  • "Wonderful, cosy, property in a quiet location but close enough to the city centre and surrounding areas to enjoy all they have to offer."

    The village itself has a takeaway, two pubs with shops not too far away for provisions. The house is gorgeous, cosy, beautifully decorated, clean and well equipped. The courtyard garden with festoon lighting is magical, even on cold nights! There’s always the multi fuel burner to warm back up in front of. Adults, kids and dogs alike here recommend this house for a relaxing break. Owner is friendly and helpful - 10 out of 10!

  • "We had a super holiday in Washingborough thanks in large to the fabulous accommodation and it's lovely location in a historic village."

    There were a couple of occasions where we had to contact the owner for help - the whereabouts of the thermostat and the fuse box and both times Ian was very helpful and responsive. We definitely recommend The Rectory to anyone!

  • "We had a delightful stay over Easter at this charming cottage."

    It exceeded our expectations, starting with a well-equipped kitchen, to the very comfortable beds. The interior was stylishly decorated, blending modern with rustic charm. The courtyard garden is more spacious than photos suggest and became our private suntrap. The location is ideal. Nestled on the village green next to the church. And we were only a 2-minute walk from a very friendly local pub where we enjoyed some great meals and even took part in the quiz night. Accessibility to Lincoln was easy. We walked along the river, and the surrounding area offered plenty of walking routes, including a trip to Mablethorpe and Skegness. Highly recommend for anyone looking for a peaceful retreat with easy access to local attractions and nature.

  • "Lovely cottage, great setting , had a fantastic week the neighbours were really friendly and welcoming."

    Lovely welcoming pack. Dog loved her bed either in the kitchen( underfloor heating) or net to radiator in sitting room. Must have been luxury for her as only heat at home is log burner. The shower was great, but seemed to know one temperature, very hot too very very hot but it was workable if you were quick. Had a relaxing time and explored a county I had previously just driven through. would recommend the Old Rectory to any dog holiday travellers. Thank you.

  • "This was my second stay."

    I returned for a week as my prior long weekend stay was too short. It’s a really lovely dog friendly cottage with lots of home comforts in a very historic part of the country. The Washingborough Hall Hotel around the corner has a lovely restaurant and it’s worth trying to book a table there when visiting. I shall no doubt be returning to stay at this cottage.

  • "The cottage is beautiful very comfortable and cosy especially with the log burner and the Christmas tree lit up in the evenings."

    The welcome pack much appreciated. We spent three days in Lincoln. The restaurant in the cathedral is very good. The bus in the high street takes a few minutes and straight into the city. We couldn’t walk the river path due to flooding so will have to come back to do that. The ferry boat pub and the butcher and beast pub in the next village also very good. Lovely relaxing week away thank you

  • "Lovely cottage in a peaceful picturesque location, very cosy and comfortable plenty of walks within easy reach of the property, nice touch with the welcome goodie box, much appreciated."

    Well equiped kitchen with all that you need. We enjoyed our stay very much.The only negative was the shower, unless we were missing something obvious, but we could not get any cold water , the control would not regulate so the water was piping hot,and if we are being really picky the locks on the kitchen door were sometimes a little tricky to unlock. All in all though it was a wonderful stay. Thank you.

    Such a pretty view out to the front of the cottage but also very private. Lovely and warm and so much character. Easy to park outside and a lovely village so close to Lincoln. The perfect place to go back to after after a nice day out.

    This cottage is fabulous and had everything we needed, from modern appliances, comfortable furnishings to lovely welcome goodies that made us and our dog feel welcome. Ideally located near a great local pub, the Ferryboat , a beautiful restaurant at the Washingborough Hall Hotel and a handy Co-op supermarket a 5 minute drive away. You also get a daily bonus of the Red Arrows on training flight fly-bys.

  • "Comfortable, homely and thoughtfully furnished cottage."

    Plenty of kitchen ware and crockery. Welcome pack and fizz appreciated as was the availability of everyday kitchen items. Parking nearby no problem in this friendly large village. A few shops and a very pleasant pub serving reasonable food all within walking distance. A great place to stay in a very convenient location for exploring Lincoln and the surrounding area.

  • "We absolutely loved staying in this amazing cottage, it really was a home from home!"

    It has been furnished beautifully and comfortably. There was also a surprise box of kind treats left for us and our 2 cocker spaniels. The cottage offered everything that you could possibly need and was in such a convenient location. We were blessed with a lovely sunny week and so especially loved the patio area for eating outside. We had many walks (and runs) along the waterway path into Lincoln and visited many of the surrounding beaches and castles. Our 2 pups also loved their stay! The village is a lovely place and everyone was so friendly. Thank you so much, we will be back!

  • "This is a lovely cottage, we were a party of 4 adults, 1 toddler and 3 dogs and contrary to other postings, this house is more than large enough to comfortably accommodate a group of that size."

    The house is very well equipped and decorated with style, the welcome pack was generous and we really couldn't have wanted anything else for our stay. We called into the Ferry Boat a couple of times which is a lovely pub and we also quite easily walked into Lincoln along the cycle path. We'll definitely return here.

  • "This is a lovely cottage, there are good aspects of it, some excellent but also some not so good."

    It is beautiful to look at, well positioned and in a great location. Everything we needed was close by. Like another review, we also had difficulty getting in when we arrived and as it was raining hard it was annoying. The key safe box is really stiff and trying to get the gate open was awkward only to realise the lock doesn't catch so it wasn't locked anyway! The rooms are well laid out, the kitchen is extremely well equipped, lovely big fridge, big enough freezer. T-towels, dishwasher tablets, washing up liquid the list of what is provided for goes on. And the welcome box was a lovely bonus. Lounge was great, very relaxing, cozy with two dogs but other than sit and watch TV with a cuppa or G&T what else do you need. We found the house a bit chilly and felt damp on arrival but maybe had been empty previous to us being there, put the heating on and warmed up eventually. Upstairs, lovely big bedroom (we didn't use the other one), bed really comfy. We couldn't get the TV to work upstairs as there wasn't a signal which was a bit odd. There were a couple of not so good bits, the bathroom tiles were a bit grim with black mould in the grouting, you can actually see it in the photos but don't realise until you get in the shower. The bathroom blind broke and had to stay down for our stay. The most disappointing bit is the outside, the enclosed garden is just the courtyard, we had expected as it was dog friendly that we would have a grass area where we could let the dogs into and as ours won't "go" on the patio we had to take them out on leads to the front for their toilets. I should have realised when I read the listing so I take responsibility for this but just offering as a warning to others if they have fussy dogs. I didn't like the view from the courtyard which is of a rough old bit of land looking at a run down building with broken windows, a higher fence or something would take the edge of that eyesore.

    Hi Leanne, Thanks very much for taking the time to leave such a detailed review of your stay with us. We are so pleased you appreciated all the location, facilities, the comfort and all the added extras we provide for your stay. There are a couple of things I think it would be helpful for me to respond to. Firstly, I’ve been over to check the key safe and it worked perfectly for me first time. Sorry if you struggled with it. Old Rectory Cottage is located at the heart of the village, in a conservation area, it’s almost 300 yrs old and it grade 2 listed. So are the properties surrounding us, including the stone barn you called an eyesore. We think it’s rather charming and certainly a better view than a big fence that would block out the sun. Whilst our cottage may be old, it’s certainly not damp. As it’s summer I can see from the Nest thermostat the interior temp has been at least 18 degrees (usually more) the last couple of months and so the heating has rarely been on. When you put it on it was upto over 20 degrees in less than an hour and the thick stone walls keep the heat in! Lastly the grout in the shower started off as grey and has slowly turned much darker grey with use where it gets water on it, it’s just discoloured. It’s definitely not mould, if it was, we could easily remove it. Sorry if this impacted on your stay. Kind regards, Ian & Lorna Property Owner

    Hi Louise, We are glad you found our cottage so stylish and comfortable. We have worked very hard to make sure everyone enjoys their stay with us. We are disappointed you found the place small though, we hoped the 43 pictures of the property would give guests a pretty thorough overview of the place. Whilst the words of this review sound pretty positive, your miserable scoring of your stay has dropped our overall score down drastically, which is so unfair and upsetting. You even gave us 10/10 for how happy you were with your stay then scores of 50% for facilities and listing accuracy?? Just seems very unfair and inaccurate. We accept 3 dogs to help people out as we have 3 dogs ourselves (collies so not small) and understand it’s difficult to find suitable accommodation if we go away. The lounge has sofas for 6 people and the kitchen table seats 6, so we are at a bit of a loss to understand how much more space you would require for 4 adults.     Even Marley ,our Dog catered for . A beautiful and comfortable cottage, in a fantastic location,near the church. The only slight gripe was that all four of our party felt the bed pillows were rather hard. Perhaps a choice of softer pillows would remedy. Overall a fantastic cottage, in lovely settings

  • "Enjoyed our stay at the old Rectory, decorated to a high standard and in a great location."

    It took a short while to work out how to get in (through the gate and two locks on the kitchen door) and when it snowed/rained it was a bit squelchy underfoot near the gate. Large comfortable sofas, just a tad too low for our old knees! Bed very comfortable indeed and the shower worked very well. Constantly having to straighten the lounge rug under the coffee table, it wrinkled at the slightest movement. The welcome box had some great things in it, much appreciated. The heating worked very well with a Nest thermostat in the kitchen which mostly tracked our needs. We mostly ate out but cooked a little on the very large complicated range which we never found the instructions for but managed to work out. The wifi was mostly reliable although we noticed it restarted a couple of times during our stay. The cottage yard was very dog friendly and no doubt is a lovely suntrap in the summer months.

  • "Absolutely delightful cottage - we felt very comfortable and welcomed."

    Nice big rooms and excellent kitchen which was well kitted out and with a big range cooker. Thoughtful and generous welcome pack, and great that it is dog-friendly - we really appreciate being able to stay in such a lovely home with our dog. Excellent location only 3 miles from Lincoln and good facilities in the village (Co-Op, chemist, 2 pubs, hotel and a few takeaways). We had a meal from the Chinese which was really good. We will definitely return - holiday cottages this good are hard to find.

  • "We spent a wonderful Christmas at Old Rectory Cottage !"

    The cottage, the village and area are all lovely. The pub, the chip shop & the Chinese were all very good and easy access to a well stocked Co-op. It was lovely to have a real Christmas tree at the cottage which is very comfortable with attention to detail to everything that is needed, very comfortable beds and a lovely welcome hamper and even a special Christmas present for my dog. Thank you, would definitely recommend a visit!

  • "Delightful week spent in this cottage."

    Would definitely recommend. Nice walk into Lincoln along the canal took around 45 minutes. Joined in weekly quiz at the local pub - Ferry boat. Cottage was well equipped and comfortable. Wanted to book again for next year but sadly the price for the same week has now doubled.

It’s also great to hear you would love to return, we would love to welcome you back again. I believe the week you are looking at will be more expensive because it’s the Lincoln Christmas Market that weekend this year, which attracts over 200,000 visitors to The area. This means that accommodation is in very high demand and therefore a bit more expensive, although we still feel the cottage offers great value for money in comparison to local hotels etc Thanks again for such a lovely review of your stay.   • "We had a lovely week staying at The Rectory, the cottage is beautiful, comfortable and well equipped - the owners have thought of everything to make it ‘home from home."

    ’ The welcome hamper was lovely, including the treats for our dog! The location was perfect for us, close to amenities, Lincoln itself, and The Wolds where we had some fabulous dog walks. We can’t fault anything about our stay and in relation to a couple of very minor issues (which didn’t affect us in any way) Ian and Lorna were at the end of the phone and popped over to sort them out. They clearly have put a lot of time and effort into making the cottage so comfortable and are genuinely keen to ensure guests have a lovely break - we did and would highly recommend to anyone!   • "Really lovely property."

    Please leave some instructions on heating as we couldn't get it working for the first 3 days! The plug in the bathroom is broken and so you couldn't push it down to block the sink - a huge waste of water! Also 2 door handles were broken in the property. The welcome hamper was delightful and very thoughtful.

    We are saddened and quite frustrated by this review as not only is it the first we have heard about any issue during their stay, but it has also been written by someone who booked the stay, but didn't come, so they haven't seen or even set foot in the property. We have worked really hard to make and keep this place as comfy, warm and welcoming as possible and this can be attested to by all our other reviews. I actually met the first couple out of the group who arrived and I showed them round, showed them the heating thermostat that you either push up for warmer, down for cooler and pointed them in the direction of all the info in the information pack. This not only contains the heating instructions (on the front page) but also the contact numbers for myself and my wife, that I said they should use if they needed any more help/info/any issues. For this to be the first we, or Sykes hear about not being able to operate the heating is frustrating as I would have been straight over to help given the opportunity, we would hate for guests not to be as comfortable as possible.   • "Decided on short notice to take a little break with my friends and stumbled upon this little gem."

    .Quaint ..Quiet...Quality..! There is a little pub just down hill a little.. staff so so friendly ..take out food at bottom of road ..ideal location for the town ..I could go and on...the owners truely have thought of everything...even down to a little welcome hamper...if you looking for peace and relaxiation with everything on hand look no further...!!

  • "We had a lovely stay at Rectory Cottage."

    It couldn’t have been more comfortable, everything we could have needed was there. The cottage was very stylish and well positioned. The neighbours were very friendly, and we knew that it would have been easy to contact our hosts should there have been any problems. We would definitely like to return to Rectory Cottage in the near future.

  • "Gorgeous , well equipped and tastefully furnished cottage with a beautiful courtyard garden."

    The village has two pubs , one serves food, which was lovely and very friendly. Local Co -Op a short walk away.Handy for touring around ,you can walk or cycle to Lincoln along the river pathway , takes about 40 mins walking . Lots of lovely parks to visit and nice villages of interest nearby. Owners very quick at responding to enquiries.
