  • "Dishwasher did not clean effectively,we had to hand wash everything."

    Very disappointing on a once in a lifetime family gathering. Freezer light flashing to change filter, no ice produced. Left side of oven would not work. Grill tray left very dirty in oven. 3 kitchen bar stools cushions missing. Only 7 forks, one of us had to eat with spoon instead of fork. Mantle shelf above oven sticky. Downstairs shower drain started to block, was unuseable to.prevent flooding. Wasps making nest in fascia above tri fold front doors. We were not able to keep open incase 6month old got stung. Driveway gutter damaged/ missing. Front and back gutter drains full if leaves and mud p Planned BBQ unachievable due to filthy BBQ grills, and full of old used charcoal. One garden seat cushion missing. No garden parasol for baby or OAP shade. Hot tub lights on house wall not working. Plastic cover on cushion seat storage broken. Brambles stretching to walk way in garden, bush behind BBQ overgrown. No welcome pack to explain hot tub, oven, dishwasher useage. Duvets provided were for winter, far too thick for summer, made sleeping uncomfortable. Many photos already sent as evidence to Sykes customer services, (return email acknowledging arrival.of photos ref COR 485702-CF) after calling emergency number upon arrival and unsure why hot tub was cold, and who to present defects to. We feel a minimum £300 reimbursement is due.

    Dear Sue We are naturally disappointed to receive your comments, particularly as many of the issues raised are either minor maintenance items, matters of personal preference, or concerns that could have been resolved during your stay had they been reported to us at the time. Our property is professionally managed and thoroughly cleaned and inspected before every arrival. We also provide guests with an emergency contact for any issues that may arise during their stay. Aside from your initial call regarding the hot tub temperature, we were not given the opportunity to rectify the majority of the concerns you have listed before your departure. A number of your comments require clarification: - The refrigerator water filter is relatively new. A flashing indicator is simply a maintenance reminder and does not mean the appliance is faulty. Likewise, the ice maker requires time to produce ice after periods of inactivity. - The BBQ is provided as a complimentary facility. Whilst it is checked between guests, it is expected that guests clean it after use. Unfortunately, this is not always done by previous visitors. - Missing forks, cushions and other inventory items will be verified against our housekeeping records, although these items can occasionally be misplaced during a stay. - Bedding thickness is subjective and selected to suit the majority of guests. We have received no complaints regarding the duvets on any previous bookings. - Garden growth, leaves and the occasional wasp nest are inevitable during the summer months, particularly on a rural property, and can develop within days despite regular maintenance. We acknowledge that a small number of maintenance items require attention, including the shower drainage, one side of the oven, and some external repairs. These have already been reported to our maintenance contractors and will be rectified as part of our ongoing maintenance programme. As your booking was made through Sykes Cottages, any request for compensation will be considered through their formal process. We will provide them with our response together with the maintenance records and housekeeping reports relating to your stay.   • "I’d rate our stay a 5/10."

    On the positive side, the hot tub was amazing and fully functioning, the grounds were beautifully maintained, and parking was great. The kitchen was also wonderfully equipped with everything you could possibly need to cook your own meals. There are unfortunately several maintenance and cleanliness issues held the experience back. Upon arrival, we found an ant nest in the living room with insects crawling around the corners. It took us quite an effort to clean up, and it was so unsettling that we avoided using the living room for the rest of our stay. The fridge filter was long overdue for replacement, so no ice or cold water in the summer heat. The dishwasher wasn't functioning. Lastly, some of the bedding felt quite old with obvious pilling. It’s a nice property, but the host needs to address these upkeep and pest control issues to make it truly comfortable.

With regard to the ants, whilst occasional insects can unfortunately appear during the warmer summer months in rural locations, we have not received similar reports from other guests. Nevertheless, we have arranged an additional inspection and precautionary pest treatment to ensure the highest standards are maintained. We continuously invest in Mellbreak and are committed to providing a high-quality holiday experience. While we respect that every guest’s experience is personal, we believe this review does not fully reflect the quality of the property or the experience enjoyed by the vast majority of our guests.   • "Perfect big house for a getaway with just adults or nurotypical children but we where a family with two disabled children and unfortunately this property was not safe or suitable but not everyone has our type of family and safety issues."

    The property wasn't secure back gate onto golf course wasn't secure and could loss your child if they escape front driveway is not secure with no gate and it leads onto a 40 road. House had so many breakable iteams and plant pots with stones so it was very stressful for us to keep kids safe and nothing to be broken but these issues would not arrise if you dont have children with complex needs. Internet was dreadful kept cutting of. property was in a great location for theame parks and entertainment tho hence why I booked overall property was brilliant would return with adult friends but not with my children

The rear boundary opens onto a golf course, and the front driveway is open, both of which are clearly visible in the property photographs. Likewise, the house is furnished and decorated as a luxury family holiday home, with ornaments, plants and decorative items that are entirely typical of this type of accommodation. These features are not considered safety hazards for the vast majority of guests, including families with children. We fully appreciate that every family has different needs, particularly where children require constant supervision or have a tendency to wander. Unfortunately, it would not be practical for us to adapt the property to accommodate every individual circumstance, and we encourage guests with specific accessibility or safety requirements to contact us before booking so we can advise whether the property is suitable. Regarding the internet, we are sorry to hear you experienced intermittent connectivity.   • "Firstly, we arrived at the house with no clear way of contacting the owner and no welcome pack providing information about the area or how to get in touch."

    There were stinging nettles along the path, and my little girl was stung. The garden was overgrown, and there were cigarette butts that had not been cleared away (we are non‑smokers). The hot tub also needed cleaning. There was no airer or washing line provided. Although there was a tumble dryer, we found old towels left inside, which were damp and smelly. The dishwasher did not work. The downstairs shower was blocked, and water from the sink came out through the shower. There were no windows to open in the upstairs bathroom, and the TV in the lounge did not work. The general cleanliness of the property could have been much better. The kitchen chairs were nearly broken, old, and too high for the table. During our stay, a gardener came and worked on the garden, which we feel should have been done before our arrival. The grass was cut, and a new TV was installed shortly before we left, meaning future guests will benefit from these improvements. The person who attended to sort the TV was very pleasant; however, we feel that these issues should have been addressed before our arrival. I do not usually complain. The area itself is nice, the garden is a good size, the outdoor rattan furniture is comfortable, and the entertainment table was good fun. However, overall there were few positives about the property, which was disappointing.

  • "Beautiful house, with fantastic facilities."

    Cleanliness was a ten out of ten. The hot tub was fantastic and we loved the multi use table, we played games all weekend. The only thing missing was a welcome pack. There were no information about the wifi password and I had to call Sykes for them to contact the owner to find send us the password. It was dealt with quickly and efficiently. There was also no information on what to put into what bin and what to do with dirty laundry. A welcome pack would have alleviated these issues. Overall fantastic stay and would definitely recommend.

  • "A great hot tub."

    Many thanks to the manager who visited on our first evening was able to get this operational. The property also had a great garden and lots of parking spaces. There were lots of fresh towels and a great welcome pack. The kitchen area was large but did lack many utensils such as mixing bowls, sieves, wooden spoons and no air fryer. The house was quite cold (15 degrees on our final morning) and there was no obvious way to turn the heating up. I think as the downstairs living area was open plan and with lots of windows the problem was further exacerbated. Having only two bathrooms, with one adjoining the kitchen was a challenge when accommodating 10 people. The original part of the house would benefit from being redecorated and the downstairs bathroom needs something to prevent items going down the sink hole.
