"We had a lovely stay at Rose Cottage."
The lovely cottage is homely, well equipped, lovely and warm, safe and secure for our pooches who loved the garden. Close to a bridal path and woods for walkies and geocaching. Excellent location- we will be back.

"We had a lovely stay at Rose Cottage."
It’s a really nicely decorated cottage, very homely and comfortable. We loved having the fire in the cosy living room. The beds were very comfy too with beautiful views over the fields. The shower was very good and it was a nice treat to have the roll top bath too. The kitchen was very well equipped and had everything we needed for cooking. It was also a bonus to have a very secure garden, which our dogs loved. Would recommend and would definitely stay again.

We had a beautiful relaxing weekend for our first anniversary, with an added bonus that it was pet friendly too,so our dogs could enjoy it with us! Owners reachable quickly for any problems, should there be any. Will most definitely be back!

As we pulled into the drive of the cottage, the gravel was full of weeds and very unkempt we went into the cottage and there was a musty smell, in the kitchen it smelt like sewage,there was thick Dust all over the lounge area, and the Bathroom was disgusting, dirt all around the shower mould in the sink plug,this is not an area where I would want to wash, I could not stay in this place and couldn't wait to get out of there , we came up to Lincolnshire because it was my sons 50th Birthday but went back home to Dorset at 2:30 in the following morning after having a short rest which is a 6 hour drive, very upset and disappointed
This really was the most bizarre booking we have had (out of hundreds) and this vindictive review comes as no surprise. I spoke to these guests on the evening they arrived to let them know we would drop a welcome pack around to them in the morning and they said nothing about any of the above. Next morning we arrived to the cottage, unlocked and with the keys in the door. The guests said they couldn’t possibly stay as she thought she might catch something!? Yes there was a very small cobweb behind the shower room door and the underside of the sink plug just needed a quick rinse out (not mould), but to leave in the middle of the night to drive back to Dorset because of this is crazy. Had I been given to opportunity to pop over this could have been sorted within minutes. No one has ever mentioned the cottage smelling musty or of sewage, because it doesn’t and the lounge isn’t thick with dust. We do get some weeds on the gravel drive in summer, but being dog friendly and generally back to back bookings we don’t feel comfortable putting weed killer down. This review is the result of the guests, who left totally of their own accord, not being given a refund on their stay. We provided Sykes with over 20 photos of how the cottage was left by our excellent long term housekeeper and they agreed there was no cause for a refund to be given. We are sad these guests didn’t get to enjoy their stay with us, but hope future guests understand this isn’t a true reflection of the cottage we have put a lot of time, effort and money into. "Lovely property, great host and a lovely welcome."
Kitchen had everything I needed to cook and clean up with fab views across the fen. Comfy sofas and cosy cottage vibes with lots of space for us 2. Good size fridge freezer and dish washer. Clear welcome information. The neighbours are close but very quiet. Very much appreciated the welcome pack (especially as I hadn't packed any tassimo pods). There were a couple of issues Ian flagged on arrival but they didn't cause us any problem and Ian was very efficient fixing what he could. If you are bothered by light when you sleep you might want to bring an eyemask or use one of the baby blackout blinds on the bedroom windows as the sun will shine in as Lincolnshire lives up to its reputation of big skies. Location wise it is on a main road but not a lot of road noise. Good size driveway. Not far from Louth which is good for shopping with excellent butchers, bakers and green grocers with local produce. It is not far to the sea. Sutton on Sea is lovely and we picked up every thing needed for a picnic at the near by Sandilands, with good access to the promenade and beach (recently come under national trust and had 2 hours free parking for all- members can get a ticket for free until March 2025 from the snack van- great toilets and accessible facilities if you have a blue badge. Lincoln is just under an hour across the Wolds. Hope to visit again when next in the area.

The countryside was relaxing and lough a very pretty town. The cottage garden could do with some TLC, the roses were in full bloom. It was like home from home and we really enjoyed our stay.

The house had everything we needed for us and our 4 legged friends, with plenty of space to chill out together. The neighbours were lovely and we really appreciated the fabulous welcome box the owners provided. The location was great for both countryside and beach dog walks. "We had a very enjoyable stay at Rose Cottage."
Rose Cottage is well maintained and clean and provides a typical cottage style feel to the property which we like. We had 4 dogs with us and they all were comfortable and enjoyed their stay. The property has a locked gate to the garden which kept our dogs secure and safe. Overall this was a very enjoyable holiday and we would not hesitate to book again in the future.

"My heart was drawn by the beautiful picture of Rose Cottage."
This hidden gem was Perfect. Our main concern was our 3 Jack Russell’s. They tested every inch and didn’t escape. Large area for them too. We visited the beaches which weren’t to far away. Louth is also very beautiful. Few minutes away. Cottage its self is faultless. Views very pretty. Pub very close by. Lovely welcome pack. Owners fantastic. Thank you Ian & Lorna.

"Stayed 18th August for a week, had an absolutely wonderful time."
Everything in the cottage we needed. Lovely surroundings and walks from the cottage are good too. We enjoyed our walks through the farm and legbourne wood, so peaceful and full of nature. We even had a nest of swallows in the cottage porch which was fascinating to watch. Only thing I will say is TV signal is not brilliant but didn’t bother us in the slightest as there was Netflix, bbc, itv x etc etc if you did want to watch a bit of tv (we didn’t ) Louth is 10 minutes away, great for shopping and Hubbard hill and the canal nice for walking the dog. 20 minutes to mablethorpe if you want the seaside, we did go once but preferred the quieter places. Communication from the owners was fantastic and they are easily contactable if you need anything. Hoping to return next year

"Excellent holiday at Rose Cottage."
Good location and great for dogs with the available outdoor space. We would have liked more pans for cooking but that is a very minor complaint. Beds were comfy but be careful on the staircase. Overall we had an excellent time at Rose Cottage and would recommend to family and friends.

The weather didn’t let us down which always helps. Super location for places to visit we would definitely recommend Louth. Moggs Eye beach for walks with dogs. The cottage was clean and welcoming with a nice welcome pack. The splash pub had great food. The cottage is a great place for anyone that loves getting up close with nature. The cottage is close to a main road but for a weeks it’s not a problem and you are overlooked by the neighbours next door which can’t be helped. Dogs were safe in the garden although they weren’t keen on the stones and Daisy would not use the steps so did hurt her foot jumping off the wall. Overall a lovely stay, much appreciated.

Super clean and everything you need for a relaxing stay. Lovely enclosed garden , sun trap if you are luckily enough to get a nice week like we had. Neighbours nice and friendly but never intrusive. Nice welcome pack. Could not ask for more. Will definitely be looking to book a third visit in the future. 5*.

"Location to the main road a problem but did get used to the noise eventually our fault we should have Google mapped it rather than rely on the brochure write up."
Couple of maintenance items needed fixing that owner did really quickly surprised these hadn't been picked up before we had the cottage really rather obvious. Obviously the neighbour doesn't like the property to be a holiday let, one day we sat in the garden to get the last of the sun so she came out and cut the grass again on her ride on mower even though she had done it that morning covered us in grass and stones so we had to go in. She then came out shouting about how we had left the car near the road and it blocked her view so I had to explain to her we were going out very shortly.
Dear Sonia, It’s very disappointing and rather upsetting to read such (very) negative feedback about your stay. We work incredibly hard to ensure the cottage is a spotlessly clean, welcoming and comfortable place to enjoy your holiday. Something that we certainly feel is backed up by having had so much lovely feedback previously, both with Sykes and our previous agent, not to mention all the returning guests. The 2 small issues you reported on Sunday morning were sorted first thing on Monday and as I said at the time, I was grateful you had brought them to my attention. Not living at a property, it is difficult to know everything is always working as it should. Needless to say, anything reported back to us is always acted on as quickly as possible and actively encouraged. Finally our neighbours are really lovely and have enjoyed getting to meet people from all over the country these last few years. "Lovely cottage in dog secure gardens overlooking the countryside."
Very near Louth but within easy distance of the coast and Lincoln. There was no TV reception but we were able to watch Netflix every night. The cottage was well equipped and comfortable. We had to use the central heating because we had a cold snap of 13C all week! The cottage heating up quickly and the remote control was simple to use. We would have enjoyed the seating in the garden if it had been warm enough! Plenty of parking for the car. The sat nav didn't work for this property and we spent 10 mins looking for it.

We do struggle a bit with both TV and sometimes mobile reception, due to being out in the countryside and apparently in a dip and on the edge of a couple of transmitters and masts. We installed a 4G antenna on the chimney so the WiFi can support the smart TV’s so you can watch all the usual channels on the apps (iPlayer, ITV Hub etc) We hope to see you again when you next visit the area. "We had a lovely stay with our 2 dogs."
Good distance to lovely long beaches and views over the fields. Yes the cottage is near to the road however the road has more quiet than noisy times and once inside it wasn’t noticeable as noise. The owners left us some delicious plum loaf and Prosecco which was much appreciated and the neighbours were super friendly. Good outside space for the dogs and really cosy cottage.

"Would not have booked this property if I had known it was 15 feet from a main road"

The welcome pack was great and the cottage was beautiful and had everything we needed. The weather didn’t allow us to enjoy the garden but Pixie our little terrier loved it. We’d recommend supervising any small dogs just in case they find an escape route when you’re back is turned as the cottage sits next to quite a busy road. Lots of places to eat just a short drive away, we really enjoyed the Woolpack which had great food and a cozy fire. A drive to the beach at Sandilands is a must for a long walk and a ice cream.

"Excellent cottage, with very high standards of fixtures and fittings."
Furniture is so lovely and comfortable and every night we got a great nights sleep. Rose cottage was extremely clean and the welcome pack was delightful. "We’ve just returned from a lovely Christmas stay at Rose Cottage."
The pictures and description don’t do this cottage justice, it’s so picturesque and so much attention to detail within the cottage itself. Not only we’re we left a welcome package - which was delicious - our dog was also left goodies and treats too. We immediately felt at home. The cottage was very close to a public footpath with several route options, perfect for exploring with dogs. A short drive to Louth with plenty of shops and restaurants, it was also a great location to explore the Wolds and coast from. Would recommend and can’t wait to come back!

"Rose Cottage is beautifully furnished and provided with all that we could need."
Clean and comfortable and thoughtfully presented we loved our stay. We appreciated the bathroom facilities upstairs and down. That was a real help. On the only day it was pelting down all over the country we made it out to nearby Louth which has just about everything, a lovely bustling town where we tasted wonderful fish'n chips then back for a Netflix film in the comfort of a snuggly sitting room. There were lovely old houses in the towns, an interesting mix of architectural interest and little squares with really nice tea rooms. Everyone had time for a smile and helpful comments. We found the wolds a panoramic visit back in time with older houses dotted around. This was a lovely restorative break and many thanks to Rose Cottage.

The property
Nestled in the rural hamlet of North Reston near Louth in Lincolnshire, close to the Lincolnshire Wolds Area of Outstanding Natural Beauty, lies this charming, detached cottage, Rose Cottage.
As you unload in the off-road parking space, amble through a quaint enclosed garden area with outdoor furniture, a barbecue and a cast-iron fireplace, an ideal spot for alfresco mealtimes or relishing a bottle of bubbly.
Cross the threshold into your new home and kick back on the plush sofas in a generously-sized sitting room, it boasts a homely interior, Smart TV and woodburning stove creating an idyllic haven to spend quality time with loved ones or retreat to with a book for some peaceful seclusion.

The beautiful historic market town of Louth is the capital of the Lincolnshire Wolds. The town offers Georgian streets with Grade II listed buildings, St James Church, a theatre, art deco cinema, museum, golf course, modern leisure centre complex, excellent shopping, including weekly market days and a vast assortment of eateries catering for all tastes. Nearby is Cadwell Park, which plays host to car, bike and kart racing. The Lincolnshire Wolds, an Area of Outstanding Natural Beauty features gentle rolling hills, quaint villages and superb cycling and walking routes. Just a short drive takes you to the coastal resorts of Cleethorpes, Mablethorpe and Sutton-on-Sea, plus Theddlethorpe Nature Reserve has miles of golden sandy beaches and amazing birdlife. Also for those interested in antiques Horncastle and Hemswell are nearby.
