  • "The television was not working on arrival until 3 days later , the shower is extremely poor no pressure although complained 3 times a day it was never fixed."

  • "From our first day of arrival the main tv in the lounge did not work, neither did the big lights in the main lounge."

    We reported this to Lake District Lodges but no one showed up to even look at this fault.The lighting on the deck area was very poor considering the deck is so large which is lovely but not if it's not safe to access when dark. The cleanliness of the lodge was quite shocking considering the price we payed honestly would have expected top notch. We had no water upon waking up on day 2 which took a couple of hours to resolve and then again on day 3 waking up. The bed in the main bedroom also felt extremely poor quality (it leans) mostly to the side mostly the right, i woke up with a stiff neck and a bad back quite a few times. We have holidayed in Windermere many times at various lodges and apartments. Unfortunately as beautiful as it looks we wouldn't stay again simply because of the service especially when there is a problem AND the cleanliness. This lodge and stay could be amazing if managed correctly. Disappointed isn't the word considering this was our only break away with our son in the school holidays and having experienced a recent bereavement this was our time to heal and reflect but really it was just a stressful disappointing overpriced experience considering all of the above .

  • "Unfortunately not able to connect to the WIFI and did not have access to the password for this?"

    My daughter was particularly disappointed by this having purposely taken her laptop.She is continuing her studies at Lincoln University.

  • "It was a lovely place to stay, the property was clean and cosy, with a private setting in the park, so we didn't feel overlooked."

    There were a few small issues, one of the dog blankets had a heavy dog smell, the sofas were slightly uncomfortable, and the hot water took a while to warm in the ensuite, but overall had a fab stay and we would stay here again. We brought our 1-year-old and it would have been ideal if a highchair and baby bath were available alongside the travel cot that is offered, instead, we brought our own.

  • "Every time you put kettle on it made the lights flicker in lounge and the kettle switch had to be pressed down several times before it would stay down and the electric socket in kitchen right of the oven is loose in the wall and the bath doesn’t drain very good when you have a shower you standing in water."

  • "We had no WiFi, so not a property to take young adults."

    Spent 3 days of the holiday being passed between Sykes, Lake District Holidays & Parkdean, all of which did not want to take responsibility. Ended up spending the rest of the holiday with unhappy people.

  • "We spent the weekend into New Year at the lodge and loved it."

    The lodge in in a lovely setting , very private , and accessible with ample parking for our two large cars. Lots of places to go hiking without the need to drive anywhere first which was a bonus , especially when you want to make the most of the day and be out and about . The lodge itself is very homely and the festive touches made it feel very welcoming. The kitchen cupboards are stocked with a vast amount of utensils , pots and pans so no need to take your own. There were 6 adults and two dogs that stayed this weekend and had ample room to not be on top of each other . We really enjoyed staying here and will certainly be booking again.

  • "Lodge was great."

    A couple of issues like no information pack so couldn't access the WiFi or find the thermostat. However, we were there in the heavy snow. Luckily we had to abandon our car in Ambleside. I say luckily because if not we would still not be able to get out of White Cross Bay, our family are still stuck. No roads or paths were cleared by Parkdean, no grit was put anywhere. This meant that the park was extremely hazardous on foot and in the car. There was 12 inch snow on the hills too and from the lodge and in the parking bay. We could not get our car back on site so along with many other guests we had to park on and obstruct the A591 to get out. We had to decant our lodge on foot in thick snow and ice, multiple trips. Called Lakes District Lodge Holidays to see what the plan was for getting out of our lodge in these conditions. They told us they would contact the owner and get back to us. This was 11am Sunday. It is now 10am Tuesday and I am still waiting for their call back. The customer service from both Parkdean in terms of making the site safe and Lake District Lodge Holidays in terms of customer support has frankly been atrocious.

  • "Thoroughly enjoyed our stay!"

    This is our 8th time on the site and 2nd stay at Tree Lodge, we have also booked up again for next year at Tree Lodge. There is everything you need for a comfortable stay and the location of the Lodge makes you feel like you are the only people on the site. Sitting out on the deck at 6am with a coffee was amazing. Only down sides of our stay... there is a bit of a smell to the lodge as others have mentioned and the fridge door kept coming off the runner, which was annoying. Other than that it was a lovely stay and would 100% recommend Tree Lodge.

  • "The cabin was spacious and in a good location on the site."

    However, there was a lot of damp and the cabin had a really fusty smell. The cleanliness could be better. You do not get Wifi in this cabin so if this is required you are probably best staying somewhere else. Overall the stay was nice but for the price I think there is a lot of improvements to be made.

  • "The place was smelly and the bedding was grubby and was changed after we complained."

    The carpets were stained and need cleaning there was mould in the toilet and all of the windows,I have photos to back this up, fortunately Margret from the Sykes spent about 3 hours on sat, did all she could cleaning the mould mopped the floors and cleaned the work tops and table tops, how ever the smell of the sofas and throws were with us all week, all in all this lodge has the potential to be good but needs a lot of work to bring up to standard.

  • "We had a very relaxing break."

    Tree Lodge is in a great location and a nice secluded area of the park. We had a very comfortable stay, every thing we needed. Very well equipped lodge. Great shower in the en-suite, comfy bed and sofas. The outside space is great with plenty of The lodge smelt very doggy but this could be due to the wet weather the week before our stay, the carpet could maybe do with a clean. However this wouldn't put us off staying again.

  • "Although one of the older lodges on the site it is well maintained and has clearly undergone major internal and external refurbishment."

    The kitchen and bathrooms all have modern equipment and are well maintained. The kitchen is well equipped. The decking area is large and well maintained. The lodge is in an elevated position and is probably the most secluded lodge on the site. It was good to have a television and Bluetooth audio/DAB radio that both worked well. Availability of Netflix was an added bonus for the grandchildren. All in all a great week with no complaints.

  • "We really enjoyed our stay however a few little issues such as poor WiFi affected the ability of the TV which meant we could not access the app channels."

    The weather was bad and we couldn't go out much due to the rain which was extremely heavy rain,thunder meaning being able to get more movie channels such as Netflix. Not a huge problem but would have been better with more channels. Another issue was we found we had an unexpected guest after finding mouse droppings in the bottom kitchen drawer that decided to eat our

  • "We will certainly visit again the tree lodge was very comfortable, clean and had everything we could of asked for, however we did encounter a few issues nothing that spoiled the holiday but I thought I would share so you could sort for your next guests."

    The fridge had an issue with the door and needed to be screwed back on the cupboard door on arrival (not a problem, but something I think will give in time). There was a funky smell on arrival and we didn’t note until Sunday it was the dishwasher. It was full of old dirty water and wouldn’t drain away I believe it is no longer plumbed into the water supply as we turned on but only had the electricity supply and no water ( again , this was fine we washed the pots old school which was fine ). Also literally no Wi-Fi despite reboot. Whilst we may have encountered these little hiccups we still enjoyed tree lodge so thank you for having us as your guests we will look forward to booking again soon.

  • "We had an amazing stay at Tree Lodge, it was everything we wanted!"

    The peaceful location felt like we were the only people on the park! Sat outside most mornings, with a coffee listening to the owls, also got the pleasure of watching a woodpecker making a nest In the tree opposite the living room doors. I found the walk up to the lodge a little difficult as I have a dodgy hip but found if you turn left out of the drive it was a lot easier. We have been regular visitors to White Cross Bay over the last 6 years and have stayed in a few different lodges and Tree Lodge is the best one yet, we booked it again for our next trip while we were there. Tree Lodge is the perfect place to switch off, relax and enjoy nature and the prefect base to explore the Lake District. The Apple Pie Bakery in Ambleside and The Magic Roundabout in Bowness are always on our list for a good breakfast to set us up for a day of exploring. Brockhole visitors centre is always on our to do list too... Great activities, lovely shop with local produce, welcoming cafe and exceptional scenery.

  • "We thoroughly enjoyed our stay at Tree Lodge, only negative was our stay was too short."

    We’d give Tree Lodge 10 out of 10. The lodge is superb. We would absolutely stay again. It has everything you could ask for, from kitchen utensils through to brushes for the decking outdoors. Its siting under the trees gives it a lovely, secluded forest feel. There is plenty of seating outdoors to enjoy the surroundings, although being Autumn we didn’t quite get the weather to enjoy this. Even the chestnuts or acorns falling from the trees added an interesting addition to our stay. I would love to visit in spring or summer next time perhaps. The interior is fabulous and was tastefully presented, clean and tidy, plenty of room for our family of 4 and the ensuite to the main bedroom was fantastic. Can’t recommend highly enough. The location of the park is excellent for exploring the Lakes/surrounding areas.

    We enjoyed a fun week making use of the park facilities and lots of activities at Brockhole. The park wifi didn't reach as far as the lodge but after the teenager's initial shock I'm really glad it didn't. We would definitely stay again.

  • "Chose Tree Lodge because of the promise of a secluded setting."

    We weren't disappointed. Such a beautiful setting, surrounded by trees. We were very fortunate to be staying during the recent heatwave and the trees supplied a welcome shade. There are two seating areas, one with dapple shade the other full sun. So happy all round. Is situated up steep little hills which I struggled with as I have problems with my back, however, if you turn left at the end of the drive, it actually cuts out the the hilly walk and was a pleasure to discover. Made my life a little easier. Dog friendly. A secure veranda, but must make sure the gate is definitely closed as we hadn't one day and our dog did get out. Thankfully he didn't go too far. Typical beagle just stood and barked at everything. The lodge itself extremely clean. Smelt fresh. Beautiful decor. We did have trouble locking the main bathroom door and also the first twin room door doesn't close properly. The main front door lock was a little temperamental. It wouldn't work for me, but did for my husband

  • "Wow just Wow what a beautiful place from pulling up outside the lodge to leaving what a beautiful lodge."

    Very private & quite just what we wanted all week the weather was HOT & Sunny but due to the Lodge being in the Trees it stayed cool that was nice. Our little dog loved the closed in veranda she could walk around, layout and chill with out with out us worried her getting out. Would Definitely stay here again if we visit Lake District what a Amazing Lodge highly Recommend it.

  • "I was sceptical about my booking due to some previous reviews re smells etc but I was over the moon with the stay."

  • "The spare bedroom door did not shut properly, the back door from inside is very ..."

    The spare bedroom door did not shut properly, the back door from inside is very difficult to unlock but they are the only two things I had issues with, but nothing to spoil my holiday, oh and a few towels were not 100% clean, had some stains on

  • "The lodge was lovely and we had a great time but I would like to share some feedback."

    The cleanliness of the lodge was poor - When we arrived the dishwasher was full of crockery presumably from the previous stay. It is clear that the lodge is well used but the general cleanliness wasn't great. The main bedroom was dusty and all windows needed to be opened to remove the smell of dogs (it is advertised as dog friendly so this was expected) but perhaps some ventilation prior to guest arrivals would be advisable. The wifi is not accessible as advertised which wasn't a huge issue but may be for some guests. The lady on reception said the wifi doesn't reach that lodge anyway . I have stayed in a couple of other lodges on the site and I would describe this one as functional. Others have had some creature comforts such as tea, coffee, milk etc. Just a small touch and low cost would make the stay more special. With that in mind however, we had a great stay in a great location.

  • "Lovely park in a fantastic setting."

    Our cabin was rough around the edges but generally nice and clean. We found dirty pants & socks in a draw after searching for a bad smell from day 1. The sink was constantly blocked and a make shift drip tray on the U bend was doing a great job of collecting filthy water with a lingering smell. The water wasnt very hot but was ok for a quick shower in the cold weather. I would stop again but wouldnt expect the same type of lodge for the costs being charged.

    The whole booking and checking in and out process was very easy. It was exactly as described, with excellent facilities and very clean. The park itself was great with lots of activities (such as swimming etc), but the lodge was in a lovely private and quiet spot. We will be looking to return soon!

The property

Tree Lodge is a traditional cabin style pine lodge in the Skiptory Howe area of White Cross Bay in a private position within the park with woodland all around plus 2 deck areas: one is secluded with a second to enjoy the sunshine.

Tree Lodge offers a cosy retreat ideal for couples or families looking for a quiet location.

The lodge will sleep up to 6 guests plus an infant in a travel cot.

It’s perfect for a getaway or simply as a base to explore the Lakes and two dogs are welcome so the whole family can enjoy a break!

Tree Lodge is located in a slightly hilly location within the Skiptory Howe area of the Park, and the area immediately around the lodge may not be suitable for children playing outside, but the outdoor play area is a short walk away.

On the Park itself, there is a bar and restaurant with outdoor seating area for dogs, picnic area and children’ play zone.

Note: Some facilities on the park are subject to extra cost such as use of the pool, entertainment, bar and restaurant.

You’re also just two miles from the charming Windermere village with shops, cafes and pubs, and three miles from Bowness boat landings, where the elegant cruisers come in and you can hop on a boat trip.

Ambleside is three miles in the other direction, another beautiful town with shops, cafes, pubs and restaurants and of course, fabulous walks in every direction.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip. Tree Lodge is accessed by 5 wooden steps. There are wooden steps to access the rear deck area.

The lodge is located at the top of a steep hill. The area immediately around and to the side of the lodge is steep and caution is advised.

A travel cot will fit in the twin bed only. Please bring your own travel cot and highchair as these are not provided.

White Cross Bay has its own onsite facilities. You will need to purchase a complex pass from reception which includes the use of the pool, entertainment and access to bar and restaurant. The prices are subject to change by park management.

Complimentary WiFi is provided by the park and subject to fair usage guidelines, Quality and reliability of connection will vary based on the number of people using it, prevailing weather conditions and therefore may be limited or slower than you are used to, WiFi is for personal use only and is not intended for high data usage, gaming and/or use for business purposes, This is only suitable for page browsing and sending emails, Bookings cannot be accepted if they are solely reliant on the provision of uninterrupted and unlimited Wi-Fi, We are not held responsible or liable for the WiFi on the park. If you encounter any issues with the WiFi, please contact park reception.

There is a Good Housekeeping Bond of £100 for this property.

Please note that the charging of electric vehicles is not permitted at this lodge.

Park Rules and Operations – White Cross Bay

All holiday parks are owned and managed by a separate company to ourselves. Lake District Lodge Holidays has no association with the owners of these parks or responsibility for the provision of services they offer. At certain times of year, there maybe a reduction in those services, which is outside of our control.

Commercial vehicles, caravans, camper vans, Hen or Stag parties are not permitted onsite. Dogs must be kept on leads at all times and are not be left alone in the lodges at any point during your stay.

You will be staying on an operational holiday park, which means work may be undertaken from time to time by the park owners during your stay. Although Lake District Lodge Holidays will always try to inform guests in advance if something may impact on a stay and if we have prior knowledge. We cannot be held responsible or accept any liability for park operations of which are outside of our control and which we have no knowledge of.

Any issues relating to a stay at a privately owned lodge should be reported back through Lake District Lodge Holidays as the park are not responsible for managing the lodge or booking for private sublet guests during their stay.
