  • "Church View is a very attractive, comfortable and warm house."

    Ideal for two couples in one car. Well laid out and equipped. Pretty terrace with lovely views. Good location for exploring the area and excellent pub about a mile away The Queens Head.

  • "This was a lovely and very comfortable property only let down by the inaccuracy of the parking."

    Yes, we only had a problem once in 4 days but it needs to amended on the Web site. It should read no private parking but parking is available on the public road area.

  • "Lack of local recycling facility but I feel that lakelovers could take on this aspect."

    Property was lovely. Only point was the heating & hot water issues but they were resolved & didn't cause a problem for us. The bath is huge & great for the kids but as adults it wasn't something we could use as never enough hot water to fill it. We try to be eco conscious & will usually see having a bath as something we keep for holidays, only really showering at home. Was a shame we couldn't really use it to it's full potential. One room got too hot & we couldn't turn radiator down. Had to open window. Meant to contact the owner who would have resolved I'm sure. Heating isn't controllable at the property, only by the owner. Hasn't put us off wanting to stay again. We loved the place & the owner did everything he could to make us enjoy his home

  • "Fabulous cottage clean and modern."

    Stunning views and a lovely outside area to take it all in with a glass of wine after a lovely walk straight from the front door. Ideally situated for a walk to the local pub serving great food but the cottage has a well equipped kitchen for dinning in. Will definitely be returning to Church View.

    Troutbeck is nice and quiet and the Queen's Head is just a 12 minute walk away (10 mins if you're walking really fast because it's dark). We can't recommend this place enough.

  • "The property has been nicely presented and would certainly be one we would go back to if it were not for two things."

    The hot water only lasts long enough for a short shower, which means if more than one person stays they have to wash in tepid water. We discovered that we could heat more water by using the wood burner in the kitchen, so every morning and afternoon that became a necessary routine. It works as a solve but as a premium listing one would expect there to be ample water with or without the wood burner. The boiler is locked away so you can not get access to change the settings. The second and admittedly small thing was the wifi was very slow and intermittent so a small speed boost would help. All that said the property is otherwise very well located, comfortable and well equipped including Apple TV, underfloor bathroom heating and an induction hob which were nice touches. The outside terrace is a lovely area to relax in, and the cottage is tastefully decorated.

The Property's unique location does dictate to a minor extent how the Property operates, which guests are made aware For the hot water: The central heating and hot water share a common thermal storage tank which is heated via electrical immersion heating elements to a high capacity tank –unlike an instantaneous system, replenishment of this stored hot water does take a little short time for the water to reheat, which we seek our valued guest's consideration and understanding -That said the system has been recently inspected and tested and is working well above the system design and normal consumption demand.   • "Beautiful comfortable cottage in a quiet spot with paths for walking straight from the door."

    The cottage has easy check-in and parking. The kitchen is well - equipped and all furniture is tasteful and comfortable. The property was very clean and a cleaning pack was provided. There is a lack of up to date information in the cottage. For example there are a number of smart plugs controlling lights that went on and off at odd times that had no instructions. We had an issue with heating and hot water on Christmas Day as this is also controlled by a smart timer that guests do not have access to, meaning we were left with no heating or hot water until we managed to download instructions from the internet and find the override switch. It was at this point that we had to use the woodburner for heat. The fires had not been cleaned and there was no bucket for the ash. Despite these issues, we would stay again.

  • "1 particularly in winter you need to provide an idiot guide to the heating system controls and an urgent contact number in the property."

  • "We had a great holiday and would love to come back."

    We tried to clean the place before we left and only then noticed the accumulated dust and hair. Vacuum cleaner did not work well and no cloths for cleaning. One of the ceramic rectangular cooking dishes under the sink was badly cracked. None of this spoiled our enjoyment of a great week!

    Immaculate. Views were spectacular. We picked blackberries from the bramble along the walking paths. A neighbour, J, made us homemade jam. The pubs in the area were wonderful especially the Queens Head. Great food. Good beer. Doesn't get much better than that.

WINDERMERE

Ambleside 5 miles; Kendal 8.7 miles.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip.
