  • "Overall the property was homely, warm and well equipped and a lovely place to stay."

However, i feel that the listing should point out that the driveway is shared, and to get from the parking space to the property, part of the surface walking to it is soil, then chippings, then down a flagged path past the first property to the gate, then uneven stepping stones lead to the doorstep of this beautiful property. the distance is around 65 paces from car to cottage, a way to go if you have walking difficulties and the stepping stones would be a problem too i feel. And again as has been mentioned by other people, there is no key to the conservatory doors , and the sliding door to the conservatory only had one loose lock and the other was missing. Just a few pointers that could be sorted to make the properties grounds more user friendly.. had a great stay otherwise !

Maintenance issues now achieved with no disruption to our valued guests and pets. Kind regards The owner Property Owner

  • "Super cottage in a very convenient and peaceful spot."

Property was very clean and it was spacious and well equipped. Back garden was secure for our dog. Glorious view from back area across fields particularly at sunset. Many thanks. We had a great week and we would definitely consider going back in the future. Please find below hopefully constructive points of interest that might be useful:? Signage for driveway would be beneficial along with the directions showing the distance from Sea Lane to 2 Field view. Note that the walk to the seafront is only about 15 minutes (Google) but the walk is on a narrow road with no pathway so driving would be advisable, particularly with a dog. These points could be helped by the road development ongoing now until the spring. The adjoining property and garden very unkempt which can be disconcerting on arrival but this is a false impression of 2 Field View. Beware deep steps from the main property to the 2 conservatories. There are missing keys from the main conservatory lock to the exterior (reported when arrived). Unfortunately with the super weather and my wife’s knee issues, this meant the conservatory and the back garden were less accessible. The patio door into the main conservatory from the lounge is damaged (reported when arrived).

The highlight of this visit was seeing wild deer from the kitchen window on numerous occasions. Great veggie breakfast at the Vista at the Boatshed at Huttoft Beach, less than a mile walk, a few minutes by car. Good sunny weather for October. Storm Babet overnight blew down a fence panel (my husband slotted it back in) and blew over the lighter patio table and chairs. Very warm and comfortable property. Almost everything we needed there. A box of tissues would be a welcome addition and washing basket to help in pegging out the washing. ( I used the dog basket that was there!)

Dog bed and bowls were a nice touch. Garden had knee high weeds when we arrived, which was disappointing. Someone did come to do the weeding early in the week. Garden was secure for small dogs with a low fence. Spacious and comfortable sitting room. Pillows are flat and need replacing in double bedroom and one single bed sags to the side. Very clean cottage. We used the marked parking spot, which was great. Not sure there would be space for a second car in the "drive" (area outside garden) as stated in the information as neighbour parks there sometimes. Were concerned with the warning to not approach attached next-door cottage "under any circumstances". A bit scary as this is a rather isolated, rural area. Great view across open field from the back. Loved the geese flying over every night.

So sorry you did not find everything to your liking the pillows are brand new good quality. Will look at the single bed. The parking at the bungalow is fine for two cars and the warning about the next door neighbour is utter rubbish, will have to speak to the Sykes about this, thankyou for bringing this to my attention. So sorry to hear of your dismay over the next door garden they are creating a wild flower garden for the environment and the previous owner died 2 years ago so no feared neighbour. Fantastic location for many access to beach. Lovely cafe on car terrace carpark if you turn left from the property and then first right. Also other access to beach if you turn right from property especially North Sea Observation cafe with great views and serving great food. Property in a very quiet and peaceful location with off road parking with one designated parking space the size of a standard garage and clearly marked, although not a great deal of room to open car doors due to a small barrier fence erected around parking space which is not necessary. Parking also could be an issue for more than one vehicle in your party due to attached property with shared drive. Although we do suspect the adjacent property is privately owned and only used as a holiday home, as during our stay no one was in residence all week. Lovely views to open fields from the rear garden... although at the time of our stay the garden needed some tidying up. Gate to entrance to property clearly marked with No 2 but difficult to bolt, however if you use your foot to push down it does work allowing the front garden to be pet secure. Good free wifi. Password located in guest book. Double mattress is soft and may not suit everyone based on personal preference. Not sure about 2 single beds as these were not used. Great heating system along with open fire should you choose to use it. Sticks and coal located in bins in back garden. Also underfloor heating in main conservatory area. Lovely modern bathroom but sure if it would serve anyone with mobility issues as the location of taps for both bath and shower quite awkward to reach due to fixed shower screen. No hand rail for assistance of getting in and out of the bath. Not sure if this property would be suitable for wheelchair access due to uneven outside space, parking, bathroom and garden path. Generally clean and tidy apart from numerous stains on the carpets. Sadly during our stay we found left over food in the freezer and dirty clothes items including underwear left inside the washer which is down to attention to detail from the owners. Would we stay here again...... yes.

We are at this moment in time giving the property some tlc which is after a busy season hope on your next visit it will meet your expectations we look forward to your return visit we always aim to please. Thankyou for the feedback. Property Owner

We stayed here with 6 & 4 yr old grandkids, the beaches were great, and being only 15/20 mins from Skegness, Mablethorpe, Ingoldmells, Sutton on sea, Chapel st Leonards, and other local attractions, we could soon find some excitement if we wanted to. It hasn't got sky tv or netflix, does have a good supply of dvd's, but we spent most of the time outdoors, and it was ideal for us. Like most Sykes cottages lately they need a bit of TLC. The leg of the table was broken and just temporarily placed back. So when we pulled it everything fell to the floor. There were issues regarding parking, instructions were to park in the garage!!! perhaps the garage could be knocked down and a decent parking space could be made! This really wants sorting as it was not a good start to our much needed holiday.

But on pulling up we were met by next door neighbour who informed us it was her drive and to put i car in garage which was to small for even an average car and we could not leave on drive. We were then informed parking down road which was about 350 yards approx and both cars had to pay £5 a night so extra £40 paid out and the walk back for over 75s was not good. Parking needs to be sorted as comments in visitors book was said each time and some would not go back till sorted, great shame as lovely place.

Wood lice by sofa in conservatory Not Cleaned & not used all week. Dust webs in double bedroom, had to sweep clean with broom. Me and my wife came prepared and did a FULL deep clean within the building ! Garage a disgrace, car would not fit - garage has no doors - roof with 30% roof missing, land outside garage owned by helpful neighbour. Need sorting to continue renting this property. Positive - good heating, showers, bed, lounge & facilities once in a clean environment

  • "This is a new property to the rental market."

Very clean and comfortable accommodation. Very quiet, lovely views over farmland from conservatory. Had some great sunsets. As previously mentioned. Lacks some of usual kitchen utensils.Only 3 side plates for max 4 occupants. WiFi is restricted. Not experienced this before. Access to property is difficult, especially for elderly, disabled. Uneven footpath to gravel & stone front area. Difficult to drag suitcases, etc., over. There is inadequate parking for more than one car. Land, apparently, belongs to neighbour. Garage, mentioned in arrival instructions, is just a ramshackle structure and was too small for our car. Neighbour very understanding, despite ongoing problems property owner. If these issues are sorted out, property will be excellent for all. Very nice week away.

  • "On arrival the fire alarm kept randomly going off."

I called the owner who wasn't particularly concerned or welcoming. He told me to take the battery out or look for tye instructions !!! After my second call and with piercing noise he said i really don't know what to suggust so i asked if anyone intended to come over ?? Eventually i removed it from the ceiling and was told someone would be over on monday to rectify this. I never heard another word upto today when i left. The kitchen equipment was sparse. 1 frying pan, 2 small saucepans and some of the equipment in my case the sandwich toaster was left dirty with caked on old cheese. Worst of all i strongly feel you should change the description regarding wifi usage as when you arrive you learn this is metered and you are not able to watch or download anything from say netflix or amazon. I went for a relaxing week to veg out and catch up on some tv time. I have ended up having to spend £16 for extra wifi allowance on my phone so i could watch my programmes. This should be clearly stated in the description so people can download to watching equipment before leaving home. I have been renting houses like this some from you for the past 11 years never have i experienced this.
