"Thanks for popping in to fix fire place handle (reported by previously occupants) but it did not work - needs replacing."
Previous occupants did not clear up all the dog poop so we had to do this. Arriving to a pint of milk would help as its late on a Friday! Nice to have some coffee and sugar though. Beds not so comfy but house was lovely. Loved the secure garden. Cafe next door is great. Just a shame it rained so much but that can't be helped!

"This is the second year in a row we have stayed at this cottage having fallen in love with it on our first visit."
Last year was about the warmest June on record and this probably the coldest. However the cottage was just as comfortable this year. The owners had turned on the heating and we arrived to a warm, inviting cottage. It has everything you need for a great holiday with the added advantage of having the Saw Mill cafe and shop next door for great breakfast, all day brunch and lunch menus and a small but well chosen range of food products to buy for making meals such as spaghetti bolognese. It's also a great place for our dog as the garden is big enough for them to have a good run around and to chase a ball.

Dog welcome pack was a nice touch. Showers were brilliant. It was colder than expected for June so extra bedding would have been great as it was quite cold at night. Would definitely stay again

"We like individual armchairs but the settes were comfy."
The bread got stale very quickly as the bin is heated by the boiler. We suggest switching the bread bin and toaster. The rooms were well aired and the de-humidifiers worked well to make the atmosphere drier. Beds were comfy and there is ample storage space for clothes.

The location is beautiful and quiet, and lots of great walks right from the doorstep. We had a mixed week weather wise but the cottage was very cosy, and the log fires were gladly used. The local pub provides good food and also the cafe next door, very convenient. Would recommend this cottage and return in the future.

"This cottage was amazing, everything we were expecting and more."
We love nice quiet places and this fit the bill. There is a cafe next door but honestly you forget it's there, and the staff were great when we had a problem with the Internet. The garden was a treat for the dogs and was fully secure, however if you have a smaller dog they could fit through the gate if they wanted to. The kitchen is fully stocked with all equipment you would possibly need, including a crock pot. There are 2 wood burners one in the dining room and one in the living room and they are really easy to use. The bedrooms are cosy and comfortable, and the bath is lush when you want a good soak. I would highly recommend Irt cottage to anyone considering it and wish we'd booked it for 2 weeks instead of one. Thanks for a great stay and well earned rest guys.

The garden is large and sloping but still able to play games on at the top. In nicer weather it’s lovely to sit outside in the garden which could benefit from some outside lighting. Would definitely recommend.

"No problems or complaints- we would return without hesitation."
The cottage was as described and is one of the best rental cottages we have stayed in. When your list of things to be improved is limited to the kitchen utensils including a pizza wheel, or that one or two larger (pint) drinking glasses would have been welcome, then the cottage has everything going for it. The Sawmill cafe next door was wonderful and the fact it was there was not at all intrusive.

"The cottage was very cosy and had everything we wanted."
We struggled to adjust the water temperature in the taps. It was either too hot to put you hand under or too cold. The outdoor space was disappointing as it seemed a little uncared for but it was a sunny, idyllic spot next to the river. We had a great 4 days and would recommend this house. I would book again if I was in the area.

"To arrive at Irt Cottage after a 10 hour delayed drive from Devon was such a welcome - warm as toast - two decorated Christmas trees and two log fires ready to go."
A good place to celebrate Christmas. Although closed for Christmas and Boxing Day the Sawmill cafe / farm shop next door was convenient to have a good breakfast and daytime meals. And thank you Kirsten for being so helpful.

"We had a delightful family holiday in this very comfortable cottage in a most beautiful and peaceful part of the Lake District."
The cottage was very pleasantly situated and served us well and was well cleaned for our arrival .It had all that we needed and the generous provision of logs for the wood burners was much appreciated. What also made the holiday special was the lovely staff that greeted us and helped us whilst there.We shall return

"Irt cottage is a nice cottage, we found it well equipped and everything we needed was available."
The location for walking around that area is perfect. There is a nice pub within walking distance. The bedrooms have plenty of wardrobe space and there is plenty of storage space. However the beds are extremely uncomfortable, there were only the two of us and we couldn’t sleep as both double beds had very firm mattress’s and both single beds were too soft, very old beds. It wasn’t cleaned to a high standard, the tv wasn’t working properly so I pulled out the tv stand and there was a build up of thick dust. The grass was in need of a good cut. As in previous reviews this place is in need of a thorough clean, furniture upgrade and some maintenance. We left early, Wouldn’t re book or recommend as a place to stay.

"This is the most beautiful cottage, in the most stunning location, we had the most amazing holiday staying at Irt cottage."
The farm shop and restaurant next door is fantastic and serves delicious food, the gift voucher we received for free ice cream/coffee at the cottage was very much appreciated. The cottage would benefit from a complete deep clean, high dusting, woodwork, walls etc, but the bed linen and towels were very clean. The double beds are very firm mattresses, if you are used to a firm mattress you will be fine, I prefer a softer mattress personally but it wouldn’t put me off returning. The cottage is equipped with everything, washing machine and detergent, iron/ironing board, washing up liquid, dish cloth, tea towels, oven gloves, games, books, it really is home from home. One thing I think would be really useful is maybe supplying guests with some milk and butter for when they arrive, we arrived quite late and there is no local shop nearby (the farm shop next door didn’t sell either) There are some lovely pubs in the area, the bridge in served fantastic food and is dog friendly, and in gosforth the gosforth hall inn has a wonderful beer garden, we were lucky to have some live music and a bbq when we visited. All in all the best uk holiday I’ve ever had, can’t wait to return to this beautiful place

This is an excellent base for an activity week in Wasdale. The owners seem to have addressed some of the issues raised in othe reviews. Towels, tea towels, sharp knives, caffetiere, and a voucher for coffee/ice cream at the cafe all appreciated. We would use it again. A few items that the cottage would really benefit from. 1. Fix the locks on the doors to the house as they are very hard to lock/unlock, we found lifting the handle hard helped. 2. Fix the dining room table as the top is loose and wobbles badly. It's usable, but really annoying. 3. Replace the upstairs toilet seat as it's fixing are worn and the seat slides out of alignment. 4. Give the place a deep clean, especially where there has been mildew in the upstairs bathroom. 5. Fix water pressure to showers as you cannot use them at the same time.

A nice cottage – in need of some TLC in a fabulous location. Booked the cottage at the start of the year and read through some more of the reviews as our holiday got closer. The main theme I picked up was the cottage needed a bit of TLC and updating in terms of cleanliness and utensils. I took the liberty of contacting SYKES a week or so before our arrival date and asked if the feedback had been acted on, in particular, cleanliness, utensils, tea towels etc. SYKES advised they would get back to me, disappointingly they didn’t, so I had to chase. Received an email back advising they’d spoken with the local office and there was a new knife block at the property. – well that should cover the blunt knife feedback! Arrived at cottage - which I again reiterate is very nice and ideally situated. Encountered the following issues – Pair of old trainers left in hallway, bedroom light not working, toilet seat broken, no oven glove, no tea-towels, inadequate cooking utensils, dishwasher not working and still full of dirty water... (easily fixed by going and buying salt and rinse aid, which we did). A number of these issues are recorded several times by other customer reviews and I don’t think are difficult to put right. I think my biggest disappointment is with SYKES who clearly aren’t bothered about speaking to the owners to get these small things put right. Overall though – don’t be put off by the small issues, you just need to take things with you (Hopefully not a toilet seat!). Would I return – Yes, certainly would as a great property, ideally situated and had a great Holiday! Steve

"This cottage has been significantly neglected by the owners, the furnishings are shabby, it’s unclean, the outside area near the back porch unwelcoming."
We were disappointed by the cottage and Sykes rating. We would urge Sykes to re-visit to review, as we felt grossly misled. This is an expensive cottage to rent and not worth the money. However, it should be noted it is in a beautiful part of the Lakes.

"The property is very tired and in need of a deep clean."
Cobwebs and spiders in every room. The kitchen needs a full inventory completing as if you're staying for a week, it's impossible to cook a meal. There was only one tea towel provided for a seven night stay and this also had to double up as an "oven glove" since there was none provided. I handwashed it mid-week but this will not remove bacteria etc. The cottage itself is ideally situated for Scafell Pike and we would return if the owners took into consideration ours, along with numerous others comments regarding cleaning and providing adequate kitchen utensils, cooking equipment etc. This cottage could offer so much more with just a little thought and TLC.

Short of some kitchen items .wooden spoon..tongs..a dish to cook lasagne in. Downstairs shower does not drain effectively. Twin beds rather soft.

"A very good cottage which could be excellent with a little upgrading and minor repairs, as listed below."
1. Top oven door comes off when opened. 2. Dining table top annoyingly wobbly. 3. There was no corkscrew, only the screw part in kitchen drawer. 4. Can opener did not work. 5. Integrated fridge door requires repairing at bottom of door. The above are not complaints, merely observations for information and attendance as necessary! Overall we enjoyed our stay as did the two Staffordshire bull terriers who could safely roam in the garden. We would recommend Irt cottage and return again.

"The only negative we had was it would have been really helpful to have a small instruction booklet."
We arrived quiet late at night and had to figure out how to use the heating. Also had to search for the wi fi code. We did try phoning the number left on the table but no one was available. Also didn’t have a clue whether we were supposed to separate the rubbish for recycling. Apart from that we had a fantastic holiday in a beautiful location and the 3 dogs loved the garden. I would definitely recommend to future guests they use your instructions for getting there. The sat nav took us over the hard knot pass. Not suitable for the faint hearted or every mode of transport. We loved it, but we had a Honda CR-V. One of our sons really struggled in his car.

The cafe/farm shop nextdoor is great. The local pub (within walking distance) is also very good. As per other recent reviews, the kitchen utensils could do with a refresh (i.e. blunt knifes and we couldn't find a bread knife). On the whole would happily return!

Dog chew under settee..dirty saucepans..no frying pan..no tea towel..chipped mug..mould coming through on walls in upstairs bathroom..black mould in upstairs bath/shower and on tiles around sink..broken toilet brush in shower room..mould in washing machine rubber..as a plus it was good to have towels..update on accommodation details required as days no towels. Back garden great for dogs as very secure.

"It seems the owners don't care enough about the cottage just clean it and get the next ones in, and it wasn't that clean when we moved the sofa!"
Reviews have said they need to replace some bits but they haven't but worst of all they left us with a wasps nest all week. The listing said no towels but towels were provided, valuable space taken in car with 2 kids & 2 dogs! That said we enjoyed the cottage and area was outstanding.

Loads of hot water. Beds very comfortable. Location perfect. Only things to improve would be utensils in kitchen, could do with a few more knives,forks,spoons. No casserole dish, so no way of using oven for cooking, though slow cooker was useful. Microwave needs replacement, the interior upper face is badly corroded.

The large garden at the back is a delight and we sat out there until sunset every day. We found the cafe next door very useful for afternoon ice-creams or a quiet coffee. I would recommend the cottage for a family holiday like ours and we would definitely go there again. However I do think you should change the photo of the cottage in your listing as in front of the cottage is a large car park which wasn't a problem for us but for someone who wants a secluded lakes cottage it could be a real surprise.

NETHER WASDALE
Gosforth 3.9 miles; Santon Bridge 2.3 miles
Nether Wasdale is a small village situated to the west of Wastwater, the deepest lake in Great Britain. The village is well-served with two pubs, one with its own brewery, a farm shop and café selling local produce and ice cream. This area is the birthplace of climbing and is a superb base for climbing, hiking and all outdoor pursuits. Unlike many lakes, motorised boats are forbidden on Wastwater though canoeing and kayaking are perfect for these unspoilt and tranquil waters which add to the peace and serenity of this stunning part of the Lake District National Park. Wastwater is sided by The Screes and at the head of the lake the fells of Great Gable and Scafell Pike can be reached, popular with hikers and climbers alike. The view from the summit of Great Gable is said to be the finest view in Britain. At Wasdale Head is the church of St. Olaf, one of the smallest churches in England, dating back to 1550 and its beams are said to have come from Viking long boats. Close by are the villages of Santon Bridge and Gosforth.
