  • "The house was very well located and just what we needed for a family celebration."

The house was well equipped with all the requirements for self catering. Instructions were easy to follow. The house was clean, tidy, bed linen and towels were clean and fresh. My only constructive criticism would be to number the bedrooms on the listing as they are numbered in the house as this would make it easier for allocating rooms - for me as the booker I was travelling from the highlands and was the last family member to arrive and the rest of the family didn’t want to put their luggage in the rooms incase they took the wrong one

  • "The property was amazing, we had booked the property for my mum's 80th birthday but sadly she had passed away before her birthday."

We all decided to go anyway and have a brilliant weekend celebrating her birthday and life. There was 22 adults and 4 kids, the games area was fabulous with the space invaders and pool to keep the kids entertained it was just like been in a very friendly pub without having to pay for your drinks. :-) Plenty of car parking spaces, the kitchen area was very modern with plenty of dining/seating area which was big enough for us to all have our meals together. Everything that you need from the kitchen too, plenty of cutlery and crockery, lovely Chinese at the bottom of the road we placed an order and picked up 45 mins later. If you turn right out of the property it takes you straight onto the beach and down onto the peer. I have not been to Skegness for a very long time and it was really nice to see how much money had been invested into the town to make the beaches and surround areas really really nice. More than enough upstairs space and downstairs space for everyone, 10/10 would recommend to anyone with a large party, would revisit again.

Hi Liz, thank you for your amazing feedback, we are so glad you all had a brilliant time and we wish your Mum could have been there too. My partner had a little tear when i read out your comment. We would love to host you all again, and so if you want to come back, please let us know and we will try and do something extra for you. All the best for 2025 Property Owner

  • "This is a great property for a large group in a good location very close to Skegness centre, the beach and nature reserves."

Overall we had a lovely stay and particularly enjoyed the games room, hot tub and social eating space. Everyone in the group really enjoyed our gathering. There were a few minor issues to resolve which we notified the owner of. The main issue was low water pressure in the showers, but when this is addressed it would be a 5 star property all round.

  • "We had a lovely family weekend at Caxton House Jan 2025."

Would definitely stay again. Thank you so much. Owners had left external lights on for us with it being dark at time of arrival and the heating was on so it was nice and warm on arrival. Very clean and tidy (just a few cobwebs on the light fittings in some rooms, but some of the room ceilings were very high). Only a short (10-15 min) walk into town centre. Shop at the bottom of the street and plenty of takeouts. Foot wash for muddy/sandy boots (though was great idea) we just didn't need it as it was very frosty when we were there). Owners had left us some washing up liquid a tea towel and a sponge. Toilet roll in all bathrooms and some rooms had hand wash, some didn't. No dishwasher tablets (bought some and left them in cupboard for next person). No testing strips for the hot tub so didn't end up using as couldn't smell and chlorine. Spent most of our time in the games room, the living room was lovely but it was very cold. Didn't see thermostat for this room till we were leaving. The room directly next to single bedroom (with the balcony). This mattress needs replacing, we wanted this room but mattress was so uncomfortable (just at the end of its life that's all). Would highly recommend this property and stay again.

Hi Jenny, we are so glad you all had a wonderful time at Caxton House. Thank you for your feedback, we will look at that mattress. The hot tub we have in place is a regulated Holiday Let device that has an integrated chemical release system. We use Bromine instead of Chlorine, it is much gentler on the skin and has much less of a smell. it is also more stable at hot temperatures which is much better for hot tubs. PH levels reduce quite slowly with Bromine so as the water is changed on the day before your arrival, we don't feel it necessary to leave testing strips. If you had let us know your concern we would have reassured you. That said, as part of our continuing drive for improvement, we will add this into our brochure for our future guests. We do hope to see you again. Best wishes for 2025 and beyond Property Owner

  • "This property is amazing!"

It's huge, all the rooms are beautiful an most beds are very comfy! We loved the lay out too with it all flowing into one another. Parking was great, not ideal for MSRT vans but we got it in there. Property owner is great, sent across all information and replied very quickly when messaged. We would book again.

We're so glad you all had a great time at Caxton House, it is such a great property isn't it. I'm intrigued to know the issue with MSRT vans.. the driveway is huge and easily big enough even for long wheelbase vans and 5 or 6 cars too! We hope to see you all again. Property Owner

  • "Bsolutely beautiful house just a short easy walk to the beach/town."

Plenty of space for everyone with so many good sized rooms. The games room and hot tub are lovely additions. Quick responses from owners for any questions as well. Just to point out, on the room lists, it says there's two rooms with a double and single bed - one of those is a bunk bed (double bottom, single top). Would highly recommend and already looking at booking for next year.

We're so glad you enjoyed your stay. We look forward to seeing you all again :) Property Owner

The entire family enjoyed their stay. The property was spacious, clean and fully equipped. The games room kept children, adult and teenagers entertained. The property was in perfect location as it was a walking distance from the beach.

  • "Excellent house for a large group of people and close to the attractions of central Skegness."

Pool table and games room was great. Kitchen and dining area nice and big and plenty of crockery. Some rooms are little dated and towels very thin so would only put as 3 star

Hi Vicky, thank you for your feedback, we love to hear how we can improve our facilities! We are glad you enjoyed your stay and enjoyed the huge games room. I’d love to hear how you think we could improve it beyond thicker towels? Hope to hear soon Property Owner
