used 2nd bedroom. 3 miles to beach for dogs. Outdoor space fine with gates closed was secure. Pub lovely and friendly and did delicious steak would stay again

    Radiators needed bleeding. En-suite shower on off button would not stay on. Mentioned to staff at local pub. Very comfortable and cosy cottage . Couple of lamps would make it more homely. Brief instructions on how to use heating would be helpful. Brown cow excellent value for money and proper home cooked food. In a great area for exploring. Perfect break away and good value for money

  • "We arrived to find the heating not working, and spent hours wrapped in duvets before finally getting an agreement to move to the other cottage next door."

    Had that cottage been occupied we would have had no option but to move to a hotel. I am frankly VERY disappointed that the owner made no effort to verify that the heating system was working before we arrived. We were told he knew about this before our arrival!

  • "Lots of radiators, room for two cars only."

    Lots of light switches that appear to do nothing. Not much storage space in bedrooms for clothes, in fact none at all. Had meal next door in brown cow, slow service , expensive but very good. Road noise is constant all night, but after a while you learn to ignore it. Had no issues. Thanks for reading Bryan

  • "No Wifi was a problem especially as there was a crisis happening with family back in Sydney."

    Brown Cow Inn people were very obliging & allowed us use of their wifi. Lounge was quite uncomfortable. I met the owner & he said new furniture was due to arrive shortly. shower recess was a work of art getting in & out with inward doors. Kitchen was very well equipped & overall it was a reasonably pleasant stay.

  • "The cottage was clean."

    However the location was awful. The website implies it is in the village. It was described on the website as being in the ‘heart of the hamlet of Waberthwaite: it is actually 1/4 of a mile away, located on the very edge of the A595, which is the main road down the west coast of Cumbria. The description says things like ‘peaceful break away from the hustle and bustle’, ‘tranquil holiday’, ‘lovely peaceful location’. Actually only a narrow pavement separates the cottage from the road which has traffic racing by from 4.30 am to late at night. It is one of the main roads to the Sellafield Nuclear Power Station where 10000 people work, many on shifts. The traffic is so loud inside the house it drowns out the tv when anything passes. Sleep was disturbed as the bedrooms are on the road side of the cottage and on the ground floor. The outside area is shared with another cottage (which is not mentioned) and whilst it is secure when the gates are closed I would not allow children or dogs out there unsupervised as gates could be opened by the neighbouring occupants and a child or pet would be straight into the road. It is unusable as a seating area due to road noise already mentioned. The living areas and bathrooms are dated with tired furniture and appliances. The tv is almost an antique and the signal was very poor as was the sound. The white microwave is so old it’s turned yellow. The bedrooms have enormous beds which are comfortable but mean there is only room in one room for 2 bedside tables. You have to use a chest of drawers in the hall for clothes. There is no where to put toiletries or any other belongings. The other bedroom has a small chest of drawers. Where 4 people would put clothes etc I don’t know. En-Suite has a tiny wash basin at child height with no where to put toothbrush etc. Had to put it with other toiletries on bedroom window ledge. Shower is tiny. There is no shower in the main bathroom and couldn’t have a bath before bed as there was no hot water and as there is no information folder we couldn’t find out how to get additional hot water. Overall it was a very disappointing experience I feel we totally misled about the location and would never have booked it if I had known where it was. We assumed from the description it was in the village. I emailed Sykes as soon as we arrived and they are currently pursuing my complaint.
