  • "Retired couple with dog."

    We had a great visit to Jane's cottage, loved the situation, cottage spacious and suited us well. Owners friendly and helpful. Track was no issue in our regular car, just approach sensibly. Lovely walk to Tarn How and back via Hawkshead Hill, and Baptist Church with Poustinia in garden. Also Wray castle within walking distance via footpaths. The Dinky map of Hawkshead at the property was a real bonus as Janes cottage is on the fold or crease of the Explorer & Landranger OS maps. The drive over Hardknott pass was amazing, walked up to Roman Fort & had great view of Scawfell. It was a particularly sunny, clear day, so fitted in a trip to the, vast, beach at Drigg, great for dogs and owners alike.

  • "Inside Jane’s cottage was fine and good quality fitting, extremely clean, just one cereal dish."

    The washing machine was inaccessible unless you had a machete, and the dryer was broken. All down to a rear garden completely overgrown. The front garden needed maintenance too, weeds. The driveway we navigated safely but it was a too risky really, one mis judgement and you have damaged your car on large pot holes. Completely avoidable, FILL THEM IN with stones, holidays are supposed to be relaxing, that drive was tense. The advert says have a 4by4, when I enquired through the chat if necessary, it wasn’t, but I think it is.

  • "There is nothing wrong with the cottage itself."

    It is very spacious, there is a beautiful kitchen with everything you need, and the bathroom is spacious. A wide range of DVDs was really nice. The cottage is beautifully situated in the fields where you can see deer walking from the couch in the evening light. but the road to get there had very deep holes that our car (Volvo V90) hit the ground several times. These holes could have easily been filled with a few wheelbarrows of gravel. The path to the laundry room was a jungle of nettles and brambles, the dryer did not dry. Then there was no one to receive us, the key was just in the door. There was someone living in a house next to our accommodation. This woman did not even say hello to us and seemed to run away every time we saw her. It made us feel unwelcome. the yard and the area around the building were an unnecessary mess, the whole thing gave a deserted look.

  • "Absolutely loved janes cottage!"

    We found the cottage so charming, from the stone work and thick curved walls, to the window chairs, mezzanine bedroom and japanese bath tub, an excellant small but spacious cottage. All the facilities you would need. The location is charming, rustic and peaceful. Along with a super comfy bed the area is so quiet on a night, it was the best sleep l have had in a long time. Loved the swallows in the farmhouse courtyard swooping in and out of the stable buildings. Situated so close to so many beautiful places and small villages, the perfect holiday stay in the lakes. We had a brilliant holiday, our time there will remain a happy memory forever.

  • "Loved the rural location and being on a farm."

    Accommodation was quirky and plenty of room for a week for a couple and a dog. Only a short drive to excellent walks and towns but heed the warning about the driveway as you do need good clearance on the bumpy driveway. One negative- the pillows were absolutely criminal so would strongly recommend bringing your own or pre booking your appointment at the chiropractors for your return home.

  • "So this was a difficult one for us to rate as the cottage and the owner were fantastic."

    The cottage was done to a very high spec and the owner was so helpful. We hadn’t anticipated how difficult it would be to find it as the postcode just took us to the general area luckily we found a local who directed us. Then the drive to the property although it did state on the details it was a rough drive we wasn’t anticipating how bad it actually was. The setting of the cottage was beautiful but not near anything and the walk into Hawkshead was as stated only a mile but that mile was along a busy road with no paths. It said on the listing it had a back and front garden with patio furniture this was not the case there was no back garden there was just a small area at the front with chairs but it was a bit scruffy. Also on the listing it said there was a washer/dryer I couldn’t find it. Lakes lovers need to get there description right and let people know how remote this place is if your looking for a week just doing nothing this is the place for you but it you need to be getting out and about you need to be aware of where it is how bad the drive is please don’t use a small car you need a steady vehicle and be ready to be having to drive to most places as nothing is in easy reach. Thankyou Lisa for making us so welcome you made our stay much more enjoyable.

    Always around this area and this has been our favourite cottage so far. Make sure your car has reasonable ground clearance for the top of the drive but otherwise only good things to say about Janes Cottage. Thank you for giving us such a lovely experience.

  • "The cottage is in a beautiful area."

    Inside it looks neat. All you need is there. Good bed, good bathroom and a spacious room. We did’n like the driveway to the cottage. You have to drive very carefully so as not to damage your car. We also did not like the place to sit outside. In front of the cottage is a terrace, located in the courtyard. We found it very messy there. In short, we think it's a good cottage inside, but we don't think this place is very suitable for sitting outside.

  • "The inside of the property was great."

    Very clean and tidy and well designed. However the garden described in the advert was completely overgrown which wasn’t great for the dogs and the area around the cottage was messy. We also only had one toilet roll left for 5 days and the lane to the property was extremely rough, only suitable for a 4x4.

  • "We absolutely loved our week away."

    It was the remote cottage we were looking for. It was clean, cosy and had everything we needed. The only thing to say is it is up a very bumpy lane and it wasn't that suitable for our low car. It just required some very careful driving up and down the lane each day. Overall it was superb and we'd definitely stay again.

  • "Spacious and cute cottage situated a short drive from the lovely village of Ambleside."

    Bathroom is lovely with the underfloor heating and the deep bath is a great touch after a long day out walking. The bed is exceptionally comfortable, despite the restricted headroom upstairs. The range fire worked perfectly to keep us warm, with good instructions and a nice supply of wood. Although we would have preferred the seating to have been layed out a little differently so as to make more use of feeling cosy around the fire. We would definitely stay again.

  • "We loved everything about our stay at Jane's Cottage."

    The host family were very welcoming and helpful. The cottage itself was beautifully decorated and prepared. The farm and cottage were ideal for my wife and myself as we enjoyed a relaxing week in the Lake District. We enjoyed staying on a working farm, and loved seeing the ducks, chickens, horses, sheep and goats. The location of Jane's Cottage is excellent if you wish to be able to travel easily to many of the local attractions and to stay away from the busy crowds. Thank you for a lovely stay.

  • "Wonderful cottage, surrounded by lovely views of the hills."

    Really warm and cosy inside. The farm animals are a lovely bonus, great to get fantastic fresh barn eggs on request. The Outgate Inn is about a 15 minute walk from the farm. The village of Hawkshead a bit further, 30 minutes or so. Lots of great walks on the doorstep. The Owners are very friendly and helpful, we’ll be back

  • "The fridge and all the pots and pans were dirty and had to be cleaned before they could be used."

    This did not inspire confidence in Covid times. The drive was in very poor repair and had to be navigated extremely carefully to avoid damage to the car. Several things were not as described i.e the TV wasn't a Smart TV, the tumble dryer was broken, there was only garden funiture in the front yard and that was functional rather than luxury. The property is comfortable but far from the stated luxury. The location of the property is good and the people nice.

  • "This is a fantastic little (big for two) cottage on a working farm off the beaten track."

    Perfect for 'getting away from it all' but just a mile walk from Hawkshead. The facilities are all there and the Esse range well stocked for cooler nights. Owners very friendly and you can get involved with feeding the animals or not as you wish. Can't fault it and was a much needed short break away from 'the madding crowds'!

The property

Jane's Cottage is a charming, one-bedroom holiday home situated on a working farm, just one mile from the traditional Lakeland village of Hawkshead.

Walk onto the patio and step into your open plan sitting room with kitchen and dining area.

Your neat and cheerful, fitted kitchen has a handy breakfast bar.

Admire the oval dining table sitting attractively by the characterful esse log burner.

Sit on the comfortable suite and catch up with your favourite programmes on your Apple TV.

Step to the lounge window and look out over the front garden to the stunning and timeless fells.

The bathroom, which has a Japanese deep-set bath, a bench seat and a wet room shower on a mosaiced floor, is also on the ground floor.

Climb the open treaded stairs to the mezzanine floor to discover your attractive double bedroom with lovely roof lines and pretty, full width window seat.

Janes Cottage is set on a working farm with sheep and horses.

Outdoor furniture is situated to the front on the patio.

Bike storage is available. You will have the choice of many superb paths and trails around the local area, as well as being in striking distance of some of the best hill walks in the National Park.

For a relaxing day walk to Hawkshead and visit the acclaimed Beatrix Potter Museum, run by the National trust.

After all that, relax with a drink in one of village’s excellent cafes or pubs.

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
