  • "I did initially share with the property owner when we gave our car registrations."

    It is a lovely property- lots of space, hot tub, equipment etc but unfortunately the place was dirty. I did just say to them that I had to run over the place as there were crumbs etc everywhere but the bathrooms were dirty and I’m not sure they had been cleaned at all. The second bedroom had a false broken finger nail on the side and one of the single beds was covered in hair. The bathrooms were covered in dust, hair etc. when I went to hoover, it was so full that it was clear it wasn’t able to pick anything up so I had to empty it. I couldn’t get some of it out as it was so jammed. I don’t feel like I should have had to do this on my holiday. I also had to wash pots and pans before use. However, it is a gorgeous place and I didn’t let it spoil my holiday. Think the owners need to know that it is not being cleaned to a good standard and they are paying for this service. I would whole heartedly recommend this property and stay again if I knew it was cleaned properly.

  • "Absolutely lovely place."

    It was spotless inside and out on the decking. Hot tub was lovely. The lodge itself was probably the best we have stayed in. Sofas, beds etc were so comfortably. Will definitely be booking it again. Thankyou.

  • "We loved our stay in this great property."

    There was plenty of room, comfy beds, & was well equipped. The hot tub was very luxurious & maintained daily. The setting was also peaceful, in a beautiful location, & perfect for our needs. Just a side note, the fridge & cupboard fronts needed a wipe down from finger prints, but overall mostly tidy & clean. Also, the instructions for the car park barrier about using a code may need updating, as we realised after asking the person at reception that it is now operated by using the Bluetooth device on the lodge key ring.

  • "Beautiful lodge with great hot tub and great location not far from the facilities the only down side was getting into the park as there was a code given for barrier but no key pad so you have to go to reception for them to buzz you through before you get to the lodge to get the fob we didn’t realise this till the second night when reception was closed we had to trail up to barrier as family had been out for take away and went to use key pad maybe the code should not be mentioned in the booking for the barrier?"

    We had one pet dog with us as we booked pet friendly this was a little stressful as we were told in the instructions to keep pets from furniture etc which we do understand and we took loads of blankets to protect settees but they just kept slipping off as they were leather and because the young children kept leaving the bedroom doors open the dog spent the time in the lodge in her cage so although states pet friendly it’s not easy if you have a pet that wants to be next to the family but lovely stay and a well maintained lodge

We are a dog friendly lodge, unfortunately, we have suffered damage to furniture and bedding, which is why we request that dogs stay off the furniture. The barrier is out of our control.   • "Beautiful property, very clean & fully equipped and set in a great location."

    We all thoroughly enjoyed our stay even though the weather was not at its best. We made use of the hot tub and found this to be extremely relaxing. Definitely would book to stay here again in the future and would recommend to others. Excellent holiday was had by all.

  • "Loved the lodge and its location."

    We weren’t left any towels so had to find some in a cupboard. Most radiators didn’t really get warm so the main bedroom was always freezing especially the en-suite. But apart from that it was fabulous and would def book again.

  • "We were welcomed at the front gate by very friendly and accommodating staff."

    The lodge was clean, and very spacious. Beds were super comfy. We loved the location of the property, plenty of walks to do with the family or dogs. Only a short drive to bowness or Windermere. The hot tub was always hot and class. We will definitely be making it an annual thing!

  • "The lodge itself is lovely and well decorated."

    It had all the essentials needed for a perfect stay; hot-tub, BBQ, 2x bathrooms, comfy beds, lovely views and were very accommodating for our 10 month old son by providing both a cot bed and a high chair. We cannot fault the interior and overall stay. However, there was a persistent smell coming from the main bathroom and even with the window left wide open we couldn't work out where it was coming from. We then discovered when heading out for a walk that when this toilet is flushed, the raw sewage from the toilet is leaking down the side of the lodge and is not being disposed of correctly as the pipe is clearly not sealed. Hence the foul smell. Of course we did not touch nor go near the raw sewage, however we were exposed to it. Sewage contains germs like bacteria and viruses as well as parasites and worms that can cause stomach and intestine or liver illness. None of us have been poorly (touch wood) but it came as a great shock and concern knowing that us and our son would have been walking past the leaked sewage with the bacteria remaining on our shoes/pram wheels. We were constantly worrying about washing hands relentlessly and making sure nothing dropped on the floor for the rest of our stay. I have taken a video of the leaking for reference and will be happy to send on if you can provide a number / email I can forward to. On the last night (Sunday evening) of our stay, whilst preparing our dinner, the whole electricity within the lodge went out. No lights, no power. This was around 6pm (on the bright side, handy that it was before the sun had fully gone down and everything was in complete darkness). We searched the lodge manual and both the booking confirmation for an emergency number and had no luck managing to find one. There was no-way of contacting the owners or Sykes Cottages quickly for assistance. My husband walked up to the Park's reception (nobody there because of the time on a Sunday evening) but managed to speak to the Night Manager and explained what had happened. He came down to the lodge and managed to trip the power back on via an external box round the side of the lodge. However, for us this was not clearly shown nor explained anywhere for us to sort ourselves. I would suggest either an emergency contact number or a 'what to do if' FAQ section is included to detail this for future renters. As mentioned the lodge is beautiful and a great location on site and we cannot fault the overall stay and interiors. But the raw sewage is a huge red flag and we are just thankful that none of us were unwell, hence the low cleanliness rating. Along with the electrics, very inconvenient, but we understand these things happen, but for there to be no emergency contact or information on how to rectify is a problem.     Thank you for your feedback.  We were disappointed to learn about the issues with the toilet. We had no idea about the soil pipe and arranged to have the issue addressed as soon as possible. The reason for the issue: Apparently, when the lodge was first connected the Park’s team used cable ties to fasten the soil pipe to the underneath of the lodge. The soil pipe was blocked with excessive amounts of toilet roll, which had blocked and became heavy, this weight caused the cable ties to snap and the soil pipe became disconnected. Unfortunately, some of our guests do not respect our lodge and we have had some rather unpleasant issues to deal with. We own the lodge and the decking, we rent the pitch from the Park. Anything below the lodge belongs to the Park including the main gas and electricity supply. The installation was their responsibility. The Park have reconnected the soil pipe and sanitised the area. The electrics on a lodge have a lower amperage than a regular house and cannot cope if it has too many electrical items and appliances switched on at once. The mains switch will turn off, if the circuit becomes overloaded. We bought the lodge in August 2021 and changed the lights from halogen to LED and request that electric vehicles are not charged at the lodge, to prevent the electrics being overloaded. We are upto date with our electrical tests and pay the Park to carry out the annual PAT tests on all our appliances.  Another reason why the power may have tripped could be a plug brought in by guests, such as, phone chargers, play stations, hair straighteners, hair dryers and changing cables for computers. Loose wires in the plugs can cause the power to trip. As far as I am aware, this is the first time the electrics have tripped and because the night warden was able to switch them on without any issues, it is likely that the circuit had been overloaded. I am sorry to hear that there were no staff on site, unfortunately, this is the Park’s responsibility. They are meant to staff the Park 24/7. Please contact Parkdean regarding this matter. I contacted Sykes and they have nothing on the system regarding these issues. If you had contacted them, they would have contacted me and I would have been able to address any issues at the time. Thank you again for advising us about the issue and I am glad it did not affect your holiday too much. Property Owner

  • "We had a fantastic stay even though it rained all week."

    The lodge was very well equipped ( it even had an air fryer!) lots of space and lovely fully enclosed decking area ( could possibly do with a parasol for when it’s sunny or rains!). The only negative was that the covers on the settee kept falling down so we were constantly adjusting them every time we sat down ( maybe find a way of attaching them over the back ). The park itself was ideal for us as it was a very quiet and relaxing atmosphere. We would definitely book again

  • "We had a great holiday & accommodation was also great especially the hot tub."

    Only negative would be that the instructions informed us to report to Reception but once they knew that we had booked through Sykes Cottages they didn't want to know us. We would also like to inform the owners is that wasps are building a nest in the roof of the lodge they didn't bother us but it might impact on other visitors & the lodge.

  • "We stayed here last year and loved it so was a no brainer to come back."

    Our only points but not major: portable fans in the rooms. It was 28 degrees and we were so uncomfortable in the cabin. Any cheap fan would have surficed Shade for the patio would have been a god send as every day we would come back to a very hot lounge. Again any cheap one would have made a difference Other than that we loved the location and property

  • "We have been to this lodge many, many times pre Covid - and it was lovely to see how it had been updated and improved by the new owners since our last visit."

    Really beautiful transformation and everything you need for a brilliant home from home holiday! We love the location, easy to get to Bowness or Ambleside, but also some lovely walks and couple of pubs on your doorstep. We highly recommend the Mortal Man, about 20 mins gentle walk. Brilliant, spacious lodge, amazing location - beautiful Lake District, what more could you ask for! We will be back next year

Our lodge is dog friendly as advertised and we try to ensure all the dog hairs are removed during the clean. Unfortunately, some breeds shed more than others which may result in stray dog hairs. We have taken on board your comments and we will need to consider arranging additional cleaning time to be allocated. We are happy to document your concerns as we will need to charge an additional fee to guests with dogs. We purchased the two vacuums in February and March 2022 and will also check them.   • "On first arrival we were pleased with lodge, spacious, well facilitated, good layout but though it seemed clean we did soon notice that the cleaning was not up to standard."

    Windows badly smeared with hand prints, duvets not on properly, towels were not fresh and actually stank! And food left in cupboards. The most disappointing factor was it’s the first lodge we’ve stayed in where we didn’t get a welcome hamper. This would’ve been very helpful as we arrived late due to heavy traffic jam with a two year old and had no milk or bread or coffee and the shop on site shuts at 6. Apart from that we had a super time. The lodge is located in a good area and even had a booster seat which came in handy for our toddler to sit at the table. The Haybarn Restaurant and pub is amazing, we loved the hot tub and the park was fab for our granddaughter. The park dean was friendly and helpful. There were a lot of dogs and sometimes it was noisy with all the barking but the runaway sheep kept us entertained. We will definitely be back.

  • "Excellent lodge - great check in at reception and key in key safe."

    Lodge has great facilities including WiFi- very clean and well heated throughout. Hot tub is a great feature. The site is well located and has a fully enclosed dog walking field. We will definitely book this lodge again could not find fault - One of the best lodges we have ever stayed in.

    Fantastic property with a fantastic hot tub only thing we found missing was an outside light near hot tub, although there was one at front door this was on a sensor so kept going out we loved all the little Christmas touches

    Thank you for your feedback and we are always thrilled when people have enjoyed their stay. There are two external bulkhead lights under the canopy (at the front of the lodge), the light switch is inside next to the patio door/tv, these provide light to the front and part of the side of the lodge. We have LED lights to install along the roof line, this is part of the upgrade planned for the future. We have debated the best type of lighting. Too much causes light pollution and spoils the view of the sky/stars. When we are able to stay at the lodge we like to use the lights in the hot tub and leave the curtains open in the lounge to ensure we have a nice balance of ambient lighting and enough to see where you are going without affecting the view of the night sky.   • "We have stayed at the Lodge whilst it was under previous owners and we were concerned after reading more recent reviews."

    However we couldn't disagree more with what has been mentioned about this property. It has been done up beautifully, immaculate inside with all ammenties needed. A man came round to check on the temp and cleanliness of the hot tub twice daily which was a wonderful addition to our weekend. The owner had decorated the lodge for Christmas and it felt like the perfect pre family Christmas weekend.

Gary, Debbie and Nicola do a brilliant job of keeping the lodge lovely and clean. Jamie visits the lodge twice a day during your stay to check the chemicals and top up the water in the hot tub. He then drains, cleans and refills it between guests. I am sure he spends more time at our lodge than his own home! The upgrades are due to continue in the annual close down in January.   • "Due to recent feedback I was very concerned before starting the holiday but I can honestly say everything was clean and comfortable."

    The lodge is a bit dated and 3 star it should be graded rather than 4 star accommodation. We had an issue with the hot tub being too cold whilst on our stay and it was fixed promptly. The beds are very comfy too and there’s loads of games for children which was a plus. In future it would be good to provide a rubber Mat in the bath for children and bath mats to step on getting out the bath or shower as there were non and the floor was slippy. Anyway we had a great family holiday and loved the site particularly the pub.

    We are glad you enjoyed your stay and appreciate your feedback, especially your suggestions which we will be implementing for the next guests. As previously mentioned we took over the ownership of the lodge on 13th August 2021 and have spent a lot of time, effort and money replacing the majority of furniture/ furnishings and working our way through every room and cupboard. The beds and bedding are new so we are pleased you found them comfortable! The decking and kitchen are being replaced on 1st-12th November 2021 and other renovations are also booked for the near future.     I am sorry to hear you were unhappy with the responses following your complaint. I was disappointed that you did not raise any issues that you had with the property to me when you arrived nearly an hour early. I showed around the entire property and you chatted to me as I finished tidying having replaced furniture, curtains and blinds. I certainly would have worked to resolve these immediately. Our inspection upon your departure showed no cleanliness issues or problems with the lock to be present (as per video evidence submitted to Sykes). I understand that the proximity of the property to the bars, takeaways and restaurant’s in the area and both of you being smokers in a non-smoking lodge played a main part in you choosing to leave and I apologise if this is not what you were expecting, but is made clear in the listing so would not warrant a refund.   • "Numerous maintenance issues, below standard cleaning when in the covid climate it should be enhanced cleaning, this had definately not hapoened."

    We were told new owners has recently bought however this is not an acceptable excuse. We paid for 4 star accommodation and found what we felt was 2 star

    We were sorry to hear that you did not enjoy your stay at the lodge. Having purchased the lodge two weeks prior to your arrival we had to honour all bookings as per instructions from the previous owner (in the sales agreement.) Many major improvements were made to the lodge prior to your stay and many more improvements are being made on a weekly basis and the larger jobs have been booked for the coming weeks. Thank you for your feedback as it is important to us, good, bad or indifferent it will help us ensure our guest’ experience is as comfortable and enjoyable as possible. I also think it important to mention that Limefitt Park is a place of beautiful surroundings, peace and tranquillity, away from everything other than nature. It is perfect for people who want to be away from the towns and villages. Ideal for walking, cycling, horse trekking or just sitting back and relaxing in our hot tub. I highly recommend the ‘Hay Barn’ pub/ restaurant on site, Mandy and the staff are wonderful. If you want to to venture further away for something a bit more lively you can visit the other bars and restaurants are situated in Windermere (3 miles) and Ambleside (4 miles). Property Owner

This well-maintained, detached lodge is situated in a private position, at the end of a quiet cul-de-sac, in the heart of the delightful Limefitt Holiday Park, less than a mile from the small village of Troutbeck in the Lake District National Park.

This welcoming Troutbeck lodge is ideal for walkers and cyclists, or as somewhere to simply sit back and relax.

Accessed via four external steps, enter this homely dwelling into the open-plan living area, where you can flick on the electric fire before getting settling down on the sofa, tuning into your favourite shows from the Smart TV.

Allow the chef of the group to get acquainted in the kitchen, fitted with an electric oven, gas hob, microwave, fridge, freezer and even a dishwasher to assist with the washing up!

As you start to yawn, retire to the bedrooms at the other end of the lodge, offering a king-size with en-suite shower and a dressing room, a double and a twin, accommodating perfectly for a family.

There is also a lovely bathroom where you can prepare for the day with a quick shower or enjoy a lazy soak in the evening.

French doors lead to the outside decking where further amenities can be enjoyed, including the patio furniture which is perfect for an alfresco meal, followed by a dip in the sunken hot tub under the stars.

There are walks straight from the doorstep at this lodge near Troutbeck, plus on-site there is a pub, which serves excellent food and real ales, a children’s play area, an outdoor games area, pony trekking facilities, a large dog walking field that leads through woodland and up onto the local fells, and a stream which runs through the bottom of the park.

Take the short drive into Windermere, home to a variety of shops and restaurants, while Lake Windermere itself can be explored on board the iconic Windermere steamer, providing access to the towns of Bowness and Ambleside.

Spectacular Lakeland fells surround this beautiful valley; scattered with historic Lakeland houses and pretty woodlands, along with two great pubs: The Mortal Man and the Queens Head, both known for their tasty menus, Cumbrian produce and cosy fireside ambiance.

Explore the Troutbeck Valley into Ullswater via the towering Kirkstone Pass, providing an unforgettable area with sublime scenes around every corner.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn. Close by, the bustling towns of Windermere and Ambleside are popular with visitors, providing a range of amenities to suit all tastes. Lake Windermere offers boat trips, including the lakeside ferry to the Lakeside Aquarium and Grizedale Forest Park.
