  • "We had real trouble getting into the property."

    4 of us tried the key. Phoned both numbers given. 1st one left an answerphone message. 2nd one told us to send an email. No reply from 1st .. finally opened the door which actually needed a jolly good clean. Table in dining room is amazing except it makes lots noise. Quite amusing. Radiators upstairs need bleeding. Coat hooks keep falling off. Having said all that the house is absolutely great. Like a TARDIS so many rooms. Good quality all over. Furniture beds showers all great. Kitchen well equipped. Would recommend. Just be nice if the owners were contactable.

  • "Everything was exactly as expected from the listing: the decor was beautiful and gave an extra luxury to the stay."

    Everything was thought of and the bathrooms and bedrooms were set up perfectly for a large family group. The location was also great, close enough to the centre and the beach without being too noisy. Would definitely stay here again!

    The house is spacious, spotlessly clean, comfortable and had everything we needed. . Carlton House is in a great location, a short walk to amenities and the beach. Would definitely recommend and would visit again.

  • "Great property, 14 of us including 3 kids and a dog."

    Well equipped and spacious, only down side was the pool/ air hockey table is very unstable as missing part of leg so we couldn't have it up round the kids. Garden extremely secure for the dog and a really big hot tub. Very close walk into skegness and really close to bus stop to go to Ingoldmells. We'd stay again.

We have added the pool/air hockey table to the maintenance checklist, there are latch bolts that should be put in when stored upright, but clearly it isn't being done when guests put it away.   • "The house is great and close to all amenities, the kitchen was well equipped if like us you cook from scratch, although a couple of pizza trays would be a great addition, the beds were super comfy, it was just small things that could be kept on top of really."

    There are damp patches on one of the 1st floor bedrooms and kitchen ceilings, no hooks to hang towels on in the small ensuite bathrooms, 2 of the blinds in front 1st floor bedroom had broken pull chains so couldn't be opened, light bulbs in the dishwasher area, utility room and downstairs bathroom need replacing. One of the air hockey bats was missing so we couldn't play with that properly! The dining room table doesn't feel very secure and several chairs had wobbly legs. Some coat hooks need replacing. But overall we had a wonderful family weekend and the loaf of bread, coffee and milk were a welcome touch after a long journey.

    We're glad you all had a wonderful stay at the house and you found the beds super comfy. I love the idea of pizza trays and have ordered some this morning! Turns out the damp patch was caused by a leak from the bathroom above we have now been able to fix. So thank you! We have also ordered replacement air hockey bats & pucks as well as additional pool cues and balls so this shouldn't happen again. The table is modular because of the sheer size and is totally safe, but we will look at how that can be made to feel more sturdy. We hope you come to stay with us again. Property Owner

  • "Very good house which worked very well for a large multi generation family gathering."

    Room layout of bedrooms meant it was possible to give space to families with small children where they could sleep whilst the rest partied!! One very minor issue with bed set up was immediately resolved by landlord. Parking was tight for multiple vehicles but we found spaces on adjacent streets. Plenty of bath towels in all bedrooms rooms for guests. One suggestion would be to also leave tea towels in the kitchen or let people know they need to bring some. Overall an excellent house which we enjoyed and had a fantastic family weekend.

  • "Arrived 4pm the apartment was not cleaned, dog hair everywhere not hoovered, everything in the kitchen was dirty from plates, cups, oven , fridge well you get the gist."

    Hard floors not cleaned or mopped. None of the bathrooms properly cleaned with things left from previous stays. Hot tub wasn't working so couldn't use the first day. Pool table had no cues this was resolved from Tuesday but air hockey never sorted, some bolts to keep legs in place missing, Broken toaster as per last review still in there and tripped electric again. Apparently the owner said it should of been taken away as electrician failed it. One brake glass fire point broken. Floor in lounge broken and in kitchen. No tables wiped down. 7 chairs for dinner broken as either screws missing or not right. Garden left a mess with rubbish big drain cover cracked and dangerous. We had constant contact with owner and it was excuse after excuse. Blaming bank holiday on cleaning staff availability. They sent cleaners back around 8pm by this time we were cooking dinner and trying to get kids to bed as the first 4 hours the 8 adults were trying to get it in a state to live in. The first night all we did was clean and the kids couldn't use any thing worth while using because it wasn't working or hot enough. We requested a nights refund which was declined as we lost a whole night cleaning without the facilities to use. The owner stating it was unreasonable. Un reasonable is leaving it how it was and the owner said it was disgraceful that the professional cleaning team has let him down. Also the description of room is incorrectly it says a family room with a bunk and king size. This doesn't exist. Good points location to beach/ shop/ transport links. Size is great with plenty of room. The lack of care was shocking so the food points just didn't matter

    Hi, we were deeply saddened to hear of your displeasure when you arrived at Carlton House. The cleaning team had been to the property but it was not left at the high standards that we expect for our Sykes Cottages clients. We arranged to get the team back that same evening and after hearing your Mothers story of how her friend, who passed, left her the money for this holiday and that she paid for her adult kids and grandkids to join her, we wanted to honour her friend and offered a free holiday next year. However, that didn't suit her adult children who we were in constant dialogue with and with whom we agreed a compensation amount. Sadly, the following morning our agreement was reneged upon and more and more money was demanded on the basis that a free holiday would cost a lot more! As we have the video and photo's that you sent through we fully agree that the property could have been cleaner and there were a couple of minor maintenance issues, hence why we very generously offered a free holiday next year and a not inconsiderable amount of compensation. As the cleaning was not to our standards on a couple of occasions, as of 4th October we have removed that team and put a new Cleaning and Maintenance team in place and we expect our usual very high standards to be met with robust management and reporting procedures to ensure this is the case moving forwards. Should you ever wish to come to Skegness again, we would offer you a great discount to give us the chance to demonstrate our commitment to improvement and providing high quality stays.   • "We arrived early 14."

    40 to be let in at the front door by a young man. I asked if we could just leave our bags in the living room aware these must be cleaners and checkin was not until 3pm. Person said that was ok. We then all gathered on drive to discuss who wanted what from food shop. Two older men in high vis jackets then came out the property carrying a box of cleaning products and what looked like a bag of dirty laundry and said property was now empty. We went into property to find piles of clean towels along diner table, along with cleaning products. Piles of dirty towels in laundry area, fridge and cooker where unclean, main sink was brown (should be white). Bins in kitchen were full of rubbish and wheelie bins on front of house were overflowing. These were not emptied until Sunday. On further investigation some bathrooms had not been cleaned and two bedrooms had no bedding at all. Beneath one of the beds on the upper level was also rubbish i.e. plastic bottles and clothing packaging. Having a toddler with us we had no choice but to purchase cleaning products in order to clean this property ourselves. My sister in law nearly slipped over outside back door where a wooden square had been placed over a drain cover. This is not fit for purpose as was a slip/ trip hazard following rain. I called the caretaker who told me cleaning staff would come back. We went shopping and out for a few hours. When we returned around 5pm found they had still not returned. I messaged caretaker again. 8pm they had still not come back and we had children waiting to go to bed. On calling caretaker we’re told this was our own fault as we had checked in before we should have. I explained we had been let in at 2.40 and asked only to leave bags. He argued with me check in was 4pm. I screenshot him 3pm check in message from Skye cottages and we finally had a delivery of bedding around 10pm. I asked the man called Callum to come and look at how the house had been left and he said he would speak to his manager as this was not how it should have been. Even if we had not left bags in front room, no way would that house have been cleaned in 20mins. As I tried to explain to caretaker, we were also let in, we never knocked or even asked. I could see people inside so simply asked to leave bags so we could make room to do food shop in our cars. Saturday we attempted to cook breakfast on using toaster it tripped out all equipment in kitchen and main lights. We could not get lights back on an electrician was not sent until late afternoon for which we had to wait around for so we could explain the issue. Sunday we found out the second oven on the double oven stove did not work and that the second dishwasher was still full of dirty dishes from previous people. Overall it was very unsatisfactory for the amount of money we paid for this weekend. We feel we should be compensated for the interruptions to our weekend break and inconvenience caused. To top on all the caretaker I spoke to on Saturday evening I found to be extremely rude and argumentative.

    Hi, we are extremely sorry that your stay at Carlton House wasn't to your expectations. We created an incredible space for families to have a wonderful holiday experience and we have clearly been badly let down by our professional cleaning company. When you called us that afternoon to request an early check in, we did state that an early check in was not available. We accept there was a mis-match on the Sykes portal, however the details of how to request an early check in are on the same page on our brochure as our check-in times. As you attended the property prior to your check in times, the cleaning team felt pressured to leave, which was a huge mistake and we have ensured that this will not happen again. They came back to the property on 3 separate occasions, however no one let them in the first 2 times and then they were sent away on their third attempt, which was after they had finished their other jobs that day. We have worked with this cleaning team for 12 months and hadn't experienced these kinds of issues previously. You actually spoke to myself, the owner, rather than a caretaker. I am sorry you felt i was rude and argumentative, i was merely trying to communicate the challenges of entering the property early. As the conversation was somewhat challenging, i felt that further direct conversation would be beneficial to neither party. Sadly, this seems to have set the tone for your stay. We accept that the toaster had a fault that tripped the electrics, we had an electrician to site with 39 minutes, you called at 9.51am, the electrician arrived onsite at 10.30 exactly, who confirmed it was the toaster that was faulty. The lights were switched off in the hallway, this overrode the light switch in the kitchen. He disabled this so the same issue wouldn't happen again. The oven was tested, by myself this week, and no fault was found. With all this being said, i am deeply upset that you have not had the experience that i worked so hard to build, and i would like to compensate you in some way.   • "We were told that check in was 15."

    00 but on arrival cleaners were still in the building & said that check in was 16.00 although they did let us into the garden. Only 10 bath towels were in the property for 14 people. I requested 4 more which didn’t arrive until the 3rd day. All the outside bins were full including big red one in the front garden which we had been told to use.

Regarding the towels, we are very sorry there weren't enough towels on your arrival. We were informed of this on the second day of the stay and got them there as soon as we could.   • "We recently stayed at Carlton House as a family group of 12 adults, one child and a dog."

    The house was perfect for our holiday as it was very spacious, well equipped and very comfortable. We were able to enjoy lots of family time cooking meals and all eating together in the large dining area. The hot tub was a particular highlight. The house was in a perfect location close to the beach and all other local amenities. Parking was available at the house and on the street which was ideal. The hosts communication was excellent and provided useful information and advice for our stay. I would highly recommend this home for a break in Skegness

  • "Great size property and all pictures are true to size and quality."

    We had children (6) and dogs (2) with 10 adults - plenty of space and areas for the kids to happily play whilst adults enjoyed the social spaces. Car parking and garden limited but doesn’t deter from a lovely house. Beach a couple of minutes walk along with plenty of local amenities.

  • "We were all very impressed with the property and really enjoyed our stay."

    The amount of space we had was brilliant for the size of our group and we loved all being able to sit and eat together, which you don’t always get even with properties that can sleep large groups. The house was well looked after, with the carpets and decor looking new. Kitchen generally very well equipped, the only small thing that we felt was missing was washing up liquid and tea towels. Appreciate having the two dishwashers but still some things that need washing in the sink. But that’s a very small issue and everything else was perfect

  • "We had a great time, the rooms were great, the house is beautiful, full of character yet modern as well."

    The host was attentive and responded to any issues immediately. The hot tub was a plus, just a short walk to the beach, waterpark, town and plenty of shops. We had a great holiday.
