    The owners are next door and very pleasant and helpful. The kitchen facilities are a little limited with no oven but there are options close by for eating out if necessary. We loved the place, our second visit and we will be back next year.

    We appreciated the comfortable bed, soft towels, modern cooking equipment, SMART TV, loads of storage for food, clothes, toiletries etc and the nice outside sitting area. The owner was friendly and helpful whilst not being intrusive and although they live on site their property does not look into the Friendly Room. The property is located in the lovely village of Austwick with a small shop and pub within minutes walk and very easy access to lots of great walking country. The owners have complied a file with lots of walks.

  • "Had an absolutely fabulous week at this lovely cottage."

    The owners were very informative of walks etc in the local area.The bus stop a minutes walk away meant we didn’t need to take the car out.There are 2 lovely pubs in the village,stunning walks and scenery.The only negative was that we had to come home!Thank you Alec and Pip.If you book here you will not be disappointed!

    Eigenaren willen alles voor je doen. Hebben tips op allerlei vlakken. Prachtige natuur!! Vanuit huis allerlei wandelingen mogelijk. Austwick is een leuk dorp met gezellige pub op loopafstand. Ideale uitvalsbasis voor dagjes uit. Als er één huisje is waar we nog wel een keer naar terug willen (doen we normaal niet) dan is het deze!

  • "We had a fabulous week."

    We dont walk much due to my disability with COPD. We didnt let this stop us enjoying ourselves. Tha Friendly Room was perfect for us, as it was all on the flat. Places of interesr are so accessible. We got to Kendal, Carlrlisle, via the Settle railway. Lovely views over the Dales Windermere on the boat and train to Haverthwaite, Lowther Castle and gardens, and Coniston lake boat trip. Places to eat in abundance. Can recommend The plough at Wigglesworth, The Craven arms at Giggleswick, and the Traddock opposite The Knoll. We can recommend The goats gap cafe about 3 miles up the A65 for breakfast. Lastly for walkers, plenty of walks to do. The Hosts were very friendly, and helpful.

    Alec met us on arrival and showed us The Friendly Room. We found it very very comfortable, with everything we needed to make our stay comfortable and enjoyable and we enjoyed the welcome biscuits with a cuppa after our drive there. The Friendly Room is set in the mist beautiful garden, and it was a delight sitting in the conservatory looking over the garden and enjoying the many birds feeding. We also watched a friendly squirrel and rabbit. Very entertaining. Alec and Pip were readily available to answer any queries we had, but we’re not at all intrusive. We thoroughly recommend the Friendly Room to future guests.

  • "Fantastic stay at the Friendly Room wonderful hosts who welcomed us on our arrival the accommodation was spotless cleaned and had everything you need for your holiday the village is quiet and has a small local shop and the Game Cock pub food was great but you do need to book plenty of walks from village are available The Friendly Room is ideally situated at the base of the Yorkshire Dales with many of the well known attractions within short driving times."

    A trip to the Lake District is within easy reach from Austwick and should you wish to travel further afield by train Clapham Station is nearby

    You are also in an idyllic location, with plenty of local walks. There is great pub (Game Cock Inn) & fantastic restaurant (The Traddock) virtually on your doorstep, both serving delicious food. Would definitely recommend booking the Friendly Room!

    Pip and Alec are very kind and always around to advise about walks and things to do in the area. They also have lots of written information in the room and historical information about the village and area. We were very impressed with Austwick with its beautiful houses, lovely church and not to mention the pub which serves excellent beer and amazing food. The locals are very friendly too. All in all an unforgettable week. We would like to have stayed longer. We would recommend Ingleborough Cave, the train from Settle to Carlisle and any of the local walks you can manage. The studio itself is tastefully furnished and very comfortable. We would love to come back if we can. Thank you Pip and Alec.

    Very comfortable, clean and well appointed studio apartment. Lots of nice small homely touches and a tranquil relaxed feel. Wifi reliable, ample room for car, plenty of space to spread out. The kitchen unit was well stocked and we were able to do full english, packed lunches and hot evening meals using the equipment provided. There was even a toaster and a slow cooker, which we'd not seen in the description but would have used if we'd known. The village is nice and quiet, but good walks right on the doorstep and all the visitor attractions we wanted to do were just short drives away. Would definitely consider returning.

    Our hosts Pip and Alec were very friendly, helpful and in-fact Pip was like a fairy godmother helping with our washing. Nothing was too much trouble for them. On our last morning Pip made us a lovely big breakfast to send us on our travels, lovely gesture. In addition, the village is lovely for walks, the pub is great too which we can highly recommend and You can get the best coffee at the local Post Office, Also a must, which came recommended, visit Elaines Tea Room for lovely meals and cakes and The Court Yard for its award winning cheeses. We can’t fault the place. We will definitely be returning for a short break, it would be rude not too. See you soo Pip and Alec x

    The owners were very helpful. The noise from the fridge turning on may be a nuisance to light sleepers but it wasn't much of a problem for us. Small point, could do with another saucepan (only one there) if you were going to do a lot of self-catering. Really a great place to stay if you are aiming to eat out most of the time. We would certainly stay there again.

  • "Hi this was a lovely, bespoke studio with well thought out features and fittings and very friendly, helpful owners."

    I wouldn't book it again due to the fact I am a very light sleeper and the storage heaters resulted in the fridge being very noisy at night as it tried to maintain it's temperature and the meter in the kitchen cupboard emitting a very loud 'clunk' every few seconds! The storage heaters made it quite difficult to control the temperature too. A real shame as the area has a couple of nice walks, useful local amenities including a gastro pub which served delicious and inexpensive fare. It's also just 90 mins drive to The Lakes.

  • "The Friendly Room is all it says it is."

    Cosy without being cramped and well equipped, the microwave oven is actually a combination oven which we found very efficient. OUtside is an elevated patio area overlooking the road. Location could not be bettered, we were able to walk every day on a different route straight out the door. Two niggles though, be prepared for some noise from the fridge and the electric meters, which, although during the day merge into the background, become more obtrusive in the quiet of the night, perhaps earplugs would help. Weighing up the pros and cons though, a second visit has to be on the books.

A beautiful ground floor studio property, attached to the owners' 17th century house, on the edge of Austwick, one of the most popular villages in the Dales.

Settle 5 miles; Ingleton 5 miles; Skipton 20 miles.

Situated on the edge of the Yorkshire Dales National Park, this is arguably one of the finest areas for walking in the region. With limestone pavements and scars, caves and open moors, the area has a wealth of natural interest and there are wonderful cycle tracks and walks on the doorstep. Austwick boasts a local pub serving excellent home cooked meals and a country hotel for something a little more special, as well as a shop and Post Office for visitors’ daily requirements. This quiet village is nicely off the beaten track, yet the market towns of Settle, Kirkby Lonsdale, Skipton and Kendal are all within easy driving distance.
