  • "Martin and Denise are very friendly, helpful and accommodating."

    The studio is beautiful, clean, spacious, warm and well equipped. There are plenty of books and jigsaws in the studio if you fancy. The studio garden is secure and offers lots of sniffing opportunities for the dogs. The location was brilliant with a huge, quiet, dog friendly beach 40 minutes drive away and access to beautiful "wold" walks much closer. The woods opposite the property are vast and great for walking. We had a fabulous holiday here and very much hope to return.

    Downstairs bathroom not ideal (especially via the spiral staircase!) but was aware of this in advance. The secure attached garden was perfect for my dog and the use of the larger owners' grounds an absolute bonus. Dog walking in the woods right opposite the driveway ideal too. Only 5 mins drive into Market Rasen and also well placed for Lincoln itself, the Wolds and the coast.

    Our dog loved being able to walk in the gardens, which are big and well kept. There was also a gated, secure garden area for our dog to run around in. Friendly owners who communicated prior to our visit, giving good directions. We would stay here again.

    The studio is lovely and well equipped with everything we needed. The good weather allowed us time to sit in the garden - which was a plus. It was lovely exploring an area we hadn’t visited before with its woodland walks and quaint villages along the Viking Way. The Wolds Edge farm shop was a bonus.   • "Easy to find and a fab location."

    Studio has absolutely everything you need but wasn't very clean at all Previous guests body hair in the shower (quite a few) washing up bowl was encrusted with food, skirting boards look like they haven't seen a cloth for months along with other surfaces and the mirror in the bedroom was "cloudy". Outside the entrance door moss and dirt, so that needs a huge clean up Owners expect you to leave it as you found it ! We left it cleaner !

  • "The property is ideally located for touring around (in my opinion, the best parts) a wide area of Lincolnshire."

    Despite being on a main road, it is very quiet; Even the dog kennel (fairly mentioned in the listing) was barely noticed! The property is well equipped, with a nice enough amount of character to distinguish it from the usual 'homes'. The enclosed area was ideal for the dog (although the PIR light was a little random) and for a 'very quick walk', the main garden is big enough to stretch the legs :) Inside was comfortable, with good lighting (both from window & lights). The Biomass boiler provides plenty output for the radiators - Even in December! The owner was happy to detail about the Biomass, which was fabulously interesting; also having a booklet in the welcome pack, detailing the 'eco-waste' system (albeit being a little discerning when considering products to use). However, it appears the heating goes off around 11pm, not to come back on until around 7am. Logical to some, but not what I expect on a 'holiday'. Although I heard little from the neighbouring property, one can hear the main house's bathroom (I suspect) on occasion, as well as some weird clonks (I think was the heating system). The only thing that did put me off returning was the housekeeping. Whilst everything appears in place, there seems little evidence of an actual 'professional' cleaning taking place between occupants. I actually left it cleaner than it was from the start, including the bathroom sink & fridge! Finally, a few more 'consumables', such as cooking oils etc would be nice; but a grey area since Covid...

    Despite stormy and blustery weather, we were cosy in the welcoming accommodation, and had everything we needed. The enclosed garden area and extensive rural grounds were perfect for our spaniel. We loved the vaulted bedroom and comfy bed, the well-equipped kitchen diner and lounge. The heating was just right. My only concern is the spiral staircase, which I slipped down wearing socks - the steps are very slippery. Otherwise really relaxing. Highly recommend a trip into Lincoln and also Hemswell Antiques Centre.

    Peaceful, green location. Well located for visiting the area. The studio is extremely spacious, clean, tidy and very well equipped. We experienced sunshine most days and so the garden was a bonus. Denise and Martin very welcoming hosts, though not at all intrusive. We felt as if we could just come and go as we pleased and were able to treat the place as home.

Only downside the steep spiral stairs and downstairs bathroom which was mentioned in the description and we overcame by leaving on a downstairs light so as not to wake each other trying to find the light switch in an unfamiliar place.. Not a problem if you are younger., Very private even though it is an annexe. We would go again..

    The staircase is easily manageable up to the enormous bedroom,linen is beautiful. A well equipped kitchen &comfortable living room. The owners gardens are full of colour and wildlife. Overall we had a wonderful stay & would highly recommend it. The only negative points I would make is that the property is not at the edge of a village and the local pub has long since closed down.

The property

An attractive annexe, attached to the owners’ house but with its own entrance, on the edge of the small village of Osgodby and just two miles from the centre of Market Rasen.

Offering bright and cheerful accommodation, this lovely property provides an excellent base for couples wanting to walk, cycle or explore the surrounding historic market towns.

Comfortably furnished to a good standard, the property has a light and spacious sitting room with wooden floors, whilst the modern kitchen has a high ceiling and the original quarry tiled floor.

A bespoke spiral staircase leads up to the double bedroom, which has a large feature window and an unusual high, vaulted wooden ceiling.

Outside, the private and peaceful garden provides a tranquil corner in which to sit and relax with a book on a sunny afternoon.

From the village, there are numerous country walks, including the nearby Viking Way, whilst cyclists will enjoy the quiet country lanes.

A few minutes’ drive brings you to the bustling market town of Market Rasen, with its cobbled market square and traditional pubs, cafes, independent shops and racecourse.

Guests can relax and partake in coffee and cake in one of the tempting tea rooms.

For antiques lovers, Hemswell Cliff Antique Centre is a must, as is the town of Horncastle, renowned for its fine heritage.

The Lincolnshire Showground, with its many varied events, is also just a short drive away.
