  • "What a lovely place."

    It was absolutely immaculate. Very well presented. We had everything we needed. Tea, sugar, coffee and milk provisions already there. Which is useful, as you never know on these trips. So, 10 out of 10!

  • "We thoroughly enjoyed our stay at 2 Kings Yard."

    The property is well situated in this lovely small town. As soon as we stepped through the door we felt at home - the decoration is homely yet uncluttered and very welcoming. The kitchen is very well equipped with everything we needed for our stay. The rooms are over 3 floors with steepish stairs which worked well for us with older children but might have been difficult with mobility issues or very young children. We absolutely loved the house and would certainly recommend it and may well book a return visit.

  • "2 Kings Yard is a lovely property in the centre of Sedbergh, with everything within walking distance."

    Despite being in the centre of the town it’s very quiet. It’s beautifully maintained with quality fixtures and fittings and everything you need to self cater. The beds are comfy with quality bedding and towels, and the showers are good. The only downside is the small lounge area, but this didn’t bother us. Very good communication with the owner.

  • "2 Kings Yard is a perfect cottage to get away from the hustle & bustle of life."

    The cottage is spotlessly clean & and everything is provided for your stay. All household needs are intuitively located—no hunting around in drawers/cupboards. Everything is where you think it would be! And the beds! Beyond comfortable. Hotel-standard bedding & towels provided. Great info basket on local walks & local history Location perfect for accessing The Lakes. Sedbergh is a lovely sweet town, thou it feels like a village. Coffee shops, pubs, Chippy. Traditional sweet shop -that is VERY popular. A few nice shops to browse. Our dog, Betty loved the " Pepperpot walk" every morning. Friendly local folk. One issue that may be important for some is you cannot park outside the cottage. Parking is three minutes away. But not an issue. Overall the best Sykes Cottage so far!

    Tucked away from the main road but close to local amenities as well as beautiful walks. With spacious bedrooms, two bathrooms and a downstairs toilet, it was the perfect retreat for a family with two teenagers. The silence was golden and the views were gorgeous.   • "We only used for B&B as we were visiting with family who live in the village."

    Cottage was warm and had all the facilities we would want if staying longer and using it as our holiday home. Top floor shower took a while to get any pressure but that is to be expected in such a property, also the flexible shower head bracket needs attention as it will not keep the head upright. Rain shower works fine. The stairs would not be suitable for anyone with mobility problems due to their curve and steepness. Grab handles are there to use on one side. The property has been converted as well as possible considering it's age and style of construction. We would be very happy to stay there again. The kitchen is really well equipped and nicely laid out although we never got to use it much.

  • "This is an absolute gem of a cottage."

    Very well equipped (super sharp knives...a rarity in holiday cottages!), views of the fells from bedrooms, comfortable beds and lovely bathrooms. The area itself has many wonderful walks from the door, both easy and more challenging and lots of information was provided in the cottage about activities/walks. Very good grocers in the town and some good pubs. The only negative (and not really a big one) is no parking space at the cottage itself but the parking permit provided for the two (very nearby) carparks worked a treat.

  • "The property was perfectly situated right in the centre of the village but still tucked away enough to be private."

    The facilities were great and there were lots of cooking tools and accessories, everything you could need. The living area is a bit snug if you were 6 in the house but we were only 4 so it was fine. Communication from Paul the owner was excellent and very helpful. All in all a great stay, would recommend.   • "Super cottage, tastefully renovated and comfortably presented."

    Sedbergh ideally situated at the foot of the Fells. Lots of local dog friendly walks and several tasty eateries. All dog friendly, except for the Dalesman. We crossed the road instead and had two delicious meals at the very welcoming Red Lion. Convenient for exploring the Lakes and definitely recommend the drive from Sedbergh to Ribblehead Viaduct, stunning views. Thank you for such a comfortable stay and would definitely love to visit again, one day.

  • "We had a lovely stay in your Sedbergh home."

    It is so beautifully decorated. All the rooms were so cozy and inviting. Don’t know if we’ve ever stayed anywhere with such a well supplied kitchen. We really enjoyed cooking in the kitchen. And all the pretty dishes made our meals that much more fun! The instructions booklet was so helpful. I’ve also never encountered a home stay where such detail is left to answer any questions. The walk guides and local suggestions are also great. We didn’t realize how much Sedbergh had to offer and enjoyed the shops and pubs just a few steps away.

  • "This is a fantastic house in a great location."

    Very clean, maintained to a high standard and very well kitted out especially in the kitchen. Sedburgh is a great location for getting out and about, some lovely walks on the doorstep and easy access to the Lakes and Dales. A couple of very nice pubs in Sedbergh great food but fairly pricey, the fish and chips takeaway and the cafe round the corner are really good. Highly recommend for a very relaxing get away.

Easily walkable to the Main Street of Sedbergh and a good starting point to explore Yorkshire Dales. Only point which would make it even better is handrail/ hand grabs on steep stairs. Loved our stay.

    Gorgeous home with a lovely feel. Immaculately clean and beautifully finished. The owners are fantastic to deal with and I just cannot sing the praises enough of this holiday let. I will definitely book again. If you have very severe mobility problems just be aware of the slightly steeper stairs but everywhere in Sedbergh has this due to it being so high up. Message the owners because they will answer any questions.

    Beautiful cottage in a lovely friendly town, tucked away from the main street, 2 minutes walk away ( if that) from Sedbergh centre which had enough facilities to keep most people happy...the Red lion Inn was amazing with great food and a friendly atmosphere from locals and tourists alike! 2 Kings Yard couldn't of been any better, very comfortable and cosy with amazing bathrooms and the comfiest beds I've ever slept in,brilliant wi-fi which will please any youngsters who may stay there....in our opinion, perfectly located for a great holiday...tip for future guests, we travelled in 2 cars and found plenty of on street parking both in Bainbridge Road & Highfield Road and never had to use the parking permit once during our stay although it was out of season so may be different in summer but car park is only 3 minutes walk away so wouldn't be an issue....one suggestion would be some kind of hand rail on the staircase as they are quite steep, not a problem for younger people but could be a problem for the less mobile Thank you for a great holiday and we look forward to our return!!

Sedbergh is an interesting town with a sense of community and the cottage is located right at the heart of it, close to amenities.

  • "We had an extremely enjoyable and comfortable stay at 2 Kings Yard: the property being very thoughtfully presented and well equipped, particularly the kitchen."

    Such a luxury to have a set of sharp knives! A rarity in rental properties in my experience. The bedrooms are thoughtfully decorated and cozy; my teenage son declaring his bed the most comfortable he’s slept in! Both bathrooms have superb showers. The only negative of the stay was that previous guests had not put out the refuse bin for collection which was crammed full on our arrival. I will be recommending 2 King’s Yard to friends and family, should they be staying in the Sedbergh area.

  • "We’re a couple and stayed a week end of March 2022."

    We will be back :) As pro photographers, avid hikers, one ultra runner and cyclists we found the area amazing, less crowded, very close to the hills and beautiful. Very relaxing break, with walks right from the door. We loved the house and everything inside was amazing. The bed was as a good as any 5 star chain we’ve used, such as Banyan Tree or Shangri-la. Roll-top high-back bath was amazing, as was the bathrooms design decor. Attention to detail of the owner was everywhere, even in the small details of kitchen facilities (pots, pans, and even the little items that you appreciate being there, but that they were high quality too). We loved the ability to get to the lakes a couple of days, and that we could hike or run up into the How Gills from the door. Italian Restaurants, cafe, gastro pub, shop, bakery/coffee house and fish and chip shop are all very high quality. Take your pick you can’t go wrong. Worth every penny. We enjoyed our stay immensely.

  • "Spent 3 nights here with 2 other adults, daughter and grandson, our cocker spaniel Brian joined us!"

    This is a fabulous, well equipped cottage. Everything was of good quality and presented well, spotlessly clean! Some nice touches, treats for Brian and a little welcome pack! Sedbergh is a good place to wander round with some independent shops and dog friendly places to eat. Highly recommend a stay here and will be going again.

    Such a lovely place to stay. Fabulous cottage. Kitchen was well equipped. Good quality furnishings, comfy beds. Excellent location, within half an hour we could get to most places in the Lakes and in the Yorkshire Dales. 3 lovely lovely pubs, on the door steps, for both meals and drinks. Lots of information provided for walks direct from the door. Plenty of places to walk to for meals, cafes, pubs, waffle house, fish & chip shop etc. We found the locals very friendly. Our dog enjoyed the couple of biscuits and thank you for the fruit cake fruit cake (lucky for me I'm the only one that likes fruit cake, so I enjoyed throughout the week

The property

Settled within the historic town of Sedbergh in Cumbria in the scenic Yorkshire Dales National Park, is this superb, detached house, 2 Kings Yard.

Boasting a contemporary interior which spans three floors, 2 Kings Yard is an excellent dwelling for a family of four and their furry friend; perfect for exploring the Howgills, Lake District National Park, and the Yorkshire Dales.

Be welcomed into the light and airy open-plan living space, where you can test out new recipes and rustle up tasty dishes in the well-equipped kitchen with large gas-ringed oven, and handy dishwasher for keeping your space tidy, as your guests pop open a bottle of fizz and set the table.

Savour a mouth-watering feast as you toast a wonderful getaway with your loved ones.After a satisfying meal, retreat to the sofa where you can kick-back and relax in front of the crackling woodburning stove, whilst selecting your evening’s entertainment courtesy of the Smart TV.

Completing the ground-floor is a utility area with convenient washer/dryer, as well as a cloakroom.

Climb the stairs to the first floor where you can indulge in a blissful soak in the beautiful roll top bath, as your towel warms on the heated towel rail nearby.

As your eyes grow heavy, retire to one of three beautifully presented bedrooms: a king-size with Smart TV and en-suite shower room on the first floor, and another king-size and double located on the second floor.

Wander the narrow streets which are speckled with charming independent shops or pay a visit to the town’s impressive 12th-century church.

If any of your party has brought their clubs along, Sedbergh is home to an excellent 9 hole golf course enveloped in stunning surroundings.

For a wider selection of amenities, head to Kendal where you will find the fascinating ruins of its medieval castle, including ruined towers and vaults.

If you can’t get enough of Kendal’s intriguing history, head to the Kendal Museum where you will find displays from regional history to archaeology or venture to the Quaker Tapestry Museum which details the town’s rich tapestry heritage.

Just a little further is the small town of Hawes, where you can immerse yourself in rural life at the Dales Countryside Museum or soak up your stunning surroundings at the Hardraw Force Waterfall.

Kendal 11.5 miles; Kirkby Lonsdale 11.8 miles, Hawes 15.8 miles.

The attractive old market town of Sedbergh (pronounced Sed-Ber), with its old-world atmosphere, is not only set in the magnificent western dales of the Yorkshire Dales National Park but is also close to the rugged eastern fells of the Lake District. The town, with its narrow streets, little shops, traditional pubs, famous school dating back to 1525 and its 12th century church, has been a thriving community for hundreds of years, with a market dating from the 13th Century. Leading from Sedbergh is Dentdale, the jewel of the Yorkshire Dales with its rolling hills and dry-stone walls, stretching 14 miles from the windswept moors below Whernside to the confluence of the Rivers Dee and Rawthey. At the centre of the dale is Dent, with its cobbled streets, which has existed since Norman times and nearby Dent railway station is on the renowned Settle-Carlisle railway line. There are three golf courses nearby, as well as tennis, riding, and fishing, and the area is a paradise for walkers, ramblers, runners, and cyclists. This, together with the tranquillity of the surrounding valleys, the two National Parks and it being England's book town, makes an ideal year-round holiday destination.
