  • "We had a lovely week."

The house was plenty big enough for us all and the dogs. The toilet at the top of the house blocked a few times. The property is looking a little tired and may need a little TLC, but none of that spoiled our stay. The beds were comfy, bedding and towels spotless. We'll done, I say and Thankyou.

  • "My family and I spend the most enjoyable holiday at Abbey farm house."

The house is well suitable for large group.plenty of rooms the children in our party had lot to entertain them. With games even if the weather was wet they were happy to be indoor. We all felt we could spend longer time there together. Must mention the excellent kitchen so well equip an area to laugh, cook, and chilled i been well plan out. Ps I stayed in the large bedroom downstairs with en-suite so was the queen it has to be seen to appreciate the size and beauty. Many thank to the hard working team for the up keep of Abbey house well done

  • "The property is amazing, a great size and has most facilities and entertainment you would need."

The lovely hot tub was most welcome after a day trecking (turn it on as soon as you get there to allow for heating up time) Although the huge screen in the lounge is a novelty, we felt a decent sized tv would be better as screen clarity isn’t good. There was a major issue with a backed up toilet as soon as we arrived (needs a much more efficient Macerator) and water pressure in some showers/taps dropped drastically if others using bathrooms. Phil and team were contactable and tried to get issues rectified as soon as possible. Some general maintenance required, and the double room on ground floor was unappealing - we didn’t use it and took the small twin on top floor instead. (Not ideal for an adult) However, the other rooms were all lovely, nice beds, clean linen and blankets (plenty of it). Great situation for the beautiful beach at St Bees, a 30-60 min drive in to visit the lakes.

Hello Lynn! Thank you very much for taking the time to write a feedback. We always really give our best in every situation that we are in. Hope we didn't spoil your stay. Will be happy to have you again. Cheers! All the best, UK-Breaks Property Owner

  • "Property is very rundown ,called a plumber at the beginning of the holiday no one had arrived the whole time we was there so we had left a note on the toilet seat for the cleaners as most of the toilets not working very well."

Dirty plates and bowls were in the cupboard day we arrived. carpets need redoing.cobwebs , dust etc day we arrived just as the cleaners had left!! I was very disappointed as I myself had planned for this for all the family to come to and they were not very happy with the whole thing, made me feel very unhappy as looked very different to the pictures.everything is just very rundown!!

Thank you very much Lisa for raising these issues. We deeply apologise for the inconvenience these has caused you. Our team will make sure every detail will be covered so these negative feedbacks will be minimised. We will see what we can do with the Ring. Again, we're very sorry. Still, we hope you'll come back soon and things will be better by that time. Respectfully yours, UK-Breaks Property Owner

  • "General Feedback: We (7x adults and 6 children (14yo - 9months) had a wonderful stay during May half term 2023."

Plenty of room for everyone and the kitchen was the centre of all gatherings with plenty of equipment to help feed us all. Pool table was a big hit with the bigger kids. The beach is a short walk (less than 10 mins) away, coastal walks beautiful and the 9-hole golf course (also a short walk) challenging but enjoyable. Easy drive into the Lake District with lots of close lakes to go and explore and returning at the end of the day for a relax in the hot tub. Overall a fantastic stay with a group of friends and family. Feedback for the owner: Would be helpful to be able to open the windows in the games room. It got hot in the room when the weather is warm and there's lots of ppl there. The fridge furtherest from the back door was too cold as it froze all our veggies in the crisper. I did change the setting but not sure if that had much of an impact. Would be helpful to have some oven gloves. The bedroom next to the kitchen - curtains need stronger hooks (not plastic) as the curtain is very heavy and very easily slips off the hooks when opening/closing.

  • "With the property being quite old, you expect not everything being up to speck."

We all enjoyed ourselves at the house and the beautiful St Bees and surrounding area plus we had the weather

  • "We had a great time but St Bees isn’t a great family holiday location as the activities around are not extensive."

The day we went to the railway it was closed due to a power cut! The house is lovely but lacks sufficient seating in a lounge and round a table for 16 and does not have enough mugs and plates The owners were very responsive to the fence blowing over in the storm

Hello, apologies for your experience. There was a large storm during your stay which is beyond our control. This did lead to several large power cuts in the area. St. Bees is one the most beautiful and quiet sandy beaches in the UK but I do understand that during the inclement weather this might not have been fully appreciated. We do appreciate your feedback on the seating and have implemented measures to improve this for our future guests. Property Owner

  • "The house is amazing, my only criticism would be there needs to be a brush for the pool table in the drawer"

Thanks for your great feedback. We really appreciate it. I'm so glad you enjoyed your time with us. We bought a new brush for the pool table so no-one else will have the same issue. See you next time! Property Owner

  • "We’ve just returned from a lovely Christmas at Abbey Farm."

We did however have a number of issue most of which were resolved but involved a lot of phone calls/text messages. When we arrived on Thursday the Aga in the kitchen had gone out and with it being the only heat source in the kitchen it was so cold. This took 36 hrs to resolve but it was hot by Saturday morning. We had terrible weather almost the entire week with driving rain and wind so that didn’t help. We were unable to use the hot tub due to the awful weather which was a shame. The heating system is a little hit and miss and some of the radiators don’t heat up at all. I bled a couple on the top floor as it was so cold up there and the pressure dropped so low the boiler went out. Unable to find the boiler due to it being in a locked room I contacted the owner who arranged for somebody to came out very quickly but it took quite some time to heat the house again. Two of our party being elderly and fed up with the weather and now cold house, left on the Wednesday morning. The WiFi is not great and because all the TVs/Alexas are run on this there were times when it didn’t work at all. As it was Christmas we had Christmas music on and movies on for kids and going off was a regular occurrence. Just frustrating but I do appreciate the weather could have played a part in this too. It would be handy to have a hoover left somewhere accessible not locked behind a door. The shower room on the top floor is very cold as there is no radiator and the shower head is too small for such a large shower. The kitchen was well equipped but I would suggest a few more large serving spoons and large serving plates and fish slices/egg servers. With 13 people in the house cooking and serving with cheap plastic utensils wasn’t easy. The upstairs living room with massive screen was great but cold as it only has one radiator and is a big room. Also the sofas are a little small and hard. As a large family party getting together for the first time in 3 years and paying what we feel was a lot of money for a really special week, we just felt the house was lacking the wow factor and a little tlc. It could be amazing with a little more thought and attention. The welcome pack however was the best we’ve ever had and the owner was always available and apologetic when problems did occur.

Thank you for taking the time to write such detailed feedback, we apologise about the issues with the Aga oven. Unfortunately, as you know the weather was terrible that week so that would have contributed to the WIFI and therefore the TVs, we, unfortunately, cannot do anything about that. We will ensure that the kitchen is well-equipped for future guests. We do apologise for the maintenance issues you had, we feel that these were a definite one-off as we have never had those problems before. Thank you once again for writing the feedback. • "It was a really good house for our group of 3 families and dogs."

Unfortunately the previous guests had blocked the toilet on the top floor which meant we didn't have a toilet for the three bedrooms up there but we appreciate that this was not the owners fault and they did everything they could to get it fixed. Otherwise, the bathrooms were very good and the beds were comfy. We used the downstairs bedroom with the sofas as a lounge for adults and the kids loved having the larger living room with the huge screen and console. Having the pool table and hot tub was great and kept everyone happy during the rubbish weather. The kitchen was very well equipped for catering for large groups, only downside was having to take food upstairs so we could all eat together. Lots of nice touches to make it a comfortable stay and we really like the character of the house
