  • "The cottage is absolutely beautiful, the views are stunning."

    Facilities are very nice, great big kitchen, comfy beds, nice garden with furniture and again stunning views. However the remoteness of the property was a little more than we anticipated. The WiFi didn’t work, cell service is zero in the whole area, so if you go for a walk you won’t have any reception or meet anybody for a long time. Which can be very nice of course if you are looking for quietness. Nearest amenities are half an hour drive away. Which is fine, just plan ahead better dan we did. We tried to get in touch with the owners but the phonenumber was out of use. There are no instructions available for ie the heating, hot water, appliance use, garbage disposal. This would be a tip to add, it makes it easier to work things out. All in all a beautiful place, we really enjoyed our stay

  • "There was no heating oil in the oil tank."

    So no heating in the house. It was 8 degrees. The next door neighbour knew this and had told the owner it wasn't fit to be stayed in but the owner let the booking go head.

    Thank you for your feedback. We apologise for the lack of heating. Unfortunately, as this was a last minute booking the owner had not been able to ensure there was oil prior to your arrival. I can see that the owner arranged for oil to be brought to the property the following morning after your call, however you had left the property before this was rectified.   • "Disappointed we weren't advised the hot-tub was out of order."

    We had specifically searched for a location that offered one. There was an out of order sign on hot-tub shed door. We had to get custodian of property to come sort out the beeping smoke dectector (we couldn't get it to stop). Asked him about hot-tub and said he would message owners. Messaged him later and he said owners confirmed it was not working. We had to make new plans for our evenings instead of using it. Fortunately, we brought a stick for the tv so we had other entertainment for the 2 kids during the evening. Besides the hot-tub, there were a few things that were also a bit disappointing about our stay. We couldn't get the tv to work in the bathroom; it seemed like the batteries were dead in at least 1 of the remotes for the tvs; wi-fi signal was not the best (guessing because of the remote location); couple of lightbulbs were burnt out. Mostly minor inconviences, other than hottub, but disappointed us a bit. Overall, house is very spacious and welcoming and is well laid out. The beds were very comfortable, bathroom and WC was good to have both, kitchen had numerous appliances and sufficient pots, pans and utensils. Wood burning fire was nice for the cooler evenings. Would have rated my recommendation and stay higher had the hot-tub been working.

  • "We had such a good time at Westmains Farm."

    The farm and gardens are beautiful and the views of sunrise and sunset are spectacular. The sun rises on one side of the house and sets on the other. The gardens are huge and we're great for kids to play in, the hot tub was a great feature too and wasn't wasted on us. The caretaker was very helpful when we needed to ask anything. Can't complain at all, it was just brilliant from start to finish. We will be back.

  • "We booked Westmains as we wanted a few nights away at short notice, all we wanted was for it to be in the middle of nowhere, have river fishing access and most importantly a hot tub."

    This is exactly what this house was, beautiful property inside with so many facilities (we loved the milk frother) our three year old little girl was overjoyed with the tv in her bedroom, she couldn’t believe it. The walk to the river for fishing was quite a walk and wearing wellingtons would be advised, but it’s a beautiful large river and quite a large beat to fish from. There was a slight issue with the hot tub when we arrived but a quick text message to the host promptly resolved this. We had a lovely relaxing stay, spent a lot of time exploring Kielder Forest, there really is so much to do there and only a 40 minute drive away. We are already planning on returning to Westmains for a winter break. A true gem

  • "And the properly layout is perfect for a family."

    The garden is gorgeous. The house is spacious and the location is gorgeous. That bath in the main bathroom is the size of a small pool and it’s beautiful. However… there are some basic issues that should be sorted and one or two things that should be made clear on the listings. The main things that need resolving… 1. Dirty hot tub. We arrived to water with a green tinge in it, not heated up, with a layer of scum on the top and debris in the bottom. I’d have been tempted to think this was just unlucky… but there’s comments in the guest book going back months complaining of the same thing, which just makes me think the water is never changed. There was a real smell in the little hut the hot tub was in too. So, despite this being one of the main reasons I booked the property, I just couldn’t bring myself to get in it personally 2. Cleanliness in the kitchen. There’s a fly problem to start with, but I appreciate it isn’t easy to resolve. However, if you know you have a load of flies, then cleanliness, in my view, should be one of the key things. We took dishes out that were dirty and needed rewashing. And when we took the air fryer out it was absolutely filthy… so again we just decided not to bother using it 3. Loads of the lights just don’t work. Again, I saw this had been mentioned previously in the guest book. But it wasn’t resolved. The main lights in the master bedroom don’t work. The wall lights in the living room don’t work. The lights in the second bedroom didn’t work. 4. The couch was very lumpy, bumpy and old…not comfortable to sit on at all. When we were shaking the cushions up to try and make it more comfortable it was also clear it hadn't been cleaned in a REALLY long time. Things that need highlighting in the listing, I feel: 1. Huge area of nettles in the garden. I was traveling alone with 3 young children so was drawn by the garden. But there’s a massive section of nettles on one side not fenced off. Appreciate stopping nettles growing is unfeasible. But pointing it out would be helpful or even fencing it off 2. Wifi is too slow to do anything beyond send text whatsapp messages. I appreciate the area has slow wifi issues. Average speeds in the postcode is only 10 mb per second. But the wifi in this house runs at no more than 1 mb per second. I mentioned before I was travelling alone with children. Add to the fact there was no mobile signal and ultimately, I needed wifi to be able to keep in touch with the childrens’ father and other people. So this was massively inconvenient. I know there’s not much an owner can do about slow wifi all the time, but when someone advertises “wifi” at a property, you assume it will be usable. I had specifically looked out for wifi because I know signal in the area can be patchy. I’d also specifically looked for a hot tub but the hygiene issues were hugely, hugely off putting. It’s worth adding that on the occasion I contacted the owner about it, despite the fact there was nothing they could do, they did respond immediately. But of course it was impossible to contact most of the time anyway because of a lack of phone signal and a very slow wifi network. In all, this is a beautiful property in a wonderful area. But a lack of cleanliness, poor maintenance and unclear advertising in regards to things like wifi left me personally very disappointed.

  • "The cottage itself was very well equipped and clean inside apart from the foisty smell inside when we first went which we had to open all windows to air it, the settee was so lumpy and uncomfortable, rest of the house fantastic."

    The outside however was a total let down, the listed front and back lawns were over grown and unkept and unusable for my grandson, the hot tub the main reason for this booking was filthy, dirty on the bottom and scummy tide mark all around it and the smell of it was awful, very disappointed as we were looking forward to relaxing in this. The conservatory had green moss all over windows and generally looked untidy from the outside, we still had a lovely stay because the house made up for it but when I book a hot tub holiday I expect to be able to use it !

  • "We had a lovely stay at your cottage, absolutely beautiful in idyllic surroundings."

    We fully enjoyed our stay. Waking up to those views and walks on the doorstep was dreamy. The cottage itself was so clean and modern, beds so comfy. The hot tub a great extra feature that wasn't wasted on us. The lights were abit temperamental in main bedroom and TV didn't work in bathroom but this wasn't a bother to us. We had an Easter egg hunt in the garden before we left (be rude not to!). We will 100% return. Lovely to be greeted with wine and chocolates. Plenty of towels, bedding and blankets to make your stay comfortable. Great to have the use of a washer and dryer if needed. Family of 5, children aged 9,7 and 4. A trip they'll never forget.

  • "We stayed over Christmas and it was the most beautiful setting, the heating played up the first night but was quickly resolved."

    The WiFi wasn't the greatest but we still had an amazing stay. Would definitely return to westmains. There was loads of room for our 22 month old to run around and there was everything you needed to cook Christmas dinner. Hot tub was nice, the jets only worked at certain points that was the only downside to the tub! Bathroom and bedrooms were amazing really comfy beds and we are sad to be home and have left this beautiful place.

  • "Have had a super, restful week at Westmains."

    House was immaculate, comfortable,(not the sofa though, may look nice but oh my how uncomfortable it was!!), cosy and well equipped with everything to make our stay very enjoyable. Once we read the instructions and got the hang of the jacuzzi we were able to enjoy it, although grit in the bottom of it was a wee bit off putting but I suppose hard to get rid of. There is no “just nipping out for a pint of milk” at Westmains but once you realise this and get yourself organised it is a fantastic house, in a beautiful quiet location ideal to recharge, spend quality time with friends or family and enjoy the surrounding area. Wine and chocolates were a nice welcome touch, thank you x

    Gorgeous farmhouse, views were outstanding. We were lucky with the weather so we got some lovely walks in. Would definitely recommend. My only feedback would be that the couch was a little bit uncomfortable, may could do with some new stuffing in the cushions.

  • "Excellent property in a wonderful location."

    The views out of the windows across the valley to Scotland were amazing. It was so quiet and relaxing, despite the strong winds. The cottage is impressively furnished and decorated, with the log burner being a bonus. All the facilities were excellent, with everything we needed.We had a small problem with the hot tub temperature but that was soon sorted. We are definitely thinking about returning later in the summer.

    Westmains Farm is a beautiful cottage in a delightful setting, and the house was comfortable and inviting. A few nitpicks were a lack of wine glasses for 5 people, and that the hot tub jets did not work at all after the initial cleaning setting on arrival. It is a lovely place though and we would visit again.

    The location right on the Scottish border is fabulous, with so many interesting places about an hour away. Unique base to explore the Borders, Pennines, Hadrian’s Wall, Northumberland National Park and North Lakes. Very peaceful with amazing starry skies too. We loved it.

  • "House was lovely , nice and clean ."

    Everything needed was there . The heating was a bit hit and miss and the WiFi was not the best (kids not happy ). Hot tub was great . Chairs in kitchen not the best but had a table in living room with decent chairs to have breakfast on . Would deffo stay here again views are amazing . Rabbits in garden of a morning . Bathroom TV and twin bedroom TV not working .

  • "Overall a great cottage."

    Kitchen cupboards need to be checked as we had to clean things before we could use them, including the microwave. Wine glasses were limited, 3 red and 2 white. Was a bit unsure of the hot tub being in a hut but were we glad it was due to the weather we had. The bottom over doesnt work and the kitchen chairs need to be looked at, as they are not stable to sit on. Altogether a very comfortable, cosy cottage.

  • "There were quite a few things not working correctly I."

    E oven, lights & furniture unsteady the latter had been mentioned approx 1yr ago in customer guest book but nothing done about it. I felt the hot tub should have been cleaned & ready to go as we arrived but was green in colour & no chlorine added. I have a hot tub myself so luckily sorted it but feel this should not be left to other people. This will not stop us staying again as easily sorted but thought things could be rectified for the next guests

  • "31 July- 7 August 2020 Had a lovely holiday at Westmains Farm the accommodation is superb and the scenery is stunning."

    The cottage was very clean and had everything we needed to have a relaxing time. We had no test strips for the hot tub but after a quick call to the owner we had some dropped off so we could use it, it was drained and cleaned midweek and didn’t effect our use of it at all. It is very remote but worth it for the view!!! We would recommend this cottage it has everything!

  • "The cottage was dirty it had dead flys on window cills the car pets smelt horrible."

    The tv in the bathroom didn’t work the hot tub water was dirty they never had any testing strips to see if it was safe for use and there was lots of paint cracking in the cottage the table in the kitchen had cardboard and a bottle top to keep it level it was a joke to be honest. I’m absolutely gutted as we as a family was really looking forward to are week away but it was a nightmare. We actually left on the Thursday as my wife was so upset.

    The place and facilities are amazing. Denby pottery as standard, all the amenities you could wish for. The views were to die for. Amazing time spent here and enjoyed days out and amazing days in relaxing in the fabulous hot tub. Highly recommended and definitely will be coming back. Credit to the owners.anyone discrediting this place is disillusioned. Plenty of wood for the fabulous wood fire. Bathroom amazing and a beautiful glass staircase...spotted lots of wildlife including an eagle. Beautiful decor completed to a very very high standard..great base camp or an amazing retreat for the week..10 out of 10

  • "The farmhouse the view and surroundings are all beautiful."

    It far exceeded our expectations. The photos of it although lovely don't really do it justice. A total week of relaxation for myself, husband and 2 children. The large bath with TV, the log burning fire and the hot tub just added to the experience. We would not hesitate to recommend if you're looking to get away from it all. We're already thinking of when we'd like to return. A few little suggestions from us.....some hooks at the hot tub to hang towels and dressing gowns and a set of drawers and bedside lamp in the small single bedroom. Otherwise a perfect and comfortable home from home.

    When we arrived The house was clean and very well equipped. Throughout the holiday we made use of the hot tub which was awesome. We had various BBQs while we were there. The bathroom is fantastic. The decor is lovely and modern but yet traditional at the same time. We had a great holiday at westmains and we will be coming back next year.

  • "The photos of westmains farm didn't do it justice, it was done up to a very high standard and specification, the views were amazing , the bed was really comfy and the house was warm and cozy, everything we needed was provided in the house including kitchen utensils, gowns for the hot tub, plenty of towels, great hairdryers and much more."

  • "The cottage was absolutely fantastic."

    It had everything you needed to make our break just what we needed. The kitchen was very well equipped. The furnishings in the cottage were outstanding, the log burner was welcome and the hot tub was nice and relaxing. The idea from the cottage were stunning and we had some lovely walks. We even walked into Scotland (only 2.5 mile down the road). Will definitely be returning.

  • "The accommodation was excellent with the best stocked kitchen (utensils, plates, pans, cutlery, etc, etc) I've ever seen in a holiday let and probably some homes!"

    The location was beautiful with stunning views and if it is peace and quiet you are after this is the place. The only negatives were that there is no pub within a 5 minute walk you have to drive and the house (with the exception of the bathroom) was cold despite having central heating. I would recommend this property

The property

Westmains Farm is a picture-perfect cottage with a high-end, modern finish and plenty of contemporary style.

Nestled in beautiful Border country, Westmains Farm is perfectly located for exploring the Lake District and Hadrian's Wall.

A great deal of care and attention has been put into creating a wonderful contemporary holiday home that's perfect for a relaxed family holiday at any time of year.

The first thing that strikes you about this property are the incredible views, and there are picture windows in every room to make the most of them.

The spacious open plan living and dining room is light and airy, with a feature wood burning stove and a wonderful Chesterfield sofa to snuggle up on.

This room leads through to the fully equipped modern kitchen with a huge American-style fridge/freezer.

Bifold doors open up into the conservatory with its chaise longue and wicker sofa, ideal for relaxing with a drink and soaking up those glorious views.

There's also a utility room and handy downstairs cloakroom with WC.

Up the modern timber and glass staircase there are three bedrooms - a fabulous king size double with TV, a twin room with TV and a child's single room.

The superb family bathroom has a walk-in shower with rainfall shower, free standing bath, hand basin, WC and TV.

Westmains Farm has a shared drive to the neighbouring cottage, and beautiful walled gardens entirely enclose the land to the front and rear.

Garden furniture and a BBQ are provided and there's access to the fields around the cottage and the forests beyond.

Keen fishermen will enjoy the opportunity to land salmon and river trout in their own stretch three quarter mile stretch of the River Liddel - a tributary of the Esk with three main pools: Rutty Pool, Sandy Pool and Fowl Nest Pool.

The Bridge Inn at Penton provides a cosy atmosphere and delicious food, while the village of Newcastleton five miles away across the border into Scotland has a range of cafes, bars and restaurants.

Westmains Farm is 15 miles' north of historic Carlisle with its castle and cathedral.

This area is steeped in history with Hadrian's Wall just a stone's throw beyond this vibrant city with its shopping, bars, restaurant and theatre.

Romantic Lake Ullswater is just under an hour's drive and Lake Windermere makes a superb day trip with its range of family attractions.

A delightful, well-stocked town in northern Cumbria that runs alongside the River Esk. Longtown is a fantastic base for a holiday as it comes in the centre of four Areas of Outstanding Natural Beauty, including Solway Coast AONB, the Northumberland National Park, North Pennines AONB and the Lake District National Park.The local area offers a pleasant range of shops, pubs and restaurants for you to choose from.
