  • "The downstairs bathroom shower doesn't work, neither does the hot tap."

    The on suite shower leaks into the downstairs bathroom. The heating seems unresponsive to the Hive controller, even when set to Heat/Off some of the radiators come on. The two tall radiators in the upstairs lounge wouldn't come on at all. All this being said none of this detracted from our enjoyment. We LOVED our holiday, the location and the property and looked to book up for next year and was disappointed to find it couldn't be booked after March '25.

  • "A really lovely property with lots of light and space."

    It was warm, clean and comfortable, with great showers. The views to the front are fabulous and the whole house is geared to making the most of them with a balcony off the first floor sitting room and a downstairs loggia with table and chairs off the kitchen. We enjoyed both on a daily basis despite the changeable weather. The back of the house faces a small hill with trees so stays cool and it also considerably softens the noise from the main road. Directly behind the house, the road is very busy and quite dangerous to walk along so, although there are many walking paths close by, you do need a car. The gardens are lovely and we really enjoyed our stay and are looking forward to going back.

  • "Lovely property."

    A few maintenance issues, particularly in the the ground floor bathroom but didn't detract from a great stay. If only the cleaners would just occasionally clean the shower waste trap in the en suite, very unpleasant! Would go again.

  • "We had a lovely family holiday at the house."

    Very comfortable and beautiful surroundings. Wasn’t very easy to find on arrival though! Although the house is situated on a busy road you don’t actually hear any noise from it. We had a couple of problems whilst staying but the owner responded quickly and tried to get things sorted for us. Unfortunately the dishwasher wasn’t working so had to wash up for 8 of us….! Overall the property is lovely. Just a couple of things to say, although the property was clean, all the toilets hadn’t been cleaned around the pedestal and they all had urine down them. Also the water taps have an air lock so it is very noisy when running hot taps. Lots of cobwebs and spiders everywhere! But in a positive we would stay again as a lovely house and a good base for getting out and about.

  • "We really enjoyed our stay."

    For the first 4 days we had out daughter and two late teenage grandchildren with us. The accommodation suited us well. It was warm and comfortable. We knew the area well and enjoyed the time we were out in the countryside. We would certainly stay again. Our only criticism is that we had difficulty negotiating current programmes on BBC.

  • "We chose this property for our holiday because of the space the accommodation offered, the location and the price."

    The house was great, lovely well equipped kitchen, good number of bathrooms to bedrooms and fantastic to have two lounges, including the snooker table. The location was good too - secluded but a great base to get to many interesting places. The price was reasonable and reflected the standard of the house - not the height of luxury but more than adequate for an enjoyable holiday. There were a few small issues which we highlighted to Sykes but unfortunately the owners never got back to us which was a shame. We struggled to keep logs in the wood burner burning which was disappointing as it would have been lovely to enjoy the fire in the evenings. The property was clean but would have benefited from a deeper clean to remove cobwebs and blockages in the drains. Overall we had a very lovely stay.

    Such a refreshing place. Both times we have been, there has been sheep in the garden; sheep poo all over the grass, so if you have a dog, it is difficult to let them out by themselves. It is not the owners fault, as they the place where they were getting through a few years ago was mended, now getting through at back of garage -but if you have a dog, beware!

    ). 6 adults, 2 children and dogs.....plenty of room and things to do. The children loved the games room and the little play room (wonderful). Children and dogs need to be fully supervised in garden as it is not 100% secure.......not a criticism, just a note for others. Would definitely stay again if visiting this part of Wales.

One minor improvement are details on how to find the property - the post code takes you to a property down the road and the road is really busy to look for the name post or white gates which are actually down the drive.   • "7 Adults and a Toddler, a great place for the family to have as a base for our holiday."

    The property was spacious and very well equipped, having rented many holiday lets in the past we think this was the best equipped one we have stayed at. In its own grounds we used the outside seating a good deal as the weather was sunny and hot. Beautiful vistas, viewed from the property with the Welsh hills in the background. A short drive into Barmouth and close to the Snowdonia National Park. The bonus for us and our granddaughter was the playroom which was used extensively.

  • "Fabulous break, the cottage was more than we expected and the location was tremendous."

    The facilities were really good and we hope to book again next year. Barmouth was a lot closer than we thought and had all we needed for a perfect holiday. My son came with us to celebrate his 46th birthday and have a well earned break, and he loved it, the gardens and views are out of this world with plenty of walks to go on with Bailey our dog. LOVED EVERY MINUTE

  • "What an absolutely beautiful house with stunning views."

    Done to a high standard but not so much so that I felt I had to micro manage children or pets. Worth noting that dogs must stay on the ground floor but that was understandable and a gate was provided. Washer dryer was a bonus. 3 bathrooms which was great after a family trip to the beach... And all at just slightly more than the price of a caravan for the week. A no brainer for us. We did struggle to find it initially as the satnav took us down the wrong turn. To anyone travelling from Barmouth town it's the first right after the timber yard.

  • "A fabulous holiday rental 4 Adults, 4 teenagers and 2 pugs enjoyed this house, the views are amazing, the house and gardens were well used by playing 40/40 in and hide & Seek, the rental was clean, very well equipped, had Netflix (important for the kids) and was a delight to come back to after a day out, it did feel like a home from home."

    Would definitely rent again and would highly recommend. We found the beds were comfortable, showers were great and kitchen was clean and well equipped. It was quiet even though the main rd to Barmouth was behind, and loads of walks around the house (you have to walk on the main rd for a short time to reach the trails) The steps to the garden and behind the house have cracked in places but there are other paths to get down to the garden if needed, I thought the listing was accurate.

  • "We had a lovely holiday at Gardd Ynys."

    The property was clean, spacious, comfortable and warm and everything we needed was there to make it feel like home from home with a few extras. The grounds are great for children to explore and we enjoyed adding to the painted stones hidden there. We would highly recommend this property. A small note to the owner that when both upstairs showers were being used at the same time, water ran down the wall of the downstairs shower room. Not a complaint at all but maybe needs looking at sometime.

  • "We all absolutely loved the house and had amazing holiday."

    The upstairs lounge is a faboous room to spend the evening in and the second lounge is great when you want a bit of space. The kitchen is really well equipped and we had gorgeous communal meals in there, admiring the beautiful view of the estuary and the mountains. The garden is lovely and we didn't experience any sheep issues!! As most others have said, the mattresses are very firm on the doubles and very uncomfortable on the singles (you can feel every spring) so should really be replaced. There were a few other minor issues which I will feed back directly to the owners, but overall a superb stay.

  • "The house and gardens are so lovely and beautiful."

    The photos on Sykes don’t do it justice as they’re slightly out of date. The kitchen and all windows have been updated for example. The whole place was perfect for us. Very peaceful and relaxing. We’ve seen comments about the garden being unkept. It’s not. It’s just left slightly wild in areas deliberately and this adds to its charm and attracts the wildlife. Would 100% recommend.

  • "A brilliant family holiday."

    Beautiful cottage in a beautiful area. Wonderful views and so peaceful. The photos do not do this cottage justice. We were a little worried after reading about the sheep in the garden as we have a dog but we needn't have, there were never any sheep in the garden and she never bothered with the sheep and the horse in the field next to the garden just sat and watched! We booked the holiday in 2019 for 2020 and had to change it to May 2021 so we had waited 2 years for this holiday and it was well worth the wait we all absolutely loved it and would definitely book again.

  • "The garden was described as dog friendly, however, the sheep were getting in all the time which made it quite stressful."

    Thankfully our dogs aren't bothered but it could be a disaster for someone else. Also it meant the garden was covered in sheep poo. A gardener also comes every other week, although the sheep were munching on most things, whilst the lawns are mowed on alternate weeks. This was not made apparent until we arrived.

  • "The house was in a beautiful and quiet location, despite its proximity to the main road."

    It was warm and the kitchen was well-equipped. The lounge was comfortable and the showers in the bathrooms were great. We particularly enjoyed watching the egrets and herons from the kitchen window. The only slight issue was the hardness of the mattresses in the two double rooms. We would certainly recommend it to others but would mention this. Would the owner consider providing mattress toppers?

  • "Gardd Ynys is a lovely cottage, in a great location the children & dogs loved the wooded areas around the cottage, the log burner was fantastic in the evenings, the views from the balcony were superb, our only negative is that the matteress were so hard on the beds that we found it very hard to sleep, we used every piece of spare bedding available and relocated to the pull out bed, but this was still uncomfortable, 3 of our party left the cottage with bad backs!"

    If the mattresses were changed would would love to visit again because beside the sleeping arrangements, the cottage wants for nothing.

    Great location for Barmouth and surrounding areas. Would definitely recommend this property. The only improvement I would suggest is the sofa bed in the games room. This is not very comfortable for adults as mattress was not very thick. Otherwise a great property, we were sad to leave.

  • "Lovely property with outstanding views from the lounge, kitchen and double bedrooms."

    Enjoyed watching the sheep and lambs in the field after family meals at the large kitchen table which can comfortably seat 10. The kitchen has been completely revamped with new units and a large American style fridge freezer so the pictures do not do it justice. It also includes an induction hob and oven but the Aga is still there if you fancy cooking on that. The sofa bed proved a bit tricky so may need renewing at some point. Plenty of new seating outdoors but sadly no hammock. Overall a great place to stay and would happily return.

    The kids and our dog loved the little woods and gardens for exploring. The views from the kitchen, lounge and bedrooms are amazing. We had everything we needed and, apart from needing a lock on the master bedroom door (it opens on its own!) we had no problems during our stay. It’s in a great location with lots to do locally, the care taker is very friendly and helpful, it’s very clean, with lots of things for children to play with! It gets a big thumbs up from us and, we would definitely stay again!!

    There are just a few issues which need to be rectified.The garden pond is not filled in ,as stated on your website,it has at least 6-12 inches of water in it ,and reeds which could be a hazard for toddlers.The garden has some amazing areas for exploring,but not well kept.Quite long grass in places with potential for picking up ticks,and a number of loose slates on pathways. The orchard which would be brilliant for games etc is full of chopped down brambles. A new sofa bed would be a good idea,and also a new Pool table.The current one is rather old. Cleaning in the main bedroom was not as thorough as it could be.My daughter in law actually took a photo of the dust she collected from the head board and picture frames. If the above issues were actioned Gardd Ynys would be just idyllic.

  • "The views from this cottage are absolutely outstanding, no photograph can do it justice."

    The property is beautifully done, and the kitchen is extremely well equipped. The very kind owner allowed us to check in early and helped us later when us city folk struggled to use the AGA. A couple of downsides - the rope bannister made me anxious, especially with a toddler in our party, and it was very frayed. Also, the property could be cleaner, especially the kitchen which felt a bit grubby. That being said, it's a beautiful and wsll placed cottage and the view is just out of this world.

  • "TV signal was very poor, not ideal for my 86 year old father who needs relaxing time."

    Wouldn't have booked this house if we'd known this earlier. Garden was unkept which was a shame as it was obviously once quite lovely. House is well stocked with cutlery and crockery but kitchen is a bit tired. AGA provided a warm welcome. Bathrooms and bedrooms were clean and comfortable.

    The cottage was beautifully clean and well maintained. The owners provide everything required for a comfortable stay. We had a lovely time !! The decor and attention to detail was outstanding. There was only a couple of things that were negative. The garden is very overgrown and the bushes and trees block out a lot of sunlight from the terrace, which was a shame. There is a grape vine which will eventually start to destroy this beautiful house. The tv issue needs to be adressed as the signal constantly breaks up but this is a minor issue and did not spoil our stay in anyway.

The property

Barmouth 5 miles.

A hidden gem, with plenty to offer in a beautiful setting, Gardd Ynys is a wonderful, detached house set within mature grounds and woodland of around one and a half acres.

Overlooking the Mawddach Estuary and the Cader Idris Range, it is a fantastic, rural getaway for friends and family wishing to spend time together whilst exploring this beautiful coastline.

The traditional farmhouse kitchen has an AGA and a quarry-tiled floor; a fantastic place for family gatherings and planning the day ahead over a morning cup of coffee, or a leisurely breakfast.

The loggia, terrace and balcony are perfect places for alfresco entertaining, or for somewhere to simply relax with a good book and enjoy the peace and tranquillity.

The first floor sitting room has a high ceiling and exposed purlins, a warming woodburning stove, a picture window and glazed French windows which lead out onto the balcony, letting in lots of light and framing the wonderful views which extend beyond pastureland towards the Mawddach Estuary.

There are two twin bedrooms accessed off a split-level landing, plus two king-size double bedrooms on the first floor, the master of which boasts a feature stone wall, an en-suite shower room and dual aspect windows enjoying a wonderful view of the garden and the estuary in the distance.

The property is approached through a pillared, wrought iron gated entrance and up a driveway, leading to a substantial expanse of parking.

There are large, lawned gardens on the approach.

At the front of the cottage, there is a broad, paved terrace with steps down to the more formal lawned garden, affording views of the Cader Idris range and the Mawddach Estuary, with a pond filled with bushes and bordering pastureland.

There are numerous seating areas from which to admire the beautiful surroundings, including the sheltered loggia and a picnic table on the raised decking.

This whole area is a haven for walkers and climbers, while the coastal town of Barmouth is just five miles away, with a beautiful sandy beach and an array of shops, pubs and restaurants.

It is also ideal for sailing and watersports enthusiasts, whilst the area provides some brilliant mountain biking opportunities such as Coed-y-Brenin, the largest mountain bike trail centre in Wales, just nine miles away.

Further afield, explore the stunning architectural gem of Portmeirion, take a historical trip to Harlech Castle, or enjoy the industrial heritage of the Blaenau Ffestiniog slate works, its steam railway, ZipWorld Titan or Bounce Below, an underground trampoline.
