  • "A lovely old farmhouse, wonderfully presented and very welcoming as soon as we entered."

    4 very comfortable bedrooms, with excellent ensuites with wonderfully enveloping towels. Sattersthwaite farmhouse is set in a tranquil wooded valley with a traditional pub....Great food ! with an enthusiastic welcome from Bob the dog. We all had a marvellous week, as there was plenty of room in the farmhouse to sit, relax and generally absorb the peace and tranquillity.

  • "By far the best place we have stayed in so far and we have been using Sykes for years."

    The pictures do not actually do the place justice, it's just lovely. The location is fantastic, so peaceful and great walks on your doorstep. All 7 of us agreed we would be back. On a more comical note you do learn to duck going through doorways after your 1st night. All in all a great stay and just what we needed

  • "We had a lovely stay at this property."

    Really nice to have the essentials like milk, tea and coffee. Also really appreciate the wine and chocolate. The only things that were a slight negative was the creaking bed in the large bedroom. Would be good to have a small table in the bathrooms as there was nowhere to put bathroom bits except for on the floor. We have already recommended to the people that were in the cottage next door. They wanted to go with all of their family. We’re hoping to go back again.

  • "Just home after a weeks stay in this beautiful farmhouse and wish we could have stayed for longer."

    What can I say about it……would highly recommend, such a comfortable spacious home with everything you could possibly need. Four beautiful bedrooms all with fantastic bathrooms, extra coziness from the log burners and the most well equipped family kitchen ( we’ve rented a few cottages in the lakes and this was definitely the best by far). Owner really helpful and quick with replies. All set in a lovely quiet village with an fab local pub!!

  • "We have stayed in many places within the Lake District and this has to be my favourite, both from accommodation and location perspectives."

    The house felt like home immediately and the surrounding areas are absolutely beautiful. There are lots of lovely walks straight from the house, a well placed playing area which can be seen from the house and we also enjoyed the Guinness at The Eagles Head (within walking distance, even for young children), best we have tasted! There are plenty of local places of interest to visit, suiting both adults and children alike. I also have to mention Vicky, who was so helpful and very responsive regarding any questions we had. We definitely want to return and do some of the things we didn’t manage to pack into the two weeks we have just thoroughly enjoyed. Thank you so much Vicky!

  • "This was our second visit to the this beautiful farm house and again, proved the perfect choice for a perfect stay for us all and our dogs."

    Set in spectacular surroundings that make a great base to not only explore locally without the use of your car or further afield within the beautiful Lake District and all it has to offer. Weather you want to spend lazy days in the comfort of the farm house and all its well thought out facilities, chill in front of a log burner in one of the cozy lounges after a days hiking, it’s an ideal place to stay. We recommend a visit to the local pub, The eagles head, they even provide take out draft beers in a carton! (a new one to us) and the the Lucky Dragon, Chinese takeaway in Ambleside. We can’t thank Vicky, the owner enough for making us feeling welcome from the outset and that we had everything we needed for an enjoyable time.   • "Lovely accommodation nicely situation between Coniston Water and Windemere."

    The two lounges (with two TVs) are particularly useful if children are with you. Owner Vicky very helpful both before and during our holiday. The Eagles Head is a short walk from the house and is very friendly with good food. Not much more to say really except we'll be back.

  • "We were a group of 4 couples and 2 dogs staying last week."

    The farmhouse was absolutely lovely- really cosy with the log burners, plenty of hot water and very comfortable and well furnished. The bedrooms were all very comfortable and the ensuite bathrooms had everything you could want. Vicky the owner left a delicious welcome pack and was quickly responsive to any queries we had. We absolutely loved the location - great walks through Grizedale forest on the doorstep, and the locals were friendly in the village pub. We paid a visit to the birds of prey at the art gallery in the village and visited Hawkshead and Ambleside. (We did make the trip to Bassenthwaite railway station too and had most delicious Afternoon tea in the same railway carriage used for the filming of Murder On The Orient Express!) But mostly we enjoyed sitting by the fire in the farmhouse! Would definitely go back! Thank you Vicky!

  • "We stayed in this house for a family break and we were not disappointed at all."

    Everything had been thought of to ensure our stay was as comfortable as possible. The owners went above and beyond to ensure we had everything we required. This was things such dog drinking bowls, leaflets and a welcome folder explaining the area, board games and my personal favourite torches - very helpful when walking to the local pub! It also didn't go unnoticed that on one of our days out the grass had been cut too and the garden cared for. The house was very modern with an American fridge freezer, large oven and wifi however it also respected the age of the house with lots of wonderful original features. It was very spacious for our whole family (7 of us stayed) and plenty of room for our large dogs. The only slight complaint I would have is that the vents in the bathrooms did rattle, even in slight wind. It was the middle of the night that we noticed it and scared us to death as it was very loud! We thought someone was tapping on the outside and none of us could sleep until we figured out what it was! Once we did though the beds were so lush and comfortable that once the scare was over we were soon back to sleep. We absolutely recommend this beautiful house and we most certainly want to return - I did not want to leave! Thank you to Vicky and her family it was lovely chatting to you and very generous to give us the extra time.

  • "Lovely stay and pictures/description were accurate."

    Would definitely recommend and go back to the same place! Great area to stay in and supermarkets delivered to the house which was a huge bonus as shops were quite far away. The only issue we had was that we were quite tall so accidentally knocked our heads a few times on the low beams. Top bedroom ceiling/beam was quite low in the shower for a 6ft tall person too but wasn't an issue. We all had an excellent stay!

  • "We had a wonderful stay in this beautiful farmhouse."

    The kitchen is amazing with every appliance you could wish for, we had an extremely generous welcome pack upon arrival. The accommodation was comfortable and welcoming so you felt at home. Any questions were answered quickly by the owner. I would recommend you follow the directions provided rather than Google to avoid very narrow roads. I cannot recommend this highly enough.

  • "Lovely weekend with family (3 generations) celebrating our Ruby wedding anniversary."

    The cottage was perfect. There was enough room for everyone to spread out and be together or to sit in the separate sitting room if space was needed from time to time. The owner responded to any queries very quickly, but we were left alone to enjoy ourselves, as we would expect. My eldest son's first comment on arrival was "wow, stunning!" We will definitely rebook if we need a karge cottage in the future.

  • "We had a wonderful stay, the house was brilliant."

    Perfectly placed for everywhere we wanted to visit on our week there. The kitchen was by the best stocked holiday rental we have ever visited, with a huge array of implements and extras not usually thought of. We loved that there were 2 living rooms and both of them had comfy sofas and log burners. We had some lovely walks with brilliant view straight from the house and would highly recommend the village pub for some good food. Will definitely return if we are back in that region again.

    Olde wordle with modern twists - bedrooms and en suites nothing short of 5 star hotel. Location perfect - 12mins (car) to Hawkshead; 4mins (car) to Grizedale visitor centre; with a nice walk avoiding road from the door. Vicky the owner is fabulous - answered messages within minutes. And great pub The Eagles Head on doorstep (try the pie of the day esp if it’s steak!) Best cottage we’ve ever stayed in

    The house and gardens were perfect for us, 6 adults and 1 dog. Plenty of space, and everything you needed was provided. Had the added bonus of beautiful weather. It was so peaceful and relaxing, none of us wanted to leave.

  • "'Satertwaite Farmhouse' is a beautiful house with many well thought out features."

    However, it is looking a little in need of a repaint on the outside and better cleaning on the inside as there were quite a few cobwebs and very was dusty inside wardrobes and drawers in the bedrooms. But it was generally well maintained and very well equipped. We had a couple of problems during our stay:- The obviously new sun shade blew over constantly because although there was a stand, there were no weights to hold it down. The extractor fans in the on-suites rattled constantly depending on the wind direction, The shower bases became close to overflowing unless the waste internals were removed and on one occasion, unfortunately, did overflow and the water went through the ceiling into the room below. The welcome pack wasn't the same as the one pictured on the website. Despite these minor problems we really enjoyed our time at this property and would recommend it for a peaceful holiday and would return.

  • "A well organised and well equipped cottage with super ensuite bedrooms, spacious kitchen and plenty of living space inside and out for 5 adults ,children aged 14,9 and 4 to spread out and have fun."

    Plus our 2 labradors, one of which had to be accommodated in her cage due to a recent operation. The garden, children's play area and walk down the lane were very convenient and also the pub within an easy stroll.Not perhaps the best menu but friendly and welcome when we didn't want to cook. Our Sat outing and picnic lunch was to Tarn Hows @20min away. Absolutely stunning with easy track round the lake. Super for dogs who like swimming. Necessary to get there early to be able to park! Sunday after packing up we visited Grizedale Forest only 2/3 miles to the visitor centre. Great choice of walks ,refreshments etc. and sculptures to find in the woods. All in all a fabulous family weekend surrounded by amazing scenery, so peaceful and relaxing , full of happy memories. The Smith Family from Cumbria and Manchester.

  • "We are four couples staying four nights at Satterthwaite farmhouse."

    Our stay was wonderful from start to finish. The farmhouse is decorated and furnished to a high spec, everything you need is there. The welcome pack was a really lovely touch. We visited the village pub 3 times, drinking and eating. Lovely place, friendly locals and great pub grub. Our overall stay was a delight and we definitely would recommend. Thank you.

  • "Really great communication with owner."

    Warm and comfortable house. Beds amazingly comfortable. Great house for dogs. It was a very wet week but we enjoyed the walks from the door and the local pub - which is basic but welcoming - and had Sky sport. We also enjoyed the cafe at Grizedale [5mins] and the Drunken Duck [20 mins] away.

  • "Spacious, lovely bedrooms and en-suites, full of character."

    Owner was very helpful. A few niggles (eg need new frying pans, en-suite fan covers rattle all night) but overall a nice cottage in a quiet, beautiful location. Welcome pack was a nice touch. Small garden was enough for us but it would benefit from some decent outdoor furniture and a BBQ.

    Quality fixtures, furniture, beds and bedding. A little more attention to detail would make it perfect. Cooker oven was not clean. Wood stove fires were not made up. Quality furniture, but drawers and wardrobe very dusty. Overall, despite these comments we all felt very comfortable in our accommodation.

  • "We all loved Satterthwaite Farmhouse."

    It was perfect for a three generation family holiday - very warm with incredibly comfortable beds, lovely sitting rooms with log burners and very well equipped kitchen. The location was fantastic with access to Grizedale Forest a short walk from the house, as was the village pub! Teenage grandchildren and dogs loved it! We all hope to return.

    It was extremely comfortable for our group of friends plus dogs. Comfy sofas for settling down to watch a film (or Strictly), fantastic, sociable kitchen and stylish decor all round. A fabulous property in a stunning location, straight out the door to forest walks! And the local pub, just a couple of minutes stroll away, is great. Really friendly with tasty food and the only to be expected wonderful Lakeland ales on tap.

  • "Satterthwaite Farm is a genuinely comfortable and spacious cottage for 8 people."

    It is extremely rare to be able rent a cottage which has fair and equal sized bedrooms. The cottage had plenty of room, seating and outdoor walking/biking storage for eight and is ideally located for walking and cycle from the doorstep.

    I’m sure we will be back as we love the location and the accommodation was superb. It would be good to have some relaxing garden furniture to catch the sun in in the back garden, and maybe a bench or a couple of chairs in the front to watch the sun setting in the evening and take in the amazing views.

The property

Satterthwaite Farmhouse is a glorious 17th century residence perfectly suited to a memorable holiday or special celebration with friends.

Set between Lake Windermere and Coniston Water, with the picturesque village of Hawkshead and Grizedale Forest on the doorstep, this character property has undergone a luxurious refurbishment while retaining its period charm and country house ambiance.

A lane from the pretty hamlet of Satterthwaite leads to the farmhouse with its impressive oak door opening into the first of two sitting rooms.

This is a fabulous room for socialising and chatting round the wood burning stove.

Underfloor heating, slate floors and superbly comfortable leather furnishings will tempt guests to sit here late into the night, or even the early hours of the next morning.

A second sitting room is equally as cosy and it too has a wood burning stove, deep-cushioned leather furniture and Smart TV.

The farmhouse kitchen is exactly as it should be.

Welcoming, beautifully equipped and with a large and sturdy farmhouse table around which guests will enjoy lively suppers and lazy breakfasts.

From here there is access to the rear garden and separate utility. The bedrooms need to be seen to be believed.

Four fabulous rooms, each with an en-suite bathroom or shower room.

Between them there are king size sleigh beds, oak beams, free standing baths, monsoon showers and super king luxury.

Guests will be spoilt for choice.

Close by is the village of Near Sawrey where Beatrix Potter lived and wrote her wonderful children’s books.

Her cottage Hill Top is open to the public and close by are two of her favourite haunts, Esthwaite Water and Moss Eccles Tarn.

SATTERTHWAITE

Satterthwaite enjoys a peaceful, picturesque location between the lakes of Coniston and Windermere, just south of Hawkshead village. The sleepy hamlet is surrounded by a natural playground of stunning landscapes to explore; a great base for walking and outdoor adventure as well as for escaping the everyday rush.
To the north, Grizedale Forest is an intriguing network of walking routes, cycle paths and sculpture trails. Lake Windermere lies to the east, and a car-ferry crossing can take you across the lake to explore the lively attractions of Bowness village.
Also close by is the village of Near Sawrey, where Beatrix Potter famously lived and was inspired to write her children's stories. Visit the author's home at Hill Top and explore her favourite places; such as Esthwaite Water and Moss Eccles Tarn.
