  • "It's a beautiful house, beautifully decorated and well put together."

    An ideal place for our purposes. My friends and I had a lovely weekend and were all really comfortable. I would have liked to have had the handbook before we arrived but other than that it was all great.

  • "The Hawthorns is a large, interesting property which was perfect for a family celebration."

    The property is very well equipped to cater for a large party, the beds were clean and very comfortable. Although at the side of a pub, there was no noise or disturbance. Slight negative points I feel I must mention - the property details stated there were electric gates, whereas the gates were permanently open and the property name was obscured by bushes, which made it a little tricky to find. The cooker although it worked has seen better days, and when searching for a lost bracelet, we found under the sofa in the living room and the cupboard in the hallway could do with a good clean underneath as we found a collection of objects including playing cards and a sock!! The annex was a little chilly and a few more toilet rolls would have been useful. Minor points but it can be these small details which make all the difference. Overall a very enjoyable stay for a family birthday and would certainly recommend.

  • "The house in general was lovely, comfiest beds I’ve slept in."

    Sofa was a little past its best and did smell a little unpleasant. We loved the layout but one of our older party members struggled with the steps around the house. When we arrived we were a little let down by the lack of upkeep of the gardens and greenery, it was all overgrown and the grass for playing football and games had not been cut for a couple of weeks and this stopped our younger party from playing. There was also empty cake boxes left on the kitchen floor which we needed to clean up. The snug was also underutilised as it had overgrown hedges at the windows and also smelled unpleasant. The bedrooms were lovely and roomy and had the comfiest beds and the bathrooms and showers were also good. Lovely space and room in the dining area for us all to eat together with lots of pots and pans etc. The annex was lovely inside but not much light when retiring for the night and the steps also had overgrown greenery making it a little difficult. One of the reasons we chose this cottage was for the gaming room and table tennis table, this was unusable as it was broken and seemed this had been a while. I had a good stay but this could have been much better with some additional upkeep and cleaning. The ‘Conservatory’ was full of cobwebs and was not able to be utilised either. I would ask for updated pictures to be taken in future before booking.

  • "Absolutely fantastic place for our 13 person family get together."

    Very well equipped house with great public rooms and bedrooms. Very clean and well looked after. The separate annexe was great for us grandparents - part of all the fun and yet able to lick the doors. The large spaces and the games room were a boon for adults and for children. Special mention to the Buck Inn next door who catered for a large Sunday lunch. So much to do within an hour’s drive and yet also. I need to move. Hoping to return .

    Location is ideal for country walks from the door and a short drive from other well known sites. Good country pub is a few steps away.

  • "We all enjoyed our family holiday at The Hawthorns."

    The spacious accommodation worked well for our family group (3 generations) and the outside space with football nets and the games room were a great hit with the children. The property was lovely and warm and everything was very clean. Lots of extras like a supply of logs and games were much appreciated, as was the well equipped kitchen. Some lovely pot plants and interesting pictures made the house seem very homely. (We were so comfortable that we never got around to visiting the pub next door but it looked nice and we didn't hear any noise from it)!

    Games room in stable area needs a bit of an upgrade but there was so much else to keep the kids entertained that this was not a problem. We will definitely be back.

  • "We were 9 in our party, so the accommodation worked well for us, with 4 bedrooms in the main house and the additional space in the annex."

    The weather was not great but we made the most of our family being together on this rare occasion. The house is spacious with large kitchen/dining room, a spacious lounge plus a smaller separate lounge, upstairs are 4 bedrooms, 2 en-suite plus a separate bathroom. The annex is a bedroom, shower room and lounge with kitchen area. The en-suite in the master bedroom is not a full bathroom, the shower is a corner alcove with the toilet and a very small sink in a separate room en-suite. The master bed is 5ft. The floor on the ground floor of the house is stone with some rugs, so cold feet most of the time and hard for youngster to fall on. The general condition of the house is somewhat “tired” , rugs not too clean, stone floor well used look, sofas well used. So maximum 4 stars, but not bad for the price, if you want size at a good price. The house backs on to the village pub, excellent Sunday lunch, with Pendleton lamb roast and a very helpful staff.

  • "The Cottage was fantastic."

    We hired the cottage for my sons 30th. We had relatives staying on a camp site near by who also joined in with dinner and family games. there was plenty of room with enough supplies of plates glasses etc for us all to enjoy a grand meal. The grounds are stunning many off us went walking and found a lovely river and fantastric views. The owners were very helpful.

  • "Character building in a hamlet next to the pub!"

    Beautiful area, we had lovely weather with the traditional British summer thunderstorm. The large outside area, with games room and covered verandah, enabled lots of scope for activities, all rooms well furnished, kitchen and dining area very good. The annexe was useful as we had an elderly dog that was able to exit easily and on the level to the garden. The owners were friendly and responsive to issues, (the Wi-Fi wasn’t working and will be rectified by the provider (Boundless) which uses point to point links via a transmitter ( that’s rural life). Highly recommended.

  • "Beautiful cottage tastefully decorated, well equipped for 12 people, friendly, helpful owners."

    The games room entertained the younger generation for many hours large garden too for them to play in. The cottage is situated in a beautiful, quiet location with many walks in the doorstep. Would definitely stay here again.

  • "Shower in the annex not great and bed is very small for 2 people although I appreciate it's a small room!"

    Loved everything else. Garden is great for dog and kids to run around in. Lots of space in main cottage, large kitchen and huge sofa. Plenty of cups, glasses etc. Great location with lovely pub next door. A dryer or place to hang clothes may be a good addition. Overall a lovely cottage and we enjoyed our stay.

There is a clothes airer in the utility room by the washing machine for you to dry your clothes. Our large and beautifully-appointed detached home sits in the picturesque village of Paythorne - nestled in the peaceful Ribble Valley between the Yorkshire Dales and the Forest of Bowland - with stunning views across the fields from the house to Pendle Hill.

As a family home for many years, the house is cosy and welcoming, with stylish, open plan living spaces including original features, a spacious rear garden and annex, and large kitchen-dining area making it ideal for bringing the extended family or groups of friends together.

The Hawthorns is ideally located for groups seeking to explore the great outdoors, with a wide range of activities to choose from.

There are short walks from the house around Paythorne Moor and Gisburn Park Estate, where wildlife lovers will enjoy looking out for the resident deer․ Or venture slightly further to explore the local beauty spots of Malham Cove, Stainforth Falls, and the Yorkshire Dales National Park, home to the famous Three Peaks of Pen-y-Ghent, Whernside and Ingleborough․ And with the endless possibilities of the Lake District National Park less than an hour drive away, the house is a perfect base for walking holidays and to explore some of the best landscapes the country has to offer!

For those seeking more high-adrenaline adventure, visit the mountain bike trails at Gisburn Forest, or take a more leisurely pootle through quiet lanes to explore the surrounding area on your road bike (which you can store in the secure bike shed at the house).

Skipton, Settle, and Clitheroe are all a short drive from the house where you will find exciting and fun activities for all the family - including the 12th-century Clitheroe Castle Museum, the trails of Skipton Woods and Barden Moor, and the Settle-Carlisle Railway, where unforgettable rides can be enjoyed through the rural scenery.

Food and drink lovers will appreciate the plethora of pubs and eateries in the area․ In Paythorne itself you will find The Buck pub, serving hearty home-cooked meals and local cask ale․ In the neighbouring village of Gisburn you will find the renowned La Locanda Italian Restaurant, as well as a deli and a shop․ And Downham, on the outskirts of Clitheroe, is home to the famed Assheton Arms pub.

Arriving at the house you will find off-road parking for four cars on the gravel driveway behind an electric gate.

The bright and welcoming entrance room features a large boot store and coat racks, stairs up to the first floor, and doors into the open-plan living space on either side.

The spacious kitchen is well-equipped with a Smeg fridge/freezer, range cooker, double basin and ample storage.

There are two dining areas - an extendable table in the kitchen, big enough to sit your entire party, looks out over the garden, whilst a smaller seating area next to the snug is perfect for a quieter meal or to sit and play one of the many board games available at the house.

The snug is a small second living room with a music system, a collection of vinyl records and a TV, making it a perfect little hideaway from the hustle and bustle of the main living room.

The main living room features a wood burning stove, a 65” Smart TV, and a huge comfortable sofa, offering plenty of room for everyone to cosy up together at the end of a busy day.

Next door is a magical garden room with a living-wall of tropical plants, twinkling fairy lights, and a wood burning stove, making it a wonderful calming spot to retreat to.

Stepping out of the main house into the garden, guests will be blown away by the stunning views across the fields to Pendle Hill and can choose to take in the scenery from the seating area on the veranda, or from the warmth of the large fire pit․ For our younger and more energetic guests, the large lawned paddock offers ample space for running around or playing football using the goal posts, and a games room in the stable block offering table tennis, darts and other games will keep even the most active entertained!

Also accessible from the garden is the annex which consists of a double bedroom with en-suite shower room, lounge area with wood burning stove and sofa bed, and a small kitchenette․ Floor-to-ceiling glass doors open directly out onto the garden.

Back in the main house and up to the first floor guests will find two king-sized bedrooms (one of which being en-suite), a double with en-suite, and a twin room․ All bedrooms have been carefully decorated and are seasonally-themed - from the mediterranean colours of Summer to the warming hues of Autumn.

Also upstairs is a family bathroom with a deep, copper, freestanding bath, ideal for unwinding and soothing muscles after a day’s activities.

The entire house is stylishly decorated and adorned with contemporary artwork, including originals and limited edition prints by local artists.
