Although this cottage could have a lot of potential it was sadly let down by the very bad DIY and general cleanliness of the property good location for exploring and the food at the Brown Cow pub next door was amazing but past reviews have highlighted some problems that haven't been addressed

Lighting very poor, has been mentioned Before, loose toilet seat still not fixed. No outside Lighting pitch black. No dog walks as cottage is on a very noisy busy road. Only good point is pub next door with very reasonably price good grub

"Lovely place."
Just a couple of minor points but nothing that took anything away from our stay. - When you put the address in Google maps its not quite right. Was easy to find though especially when we stopped at the brown cow inn first. Might be worth stressing it's on the same terrace row as the pub. - We didn't know what to do with our rubbish/recycling. Apologies if we missed any instructions. We left it all double bagged by the door.

"The cottage provided everything we needed to stay for a week."
It was basic but tidy. There were a few maintenance issues that needed looking at but I’m going to give the benefit of the doubt and say that they will be resolved once the height of the letting season is over and someone can address them fully rather than patching them! We had a lovely stay, wi-fi was good, great location for exploring the western Lake District and the pub (next door but one) was a great added bonus. if you decide to get shopping delivered to the property, Tesco will deliver there. Make sure you select 2 Park Nook CLOSE, as there is a road called Park Nook in the village apparently! Also go to the butchers in Waberthwaite for bacon and sausages (www.rbwoodall.co.uk) Delicious!! There is a local shop in the village too in case of necessities. And, if you’re old school and like to send postcards like us, there is a post box in the wall of the butchers shop too. :)

Comfy very clean and everything you needed. Couldn’t fault it. Was a perfect getaway for us. Loved the cows daily, and the pub next door is outstanding for food, would highly recommend. We would for sure stay again. Thank you for a great break! Worth every penny.

"The owner of this place needs to spend a couple of days staying in this place to imagine it from a guest point of view."
No instructions about any of the facilities such as how the boiler worked or the arrangements for heating and hot water, Wi-Fi etc were immediately apparent. We eventually found rudimentary information scrawled on a piece of paper in the tv cabinet and only later in the stay found a printed sheet amongst the leaflets about the area. The kitchen equipment, pans etc were old and scratched making them practically unusable and the oven was dirty and filled the room with smoke when switched on, at one point it set the smoke alarm off and made everything smell of grease. The boiler was house behind a cover which was simply taped to the adjoining cupboard. The windows downstairs were filthy, pity because the view towards the sea was lovely. The downstairs toilet was wobbly and leaked all over the floor. The property description states Wi-Fi is included but we couldn’t connect at all during our stay. Outside the front in the building adjoining (the pub?) a window was smashed and there was glass all over the pavement and the main entrance round the back was unkempt and unwelcoming. Sykes Cottages the photos on your website listing bear no actual resemblance to the reality. You need to go and inspect the place and revise your listing. Unfortunately for me I only looked at the most recent reviews, if you read a few more you get the true picture. The whole experience would put me off booking with Sykes again.
Thankyou for your review and sorry you did not find things to your liking. The wifi problem was beyond our control bt cut us off by mistake . We now have new frying pans in the property. Toilet is now fixed .The boiler in the kitchen is a old boiler and not been in use since October 2023 and we are going to remove it but its a big job as flue goes right uo through bedroom.Sorry the windows werre dirty we do have a window cleaner every 4 weeks but gets lots of dirt from road. Spacious, clean, warm, comfortable and well equipped. There are even cleaning products provided. The boiler and cooker were a little confusing at first, but the owner has left all of the manuals for the appliances on top of the washing machine. The property is on a main road but we didn’t think it was excessively noisy. The bed and pillows were a bit firm for our liking, but that is personal taste. Next time we’ll be taking our own pillows. What impressed us the most was the standard of cleanliness, we know this property allows dogs but you would never guess if you didn’t know - no doggy smells and not a single hair seen during our stay. The downstairs loo is a bit wobbly and has a small leak and the frying pans have seen better days - I left a note for the housekeeper so the owner should be made aware. This is a lovely property, well worth a visit.

The weather was awful so spent a lot of time in the cottage, greyhounds don’t like the cold! We totally chilled, books, jigsaw and board games provided. Beds were really comfortable and there was plenty of suitable space for wet coats and boots. However, back door lock needs looking at, instructions regarding switching on the boiler need updating and info on which bin is for the cottage would help. An outside light on the front of the cottage would be helpful as it was pitch black when we left the pub next door. The pub was welcoming and the food was great. Would book again.

"This is the first time that I have come across a self-basting oven, it had so much grease and oil inside that you do not need to bring cooking oil with you."
The boiler cover was simply taped on and constantly fell off, it would be easy for a small child or a pet to gain access and either burn themselves or get electrocuted. Stay here at your own risk.

The lovely photos in the advert are not the reality ! The place had an unpleasant odour, it was dirty, of poor repair and a flag stone away from a very busy, noisy road. We booked for 3 nights, however only stayed 2 and that was out of necessity due to sheer perseverance of making the most of a bad situation and not wanting to waste time off work. I've escalated my complaint to Sykes and sent photos (pity I can't upload them on to this review) however, I'm now 12 days waiting and still no response from the owners or Sykes regarding a refund. Sykes complaint process is a joke ! ***Don't waste your hard earned money***

"On arrival we discovered there was no hot water and this was not rectified."
Someone or something had urinated in one of the beds. The cooker was awful, the oven was thick with grease -disgusting! No garden, just a shared parking area with a bench seat. We got so fed up we left early.

The pub next door, did not want to get involved, although they were aware of the problem. Neither did they want to give me the owners phone no. So we had to contact Sykes. This in itself was a feat of ingenuity, as there was no mobile signal. The problem was not fixed despite 2 visits by the owner. The cover to the boiler was loose and in my mind presented a serious safety hazard. The instructions for the smart tv were inadequate and it took us all week to work it out. Some of the crockery had not been properly cleaned. The bathroom plug was was inoperable and the toilet seat needed some attention. We could not report any of this because we did not have the owners no. and the main prority was the boiler.

"Ok pretty clean property but a few problems which are quite big We had no hot water for 8 nights and have been having fast cold showers which is not acceptable when paying for property's Also outnof all windows in the property only one in the bedroom opens so the property gets extremely hot and stuffy There isn't a shared garden it is a car park for the cars so when letting the dogs out for a pee (we have a 12 year old dog with a problem where he needs to go out regulary) it's very very difficult."
The actual area we have stayed in a few times and the area is lovely but the stay in the house wasn't great at all I'm afraid

Overlooking the cows grazing at the back and a farm + slight sea view at the front. Outside the property needs some TLC, where the bins are kept is very messy (I know it's a bin store but it should be kept tidy & clean). Everything just needed some updating and taking care of. The kitchen didn't have much storage and we felt the whole property could have made much better use of the space it has. Things seem to have been done cheaply/quick fixes. The main concern we had was the shower. The shower curtain wasn't fit for use, our 1st day after having our showers we went back downstairs to find that the water had run down through the ceiling into the kitchen. HUGE safety concern as the water was running into the sockets! For the rest of our stay we had to sit in the bath and use the shower that way. We couldn't have a bath as no option to switch the tap (unless we missed something). This mustn't be the 1st time it's happened as there was a damp patch on the ceiling. The property is also extremely warm! Unfortunately for us we only found the fans on our last day and we had turned the heating off on the 1st day. Not that it's a big issue for us but there wasn't a DVD player as listed. The basket with magazines/leaflets is very out of date, some up to date information on the area would have been good. A little welcome pack would have been a nice touch. There wasn't many basic essentials in the kitchen either, no washing up sponge, tea towel etc but luckily I had taken these with us. Also no hand soap. The pictures need updating too as we don't feel they give a true representation of how the property looks. This could be such a lovely place with upgrades and given the TLC is so desperately needs.

The beds looked like they had been slept in the main bed the mattress looked like it had just come from the tip. The quilts had crumbs over them. We refused to sleep in the beds. The bathroom was filthy and has a musty mouldy smell. The wardrobes also had the same smell. The kitchen had mould/damp in the corner and like upstairs hadn't been cleaned. The cooker and oven looked like it needed an oil change as it had that much grease on it. The TV, windows, curtains and downstairs toilet also could do with cleaning. There was cobwebs and spiders everywhere including dead spiders in the entrance. The washing up sponges where disgusting and looked years old. We left after 1 night as we couldn't use the bathroom as we felt we wouldn't get clean. Overall it felt like we were in a squat. You don't want a property like this on your portfolio and I believe we should be reimbursed. We have a video which we are considering posting and sending to trading standards.

The main bed was comfortable but very squeaky, I think a new mattress would be in order. (we didn't use the second bedroom). As stated, the cottage is directly on a main road with some heavy traffic, but it didn't bother us too much. The pub next door did good pub grub at a reasonable price, with big portions and was very friendly. You do need a car to get around, the nearest village is Ravenglass with three pubs a shop, and heritage railway, about 5miles away. Although there is an excellent farm shop nearby. We travelled along the coast north and south, and inland to the lakes, beautiful countryside with superb views. Haverigg and Wastwater were particularly good. All in all a very good stay and would recommend.

Beach only 20 min drive. Pub next door friendly and fun. Unfortunately some minor things were; there was no soap at all in the property, no bin bags for the bins. The curtains in the bedrooms are so thin and therefore once light unable to sleep. We also had to clean the fridge on arrival as was not clean. The beds were comfortable and bedding clean and we enjoyed our stay and would return as for the price of a 2 night stay it was as expected. Definitely go to pub next door. Many thanks

"Lovely warm cottage, which, from previous experience, is the most important thing!"
Comfortable bed and good quality bedding. Could do with a few more bits in the kitchen eg fried egg spatula, peeler, knives sharpened and bowls and more storage in the smaller bedroom. The little freezer was an unexpected bonus! Unfortunately some previous guests clearly weren't very good at washing up. Settees could do with cushions for us shorties, but that's probably down to covid. However, having spent a week in another cottage which had more facilities than needed, but was always cold, the constant hot water and comfortable temperature of the cottage makes up for any shortcomings after a day of walking!

The cottage had everything needed for a lovely weekend stay including festive decorations, good cooking facilities and 2 nice bedrooms. The location of the house and the pub was fantastic and it was peaceful enough for a relax but also in good driving distance to some really pretty places around the Lake District.

"The property was exactly as described."
It was clean and had all the basic essentials included. The property and it fittings are a little tired but still perfectly functional and comfortable. We stayed with family who also rented number 1. The weather wasn’t kind to us for the latter parts of the week but the smart television, books and games helped to pass the time on a wet afternoon. We visited the pub next door for food one evening and the food was very tasty and reasonably priced. All in all, we had a very pleasant stay.

High dusting had not been done in quite sometime. The cutlery draw was minus forks, this was sorted by the owner straight away, the point is basic checks are not been done. The cottage was a little tired on the inside.

The pub which is attached to the cottage was very welcoming very friendly locals and staff with great food 2 min walk from waberthwaite shop which sells great Cumberland sausage and bacon close the bedroom windows at night as between 6 am and 7 am fair bit of traffic going to Sellafield but absolutely loved the holiday and will be booking again

The property was clean and comfortable but is situated on a busy, fast main road and, if you are a light sleeper, is not ideal. It is also fairly remote, you will have to travel to visit any sights. Having said that it is an ideal base for exploring the Lake District. The pub next door does exceptionally good food and the staff are very welcoming and friendly.

It was comfortable, clean and good size for husband and myself plus our dogs although it could easily accommodate 4 too. TV reception was good (freesat), iron and ironing board available, washing machine if required, small worktop freezer was useful. Pub next door was lovely, good food, good ale and very friendly, no noise from there at all. The road outside was fine it didn't bother us or keep us awake at night, although the speed limit is quite fast on that stretch so you are aware of the larger vehicles passing. If any improvements were to be made I would suggest the fridge needs to be colder (it was set at maximum cold temperature) as we felt we needed to add ice packs to it to keep food cold, and knives weren't very sharp made preparing food difficult. Wish I had also taken a sieve as there wasn't one there but as I didn't cook often it wasn't a big problem. In all we have another lovely week in the Lakes.

Disappointing property and thus we left early. Coupled with the noisy road which meant it difficult to sleep - there are no windows downstairs that open which made the property very hot and stuffy, no grass area outside. The property was clean, a little outdated and a has a very noisy fridge. The property would be fine for a 1 night stay but NOT suitable for a week stay. The pub next door was fantastic. Very friendly and good food.

The cottage was well equipped, great fridge, great little seperate freezer. (need ice tray cubes though) The only problem was the smell of foist from the downstairs toilet. Very bad. But it didnt deter from the cottage. The pub being right next door was great, very friendly, a great pint. The food was incredible. Lots of walks right on the doorstep. A short drive into Cockermouth for the day. Would stay again and reccommend to friends who like walking.

But to be fair the weather didn't help with plenty of rain. To explore the area safely we would need to drive. The railway was OK but again it was very wet and windy. The scenery is spectacular and in good weather it would be much more conducive to explore and find different walks.

For example I couldn't get hot water on the first night and there were no instructions for how to operate the boiler. I had to open it and figure it out. Likewise the hob and cooker had no instructions and the switch for the cooker was hidden behind the microwave. A little info booklet would be a welcome addition I think just telling you where to find things and how to operate them. Also finishing niceties like additional hand towels for the bathrooms. We ended up using the ones supplied but if we'd had 4 adults as the cottage can support we wouldn't have had spare towels to use. Otherwise the cottage is comfortable and well furnished. The main road at the front is busy and a national speed limit so if you're bringing dogs or young children make sure the drive gates are secure before letting them out but it's a good base for exploring the area

Bed sheets were dirty on arrival / marks and hairs on them. Lots of flies and wasps. Parking can be tricky if people are staying next door. No garden to speak of. Wasn’t terrible but wouldn’t stay here again. Busy main road right outside front door. Disappointed but it was just a base as we were out on the hills all day.

Although slightly isolated with regard to local shops many of the places of interest are not far away. Muncaster Castle and the Ravensglass and Eskdale railway are very close by. The cottage is attached to the Brown Cow pub. Here you can unwind with a real ale and enjoy some very good homemade meals with friendly hosts. Our dogs were exhausted after lots of lovely walks. Highly recommended.

There is no shower, which again would be a great addition, as well as saving the owners a lot of money in fuel bills. Also, a DVD player for the evenings and wet days would be a good facility. Overall, a comfortable, warm and cozy cottage, with the Brown Cow Inn just next door. It is well placed for tourist attractions, within the Lake District.

This spacious, terraced cottage is located in the small hamlet of Waberthwaite, on the beautiful west coast of Cumbria, just five miles from Ravenglass and nine miles from Gosforth in the Lake District National Park.
This lovely cottage has spacious accommodation and is ideal for families and friends to use as a base for exploring this lovely part of the country.

Park Nook Cottages
A couple of charming, terraced cottages set in the heart of the hamlet of Waberthwaite on the western edge of the Lake District National Park. With the comforting living areas and wonderful, rural location, booking these properties together would be excellent for a group of couples or friends who are looking for a peaceful break away from the hustle and bustle. Both of the Park Nook Cottages come with comforting bedrooms, cosy living areas and well-equipped kitchens for you to use, they also both have fantastic views of the countryside and the sea in the distance. They come in a brilliant location for a tranquil holiday, with the option of staying in this lovely peaceful location or taking the short journey to the more bustling areas of the Lake District. These properties come with the added benefit of a pub next door, making it perfect to sit an unwind after a long day exploring area. The hamlet of Waberthwaite is small yet delightful, offering quaint little cottages, incredible scenery and lots of walking and cycling opportunities. The local skyline is dominated by the towering peaks of Scafell, Great Gable, Hard Knott, Harter Fell and Muncaster Fell and nearby the stunning valleys of Eskdale and Dunnerdale provide breathtaking and ever-changing scenery to be enjoyed throughout the year. Local attractions include Muncaster Castle, a World Owl Centre and the Ravenglass to Eskdale miniature railway, all of which provide wonderful and varied days out.
