  • "This is a gem of a property in a great location for walks from the doorstep."

    A short walk beside the river will have you in Sedbergh. Great facilities for dog owners. The owners also have dogs that are very friendly. We had mixed weather but this didn’t prevent us exploring the fabulous countryside and coming back to this very comfortable accommodation. We would highly recommend this property.

  • "The cottage was excellent but whilst we knew the cottage was on a farm, we did not expect to be in the farm yard."

    Appleby is 25 miles away and we had no idea when the horse fair would be or the impact it would have on the local area. We feel people should be advised about the disruption and congestion on the roads caused by these caravans arriving and departing a week either side of the fair dates, and that the field opposite was a designated camping space for them.

    We are delighted you enjoyed the quality of the cottage. We have tried to be accurate in our listing details and pictures with regard to our smallholding, free range chickens and other animals but I understand that being quite so close to it all might not be to everyone's taste. Property Owner

    The beds were lovely and comfortable. The welcome package of bacon, bread, scones, jam, clotted cream, tea, coffee, milk and eggs was absolutely brilliant. Both kids loved feeding the donkeys with the owner Paul. I would recommend this holiday home and location.

  • "We absolutely loved our week at Boskins."

    The cottage was comfortable and spacious and had everything we needed. The owners were really accommodating and it was such a treat to feed the donkeys and chickens (our daughter was in heaven!) We did some lovely walks in the surrounding area and hardly saw a soul despite it being Easter weekend! We would love to come back!

    The welcome pack was brilliant with home made bread, scones, local bacon and eggs from their chickens. The cottage is very well appointed, comfortable and ideal for 2 couples. Sedbergh is close by with some good places to eat - specially recommend The Dalesman. An excellent centre for walking but in easy reach of Kendal and other towns.

    We and the dog couldn’t have wished a nicer place to stay for our Spring break. The location is ideal for both the Dales and the Lakes. Excellent walks are also close by. Sam and Paul were excellent hosts and a lovely welcome pack was greatly appreciated. The animals were fun to be around and the dogs were very friendly towards our spaniel which was very comforting to know. Sedburgh is a lovely place with nice eating establishments and small shops. It did snow a little but it didn’t deter our walks out and it made the landscape look amazing. We loved this place and we will return for a second instalment. Thank you Paul and Sam.

  • "This is an attractive, spacious property."

    It is beautifully located although the outlook from most of the windows is limited, the majority looking onto the farmyard and barns. Owners friendly and welcoming. It is very convenient for the small town of Sedburgh (1 mile) and has many beautiful walks amongst attractive hills and rivers from the doorstep or nearby. Generally warm and comfortable (we stayed in October.) The kitchen is equipped with necessary basics, however, whilst facilities were adequate for the 2 of us, we felt it may be pushing it for 4 as both the fridge and dishwasher are very small. Better perhaps for those planning to eat out a lot.

    Very lovely helpful hosts who make you feel most welcome. The cottage was very clean, spacious and comfortable. The beds were very comfortable. Lovely fields close by to play with the dog and wonderful river walks close by. Sedbergh is a short distance away, with a few places open at the moment. We went to the Italian restaurant which was nice. The Lakes are a short drive away. Otherwise quite remote which is how we liked it! A great utility room with drying facilities and a dog shower! Great after a good days walking, and to clean your boots. Would highly recommend!

    We had a lovely welcome on arrival with the added touches of some homemade scones, bread, some eggs from the farm chickens and some rashers of bacon, which was delicious. The location is fabulous, not only are the views spectacular the cottage is close to main routes to travel further into the lakes or there are many adventures to be found on foot. We felt so relaxed and didn’t want to leave. The laundry room came in great use, especially with the dog shower/boot wash which we used daily. I just hope my dog expect a shower everyday now we are home! We will definitely be returning to here!!

  • "Boskins is a fantastic cottage, in a great location for exploring both the Lakes and the Dales."

    The welcome and hospitality from Sam and Paul is first class, with nice touches, such as the milk, eggs, bread and scones & jam provided at the beginning of our stay. The farm location was great for us, being able to take our labrador, who immediately made great friends with the owners 4 dogs. The presence of donkeys, free range chickens, sheep and 3 highland cattle is something to be aware of if you are taking your 4 legged friend, but they are all well used to the farm dogs anyway. We were able to explore the local area in both directions and there are some great local walks as well as some lovely villages to visit. Cottage facilities are great with 2 large bedrooms + en-suites, a kitchen area and a combined living/dining area. The kitchen is well stocked with utensils along with a dishwasher which is very handy. The next door utility room with large washing machine, tumble dryer as well as boot/dog shower is very handy. A cottage well worth a visit to stay and one we would be happy to recommend to other people.

The property

A beautifully converted lower section of an old threshing barn, forming part of the owner's smallholding, just over a mile from Sedbergh in the Rawthay Valley.

Renovated superbly, this first-class holiday home provides excellent holiday accommodation for all groups, from couples wishing to spend time on their own, two friends or small families looking to visit this outstanding area.

The current owners have paid a great deal of care and attention to making sure this lovely holiday home combines the best in modern living with glimpses of its historical past, a great mix of old and new pervades throughout the accommodation.

Boskins takes its name form the old cattle dividers used in the lower section of the barn which have been incorporated into the overall design.

A host of other features, the old beams and exposed stonework all combine with the modern fittings and underfloor heating to make this Sedbergh cottage a very special place to spend a holiday.

The main living area is spacious and comfortable with a dining area, exposed stone walls and a beamed ceiling making this a great room to relax and unwind.

The master bedroom with luxurious super king-size bed and modern en-suite facility benefits from full-length feature windows overlooking the patio, a feature exposed stonework wall running down the entire length of the room and a beamed ceiling.

The main kitchen is well-equipped and beautifully crafted with a great combination of modern units amongst old beams and stonework, a great place to indulge your culinary skills.

The second bedroom provides a spacious twin bedroom which can easily be changed to provide a second super king-size and also benefits from a lovely en-suite.

Outside the property is a wash room with a dog shower, a handy addition after a long day out in the nearby Howgill range.

A lovely patio with garden furniture provides a great place to sit, enjoy a drink and dine alfresco.

With excellent walking right from the cottage door, a wonderful river walk, hikers will be spoilt for choice.

The historic village of Dent is just five miles away and has cobbled streets and quaint cottages famous for its Dent Knitters.

Kendal 11.5 miles; Kirkby Lonsdale 11.8 miles, Hawes 15.8 miles.

The attractive old market town of Sedbergh (pronounced Sed-Ber), with its old-world atmosphere, is not only set in the magnificent western dales of the Yorkshire Dales National Park but is also close to the rugged eastern fells of the Lake District. The town, with its narrow streets, little shops, traditional pubs, famous school dating back to 1525 and its 12th century church, has been a thriving community for hundreds of years, with a market dating from the 13th Century. Leading from Sedbergh is Dentdale, the jewel of the Yorkshire Dales with its rolling hills and dry-stone walls, stretching 14 miles from the windswept moors below Whernside to the confluence of the Rivers Dee and Rawthey. At the centre of the dale is Dent, with its cobbled streets, which has existed since Norman times and nearby Dent railway station is on the renowned Settle-Carlisle railway line. There are three golf courses nearby, as well as tennis, riding, and fishing, and the area is a paradise for walkers, ramblers, runners, and cyclists. This, together with the tranquillity of the surrounding valleys, the two National Parks and it being England's book town, makes an ideal year-round holiday destination.
