  • "We had a great stay the place is very clean and comfortable it has all you need a home from home."

    We did have a slight problem with the toilet not flushing I contacted the owner and he quickly resolved the issue the septic tank was full that was dealt with quickly. Our stay was very relaxing there were lots of things to do and we didn't need to drive too far to find them. We would stay again.

  • "Lovely bungalow in good location."

    Good quality furnishings and fittings. We felt very comfortable and at home. It provided a good base for a lovely holiday. Good places to eat not far away. The only minor quibble was the not so brilliant shower, but it would not put us off coming again. We appreciated the welcome treats. The place is well suited to having a dog but sadly we lost ours after booking. There is plenty to do in the area and not too far to the coast.

  • "Really good location ."

    Easy to visit places we wanted to see . The cottage was clean . Everything we needed was there . Nice welcome pack . Nice enclosed garden for the dogs . Only negatives . The shower very intermittent . Hot water in the kitchen tap very slow . ( think there might be a pressure problem ) Smell in the twin bedroom ( stale urine ? ) not pleasant . I always take an air freshener with me because we have 2 dogs so kept using that to try to mask it . Bedroom carpets look grubby . They are plain cream so unforgiving colour to have when dogs visiting , We enjoyed our stay , the area and the people are lovely . Visited the museum opposite which is open on Sundays . Very interesting . The bluebell in is good for food , lovely staff and the dogs were very welcome . Lots of history .

    It was so comfortable and welcoming. Fully equipped although as we were out most of the time we didn’t use much. We especially loved the garden and it was ideal for the dog. The welcome pack was also appreciated. Would definitely use this cottage again.

  • "Our 8th stay, and what can I say - Roselle is a real home from home."

    It's a very special place, my family and I love spending time there. It's very dog friendly and safe for our 3 dogs. One of them is 16, deaf and blind and he loves to wander around the garden enjoying all of the smells. It has everything you need, plenty of pots and pans, towels etc. I will also note here for anyone reading previous reviews that there have been lots of updates including; comfortable new carpets, a new shelf in the shower, a hairdryer in the bedroom, and an extra fence separating the patio which we found handy for night times when letting the dogs out. It was, as always, spotlessly clean - including the oven! It's the perfect spot for nature lovers and stargazers - I spent a lot of time in the garden watching the buzzards, swallows, bats, butterflies and dragonflies and took the most incredible images of the meteor shower that happened during our stay. Thank you Mike for a wonderful holiday.

  • "We had a lovely stay at roselle cottage, loved how secluded it was, but yet not far away from all that the area has to offer, the garden was a haven for our dog, the house was home from home, Mike was lovely when we had to contact him as we unfortunately had to leave earlier than expected, we can’t wait to go back as there was so many things we didn’t get to see and do, I would highly recommend the cottage."

  • "We had a lovely stay ."

    It was nice & comfy & obviously it's dog friendly & you can relax as it's homely. The little treats were a nice touch too. The woods being opposite are great especially with dogs I didn't see anyone else out . Bring long boots if we've had rain it's deep mud in some parts. A dog or baby gate would be great too just to keep the dogs in the kitchen area till clean. It has some lovely little shopping areas fab cake shop small supermarkets. I would definitely recommend

  • "Homely, comfortable property."

    , Good size bathroom, very warm, mirror light not working though . Powerful shower and plenty of hot water. Kitchen has plenty of storage for own provisions. Bedrooms are a good size, couldn’t find a hairdryer. . Liked the bar stools for a chilling out breakfast views. Will try and return and can see why it is a popular property. Good location for the many attractions in the area.

  • "Cottage comfortable, all around garden view lovely just needs some TLC."

    Well equipped kitchen a few things needed tongs, another frying pan and new baking trays. The oven needs a DEEP CLEAN, Hoover handle broken, carpets stained laminate floor would have been better with it being a dog friendly cottage, overall decorating needed to freshen the cottage up and there's a musky smell in the bedrooms but with all the negatives we did have a lovely time there.

    Thanks Julie for your feedback. We’re pleased you found the cottage comfortable. That’s one plus. We have a new gardener who is addressing all areas of the garden in the next few months. Recently it’s been hampered by the weather and he’s not been able to come. Previous guests haven’t seen it as a major issue tho? There are tongs in the kitchen in the utility pot - maybe you missed them. The baking trays were new in the summer and there’s one large frying pan which we thought would be enough for any family! The oven was ok last week but we will check again on Friday to see if it needs a DEEP CLEAN. We have a new hoover going in on Friday - it was broken before your arrival and we couldn’t get one in time for you. The decorators arrive next week and the carpets are due 17th Nov for the sitting room and front hall. We don’t like laminate in the sitting room as we find it a little cold for our guests. The wardrobes are being painted out in the main bedroom which should address this issue. But all in all I’m pleased you had a lovely time despite ALL the negatives you’ve listed! Please call again.   • "Lovely cottage, central to Lincolnshire and Norfolk not too far away."

    The cottage was very homely; our dog loved the garden. the welcome pack was great, loved the plum loaf. The kitchen was well stocked with cutlery and crockery, numerous pans, toaster and kettle; everything you need for a good holiday! Our 3rd visit and no doubt we will be going back.

  • "We loved staying at Roselle."

    Everything we needed was there and all equipment was top quality, the shower was so easy to use and water was always hot!. There was also a welcome package of local goodies .The cottage is situated in a lovely area with good pubs nearby. The gardens are lovely with places to sit . It was great to see the old planes flying over( and also the latest Typhoons,) and to visit the museums remembering the heroes from the Battle of Britain.

  • "An excellent property with appropriate facilities and comfort in a lovely location."

    Easily managed to have either a relaxing stay or a base to visit local attractions with lots of information provided for those who wish to venture. We did have a couple of issues while we were there but the owners were very keen to help and only the bank holiday days made it difficult for issues to be resolved timely... the helpfulness and the way it was resolved means I would not hesitate in recommending the property to others for a comfortable and relaxing stay.

  • "Had a great stay at roselle over the Christmas period."

    The cottage had everything that you could want or need . Very comfy and warm and larger than I thought it would be . The garden to the side and patio to the back is all fenced off so no escape of my dog . I would definitely stay again . It was perfect for what we was looking for .   • "A lovely homely cottage in a perfect location."

    Personally, we wish the bed had been a king size rather than a standard double as it was a bit small for us but we managed. The shower is fabulous, easy to use for arthritic hands which is always a bonus. The tumble dryer was a life saver as Lincolnshire in Nov/Dec isn't suited to drying washing outdoors. We can thoroughly recommend Roselle and look forward to returning for another stay.

  • "Lovely, comfortable cottage, we enjoyed our stay."

    Constructive feedback would be that it needs a shelf in the shower to put shampoo etc on, I have back problems and could not bend to get the shampoo. Could also do with a mirror in the double bedroom for doing hair and make-up. The carpet all through is stained, badly in the living room. Would visit again though, it feels very welcoming, a real ‘home from home’. The dogs loved the garden. Thankyou

    Thanks Sam for the feedback. We struggle finding a suitable shelf or shower caddy that doesn’t go mouldy or rusty but will keep looking. Carpets have been cleaned as they were scheduled for the beginning of November when we had a gap between guests. Our carpet cleaner man likes two days to get the carpets clean and dry between guests which is tricky when Roselle is always so wonderfully fully booked! We do try to make it a home from home and have plans for the new year too Property Owner

  • "Great for a multiple dog (3) walking holiday."

    The property is functional, excellent shower, good sized fridge freezer, and a decent induction hob. Lacks cutlery and crockery sufficient to make efficient use off the dishwasher, otherwise a pretty good place to stay, would recommend to friends.

  • "Our 5th stay at Roselle and we still love this little cottage so much!"

    It really is such a welcoming home from home. I honestly don't understand some of the other reviews leaving negative comments about it. It isn't fancy and may be a little worn in places but it's to be expected from a rustic cottage in the countryside - it would be awful and lose so much charm if it became a shiny show home. Roselle is simple and homely - the perfect base for exploring the area or relaxing for the day. Our 3 dogs and 7 year old son are so happy when we're there. When you arrive there's always a lovely welcome - it has become a tradition for us now to always have a slice of Lincolnshire plum loaf and a cup of tea when we get there. We finally made it to Thorpe Camp across the road during this trip and highly recommend it - it's only open on Sundays in off season and also Wednesday during the Summer. It's way bigger inside than we expected, we spent three hours there. So fab having it just across the road and we'll definitely go again! The cottage is also brilliant if you love wildlife and stargazing - the skies are incredible at night, and we also loved watching the bats swoop about. The lavender in the front garden is incredible at this time of year - as is the whole garden. The woodland across the road is wonderful - we love our twice daily walks in the woods. Thank you again to Jo for opening up her lovely cottage and it's gorgeous garden. See you again soon!

Roselle has never been a show home and we have never wanted it to be.   • "The bungalow could be made beautiful if a bit more attention was paid to improving it 1) the carpet needs a deep clean 2) ants and flying ants need attention 3) we had no heating from the day we arrived until Sunday afternoon and no hot water for a day."

    Owners very unhelpful in sorting the problem out , response was “it’s warm in the cottage and the heating will only kick in when it drops below 15 or 16 degrees and is supposed to be set to come on three times a day , this was not happening. Eventually the owners brother came Sunday lunchtime 1pm and the boiler was blocked up. 4) On the 3rd night after we had been out my dad went into the utility room to place a couple of towels in the wash basket to notice it was swarmed with ants and some flying ants , every morning and early evening we had to spray ant spray hoover them up and empty the hoover. There were any traps down which we were not told about and when I informed the owner the reply I got was “that is the joy of living in the countryside” A lovely bungalow, just not looked after, a little bit more attention to detail it could be a lovely holiday cottage unfortunately on this occasion it has to be the worst one we have stayed in and we have been with Sykes for numerous years. A couple of other minor thing were screws sticking up in through the bottom on the cupboards and a rusty microwave.

  • "A brilliant location and holiday cottage."

    The owner left a lovely welcome pack. The property was clean and tidy, our only negative is that the door to the double bedroom has a curtain that does not provide privacy but we can overlook that so long as we can continue to book this wonderful little place. The pub along the road is welcoming, the air museum only a stones throw away. Petwood and Conningsby only a very short drive away.

    clean throughout. furnishings are very comfy. ideally placed for various tourist sites in and around Lincoln (approx half hour away) and set in the heart of bomber county great for those interested in WW2 history very good access to lots of walks and woodland highly recommended booking for next year

  • "We found the bungalow in a lovely location, although the road outside becomes quite busy at times."

    It was very clean and well equipped, although as previously stated by other tenants the carpets were in need of a good clean. The settee in the lounge wasn't too comfortable, especially if you have a bad back. The outside lighting definitely needs updating as there were no lights on the back where the patio is. The patio itself is a bit tricky, especially for people with mobility problems. We also had to go out and buy some fencing, which cost us £54.00 to make the dogs safe, as the gaps underneath the existing fencing is approx. 5/6" deep in parts, not as stated 2/3", esy for small terriers to get under.

    Thank you for your feedback Mrs Davies. I'm sorry you found the main road to be busy - as it is a B road connecting two villages, it does sometimes get quite busy. As explained in the welcome pack notes, the carpets are due to be cleaned on 15th November as the company we use need a whole day to complete them. We have two patios that guests can use, one near the back door and one at the rear of the cottage. There is lighting near the back door where the tables and chairs are, which was updated last year. Small dogs do need to be supervised in the garden. We look forward to seeing you again. Property Owner

  • "We stayed a week in this accommodation and had a good stay."

    We chose here as it was dog friendly, having bowls, towels and treats provided for our dog. The welcome items were much appreciated - plumb bread was lovely. The accommodation was homely, very clean (see comment below), with fresh smelling bed linen and towels . The kitchen had everything we needed and the kitchen items and appliances were good quality. This is a good base for visiting the surrounding area. We enjoyed stopping by at RAF Coningsby to watch the Typhoon fighter jets practice. For us, there were a couple of things that although didn’t spoil our stay, could have been slightly improved. The carpet in the hall and lounge, although clean was stained in various places so could do with a clean. There is a glazed door to the double bedroom which has a net across it for privacy but this also lets in light. I would have preferred a solid door or maybe paint over the glass panes? Blackout blinds in the bedrooms would be good - I’m used to sleeping in real darkness. This was not too bad for this time of year but would be a problem during the summer months. The tumble dryer kept stopping and upon inspection the water tray was full and the filter was very thick with fluff- maybe check a bit more often as this could cause a fire. Lastly, the accommodation is on a road that does get busy at times with lorries and heavy vehicles which can be noisy and this also scared our dog when walking on the pavement outside. As I have said, this are just little niggles but not a massive problem and others would probably not find these matters a bother at all. A nice stay in Lincolnshire was had, the local people are very friendly and I had a brief chat with the owner prior to the visit who was equally cheery.

As the cottage is in a village with no street lights and overlooks a field on front and back, I'm not sure where you had light coming from at night? Apart from the moon and stars there is no light in the surrounding area! I have noted the tumble dryer and asked our cleaning lady to check, but we also rely on guests to also clean and empty when they finish. Our cottage is on a B road whcih can be busy.   • "We had the most wonderful stay at Roselle in February."

    It was the first time we had been able to go on a proper week long holiday as a family, which included my husband and I, our 4 year old son and our three dogs! The cottage was perfectly laid out and so welcoming, and all of our worries about being on holiday with the dogs were erased as soon as we arrived! The garden is beautifully tended and super secure which is brilliant for the dogs. Whilst we were there were decided we just had to come back in the summer, so booked straight away to return in August, and we can't wait to return!

    (and people as it's beautifully clean and well equipped for us humans!!) - Large secure garden - Completely private and quiet - Separate rear entrance hall from garden is a big bonus when returning with a wet/muddy dog after a good run out in the countryside. Specious accommodation. Plenty of car parking space - so you can turn car around making it easy to drive out forward and not have to reverse onto the main road.

    Roselle , is like walking in to your own home , warm and welcoming . The comfort of the living room to the well appointed kitchen, modern bathroom with power shower , set you up for your holiday. The summer house and gardens are a joy, and whilst sitting in your private world, you can enjoy nature in the sunshine . The dog loved the gardens , local walks and the dog friendly beeches half an hour away ... Our days flew past, and reluctantly it was time to go ... I am jealous of those who follow us here, we plan to return as soon as possible !! I thank the owners for all their hard work and letting us share their family home . Our holiday has been delightful . Thank You .

    Peace and quiet! LOVELY cottage with a beautiful cottage garden! Roselle was so well equipped with quality items throughout. Bedding, curtains/ blinds/ kitchen and equipment the best. Washer, drier, dishwasher. Lovely welcome basket :-) Fabulous large shower area with power shower. AND... The Garden...wow... Birds, bees, butterflies and all kinds of wonders. It was a delight to sit in! We hope to return and certainly highly recommend!!
