• "Before we arrived, the communication was excellent, directions were spot on and a very warm welcome awaited us."

  The cottage is very well appointed with a home from home feel as soon as you walk through the door with lots of lovely welcome gifts. Beautiful and private position close to all you would need for your holiday. Karen and Ryan are exceptional hosts with nothing being too much trouble if they are asked. We had a fabulous birthday treat there and look for to returning again. 10/10

  Great location with far reaching views and direct access to local footpaths. Comfortable, flexible and roomy accommodation with good quality furnishings and equipment. Heating worked well with extra advantage of Morso woodstove. Good location for Dales, especially Ingleton and Malham. One of the best Sykes cottages we have stayed in.

• "Honestly the best experience of hosting I have ever had."

  Karen was wonderful, responsive to any issues, complimentary gifts when we arrived. Helped our friend who had got lost! The cottage is also wonderful and quirky and very comfortable and well stocked with everything you could need. The views from every window were wonderful and it is in a beautifully peaceful place. We will definitely be returning as it had everything and more that we could want for our yearly reunion. Thank you so much Karen. • "A lovely cottage, well equipped with everything we needed for a good holiday, the layout suited us perfectly as two family couples."

  Karen and Ryan were very friendly and suggested local places to visit. A nice surprise was the little gifts and a bottle of milk for that important first cuppa after a long journey. The weather was very wet on the Thursday but is was a comfortable place to spend a lazy day. If we visit the area again this cottage will certainly be on our list.

  House is great but garden not totally secure depending on the dogs you have and escaped sheep twice came to the back fence and it was lucky I seen them before my spaniel. But house Lovely and cosy so with well behaved dogs I would recommend.

  Very comfortable cottage in beautiful surrounding with quality walks straight from the door. I rarely attempt a roast dinner away from home, but there was everything needed. Quality topside from Bentham butcher. Hosts were super helpful and addressed any issues/queries quickly. Dog was secure and happy.

• "We've had a great stay and the location was ideal for us as we were attending a wedding down the road."

  The views are stunning and the setting very peaceful. The accommodation was spacious and plenty of room for 6 of us staying here for a couple of nights. The communal areas are well equipped and living room cosy with the log fire. Karen the host was exceptionally helpful prior and during the stay, checking we had everything we needed and setting up baby gate ready for our arrival. The little touches and milk/cookies were very welcome on arrival and she had left plenty of kindling/logs and firelighters for us. We would highly recommend staying here. Thanks again!

  The cottage is warm and cosy with everything you could possibly need. Karen and Ryan were really helpful and went out of their way to make us feel comfortable. Our old dog decided he couldn't walk on the kitchen floor and they provided us with blankets to put down to help him out. We loved the welcome pack. The cottage is ideally located to access a wide range of local amenities. I could not have wished for a nicer place to stay. We are booking for next year.

• "Mill Dam Cottage is nestled away from even the nearest road, halfway up a hillside."

  With nature on the doorstep and so much to explore close by, it is a great place to stay. The cottage is spacious, for the most and comfortable you’ll only need to bring yourself and then relax. Our three dogs stayed with us, an added bonus allowing three dogs as standard. The enclosed back garden had a babbling brook for that authentic relaxing backdrop. We enjoyed the stay and felt that the owners Karen and Ryan would do anything, if possible, to make our stay as pleasurable as possible. Our thanks go to them and for the welcome pack, more than just a pint of promised milk, thank you.

  The owners are lovely and very good communicators and willing to give advice and recommendations on places to go. The cottage is very pet friendly and there are very few restrictions on where the dogs are allowed. Ours loved sitting watching the world go by out of the main bedroom window. She also loved meeting the owners dog. Would highly recommend as even on those wet weather days the cottage is very comfortable and homely and the two separate dining tables meant we could leave games and jigsaws up to continue another day.

  The apartment is clean, well equipped, spacious, and cozy. The surrounding scenery and views are lovely and it was really lovely to spend a few nights here. We'll definitely be back and we would recommend anyone to stay here also. One point: the driveway is quite pot-holed. Our normal hire car coped fine but I wouldn't drive a sports car or anything up there.

Karen and Ryan are fantastic hosts, really warm and friendly, attentive but very happy to leave you to it. We took all 4 of our dogs - with permission from Karen and Ryan - they loved the garden and being able to walk around the paddock outside the cottage as well. Great local attractions and amenities. Fantastic place for a lovely relaxing holiday. We will definitely be back!

  The thoughtful welcome gift in the cottage was a nice touch and very much appreciated. The cottage and the garden were lovely, and the cottage was very well-equipped. There was sufficient information about the property itself, as well as lots of details on things to do, local places to eat and drink and shop etc provided. Our only bug-bear (which to be fair, the owners did mention prior to our visit) was that the access road to the cottage has quite a number of large pot-holes. Generally though, a perfect base for the Yorkshire Dales.

  Everything was just fantastic. The day before the owners emailed us information on how to get there and Everything else we needed to know about the property. As soon as we walked in it just felt right. A perfect home from home. There's everything you would ever need while away from home. Karen and Ryan live next door so thats super handy if you needed any advice on walks or any other local information. All you need is each other and some boots to get out for a multitude of different walks right from your doorstep. We've just had a blast and really don't want to go home.   Hosts were brilliant giving us lots of info & helpful directions beforehand & greeting us once we’d settled in then text to let us know anything, wish us a happy new year & even apologising for some fireworks going off somewhere in case they upset the dog - who wasn’t bothered lol. Lovely & cosy. Layout was great for keeping our 1 year old grandson out of mischief & giving privacy too. Lots of cleaning products & hand gels left for us too. We had a great time.

  Excellent host who was friendly and helpful all the time but gave us space to enjoy our holiday - despite living next door. The cottage is really loved with so many touches that make it a really warm and comfortable place to relax. Garden is almost dog-proof and wonderful for sunning oneself and for just relaxing if weather allows. I have given poor overall reviews however for the company as we felt we were treated really meanly by them. I have booked several times with Sykes. Owners have been hands-down lovely and helpful.

  The cottage was beautiful with everything you could ever need to make your stay comfortable, milk in the fridge for arrival along with lovely biscuits, wine and jam. The bed was so comfortable which is a big thing for me as I have a really bad back and suffer from arthritis so normally when I go on holiday i don't get much sleep - this stay was different as the mattress like everything else in the cottage is of a very good quality. and sooooo comfortable. Lots to do and see in the area and some very beautiful walks to enjoy with the dogs. Karen was such a fabulous host and gave us loads of information on the best dog friendly walks to go on. Cant recommend this cottage enough - you wont be disappointed.

  Clear communication and friendly welcome from host. Helpful information prior to booking. Very comfortable and warm. Beautiful area and situation. A few very minor things would have been a little more helpful: - the bin labels are now not clear for recycling, so need to be replaced - although an email told us where to find the wifi code, we thought it would be helpful to cross it out of the welcome book, or just handwrite the new code in - the directions mention 0.5 miles along the road before locating the bins for their drive, but it's a much shorter distance than that, so initially we missed it. It's more like 100-200 metres.

• "We really can't praise Mill Dam Farm cottage enough!"

  The owner, Karen, has literally thought of everything and only lives next door, so is on hand to help with anything else you might need. We arrived to a bottle of wine, biscuits and marmalade on the kitchen table with a welcome card, plus a pint of milk in the fridge - lovely touch! The whole cottage was really clean, lots of living space, all the pots/pans/utensils in the kitchen that you could possibly need, and a great little garden (fences all around so our young children couldn't escape!). Plenty of walks from the cottage, so you don't need to go back in the car once you're there if you don't want to - exactly what we needed, thank you!

Really good directions sent to us prior to our holiday made finding the cottage easy. The welcome card, bottle of wine and other goodies upon arrival were a lovely touch.   The outdoor space ideal for the dogs and the use of the adjacent field a bonus when Karen’s horses weren’t about.   Karen the owner is so eager to please her guests & even went the extra mile when we enquired if the property had a steamer for cooking veg, even though we were happy to bring our own. Karen clearly had gone out to buy one for us & text to say so before we left. The weather could not have been worse but we did get to enjoy a few hours of sun in the gorgeous garden one afternoon with the best garden furniture ever!! The location is great for Skipton which is a favourite or ours & also Settle which is a nice Dales village to wander around. We would definitely return at some point but will wait till a "guaranteed heatwave" is forecast so we could delight in more sightseeing of this gorgeous area.

• "This place is amazing!"

  It’s the 2nd time we’ve been here and every year it’s great! So much room for people and guests, close to amenities but you feel out in the sticks. Added bonus of great heating (needed in the winter), outside space and amazing views of the Yorkshire 3 peaks! So inviting for anyone and our four legged friend! Could not ask for more! • "I couldn't recommend this cottage more highly."

  For our party - me, my two sons and their partners and my 2 year old grandson - it was absolutely perfect. We had everything we could possibly need and more. The large bedroom up the stairs off the kitchen was particularly good for the toddler. Far enough away from the living room for him not to be disturbed after bedtime, but close enough for us to hear him if he woke up - and absolutely huge. And the other 2 bedrooms are equally lovely but on the other side of the house so we weren't disturbed if he did wake in the night. The kitchen was brilliant for a large party, very well equipped and big enough for my sons, who are both very keen cooks, to not get in each other's way as there's so much space. And no queuing for bathrooms as there's a big full bathroom next to the kitchen and an immaculate new shower room between the 2 upstairs bedrooms. What really made the holiday for us though was the helpfulness of the owners who live next door. Karen really did go out of her way to make the holiday special. She was even apologising for the weather. It poured down for most of the time we were there and she was emailing me with suggestions of things we could do in the rain. Fortunately it didn't rain on the Sunday afternoon so we were able to do the amazing Ingleton Waterfalls Trail and the cottage was so lovely we had a great time anyway. There were gorgeous biscuits, marmalade and a bottle of wine for us on arrival and when I emailed Karen to let her know we'd run out of wood for the log burner we returned to find 2 big bags of wood left for us in the garage. And the dogs were in dog heaven, walking in the fields around the cottage or out and about all day, then flopping in front of the log burner at night. We only stayed for a long weekend this time, but we all agreed we'd definitely go back for longer next time.

• "The cottage really is amazing, everything you need to make it a perfect stay."

  The kitchen is really well equipped. Plenty of space not to fall over each other, and the games made some amazing family evenings together, something we miss with normal busy lives. The dogs loved paddling in the stream and exploring the many smells. The cottage is so peaceful just the noise of the trees whistling in the wind, the birds singing and the stream at the end of the garden. It was just what we needed to get away from our busy lives. Local pubs a walk away serving amazing food, we didn't have a bad meal out trying different places. The owners live next door which was absolutely fine, they left us alone to enjoy our holiday, but were there in case we had any problems or issues. I would definitely recommend Mill dam cottage and a cottage I would return to. Truely fabulous x

  It was lovely to be left a supply of dishwasher tablets , lots of tea towels etc. Decorated in a tasteful simple style with what appeared to be good quality , solid furniture. Good , friendly communication from owner beforehand. The shared upstairs bathroom was very small but adequate though there was a good sized downstairs bathroom with bath. [lovely huge towels!] The garden at the back had a fence and gate but not of sufficient structure to allow us to let the dogs off lead with confidence - not a big issue. We had a very enjoyable stay and would recommend Mill Dam Cottage.

We had visitors to celebrate with us pre-Christmas and Hugo the dog loves his new home for the week. Anything we asked for the hosts sorted including a small heating issue that was sorted within a couple of hours!! The local area was great with local walks and being close to settle and gisburn forest! We already want to go back!!

  The cottage is fabulous and very tastefully decorated and finished with those lluxury items .. bedding , towels, kitchenware . We had a lovely welcome pack on our arrival which was a lovely touch. The garden was secured by a large gate which meant that our dog cold be let out safely without worry . This in addition to the use of an adjacent field for his nightime run out was just perfect. A lovely cottage with attentive but unobtrusive owners. A must visit. We will definitely be back .

  We did the Yorkshire Three Peaks during our stay and it was only about a 25 minute drive to the start. The kitchen was amazing, very well equipped with everything we needed (including milk, jam and biscuits - very thoughtful, thank you!). We wished we could have stayed longer and will definitely be back again soon.
