    No complaints at all. Our only suggestion, to help guests with mobility issues, would be to provide a simple plastic chair in the bathroom along with a shelf above the bath taps for toiletries.

  • "We have stayed many times at this property, nothing we have noted before has improved except the WiFi facility/TV which has been updated."

    As noted before (several times) the property needs a deep clean. The carpets are very dirty/stained from obvious doggy mishaps! The waste bin is still the same (a hole in the bottom) careful when cleaning. The instructions do not make clear that the grounds beyond the drive are privately owned. A quite annoyed neighbour made this clear! The advice pack needs to be totally updated as the emergency information is now out of date. A shame, the overall property maintenance needs looking at, there are obvious signs that brickwork etc., needs attending.

  • "Had our second stay here and we'd love to come again."

    The location is absolutely perfect, amazing woodland straight out the door, neat, tidy, comfy, practical and cosy. Not sure what the niggly lower rated reviews are about! The enclosed yard is great for the dogs and I've found the least well trod and breathtaking walks in Snowdonia on the doorstep while the hordes gather elsewhere! Hope you'll have us back another time.

  • "The cottage is nice and spacious and if you want peace and quiet then this is for you."

    On the cottage itself I found that certain areas could do with some TIC especially the lounge area. The carpet and rug had seen better days and needed replacing in my opinion.Whilst the walls were clean enough I didn't feel it warmth or ambience. The rest of the cottage was passable with two good size bedrooms and a nice bathroom and kitchen.I hope this helps but don't be put off by it.

  • "Kitchen draws were dirty, the biscuit tea had crumbs in it."

    Could of done with Instructions for shower & wi fi. My pillowcase had a hole in it & when we stripped the sheets all the quilts etc. Had stains on them. Some if the towels smelt off & were looking past there best. Shame really as it was a lovely place, just a few bits that let it down!

  • "The property location is fabulous, the property is characteristic and acceptable."

    Comfort of beds and furniture was great and kitchen was adequately stocked for making lovely family meals although oven required cleaning as was dirty. Had electrical fault that resulted in having to reset fuse box for the lights from 3-6 times per night. Was reported but never investigated or fixed, as a result of which my aunt had a fall. This is far from good enough and needs addressing swiftly, it marred our stay and let the cottage down.

  • "Nice location only 5/10 min drive from Barmouth."

    There is a gated stone courtyard which was great for my dogs. The property is quite basic, it wasn’t the cleanest on arrival. There’s a few stains on the sofa and on the main bedroom duvet. I’d suggest bringing your own blankets and I’d also advise slippers for the cold floor. The duvets are all summer ones so I doubled up. The non existent WiFi was one of my biggest issues, the router is completely dead and the owner admitted to previous issues. The owner has been hard to reach and didn’t seem too bothered. I stayed here on my own and there’s hardly any signal and no wifi so I had to leave the property a few times to make phone calls etc. It is quite isolating. I also wasn’t aware the building connected was being rented out by a huge group of teenagers and they were not considerate of their noise levels. It would have been nice to know a group booking was coming as I have a reactive dog and the windows aren’t double glazed so we could hear everything. The kitchen utensils/pots/pans/glasses/mugs all needed washing before use so I’d advise bring your own as these are old, stained and worn. Also all knives were very blunt so maybe bring your own. There is a dishwasher but everything needed rinsing before and it did take 3 attempts at some items. The shower is a trickle whatever setting it is on, to the point I went to a leisure centre in Towyn a few times when I needed to wash my hair!! The heating goes off quickly and I needed to keep resetting it. So I’d advise bring woolies for over night as it gets cold. The TV even though it’s got a sky box has very limited channels (less than a normal freeview box) so bring board games! Tips for owner: - sort a new router - Update sky box with freeview channels/smart tv - A bag of logs for the fire would be a nice touch - Maybe some fresh new bedding and covers for sofa - Make guests aware of large group bookings - Sort shower pressure - Be reachable if a problem occurs

  • "We have been before & really enjoyed our stay but this time extremely disappointed at poor level of cleanliness & general condition of the cottage."

    It needs a deep clean & painting & decorating throughout. There were cobwebs everywhere & wood lice. I had to sweep the floor as soon as we arrived & clean the kitchen. The cutlery draw was filthy, pots & pans greasy, microwave timer doesn’t work. The freezer had stuff stuck on the trays. Sofas uncomfortable & poor lighting in the living room. It’s such a shame as the cottage could be so lovely & the situation is wonderfully quiet. We would love to go again but not unless problems have been addressed.

  • "A nice spacious property in a lovely area, only four miles from Barmouth."

    It was a nice touch with Bara Brith, Welsh butter and fresh milk left for us. Well equipped Kitchen and a large bathroom with both bath and shower. A good sized enclosed yard for the dogs. However the cleanliness in general was below standard ! The fire had not been cleaned out, and there were patches of damp on some of the walls. It feels like the property could do with a good deep clean and some TLC.

  • "The cottage looks so much nicer on line."

    Didn't expect to find litter and dead insects behind one if the single beds. Felt the whole place needed a deep clean and redecorating. The kitchen was fine. The property feels unloved and lacking in comfort. We have stayed in much more comfortable Sykes properties in the area. Also a red rag on a lamppost was really the only way to identify the opening to the lane leading to the accomodation. It's a no this time.

    We have increasingly noticed that the facilities are becoming a little worn/tired and indeed broken. Shower drain/flooding shower tray Toilet seat broken/too small/loose Bin in Kitchen needs replacing/old cracked Dishwasher/does not work properly Boiler cover lose, has been attached with sellotape? Outside table broken (unusable) Outside courtyard area/overgrown & unsightly/needs gravel replenishing

  • "I loved the cottage and area ."

    It could be improved with an update as a lot of things are shabby ie.crockery , glass chopping board and sofas and carpets need a good clean . I would have liked a visitors book to write in and see others views and recommendations of places to visit . Also a notepad and pen would be handy as the leg fell off the outside table and there was no way to leave a note . Thankyou for a lovely break .

  • "We had a lovely 5 days in your cottage."

    The only thing was the WiFi was a little slow and intermittent, and only a few free view channels ( for my daughter). But this didn't bother myself or my sister, and it made my daughter read in the evening, which is a good thing. I have to say the location is beautiful, peaceful, and a lovely, and old building full of character . Wasn't as clean as it could have been, but to be honest, it was better that way with having dogs, we didn't feel so worried about them being there.

  • "Main boiler not working."

    .resolved Thursday. Compensation paid. No WIFI all week. Shaver light not working. Damp/Mould , plaster falling off walls. 3 loose paving slates 1 in line with front door. Vaccuum cleaner left full up. Not informed of ground works taking place behind cottage on Thurs/Fri. Generally looking tired and run down. Lovely big cottage but a lot more care and attention needed.

  • "This is the third time we have stayed at Farchynys Court Cottage and as usual enjoyed our stay."

    We have noticed this time a particular lack of maintenance. The Dishwasher does not work properly and seems to need a service. The courtyard was quite full of weeds/overgrowth and the gravel needs replenishing. The windows were very dirty, the carpet/couches in the lounge could really do with a good clean. The Wfi TP link was down for most of the 2 weeks we were there. We are booked to stay again in August and would hope that some ir not all of the above have been remedied.

    Perhaps covers on the sofas etc. Beds were clean and comfy. In general very good, and we just got on with it, more fussy stayers may complain more. Some good walks in the grounds, and great base for Barmouth, 5 minute drive, and cadair idris, 15 minute drive. Thank you

    So well positioned for all the places we enjoy visiting & walking in. The dogs loved it and the courtyard is a lovely clean place for them to come in & out from. We were very comfortable other than difficulty reading due to the light in the living room, so a reading lamp would be appreciated and the Wi-Fi didn’t work for most of our stay. Heating was great & we were lovely & warm considering it was January. The layout of the cottage is really practical with ample space. Looking forward to returning!

  • "I booked the cottage many months in advance when reviews were mostly favourable - and which persuaded me to book for two weeks."

    As the months and weeks approached unfavourable reviews started to appear so I was a little anxious about going. However what we found on arrival was pleasing. It is a lovely house which with a few improvements would create a brilliant holiday let. The stained cord carpet in the hall and passageway is badly stained, does not help first impressions. Ceramic tiles, vinyl flooring or engineered wood planks would enhance it greatly. The double bed is small and does not have the best mattress. The settees in the sitting room are uncomfortable (especially for those of older age with back problems), lacking in support and low. We were having a great time but had to leave 4 days early because my back was suffering greatly. Such a shame because it really is a spacious and warm cottage in a fabulous area. If the sofas were replaced (and the bed) I would book again happily. The owner had clearly responded to negative comments made about crockery/cutlery etc as we had more than enough for our use. The information folder is very well done with lots of suggestions for places to go and walks. Excellent area for walking. A visitor's book was missing and a shame about that as we love to read previous guests comments and recommendations for places to eat etc. Sad to have had to cut our stay short but we had a brilliant winter holiday and will keep an eye on Farchynys Court Cottage on Sykes website and hopefully be able to return in future.

  • "We had another lovely holiday at this cottage, thank you."

    One or two small points. When we arrived there was still dog mess left in the courtyard (we cleared 3 separate piles). The WFI went off on Monday and didn't come back until Friday. We had no recourse to get this back. There were no bin liners for the kitchen bin, which smelt very bad (we had to thoroughly clean it).

  • "A good sized property in a super location for cycling, walking, hiking and dogs."

    Now for the downside, everything needs updating, an old fashioned pink bathroom, only 3 mugs and 3 wine glasses which meant we had to keep washing up all the time, particularly as the dishwasher leaked. The cutlery desperately needs replacing as there were only soup spoons and it was cheap, the plates were all marked and the kitchen equipment poor. When we arrived the first thing we saw was a load of rubbish under a made up bench, but the scones, jam and butter were a nice touch and appreciated. The entrance to the lane that the cottage is down was difficult to find and we had to drive past 3 times, a sign would have saved this after a very long drive. The welcome book was the best I have ever come across in a holiday let, full of details of where to go, good walks etc, so well done there. I didn't realise that it was only 3 stars so may be a tad picky, but we are used to pristine and up to date homes from home. With just a little money spent the property could be so much better.

    We think that some things need an update. The couch in the living room could be changed. The kitchen equipment needs to be changed, all the cooking pans are old and worn. Glasses are very limited. Cuttlery not sharp or broken. Both bedrooms could use new beds. The house would be so much more to enjoy. TV needed an update, etc. When we entered it wasn't very clean.   • "I have just spent a weeks holiday at this stunning cottage with my family."

    The cottage is truly stunning, incredibly spacious [the largest cottage I have even booked for a holiday], very well equipped, immaculate on arrival and the location is also unbelievably stunning. You can easily travel to all of the wonderful places in North Wales from the cottage location. The information provided in the cottage was incredible, detailed numbered photos of stunning local walks, full information on medical services etc etc etc. The writer needs full praise. Just a few observations, as others have mentioned the entrance to the drive down to the cottage is very difficult to locate, I believe a sign is needed and would be more then helpful. There are other buildings by the cottage, one is the Farchynys farm house and the other two attached to the holiday cottage are as I understand it owned by a Trust who provide Educational stays for a school. There wasn't any students staying whilst we were there but I doubt they any school visits would have any negative impact on the holiday cottage at all. The one issue I did experience before our visit was confirming we would need parking for two vehicles. Several messages from Sykes to the owners were initially ignored so I had to chase continually to confirm, a few days prior to our visit Sykes did receive two replies from two different people, slightly conflicting information. Although the literature states, parking for one vehicle, negotiation required for second vehicle, it appeared from one reply second vehicle parking is not guaranteed, dependant on how many school vehicles are there I assume, on our particular visit dates second car parking would be ok . Having said this, personally I cannot see any problem whatsoever with parking for two vehicles, there is one allocated parking space adjacent to the cottage but as suggested to us in the second reply you can open the five bar gate and quite easily park a second car in the cottage gravelled garden. Anybody wanting two car parking shouldn't be put off at all A little un-necessarily confusing . . A definite five star cottage that I would love to return to.

  • "There are many positives to Farchynys Court Cottage but a few negatives."

    The "Courtyard Garden" was not a garden - it was was a gravelled area with a few roses. "Fantastic views" - not so. Rural views yes, but that is all. The cottage we found quite dark inside during the days we stayed in, especially in the kitchen / diner and bedrooms. This was due to the rear of the cottage backing in close to the steep wooded hill behind it. There was evidence that the cottage was not cleaned that well - flaking paint on the carpet and parts of a childs toy under the window sill behind the coffee table - seen on the day we arrived and left there. There were only 3 mugs - not a problem for us as there were only two of us staying, but for a family of 4 there would have been a problem. With a dishwasher ideally, I would have expected more than 4 mugs. Personal preference - we prefer cooking on electic and Farchynys was a gas oven, hob and grill. The grill was ineffective as it was hard to control so where we would normally grill food we had no choice but to fry it. We found the NEST central heating and hot water control alien to us. Although the manufacturers installation literature was in a kitchen drawer, a simple typewritten explanation of how to operate such a device manually, would have been appreciated. It took us until day 3 to work out that the silver ring on the outside of the NEST display unit could be rotated as a thermostat! On positives, the cottage is spacious, the TV reception and WiFi was very good, the furnishings were of a good standard with comfy beds and there was ample car parking.

  • "This is probably the nicest cottage I have stayed in since I started using Sykes a few years ago."

    The location is fantastic with wonderful walks straight from the doorstep. The cottage was spotless and very comfortable with some lovely added touches. It is far bigger than it looks in the pictures and whilst some reviewers complain at the lack of view, you only have to step outside to be in the middle of the beautiful Snowdonia National Park, which is surely why people come here rather than to sit and look out the window? We also didn’t have the slightest problem from the activity centre next door and spent a very peaceful few days away. I would definitely be happy to return. As for Sykes themselves that’s far more of a sorry story. Their levels of customer service get worse by the day. Promised loyalty vouchers don’t turn up and hours wasted on the phone trying to sort things out only to be fobbed off with the usual coronavirus excuses. Overall, the cottage was great and the holiday made up for the Sykes experience. Hopefully, more cottage owners will soon realise that Sykes are starting to lose them money and decide to switch booking agents and things will get a whole lot better.

    A short walk did provide great views of the estuary but nothing from the property itself. Having read previous reviews, , the cottage was cleaner than expected although the kitchen cupboards and drawers could do with a good clean and the mop definitely needs changing! The living room also had a faint doggy odour. The only other criticism is that the tv was mounted very high up on the wall and the kitchen knives need sharpening! All that said we really enjoyed our stay and would recommend the cottage. The cottage warden was also very helpful and quick to respond when we needed something.

  • "On arrival the house was at 10 degrees, no check had been conducted before we arrived to ensure that the heating was functioning."

    The boiler had broken, resulting in us having no hot water or heating for the first 4 days of the holiday. We reported this on arrival, but it took until late Tuesday evening to be rectified. This meant that the house achieved daytime highs around the 10 degree mark making life quite uncomfortable in the house particularly as the house was not equipped with winter weight duvets or blankets. The children had to sleep fully clothed with woolly hats on and one morning we could even see our breath in front of our faces inside the house it was so cold. The solid fuel fire was not sufficient to heat the lounge. We therefore lost 3 half days waiting for the plumber to turn up limiting our freedom of movement and restricting our daily plans on these days (which were sadly the nicest days for weather). Additionally there were only 3 large plates making eating at the house difficult. The rug and carpet in the lounge could do with a good hoover as despite us not taking our dog with us in the end we got covered in dog hair. Having paid a premium to travel over the school half term I would have anticipated a better overall experience of the cottage, that said the location is good and if it were not for the issues with heating and water we could have had a very pleasant break.

    Our only disappointment was that none of the three bedside lights worked (making getting in or out of bed in the night extremely awkward!), the living room wall lights and one hall light didn't work either. Such a shame as we love the location!

  • "This house is amazing!"

    It is very well equipped, spacious and comfortable (although one of our party found the bed too soft and therefore not very comfortable)! The large shower was ideal for our disabled daughter. It is in a beautiful area, and our sat nav took us straight there. We had been a little concerned as we had read a few people couldn't find it! We would definitely stay there again.

    Once we managed to find it cottage was far better than some of the comments previously listed;it was clean and a home from home feel ,fresh towels and linen and even a welsh loaf welcomed us to the property,all facility's including sky tv but with limited viewing you did need a sky tv view card to enable more programs as the signal strength in the area was weak,the cottage is located in a forest area and is secluded the only drawback is the mozzys are not friendly so take precautions,barmouth approx four miles away and has co op and iceland if you want a bigger better shop you need to go to port maddock but well worth the trouble,we had a very good holiday and the cottage was a nice place to return to at the end of the day,,would recommend

  • "The cottage has been very nicely converted from a stone barn by a school as part of a outdoor centre."

    I was very impressed by the quality of the work and the high level of equipment: dishwasher, washing machine as well as the usual cooker, fridge, freezer, microwave etc. I had been expecting some disturbance from the school children, but they were lovely and did not disturb us at all. The situation was very nice and quiet with just a few very nice neighbours who owned other parts of the buildings. We went for several walks in the forest, which was partly owned by the school. The cottage was a very good starting point for all sorts of interesting outings from heritage railways, to old castles to forest walks with stunning waterfalls.

  • "I really enjoyed staying here, my only criticism is the cleanliness."

    I brought my own hoover as we had 2 dogs before we had even stepped foot in the place there were bits on the floor, so I vacuumed and it filled the whole vacuum. The dishwasher did not clean the dishes. The place is a lovely place, we will definitely visit again but I would have to give it a good clean before I can enjoy my holiday break

  • "We went last year and the cottage was not really up to the standards we were used to."

    This year it was so different. It had had an unbelievable makeover. Freshly painted. Lots of flowers and little kick knacks that made it feel like home from home. The cooker was in working order ( not like last year). The vacuum cleaner was usable too. The house was so cosy and warm as we entered. Well done to whoever had been so busy and hard at work. We are definitely booking next year. The walks for the dogs are ideal and it also challenged us but we loved it.

  • "This was our second visit to this cottage."

    Last year it was ok but rather basic. This year it had been newly painted and attempts had been made to make the cottage more homely, with little touches including a lovely welcome gift and milk (thank you!) Last year no kitchen supplies were provided (cloths/brushes) so I had a dash to Barmouth to buy some. This year these were provided but the oven gloves were not provided and I had to resort to using tea towels to get dishes in and out of the oven, burning myself in the process. Our biggest moan is the double bed mattress which is so cheap that it is impossible not to roll together and spend the night feeling like you are sleeping on the side of the mountain outside - and the bedding, as the double duvet is so thin and the blanket too small and thin. The one thing we wanted on our holdiday was a good nights sleep, but in order to get one, we had to configure a way to use the pillows as bolsters - which was far from ideal and use jumpers to try and keep ourselves warm. Similar mattresses are fine on the single beds. I did inform the owners by leaving a note to this effect last year, but no change has yet been made. It comes across to me that the cottage has been fitted with the cheapest furnishings possible. This is a real shame as it could be a lovely cottage - and is getting better. We love: the spaciouness, not having to worry about coming home wet and muddy as the halllway is tiled and spacious; the choice of a bath or shower (most cottages only offer showers); the freedom to explore the adjoining woodland; the convenient position near Barmouth in one direction and Dolgellau in the other. Unlike others we have not noticed any noise from traffic. The warden is really helpful. We had an issue with the free wi-Fi this year and he responded promptly, resolving the problem. Other small improvements that could be made: This year we managed to succeed in working out how the heating worked - rather than it being on all night and and off in the evening when we wanted it on (helpful when it is snowing outside!) Some instructions would be helpful - the folder has an incomplete sentence at the crucial part of the instruction! Also it would be great if there were instuctions as to how to recycle paper/plastic, without having to go to the local tip. The ability to play music on CD's/watch own DVD's would be helpful. We did enjoy our holiday - and these things may seem small, but if improved would make sure we booked again as I see the price is slowly increasing but the cottage is still lacking in basic comforts.

  • "My impression of the property was that it was unclean, uncared for and unloved."

    The smell of cooked bacon in the kitchen when I arrived lasted several days despite leave the front and back doors open (the Windows were not accessible to open). I had to climb onto furniture to close the bedroom curtains. Litter from the previous occupant was still in the bedroom wastepaper basket. The whole of the kitchen table was sticky - after putting a book and a map down on it, there was a sound of sticking as I lifted them. Three light bulbs were out, two in the kitchen and one in the lobby. There were no spare bulbs to be found. I had to replace batteries in both tv remote controls within 24 hours of arriving. Again, no spares (this cost almost £10.) No instructions of how to operate central heating. No instructions on rubbish recycling. No shovel to clear ashes from fire, so didn't light one. I could continue...the place needs a deep clean and cleaners supported by changing arrival time to 4pm. and asking guests to strip beds before leaving .

    May I apologise that the property was not to the standard either you or we expected on arrival. We have recently been having some problems with our cleaning service and have now changed to a new provider which will hopefully ensure our high expectations are met. Property Owner

  • "A delightful and comfortable cottage in a beautiful location."

    We had a splendid week, despite the damp weather (a pleasant change after the recent heatwave !). Issues raised in previous comments have been adressed - we found no cobwebs and the cracked toilet seat has been replaced. One suggestion - if coming in a party of 4 you may wish to bring extra towels as only one towel per person is provided.

  • "House does not have a view of Barmouth Bridge as stated, And there is constant road noise day and night, Cracked toilet seat and can see from previous feedbacks this has not been addressed, Shower tray is worn out and far to slippery, fitting missing on shower, windows are dirty and cobwebs everywhere, But after hearing from owner via Skye's he stated it an old property and it will have cobwebs, Not if the place was kept clean it won't."

  • "The listing for this property is grossly incorrect ie: peaceful quiet location couldn't be further from the truth as there is intensive traffic noise!"

    We were unable to sit outside or even inside unless windows were closed as you could here traffic! this defeated the object of our holiday, there is no view of Barmouth Bridge either, which was mentioned in listing, windows are extremely dirty with cobwebs & dead flies which look like they've been there months! We are extremely disappointed after having enjoyed a number of good holidays booked with Sykes. This cottage should be de-rated and as far as we are concerned is worth no more than £300 per week, we anticipate good compensation from the price we paid, and look forward to your early response, yours sincerely James & Barbara Russell.

  • "First impressions were not good."

    Windows hadn't been cleaned for what appeared to be many months, wooden toilet seat was cracked (unhygienic) curtain track in double bedroom was damaged, washing up bowl was damaged and a broken glass had been left on a kitchen window sill. Lounge furniture was very tired, double bed seemed small. But, accommodation was spacious, efficient and heating, water supply, towels etc were excellent. The adjacent building was an education centre attached to a school in Walsall. Young lads abounded, but they were well behaved and didn't bother us, but it came as a surprise. Location was excellent, local scenery stunning. Some info about eating out would have been helpful but we found all we needed easily. In the end we had a really excellent holiday.

The property listing does mention the nearby outdoor centre which is run by the same organisation as the cottage. I am glad they were well behaved and expect nothing less from our pupils!
