    Great large kitchen with the facilities to cook a big breakfast for everyone. Comfy bedrooms with a lot of space. Walking distance to the shops and bars. Would definitely love to return.

  • "Fantastic location, stayed at the house twice now- everything you need- some of the furnishings need updating- the couches in main living room are not comfortable and difficult to get up from."

  • "We had a great weekend."

    The house had everything we needed for a comfortable stay with an added surprise of a piano in the snug. The beds were very comfortable and the bathrooms were great. It was a shame that I had to clean the fridge before we could put food in there and there was biscuit crumbs in front of the leather sofa and tissues behind another sofa under the radiator. The whole house could benefit from a lick of paint just to make it perfect.

    Janette I’m so sorry that you had to clean before you used the fridge and for the other points you picked up, I’ll be sure to feed this back to our cleaning team. With regards to the paint, you might well be right! We’ve been fortunate enough to have a very busy summer and autumn and lots of families visit us for their get togethers.   • "Great property and the location is perfect for either a leisurely 5 minute walk into Lytham town centre to visit the shops, restaurants and bars, Lowther Gardens or along the sea front."

    The house, on 3 floors was just what we needed for a 3 generation, weekend get together. Plenty of space to relax without feeling cramped and the facilities were spot on. We requested a travel cot and high chair and both were there waiting for us on arrival. On street parking wasn’t a problem early morning or in the evening but it can get a bit hit and miss during the middle of the day, but that’s only to be expected in a seaside town. Overall, a lovely home to stay in and I would definitely book again! Thank you for having us!

  • "A brilliant house that allowed us, a group of friends from across the UK to spend quality time in a beautiful location."

    The house was clean and met all our needs. The two reception rooms gave options for quiet time, the kitchen was superb. Lytham House is a located very near the centre of Lytham and the Green. We went for numerous walks to St Anne's, Fairhaven Lake and Lytham Hall helped by the pleasant weather. All in all, a fantastic house in a great location. We would readily return.

  • "Roomy, very comfortable town house, really convenient for shops, cafes and the prom."

    Particularly well equipped. A real home from home. Only slight negatives are the lack of a garden (small yard area only) and on-street parking only, meaning you are sometimes parked a little way from the property. Neither bothered us but lack of garden might be more of an issue in the summer

  • "We had an issue with the first floor bath and shower which had no hot water."

    We communicated to both the owner and yourselves. Absolutely nothing was done to either assist us to sort it or fix it with a professional. We booked Yewdale partly because it had two bathrooms as we had seven adults and three small children. Although we did not allow this to ruin our weekend we thought your response very poor indeed.

When we heard nothing more we assumed the problem had been solved. Very disappointing for us too that Sykes did not check in with you or feed back to us that we should take any further action.     Fully equipped with everything you need. The house is in an incredible location. Right near the front and 2 mins from the little town centre. The pub that is 150 yards away is friendly and serves great food.

  • "Yewdale was great."

    10 of us stayed for a long weekend and the house was that big we didn't feel on top of each other. We had everything we needed for our stay. Yewdale is ideally located with pubs/restaurants a two minute walk away. We couldn't have asked for a better place to stay for some well needed family time.

  • "Fantastic house but needs some TLC."

    Very sticky oily kitchen cupboards. Radiator on first floor hanging off the wall, it’s a large double radiator and would seriously hurt a small child. Water drips down on to the toilet from the bathroom above. No light in the said toilet very difficult to use after dark. Very stained divan in the bedroom next to the said radiator. Baby cot very stained. Rug in the tv room needs to be taken away as it rolls up on one side and is puckered on the other side. We had four children under 8 and no end of times did they fall over it. Nice large rooms and the piano was a lovely surprise. All ten of us had a go at it.

    Ah I wish you had let us know about these issues while you were staying! The leak from top bathroom to middle was obviously ongoing for a while - we immediately got a plumber to solve. Cleaning also observed by me and I’ve let the team know that it’s unacceptable and not up to our usual standards. The rug is a comment we’ll take on board resolve as well as the divan - these issues are perhaps as a result of guests over the summer. Finally the radiator…I’ll check this immediately Property Owner

  • "We stayed at the Yewdale for about 2 weeks mid-June of 2023 and loved the house and its location."

    We came from the US to visit family in Lancashire and we couldn’t have picked a better temporary home. With 3 adults and 4 children, we needed room to spread out and live – not just camp out for a few nights, Yewdale certainly delivered on the most important aspects. I would buy this house in a heartbeat if it were on the market – I'd just make a few tweaks that I assume the owners themselves will probably do too when they resume living there fulltime. The house was easy to find (it is large and beautiful) and the owner or caretaker reached out to see if we needed anything upon arrival. The property has 5 outfitted bedrooms and all were of reasonable or large size. Yewdale is equipped with 2.5 bathrooms and they are well designed, even striking. The bathroom on the ground floor has a toilet with a flush that is beyond poor or is broken. Other than that, the bathrooms were very clean and there always seemed to be hot water. The kitchen was a mix of good and bad. Cleverly laid out, large, and nice looking but with some functionality issues. Firstly, and the most important, the fridge was set to a temperature outside of safe range – it was at 6 or 7c, when it should have been at between 2-4c. We only noticed when a container of milk spoiled too quickly – in retrospect we are thankful no one got sick from anything we stored in there. Another potential hazard, and plain frustration, was the oven. Given its size and obvious expense, it was almost unusable because it lacked the majority of its markings i.e., the labels had worn off/been rubbed off and you couldn’t see the temperature dial. It was also very unintuitive, in order to even turn the oven on (which I was only able to do after reading the manual), you had to turn the oven electricity on at the wall then set the time on the oven itself. Some of the markings have been replaced with Dymo stick on labels but not in all places. The overall state of the oven really stopped us from using it beyond the basics or essentials. Additionally, the kitchen was well underequipped for a long stay, we often found we didn’t have enough glassware, kitchen utensils, or pots and pans for cooking for our group (not a single baking tray big enough for an average pizza, no pizza cutter etc.). The chairs around the kitchen table were also questionable, some with very wobbly legs and no obvious way to tighten them. When we visited, England was having a heat wave and temperatures were often peaking in the 80s (f). It was mostly manageable in the house with the windows open except, again, for the kitchen. The kitchen has an extension with a glass roof which lights the room wonderfully but completely lacks any shade – it essentially becomes a conservatory or greenhouse during the day. It is a shame, because it appeared as though there were blinds for the glass ceiling at some point, and they would have been utilized. The rest of the house could have really done with some ceiling fans or even plug in fans for guest use, particularly in the master bedroom for the evenings. Yewdale’s location is unequivocally perfect and counter any niggles or failings in the house. The street was well kept, quiet, and accessible. Yewdale is, literally, a few minutes' walk away from downtown Lytham. There is an exceptionally quaint pub called The Taps, the cleanest & tastiest kebab house in England - Ahmet’s, and a multitude of other eateries, gift shops, mini-supermarkets, and stores at your fingertips. The train station is about a 6/7-minute walk, several main bus routes have stops even closer – all this and yet the house itself still seems secluded. Yewdale was very good value for money and if or when we visiting again, I will be looking to book here again. I thoroughly recommend this house and just as importantly, its location.

We’ll take on board your comments about fans for summer and trays for pizzas (we always use scissors to cut ours up!). I hope you managed to alter the fridge too, very odd about the temp, we don’t always have a chance to check everything in between bookings. Finally, the oven!   • "We loved the house , there were 4 generations staying for a family get together & it suited us all."

    Plenty of room & well appointed . (Even had a low lighting on the stairs which the older generation really appreciated at night) Fantastically close to the beach & green for our 2 dogs . Lovely shops, pavement cafes & bistros a stroll away We would all love to go again !

  • "Lovely comfortable large house."

    Great for mixed generations, plenty of space. Location was excellent. The house was very well equipped. Only slight difficulty was the parking which I realise the owners can do nothing about. Highly recommend.

  • "My friends and I really enjoyed Yewdale, it's a beautiful house with quality furnishings and fittings, well laid out with plenty of space."

    The bedrooms were spacious with very comfortable beds and the two bathrooms were delightful We were in Lytham to celebrate my sister's retirement birthday. The house is well located, very close to the restaurants, shops and bars of Lytham so perfectly suited our plans. We also had 2 dogs and Lytham Green and the beach were just around the corner, with Lowther Gardens a short walk away. All in all, this wonderful house made our stay in Lytham a memorable experience. We've already booked a return for a 70th birthday celebration. Thank you Jane and Jim for allowing us to share your excellent house.
