Literally from start to finish, it was just a shame and I'm absolutely gutted that I had to put my family in this situation. We all work extremely hard and work away alot of year, so this one week together is always very special but this year was not the case. Beautiful location for the house but the house itself, maintenance wise and the contact for the stay is disgusting. Reporting issues and for Sykes to contact me back less than 18 hours before the end of our holiday is ridiculous! Totally been put off using this company and I've been using sykes for over 5 years now.

We had all stayed here 2 years ago and loved it. Unfortunately it is in need of some maintenance, particularly external doors and one of the toilet cisterns developed a leak. The property is beautifully situated and very handy for Kirkby Steven and a good pub and restaurant "The Fat Lamb". A very relaxing place to stay.

"21st October 2023 I would have given 5 stars but unfortunately we had an issue with no heating for the first two days."
It was sorted out as soon as possible. Malcolm and the plumber were very helpful, but I had contacted Sykes before we arrived to check about the heating as a previous customer had said it had been an issue. The front and back door locks and the fridge door could have done with a little maintenance (also previously mentioned.) I do have to say tho we would return. Hillside Farm is a fabulous, spacious and clean property. The bedrooms and ensuites were huge with lots of storage space. Large kitchen and the two conservatories were a bonus ( so much room to spread out.) There are two garages available to be used with access from the utility room. We visited at half term in October but I would imagine in summer it would be great for children. There is an enclosed back garden overlooked by fields and sheep. Young children obviously would have to be supervised near the pond at the front as that was open access, but there were lots of rabbits and birds to watch. Kirkby Stephen was a short drive away with a large Co op, but Kendal was the nearest town with a Morrison's, Aldi etc. and more facilities. The train from Kirkby Stephen to Carlisle was a good day out and there are lots of walks nearby. I would recommend this property and would definitely return.

"Great family accommodation, with lots of space to spread out."
Beds really comfortable and lots of space to hang clothes. Views from each conservatory lovely and even though weather wasn't great it was relaxing to watch the storm clouds moving over the hills. Lots of walking from the house and close by in a car. Kirby Stephens short car ride away and nice to walk round. Definitely would book again if we can get the family together.

The pond and garden provided endless entertainment for our two grandsons, aged 9 and 3. Amazing place. We mentioned a couple of minor issues on our last day to the cleaner; the large fridge has a faulty door seal so doesn't stay shut - we worked round this by inserting a little piece of cardboard against the frame, but should be seen to. The front conservatory door is beyond difficult to lock; my husband managed it with me lifting the door handle slightly on the inside and him doing similar on the outside but was mighty hard to get the lock to connect. We had keys for other doors, so avoided that door - not a major problem for us, but again probably should be seen to. Neither issue in any way impaired our holiday experience, just little inconveniences.

A photographer's dream. Quiet country roads and views for miles. House had all necessary amenities to live in. Kitchen was well stocked. Biscuits were a lovely touch - thumbs up from the kids! Hide and seek was a blast! Only negative was need thicker blinds - up at sunrise every day!

We will definitely be going back the garden area was immense. It’s just a pity they don’t allow dogs as both our daughters & family have a dog each and it would have been fabulous to share this place with them. I fully understand why no dogs are allowed but all that was missing from my holiday was the rest of the family. It would have been fantastic to all stay there. But it won’t put me off booking again

Plenty of space and rooms for people who want peace and quiet from the rest of the family. The location was great for exploring the countryside with plenty of walking trails and driving locations. I would definitely recommend for any groups.

It is a beautiful large comfortable well equipped property. I could not pick a single fault with our 7 night stay. We will definately be returning during the warmer months when we can benifit from the huge garden and surrounding countryside walks. We had a couple of issues but I would like to thank Niki the housekeeper for dealing with our calls and text so efficiently. She could not do enough for us and this was duly noted and much appreciated.

It was absolutely huge!! A great sized family home for a large party of people. The only thing that I would change is the lighting. Some of the rooms had warm lighting and lamps and other rooms had the harsh, bright lighting, which was not great.

Beautiful views, off the beaten track, but close to a major road. Pure luxury and plenty of room to be together or off on your own. We will no doubt be back for a third time soon. :D

Extremely spacious in every respect, rooms are very large with excellent en-suite facilities in each bedroom. The house is very well stocked with plenty of cutlery, crockery and a wide selection of various glasses. Sitting room is spacious but really comfortable and very cosy when log burner is on. Grounds around property are large and comfortable and extremely well kept. Excellent location within easy reach of both Lake District and Yorkshire Dales. Overal a fantastic break in a top class house !

Very well equippet and very spaceious. Our children enjoyed watching the trains coming past the house (roughly 1 per hour between 7 and 7). The windows are very good, so you don't really hear them. Very rual, stunning views and a lot of sheeps in the surrounding fields. Very friendly and helpful housekeeper.
