"We had a lovely if soggy week."
The property is in a great position, was easy to find and made a cozy base for exploring the area. It had nearly everything we needed for our stay, a mop would have been useful for cleaning up after wet walks. There was plenty of space for the dogs large travel crate to be set up without falling over it and they enjoyed the garden.

Great location with scenic walks along the river, lovely local village with a variety of shops to explore. Really comfortable beds and cosy living room to relax in the evening. Well equipped kitchen and over all a lovely feel to the property.

"Spacious and comfortable cottage."
Road traffic did not disturb us due to thick walls. Great location close to shops but nice and peaceful. Brilliant area for outdoor activities. Only downside was the dire standard of cleanliness A superficial clean had evidently been done but the property was generally very dirty, with thick accumulations of dust and hair underneath and behind furniture, and on other surfaces. It was difficult to clean the property ourselves to an acceptable standard as there was no hoover or mop. We'd have liked to have been able to clean up after ourselves during our stay even if the property had been cleaned properly before we arrived. We did not report these problems during our stay. Reading other reviews of the property highlighting issues with cleanliness suggested to us that it was not likely that the property would be cleaned properly for us anyway. It's a shame the property was so dirty as it was otherwise very good. I would have highly recommended the property if it was clean.

"A thoroughly enjoyable stay in this beautiful cottage."
The owner provided a good welcome pack and information regarding sites and the cottage. There were good local shops with good pubs within walking distance that are dog friendly that serve enjoyable. food. Some small criticisms - would have been nice to have some cleaning products and a small vacuum cleaner as the cottage is dog friendly and hair can be an issue. There was a sweeping brush and a dustpan. The garden is a great space for dogs but an adventurous dog can escape through the archway attached to the school and into the school car park next door which is open to the main road. Those with small dogs need to be aware that they can escape to the road under the large gate. I would happily return to this delightful cottage

However, for us personally as dog owners it was completely unsuitable, the garden which was a good size, hadn’t been mown, consequently the grass was literally a foot high, but most importantly there was inadequate fencing, leaving the whole garden open to the main road, as a result our dogs could not enjoy the garden as it was unsafe to let them off the lead. The provision of some garden furniture would have been nice in addition to the picnic bench which was located to the rear of the house in the shade next to the school.

"A lovely house."
We really enjoyed the kitchen with its rustic table and comfortable sofa. The beds were extremely comfortable with excellent quality bedding. The riverside walk to Builth Wells is delightful especially in autumn with all the gorgeous trees. The school house is solid spacious and very homely and makes a great base for exploring the area. It is right next door to a primary school which surprised me as I thought the house was a converted school whereas it is actually the old headmasters house. It was great to meet the owner who is friendly and helpful. There was a lovely welcome tray when we arrived which was wonderful.

Perfect for us and ideally located on outskirts of Builth. Quarry on hill above the house seemed noisier than I remember, but, given the time of year, this wasn't really a problem. Not a lot had changed, except TVs had been upgraded. Comfortable accommodation, but with a rustic, farmhouse feel, (stone/wood floors) so if you are expecting wall-to-wall carpets and hi-tech facilities, you would be better looking elsewhere. Would definitely visit again.

There was no stinting on basics such as tea towels, washing up liquid and soap in the bathroom. However, the oven and cooker hood didn't work and it was difficult to stop the shower from dripping. A vacuum cleaner or even a broom would have ensured we left the property clean.

Fabulous house, quiet, clean & well presented. Great place to relax after a long day out sightseeing. Garden fabulous for the dog, but had to keep her on a long lead as gate & fence too open & next to a main road. Well situated for both local facilities & trips further out. We highly recommend this property!

Beds very comfortable, plenty of space for everyone especially the garden, our dogs loved it. Worthing noting though it is enclosed although not secure if you have small dogs, this never caused an issue for us as we were with our dogs whenever they were outside and we wouldnt hesitate to book again. Fantastic property in a beautiful areas with advice from the owners for lots of places to explore. Thanks for a great stay.

There was everything we needed in the house. The only draw back was the garden was not secure for dogs and being close to the road was a worry.

We are a family of 4 with a dog. On arrival there where fresh flowers and a pack of creme eggs which the kids where very grateful for! This property has everything you could need and more. The garden was a lovely space to enjoy the sun. Its a short walk to some lovely shops and the river just across the road. We absolutely loved it here and can't wait to come back.

Fantastic boot room area and washing room that was warm enough to dry wet shoes etc. Walking distance from Builth with lovely river walk. Garden was on the whole dog friendly, ours did go under the gate but luckily we were nearby and being a garden we didn't know we wouldn't have left him out there alone. Would definitely recommend this house for families (we were family of 4 + dog).

"I was a little disapppointed that we were not able to access the property until 5 pm and that we had to leave at 9 am on the day of departure which we were informed of in the additional Covid-19 note sent to me a few days before we were leaving which caused us some concern as my daughter has ME and an early departure time does have its complications."
This has been the only holiday home where we have had to leave at this unusually early time. I have been to quite a few since June this year and they have maintained their 3pm to 10 am throughout, especially when you are having to strip the beds etc and we were not aware that the school next door was an active school until after we arrived. This was a bit of a concern due to the noise coming from the school during outdoor activities although we had to work round this especially as we had a couple of dogs. I felt too frightened to let our small dog out into the garden which unfortunately did spoil the house for me somewhat. I would also just say that the property was looking a bit tired and could do with a touch of paint in a few places but other than that it was in a brilliant location and overall the property was nice and comfortable and the beds were so comfortable - really recommend the beds. The area of Mid-Wales was so unbelievably beautiful with so many beautiful nature reserves parks that you would be hard pressed not to enjoy a stay in this area.

The cottage is cosy and the kitchen is a great place to relax with friends around the table. The boot room is so useful for drying coats and shoes and wet dogs etc. Local river walks and a lovely park we all enjoyed

The kitchen area was not up to a cleanliness needed the tiled floor was really dirty not acceptable for children a dreadful fishy smell was there all the time could have been the drain in boot room cupboards smelt inside not a pleasant place to sit at all and the enclosed garden was no such thing our dog could get straight out onto main road so two sides of garden not fenced upstairs was fine comfy beds and nice shower was glad to leave

The house was fully equipped, very clean and homely. Philip, the owner, was extremely helpful. The only thing we would say is that the garden is lovely and spacious, we took our small dog with us but needed to keep him on the lead when he went out due to the gaps in the gate. We would definitely stay again.

Weather was very hot and cottage was surprisingly nice and cool downstairs (tiled floors) but hot upstairs Positives - Large rooms, comfy beds, good shower & facilities. Great kitchen & garden. Nice walking distance to the lovely river Wye & town of Builth Wells Minor Negatives - Due to heat had to have windows open at night and the noise from the local Quarry and traffic from adjacent road adversely affected my sleep. In normal welsh weather conditions this may not have have been a problem. Rear bedroom door would not close and needs easing & adjusting

"Great location and surrounding area’s."
Ideal for walking and nature lovers. Pubs & shops within a short walk. The river wye is directly across the road with a wooded walk through which is delightful. The house is very well equipped with everything you need. All the beds are super comfy with excellent quality mattresses. We found everything was spotlessly clean. Owner communication was really good with recommendations on places to visit if you need. The garden is very large and really well enclosed, we have a golden retriever but there are some gaps which small dogs could get through. The road is a busy one outside but although I say that we didn’t really notice the traffic much at all. We would really recommend this cottage and we would definitely return again.

"We arrived expecting to see a nice clean cottage but this was not to be."
The bedding had not been ironed. The towels were marked and smelt. The cottage was unacceptably dirty. The shower broke while showering. The frying pan and baking sheet was unusable The floors were dirty. I had to wash the towels before use and went out to buy floor cleaner and washed the floors. The shower was mended the next day and the offer of different towels. Our holiday was reined because of all these problems.

"Perfect location for us."
This property is located over the bridge from the main town of Builth Wells very close to the Showground. The local Co-operative/petrol station is within easy walking distance (under 10 mins) and the main town only a little further over the bridge. Lovely park in town which runs along the River Wye. Another nice walk, also along the River Wye, just over the road from the property, behind the church. The house is located right next to a Primary school (used to be the headmaster's home), but other than that, it is away from other properties. Quiet, apart from a little road traffic noise, which died down at night anyway. The property is quite old and has a farmhouse feel, with large kitchen with wood burning stove, stone/wood floorboards and rush type mats. Heating (oil) excellent and we didn't need to use stove at all. Tumble drier is provided (not spin drier as described) and washing machine - both in a little outhouse accessed from a "boot room", the latter being extremely useful for hanging up wet anoraks, rubbing down dogs etc. The garden is quite large with a fairly steep slope and essentially rough grass. It is fenced, although I would not go so far as to call it dog proof, as much of it is post and rail, easily penetrated by smaller dogs. Nice area for doggy games though. Appreciated the little touches, such as the tea and milk provided, and the owner, Philip, was very friendly and lives quite close, so was always available if there were any minor problems or queries. A very enjoyable stay and I would not hesitate to recommend this property to anyone.

Beds are so comfy, has everything you need to cook/clean. Garden is huge. My dogs enjoyed running about in the garden. Had a wonderful week there with plenty of places to go. Builth Wells is a lovely little town to walk into.

It was spotlessly clean and the welcome pack was gratefully received. The WiFi works perfectly anywhere in the cottage. The sofas in the living room were so comfortable to relax on in the evening. The kitchen was very well designed and had everything needed to cook up a feast. The massive bed was so comfortable and we slept like babies every night we were there. If you bring your dog there is a beautiful dog walk across the road which takes you along the river. Will definitely be back and would recommend to everyone SANDRA (BIRMINGHAM)

We appreciated the thoughtful touches of fresh flowers and tea, coffee, milk and Welsh cakes. We were very happy with the rest of the house too. The beds were extremely comfortable and the shower was just right. These issues can make or break a holiday; here they definitely made it. The house felt very loved and the layout really worked. We found the location to be excellent as there were a variety of places to visit all within easy reach. Builth Wells is pleasant and the walk along the river is lovely. Philip, the owner, emailed us before the holiday with extra information about the house and area, and then after. This was also very much appreciated.

School House is a delightfully tasteful and cosy holiday home. The owners were on-hand to welcome us on arrival and happy to give us any assistance that we required. Equally importantly, they were happy to leave us alone to just 'get on with it', but the offer of help was always there. Thank-you so much for a much-needed, restful break!

Beds exceptionally comfortable and the two double beds were huge. Kitchen very spacious. Our dog enjoyed the garden but the gap under the gate, close to the main road, meant it wasn’t completely secure. Views across to the mountains. Would definitely recommend and go again.
