"We really enjoyed our stay at this property."
The house is big and plenty of room for everyone to do their on thing. It had all the facilities you would expect and was very comfortable. It was ideal for the places we had intended to visit. The weather could have been better but that's the English summer for you.

Everything you could possibly need was inside the property. Including catering for our dog. It was very spacious, beautifully presented and clean. It was in an idyllic location with rolling hills, streams and livestock running in the fields. The local horses on the opposite field paid us a daily visit which was just lovely. We had a welcoming gift on arrival which was very thoughtful. All the party had a wonderful, relaxing time after a long day of exciting excursions. Beamish, Bowes Museum and Hall Hill farm are a great day out for the family. There are some great local walks too. An absolute must stay for anyone.

Beds are very comfortable! the views around the house are spectacular and the walls even better! Watching a barn owl hunting every night from the front room window was our highlight! Local people are very warm and chatty also.

"The property was perfect for our group booking."
We did have a game of hide and seek for the cutlery but the owner helped us out. It was clean, the beds were comfortable there was ample cooking equipment like slow cookers pans trays etc. We really enjoyed the selection of games and football table and it is a quiet village so expect to travel for the shop or take outs. I'm not sure if you can get home delivery so check before you go. Both ensuits were clean and tidy and a lovely big bathroom for the other guests to share. We throughly enjoyed our stay and would recommend this to other groups going to the weardale activity centre. The owner is super helpful which made the stay even better.

Comfortable lounge and a kitchen come dining, come family room, that is a real bonus. Small garden, plenty of parking at the rear. The only downsides of this property is the distance from amenities. Nearest village Stanhope about 15 mins away by car, with shops pubs etc. The local pub is shut and has been for a couple of years. As the weather was bad, we had to drive out most days. The scenery is awesome but some of the roads hair-raising.

There wasn't just enough room for nine of us, it also felt spacious, as well as light and airy. Furnished simply, the facilities provided us with all we needed for self-catering and evening relaxation. The location is in beautiful countryside with local and nearby walks and lots do do a short drive away, handy for County Durham itself and south Northumberland. Just one quibble is the house's garden - whilst good to have a sunny and private outdoor space, but it needed a prune back and tidy up.

"We thoroughly enjoyed our family holiday at Prospect House."
The house itself has some beautiful period features and the height and brightness of the rooms made the overall experience feel very luxurious. The playroom was a great feature for my nephews but the tv was not working in there (or the main sitting room) as it wasn't connected to the aerial. We didn't want to take them off the wall to sort it out, so we lived in the main kitchen and diner for the week which was fine and meant we had lots of quality (if noisy!!) family time together. The village of Rookhope is set in some stunning countryside and we really enjoyed the numerous walks which we could take literally straight from the doorstep. The Kilhope Mining Museum and the High Force waterfall and forest trail were lovely days out. Would highly recommend and would happily return.

It was immaculately clean and the beds were very comfortable. The facilities were excellent and we would definitely love to stay again.

The football table was a massive hit, we had a family World Cup which was a lot of fun. The house was very comfortable and waking up to snow on Boxing Day really topped off our Christmas and stay.

Plenty of room and plenty of everything else, good sized fridge and freezer, washing machine etc. Also crockery and glasses which are often limited in cottages. All rooms first class and clean. Only disappointment was nearby pub/retaurant has closed but found a couple more only a short drive away.

We found the house very spacious, it has a large hallway for shoes/wellies (very helpful in winter!) and a lovely open plan kitchen / diner which was well equipped with everything you need. All the bedrooms are a good size but I would recommend a chest of drawers and an extra bedside table for the double room without the en-suite and also black out blinds particularly for the rooms with the street lamp outside. The owner was extremely helpful and easy to contact. We had tea towels and duvets delivered the very same day! The house could benefit from a smart TV or Sky/Netflix package but it’s not essential. We would definitely recommend this house and would stay again.

..even better than we had imagined. The table football was very popular! The place was luxurious, but at the same time very practical and provided us with a great base from which we could explore Weardale. The Christmas decorations were tasteful and gave the house a lovely atmosphere. Wifi was excellent, which was very useful because there was no phone signal. The only thing that could have been better was the water supply to the bath in the main bathroom - it could have been hotter, but was adequate. All in all we absolutely loved it, and felt that it was an absolute bargain. We would definitely encourage anyone to go there.

Unfortunately the local pub has shut down. Stanhope is about 5 miles away. The house has a lovely spacious kitchen/diner very well equipped with ample crockery ,cutlery pans etc. We found the slow cooker very useful. The large oven and hob are ideal for a large family. We found the en-suites in two of the double bedrooms to be very small. The space saving concertina door in one of the en-suite bathrooms was difficult to use and in effective. The other en-suite bathroom was tiny. Bathrooms would benefit from some TLC. The downstairs WC off the diner was very useful for families. the owner Mrs Price was helpful. Access to the key safe allowed for ease of entry to the property. The outdoor space was gated and safe for dogs and small children. The outdoor furniture was good to use on a warm September weekend.

There are many public footpaths to walk along from the house or if you want to get out by car, there are a lot of places to visit along the scenic country roads including Rookhope mine, Brough Castle and Frosterley Forest all within about an hour's drive. A great place to stay to get away from the hustle and bustle of every day life.

Our extended family really enjoyed the week - there is plenty of room to spread out, and the sun even shone so we could sit outside! There are some great bike rides on quiet roads from the house (it's on the C2C route), if you like hills!

Lots of space and well equipped. The description was a bit misleading; the details stated the property was in Stanhope, when in fact, it is in Rookhope about 5 miles away. As it was in Rookhope there are some great dog walks. Overall we had a very good week.

We stayed for New year and the place was spotlessly clean, very well equipped and warm. The owners were in contact with arrival information and were contactable if needed throughout. The pub in the village is lovely and there is everything you need for a relaxing few days away. Would thoroughly recommend.

The kitchen is well stocked but what let it down was the dirty cooker and pans that greeted us on our arrival. This may well of been the previous occupants but it should of be checked before our arrival. We all had a lovely time , the mutts enjoyed the walks and the weather was kind. As a family we all enjoyed ourselves , there was plenty of room for everyone and we all agreed would return for another stay.

There were 9 of us and the house was really spacious. The kitchen was massive and we spent most of our time in there, though the kids loved the football table in the playroom! The house was well equipped with everything you can think of and there was plenty of car parking space. Also, can highly recommend The Rookhope Inn literally 2 minutes walk from the house. We ate there twice. It was welcoming and cosy and even catered for my niece who is coeliac. We will definitely be rebooking and coming again! Thank you for a lovely week!

Plenty of room for all 8 of us. Even had a spare bedroom. The weather was good and the area was excellent for exploring. The facilities in the house were amazing. Our teenage grandsons loved the football game and kept them away from their phones etc. Thank you for an awesome time. Sylvia Firth

i couldnt fault anything regarding the property. from the second we walked through the door where the owner had put up some xmas decorations we couldnt feel any more at home. the property was finished off to a very high standard and we found everything we needed in the kitchen to easily accomodate us cooking for 10 people. the beds were so comfy . i would recomend anyone looking to stay in a house to book this . if you do stay pop along to the local pub as the two landlords will make you feel very welcome .

"Brilliant weekend away at this 'perfect' retreat."
Our party consisted of 8 people (4 couples) plus dogs. This house had everything. It was warm, clean, cosy AND spacious. The kitchen was fully equipped. Living room for chilling in - plus a playroom with games and toys if families with children were visiting. TV's in the three rooms downstairs. So much room for guests to spread themselves about. Bedrooms were immaculate too. Many thanks to the Caretaker, Paul who took the trouble to email us with all the details AND who came to introduce himself to us when we first arrived. He couldn't have been more helpful. Lovely walks around the village and we would recommend a visit to the pub if you are at Prospect House for a holiday. Everyone so friendly. Altogether a VERY happy, chilled out weekend.

I had to change the dates and this was no problem either. The cottage was immaculate and the friendliness and helpfulness of the caretaker Paul was greatly appreciated. Wouldn’t hesitate to book the cottage again or any other through Sykes as our reunions are really important to us so all these things matter.

Very comfortable and extremely well equipped and furnished. "The Cook" (my husband) was very impressed with the quality and very comprehensive cooking and dining equipment and facilities. :-D. The whole party really enjoyed the stay and appreciated the wealth of information re local places of interest and also the walking opportunities directly from the village. 5 stars for the information provided to welcome us to the house from owner Susie***** and caretaker Paul***** and a mention for the local pub the Rookhope Inn, thoroughly entertained on the Friday night by the Quiz, and welcome for the " Weekend Blow Ins" (we came third). Also provided a great meal on the Saturday for nine people including 3 vegans. Would highly recommend Prospect House to any large party of family or friends wanting to explore the Weardale Valley or North Pennines in general.

"Large and lovely house with easy parking."
Kitchen really well equipped with a table that took a large party v happily. The beds were the most comfortable ones that I have slept in at a holiday cottage and the rooms were v quiet at night. The house was very nice and clean and Paul who looked after the cottage for the owners was very caring and welcoming. Just a couple of things for consideration; not all the bedrooms had enough storage for our clothes, one bedroom only had a chair over which to lay clothes. A bigger fridge/freezer would be nice too! We coped with these two small niggles and they certainly did not spoil our stay. The village itself had a good pub with very friendly staff, a part-time shop whose owner was very kind and helpful too. There were a number of small walks around the village which we and the dogs enjoyed. Neighbouring Stanhope had good shops including an excellent café/bakery and a number of gift shops. The church was v interesting and worth a visit. A good house in a good location for exploring Weardale, I would recommend it as a base for a large party of people.

The house was even larger than we expected from the photos , plenty room for everyone and all of a very good standard . Paul the caretaker was very helpful not only with help about the cottage (which was better than we have experienced before ) but also the best walks to go on with the children and on the surrounding area . All in all it was a perfect break!!!
