"Lovely clean smelling property."
It is my second time here. Catered for baby with travel cot and high chair. Nice bottle of prosecco on arrival lovely friendly touch.
Only issue we had was the lighting getting down the steps in the dark with the pushchair. Maybe some stair light could be useful. Overall beutifull experience for me, my daughter and grandchild. Thank you

"Very nice lodge in the lovely Whitecross bay resort."
But at £1400 a week , I was expecting the place to be a lot cleaner. The pots and pans and cutlery were not very clean. The decking was not very clean and could do with a good steam clean. Hot tub jets were not all working. Yes I would stay again but I suggest they can afford maybe 2 cleaners to give it a good clean between lets . I know there is not much time between people leaving 10.00am to new arrivals 16.00 but at £1400 a week to rent this place maybe clean it a lot better

However just to address your comments on turnover between guests we do have two cleaners cleaning the lodge our cleaners are very thorough & normally we never have any issues regarding cleanliness . If the pots etc where not up to standard i can only apologise , this though is down to the previous guests , it is there responsibilty to ensure cutlery etc is clean everything needed is on hand for guests . The decking has in the last month been treated with algon to emove algae & indeed been jet washed twice since opening , as you can appreciate its difficult in the country to keep it pristine at all times . We take on board all comments & appreciate your feedback , and would be delighted if you chose to visit us again .

"Lovely lodge with great facilities."
It is starting to look a bit tired and could do with a bit of TLC. Unable to get the en-suite shower above Luke warm. Cracked tiles on the bathroom floor, toilet flush button broken, toilet roll holder kept falling off the wall.
Hot tub was great.lovely park

"We had a lovely time during our stay at the lakes."
We stayed earlier in the year but on a different site. Our previous accommodation was a lodge also with a hot tub. With this to compare to there are several things that could benefit from some attention in your lodge.
I’ll start with the positives, which are the fact that the master bedroom mattress was extremely comfortable, we had an amazing sleep every night. I was thrilled with how lovely the lodge smelt upon arrival, with bringing our dog along I always get a bit worried that the accommodation will smell of pets which isn’t what I want regardless of having a pet myself. You could not tell it was a lodge that accepted pets so 5* to the cleaners there. The general cleanliness was good and quality of outdoor furniture good also, we got to enjoy the sunshine on a comfy and sturdy piece of furniture. The hot tub very enjoyable too.
The negatives - dishwasher was out of salt and rinse aid, non provided under the sink so these need to be checked when the lodge is cleaned as pots came out dirty. The hair drier didn’t work. The tv in the lounge constantly froze when trying to change channels so we’d have to turn it off at the wall (our children just wanted to enjoy a little telly before bed and in a morning before our adventures began, but this proved difficult). Some badly cracked floor tiles in the main bathroom. The shower screen couldn’t be opened in the main bathroom, when trying to assist my son in the shower the shower screen started to tip rather than open like a door which made showering him difficult. The wardrobe doors in the master bedroom would not open and shut, again fallen off the runners and stiff, weren’t useable. There was some random stuff just dumped in the bottom of the single bedroom wardrobe too, looked messy. And just some general bits that looked tired and could do with replenishing. For example, rusty toilet roll holder in the en-suite and the bottom of the door in the en-suite was damaged and peeling. The kitchen could be better equipped, the knives were very blunt, couldn’t slice bread with the bread knife. The fridge was on maximum when we arrived and we understand why because it doesn't keep items chilled to the temperature you’d expect so I don’t feel this is working to the capacity it should.
Overall we enjoyed our stay but when you look back at the issues we’ve listed there is a fair bit that you wouldn't expect to find in that condition.

"Was surprised how small the lounge was, no where to put iPads etc no cubboard or shelf’s etc,main bed too small we had to use the two bedrooms one of us in each,Lodge was clean and tidy ."
When stripping bedding off the one small beds quit had stains on it.
It was advertised with washer/ dryer but it was just a washer so couldn’t dry washing as it was raining.Fire controls had no batteries and the back of control was missing,The TV wouldn’t allow you to go to menu to see what was on.The wardrobe doors once opened was kept open because they wouldn’t slide .
Was so good that you could take your dog into the club house first place we have been to that was allowed.We paid £1008 pounds and was disappointed .

"When we arrived at Fir Tree lodge everything was clean and tidy, however, I noticed that one of the sliding wardrobe doors of the master bedroom had come off its track, therefore, making it unusable."
I emailed Sykes informing them of this and also the handle on the toaster didn't stay down, you had to hold it. I never received a reply.
I was glad that there were only two of us staying in the lodge, I think it would have been far too cramped with four people. Having stayed at Fir Tree lodge I don't agree with the many reviews raving about the place, I think it could do with an upgrade. The outside definately needed the decking power washing and the table and chairs at the side of the property had not been cleaned for some time. We were fortunate with good weather and I wanted to sit outside but I was not going to tackle cleaning the table.
I have stayed in quite a few of Sykes properties and have always been more than satisfied, but after this holiday it has made me very wary if I can trust the reviews for future properties.
Thank you for taking the time to leave feedback. Unfortunately, we have no record of an email from you so were not able to arrange for maintenance to attend to resolve the issues raised. The owner of the lodge visits every few weeks to check all is well and has already power washed the decking twice this year. He will check on the lodge again next weekend..
Updated reply: The owner of Fir Tree Lodge has visited and we can confirm that the toaster was in fine working order. The wardrobe was back on its runners. The decking is also looking clean and tidy.

"Just got back from a weekend with friends in this lodge, couldn't of asked for a better location, accommodation was home from home."

"Love staying at this cabin but this stay was a little disappointing, the cabin was not as clean as previous visits."
Carpets in the main bedroom was dirty, bedding was tatty and the en-suite mirror on the cabinet was still broken and on the floor since our last visit.
The location however of this cabin is great lovely and quiet.

"Stayed here with my partner, 4 year old son and our small dog."
Place was clean and tidy and we had some essentials left for us for our stay. Dish washer & washing machine pods. Clean towels etc and a nice bottle of wine. I can’t fault the lodge, and the hot tub was well maintained. Would recommend a stay here to my family and friends.

"We stayed for a week returning 19th June."
A clean, comfortable lodge with lots of added items (thanks for the wine!). The best feature for us was the large patio and hot-tub and we could park right outside our lodge. The lodge also does not get overly hot at night if the window is open (we had hot weather which was fortunate for us). Unfortunately the en-suite 'body shower' did not work - the temperature was boiling hot and could not be reduced. The maintenance team came quickly but said this was the owners responsibility as they had a separate contract and they would inform the owner. I explained I really needed this shower as to work as I had injured myself on the other shower but I did not hear back. I followed up 3 days before the end of our holiday and they promised to fix or compensate but heard nothing. Fortunately there was another shower over the bath but due to my back problem I had already struggled to get into the shower and cut my leg on the bath shower screen - the maintenance man trimmed the edge of the screen but beware as this is still sharp and the hand rails on the bath are low (this is why the cubicle would have been better). If we had been sharing the lodge with another guest(s) we would have all had to share one shower and that would have been horrible. Luckily it was just us and our doggie (we did not use the smaller bedroom). If it was not for the shower I would have given this top rating throughout as the patio was wonderful - fully enclosed for our dog and great hot-tub. We had a lovely relaxing time. However, the holiday was tarnished by an irresponsible maintenance team who alluded to the fact they already knew the shower had problems but still the shower had not been fixed. This should not be advertised with 2 showers.

"The lodge is fantastic and is in a lovely spot whereby you get the sun on the verandah for the majority of the day."
On the down side, the dishwasher was rubbish. We had to go & buy our own salt, rinse aid and tablets which we’ve never had to do before in any self catering property. However it still didn’t work properly, 4 separate washes of the same load didn’t clean so we ended up cleaning by hand. A minor point but nevertheless worth mentioning.
We couldn’t use the shower in the en-suite because the temperature was scalding hot, I mean really scalding hot and no matter how much we tried to alter it, it wouldn’t change.
The electric fused one night, but it was swiftly rectified by the ground maintenance team.
We appreciate as far as the dishwasher & shower go, we did not report it to maintenance because tbh we were up & out every morning.
A special mention for the wi-fi which is abysmal & needs looking at. Fortunately we were there for a complete break away so it did not effect us but I am certain other guests with children will find it extremely problematic and frustrating.
They are just minor points which need looking at.
Overall it was great value for money. We would definitely go back, we had a great week and if those points we’ve raised were all good it would have been 10/10.

Regarding the dishwasher, we will take a look at this when we are there next, we do provide dishwasher tablets but maybe there wasn't enough for your stay, again we are sorry if this caused an inconvenience to your stay.
There is an ongoing issue with the wifi which is completely out of our control and is in the hands of the park, we have raised this previously and are aware that despite having a new router installed the signal is not the best.

"Fir Tree Lodge is in a very quiet spot on the park which was lovely and relaxing."
It has a huge enclosed deck which gave our dog plenty of room to run about on and watch the rabbits from. The one thing we did notice is the railing that runs along the tree side of the decking was loose so we made sure our dog couldn’t go near that part as it wouldn’t take much for it to come down. The hot tub was very private and lovely to relax and unwind in. The lodge has ample facilities if you want to cook while you are there. The bed was really comfortable and we had great nights sleeps. We have been to the park a number of times and would definitely book this lodge again.

"Although we enjoyed our week away, we were extremely dissatisfied that we had to call to inform of lots of discrepancies/issues/faults with the property."
We feel these issues should have been found and resolved prior to our visit. You don't go on holiday to be getting repairs done and taking time out to report them, just not acceptable. The lady we reported to and the gentleman that attended, absolutely fantastic, and empathised with us, they did a great job.

"Really pleasant stay at Fir Tree Lodge."
Clean and comfortable and has all amenities to ensure a nice relaxing weekend. Only issue we had was lack of WiFi, although this was a location issue, and we had to walk to various parts of the park for a signal.
This is the first time we have taken our pet dog as we usually leave him with our parents when we travel, but would certainly return and recommend to others.

It was great having secure decking around the lodge for our young dog as we knew she would be safe. It was also lovely having a hot tub at the property in a secluded area so was not over looked. The only downside was that the double bed mattress was extremely hard and very uncomfortable so we never had a good night sleep. Also the toilet seat in the first bathroom was loose. Overall we had a lovely holiday and Thank You for the welcome bottle of wine which was a kind gesture. I would recommend Fir Tree Lodge x

"I have been coming to white cross bay for several years and enjoyed it, usually in Windermere retreat lodge, unfortunately it wasn’t available and had to book fir tree lodge, there were so many issues with the lodge, dishwasher didn’t wash pots properly, kitchen cupboards needed some tlc, one of the cupboards looked damaged, others were peeling !"
it smelt of dog badly throughout the lodge, there were stains on the bedroom carpet, one of the twin beds were so uncomfortable, the dining table had a sticky surface even after being cleaned, not enough comfortable seating in the lounge area, I also rang about the hot tub lid as we were sure how to store it whilst using hot tube, no one ever got back in touch with us, it was a basic low standard compact lodge not worth the money we paid,

I can confirm the only report we received was regarding the kitchen cupboard, although, no request was made to attend. "This is the second time I have stayed at this holiday park and have always enjoyed it!"
It is so well placed within the Lakes and we will almost certainly come and stay again. The only thing that was a bit of a shame was that some of the pots and pans were not clean and still had food on them which had crusted up, the kitchen and a few of the other facilities were starting to fall apart a bit too, but, did everything work okay? yes, but for over £800 for 3 nights I would expect a slightly higher standard. Overall was more than satisfactory!

"Loved the cabin and hot tub!"
However points we had issues with include the en suit shower and washing machine which were not working. This was really disappointing as a family of 4. These home from home comforts were part of what drew us to this cabin. When I couldn't place an order in the restaurant due to either the wifi or app not working, I was told by a female bar staff to keep trying. I wish I could remember her exact words as they were quite patronising. This was also really frustrating as I had been trying for about 15 minutes and had a hungry 3 year old to contend with. The manager who helped with allergy information was great however. My husband was also felt there was no flexibility in the choice of sky sports in the bar when he enquired.
It was a shame to also see some litter about the resort.

"We really enjoyed our stay & thought the lodge was in a good location."
Plenty of spare bedding & towels. Lots of kitchen utensils & domestic items (iron/airer/etc).
The washer/dryer wasn’t working which was a shame because we have 2 young children & a dog. Would have been useful for trying hot tub towels/swimwear.
There were things provided which we hadn’t necessarily expected (washing up liquid/antibac spray/tea towels/cloths/kitchen roll) but not things which we would have expected (spare bin bags/toilet rolls). A more accurate list of what’s provided would be useful. We’d have had no problem in taking these things but we ended up taking things we didn’t need & not taking things we did need.
Would definitely stay here again & would absolutely recommend!

However I have just looked at rebooking for the same time next year and it has went from £600 to £1200 for the same lodge. That’s really off putting that you can inflate your prices like that.

The biggest problem was with the on site restaurant which turned into a 2 hour nightmare resulting in no food as we had family staying on site we had planned a nice meal for our golden wedding so I was quite upset when it turned out this way we have been before and encountered no problems

Its in a lovely location, right near windermere lake which is beautiful and I'd definitely recommend booking a boat tour. Perfect to take the dogs as there is a lot of walks to be done with stunning views. The losge itself is roomy, equipped with everything you need, if I'm being pucky the only thing was the en suit showeroom was mouldy and did smell musty.

"We stayed here for four nights, the lodge is lovely and cosy and very immaculate inside."
A bottle of wine was on the table when we arrive, a huge thank you for that it was lovely. The hot tub was very welcome but we couldn't get the jets to work properly but that didn't matter as it was just so nice. The bedrooms are perfect as are the two bathrooms. The lounge is a really good size and for the kitchen is perfect with all you need in there. As an ex head chef it suited me down to a tee. Eat out on the site the food is good. Overall we could not fault our break away. Thank you to the owners.

"Thankfully we had booked our break at the same time as other family members as our Fridge stopped working while we were out, We had to take our food to our families lodge and keep it in their lodge and keep going back and forth."
I did try to ring the help numbers provided but after being on hold for over 20 minutes each time I just accepted to do things this way to save stress and further waste of time and to deal with the situation when home. Luckily our families oven stopped working so we were able to repay the favour and not feel like we were putting on them too much. However I do feel to have to do this on our holiday was totally ridiculous and really not good enough at all. Other than that the lodge was very presentable, clean, tidy, comfortable and modern. The resort itself was excellent other than one member of staff giving us incorrect information about swimming, I believe he was night staff. We followed the advice given and went to book swimming the next day, when we were told we couldn

Deposits this supposedly being a busy time we found the park to be quiet and peaceful which was perfect.

Regrettably the free wifi provided by White Cross Bay can be a bit hit and miss and we do make guests aware along with the fact that some mobile phone coverage is also patchy in the area. Although this can be an inconvenience for some, many people quite like being 'off the grid' for a complete break. The new owners of the lodge are undertaking some nice improvements and this will include a new mattress in the master bedroom. Fir Tree Lodge is a popular place to stay and firm favourite with guests enjoying a quiet location within White Cross Bay with that all important outside hot tub. Was a holiday to refresh the mind. On arrival the staff at the holiday site were amazing and location of the site was perfect for travelling around the lake district. The hot tub was lovely touch and nice and clean. The hamper was a nice welcome to the lodge with a taste of the local foods. It's really hard to fault this lodge atall. The only slight niggle I would say is the positioning of the lodge for sun light. Unfortunately the decking with the hot tub is very secluded which was nice in the way of it feeling private however you do lack the sun shine in the evening.

"Nice week in a lovely location but we did have some issues."
This was our second stay at this lodge, the first time we had no issues. However, this time we did. The blinds were broken with some of the blinds missing and others detattched meaning people could see into our lodge. The floor was dirty with mud when we first walked in which was extremely disappointing.

"Great lodge with added hot tub, great for us to be able to take dogs with us, slight issue was that our smaller dog could easily get through the wooden fencing!"
, plenty of room in lodge and everything you needed for your stay. Issue with the park - my wife is disabled and uses a mobility scooter, we found it difficult going around the park due to the speed humps which cover the whole of the roadway, could do with having a smooth bit on the edge for scooters/wheelchairs/pushchairs etc. also the bins were constantly full, so bags left all over including dirty nappies!

The lodge was clean and ready on arrival and had everything we would need for our stay including games etc for our children!
The hot tub was fantastic, nice and private too so you aren't on show to passers by!!!
The only thing we would mention especially for families is that the layout of this lodge means that there is literally no living space in the lounge area for kids to Play etc. That being said there is a nice large decking area outside and the site itself has a park and games area.
We would still return here as the hot tub was fab!

"We had a wonderful first time long weekend visit in the park with the cabin and hot tub experience at Fir Tree."
The sub zero temperatures did not dampen our spirits as we made the most of the 40 degree max temp in the hot tub whilst the snow fell around us. The homely living room with fire and superb power shower in the en-suite ensured an end to the goosebumps from the storm.
Needless to say, we cannot recommend it high enough.

"My girlfriend and I had a lovely trip to Fir Tree Lodge along with our dog."
The lodge was clean, warm, and most of all very comfortable and felt extremely homely. Very nice touch to have a couple of Xmas trees up too. Location was good, and the hot tub was bliss. Only slight downside was that the wifi signal isn't accessible from inside the lodge, and if we wanted to use the wifi we would need to walk 50 yards down the path to connect to it. All in all, it is a lovely lodge and we certainly will be returning.

Everything there we needed. Corner sofa unit was especially comfortable - lovely and squishy. Beds comfortable. Nice and quiet. Took our Website and was great as gated and fenced all around. 5 minute walk to edge of Lake Windermere with wonderful views. Excellent location about 2 miles from Windermere which has dog friendly pubs and cafes plus a Co op and Sainsbury. Also couple of miles from Ambleside. We went to Keswick which was a lovely little town.

"What a beautiful lodge!"
It was spotlessly clean, quiet, modern and comfortable! It was equipped with everything that we needed (even board games)! We loved everything about it! Our stay at the lodge coincided with a heat wave and the only negative we found was that the lodge became very hot but that's nothing that a fan or two wouldn't fix! The location of the park was amazing with stunning views! The onsite facilities are brilliant! Kids entertainment and even childminding allowed for a relaxing evening in the hot tub! We would definitely recommend to anybody and hope to return in the future! Thank you for a great holiday!!

Further to your comments about the Park, we will pass these onto the Park management for their reference although as the Park is located between Ambleside and Windermere it is ideally placed to venture out to one of the many pubs, restaurants, bars, and coffee shops nearby that welcome dogs. Windermere is less than 2 miles and delighted to hear you recommend visiting. Fir Tree Lodge offers guests the chance to relax and unwind in luxury accommodation- beautifully furnished - and with the addition of a hot tub.

"This was our first visit to the lake distict and it was very enjoyable."
The customer service was exceptional throughout including a very pleasant courtesy call the day prior to our arrival and a text message on the day just reaffirming that if we encounter any problems to contact them immediately. The lodge was spotless, comfortable and contained everything that we required with the hot tube being the icing on the cake. I would wholeheartedly recommend both the lodge, the site and windermere Itself!

"We stayed at white cross bay for 7 nights for a walking break with our dog."
The lodge was very cosey and tastefully decorated. There was plenty of utensils to use in the kitchen and it was well equipped with pans and trays for cooking. I have stayed in lodges were you don't even get that!! We were a 20 minute walk into Windermere and 30 min walk to Ambleside so for us the location was ideal with having a dog. We did pay 15 additional charge for the pool and gym facilities but the pool was quite small and very busy with children. But I suppose if you get at the right time it is ample for a leisurely swim. There is an online shop which was well stocked and reasonably priced. I would return here again and would recommend to others.

Thank you for your review, Michaela. We were pleased to hear you enjoyed your week at Fir Tree Lodge and kind of you to comment on the high standard of accommodation. With reference to the pool onsite, the complex does charge a one off fee of ?15.00 per lodge although all guests of LDLH have complimentary use of Choices Health Club at nearby Troutbeck Bridge. It is very convenient to the Parks and has an excellent pool as well as a sauna, steam room, Jacuzzi and a brilliant gym ? and for those feeling extra active classes are available too! It is a superb alternative. Maybe worth a visit next time? Fir Tree Lodge is beautifully designed and equipped for a relaxing and comfortable stay in the heart of the Lake District, a wonderful destination for a holiday.
