The kitchen is equipped with a dishwasher, microwave, kettle, toaster, gas hob and electric double oven and includes ample cutlery and crockery to make sure you don’t have to scrabble around for a sharp knife or enough pans!
A slight step down leads to a spacious dining lounge with a gas powered woodburning-style stove, Smart TV, sofa, foot stool, and drop side dining table.
In the corner tucked away under the stairs is a cupboard for coats, boots and shoes and storage for patio furniture cushions, highchair, ironing board, mop and bucket and hoover.
A single flight of stairs leads to an oak floored first floor with a small step into a spacious king-size bedroom.
The bedroom includes twin bedside cabinets with lamps and alarm clock, double wardrobe, dressing table with lamp and mirror, and an armchair.

A light and airy landing with office area leads to a bathroom with step over bath, shower, toilet and basin which during the winter months has views out towards the national nature reserves of Whitbarrow Scar and Foulshaw Moss and in the summer has views of the abundant apple tree in the garden!
The local area is steeped in history with the remains of the Lancaster to Kendal canal which serviced the numerous Yards of Kendal, a gunpowder works, and Levens and Sizergh Halls both beautiful medieval properties and home to the world's oldest topiary garden.
The property is pet-friendly with numerous walking routes from the door, great for a stroll to the pub, or longer walks into Kendal along the beautiful river Kent.
