  • "We had a leak in kitchen for 5 days,washing machine never worked, heating only worked in the morning."

    After debate with partner we cut are hols short and came home.we had a good time but things like that spoilt it.

    After investigation there was no leak in the kitchen just you allowing water to go down the back of the sink. I did investigate the leak while you were there and found that there was no leak from any of the pipes. The washing machine was working it was left on pause. The heating is on a set timer and thermostat, you could have requested the heating to be adjusted. Property Owner

  • "Beautiful old house full of character and ancient features."

    Loved the open fireplace! And there are plenty of logs. We were very happy with 3 bathrooms and 3 toilets. We were a party of 2 couples and a single friend but we had suffient privacy. The sofa’s are very comfortable. We had a few little technical problems but Adrian was always nearby to help us, responded very quickly.

    The house itself was beautiful inside and out, well equipped with everything we required and the surrounding area had plenty to see and do. The host was very helpful with anything we needed and also had plenty of suggestions of places to visit locally. House was perfect for the dogs as well, an amazing place for a family getaway.

  • "This must be the best cottage I have stayed in, it is simply beautiful, well equipped, clean, great location, ideal for children and dogs, with an enclosed garden and plentiful parking."

    One of the biggest pluses was that they accepted 4 dogs, which you rarely come across in most holiday cottages. Highly recommended and i would definitely return should I come back to this beautiful part of Wales.

  • "Arrived at property on 29th December."

    Cottage was very cold and unwelcoming. Heating could only be controlled by owner between specific hours. Second bathroom shower was filthy. No external window in lounge. No storage cupboards in kitchen for provisions etc. We contacted Sykes and the cottage owner both of whom were very unhelpful. We therefore decided not to stay at the cottage and returned home the same day.

  • "My husband and i spent a wonderful few days in this lovely cottage."

    So cosy and welcoming. It had everything you could want. The owner Adrian was very friendly and helpful. We absolutely loved the open fire. My only very slight little negative was the shower in the bathroom off of the double room. Being tall I knocked my head on the low beam. But this was really such a small thing, and easily rectified by me using the beautiful shower in the bathroom off of the twin room. It certainly wouldn't stop us going back! We loved it.

    Everything about Park House is about going the extra mile for guests - from the treats left for humans and dogs to having ‘just in case’ spare batteries in the drawers, a great selection of puzzles and games and information on local walks - it was great! We felt very welcome bringing children and dogs and lovely to see the care that can be taken of dogs if we had stayed a bit longer and needed a day out without them. Thanks very much Adrian - we will definitely be recommending this place :)

  • "This was our second stay at Park House so we obviously like it!"

    We left a detailed account last October, suffice to say that the house is still just as lovely. It's a very welcoming place, with loads of space, excellent facilities, comfortable furniture, and a very helpful owner. This October is colder than last year, and we used the log fire several times - a real pleasure. We hope to return.

  • "Had a wonderful relaxing week in this lovely house."

    It’s very well equipped with everything you could possibly need for a comfortable stay. Lots of thought gone in to the small details such as comprehensive range of leaflets, guides, books about places to visit locally, excellent information folder with practical details to help with your stay, picnic blankets, toys, games, puzzles. We especially valued the dog focussed touches like the detailed walks suitable for dogs, the basket with towels, bowls, toys even poo bags. The owners are clearly very dog friendly and have done a lot to ensure the needs of your four legged companions are catered for. The house is clean, well furnished and set in the most fabulous location with easy access to so many places of interest to visit. The red kite feeding station was a particular highlight for us. We were greeted with a lovely welcome pack which was very much appreciated and even included dog treats! Thank you for a lovely stay.

  • "The cottage is surprisingly large, quiet, extremely well furnished and equipped."

    You get a lovely and unexpected welcome pack so great to make an initial drink and with some traditional Welsh goodies was great ahead of getting some of our weeks provisions in (and some dog treats as well). As we have only a small car and 4 Dogs so space in the car is limited. It has a welcoming atmosphere and come the evening we lit the Log fire to make it really cosy. It has comfortable beds, a switchable shower between pole mounted and rainfall which was ensuite with the main bedroom where we stayed. It has all appliances you might need including a Dishwasher, there is lots of table and kitchen ware. It has many doors so its easily possible to keep the dogs where you need them to be. so is dog friendly. The cottage is quite quirky, in its layout. There is a downstairs Bathroom off the Kitchen. There's a generous parking area outside we had so much space having only the one little car. Adrian was really helpful and we will be back next year.

  • "An absolute gem of a cottage which has everything you need and more."

    The property is situated in the middle of Wales with very easy access to the most important places to visit. Adrian and Cristina are very welcoming and will ensure your stay is very comfortable. Being winter already, Adrian changed the central heating timings twice to accommodate our needs. Cristina gave our dog a very nice grooming which made him look a lot younger than he actually is. All in all, a very pleasant stay and experience. We will return to this cottage in the summer. Well Done to Cristina and Adrian. Thank you.

  • "What a wonderful cottage!"

    We chose Park House primarily for its location, it's perfectly placed for visiting various relatives who live in the area. We could not have done better. The house is quiet, spacious, extremely well furnished and equipped. It has a welcoming, cosy atmosphere. Comfortable beds, brilliant showers, good appliances, loads of table and kitchen ware. It's dog-friendly but also very human-friendly! The house is also engagingly quirky, you don't know what is behind a door until you open it. We only found the downstairs bathroom some time after arrival, when we explored what simply looked like the door to a store cupboard... There's parking space for a fleet of cars outside. Even in late autumn the garden was a real sun trap, ideal for sitting with the relatives for tea and bara brith. Adrian the owner was discreet but very helpful when we needed him - he changed the heating timer for us (the controls are not in the cottage). We have high expectations now for Sykes bookings, but this one definitely exceeded our hopes. We are planning to return next year.

    It's a lovely house in a beautiful area, perfect for the four of us (2 couples) and 3 dogs. Garden was huge and secure and the dogs were able to run around without worry, we felt very relaxed. The owners were very helpful but not obtrusive and clearly dog lovers. The house was spotless, smelt fresh and clean and had everything we needed. Walks nearby were ample and the picturesque Elan Valley and dams were a short drive away. We wouldn't hesitate to recommend this wonderful place.

    Beautiful house , the beds are so comfortable and the shower in the main bedroom is lovely, however the shower in the double room is rather awkward for an adult but a child would be fine, as it is an old house the living room is rather dark, the garden is lovely and a pleasure to sit in, Adrian the owner is so very helpful, we ordered a food delivery from Asda and as it arrived before us Adrian took delivery for us and put things in freezer and fridge, our dogs were also made welcome with a basket of items for guests to use if needed,

    Adrian met us on arrival and showed us around to familiarise is straight away. The cottage was gorgeous lovely and warm and right where we needed to be to explore the local area. It was relaxing , quiet and extremely comfortable. We wouldn’t hesitate to return when next in Wales . Special mentions also to Tim and Kat at Valley View Falconry for an amazing day and to the Crown Inn for an excellent dinner.

    Very generous and friendly host. The accommodation had all the facilities you need, beds very comfortable and it had 5* rating for hygiene and cleanliness. The only downside was you need the car to go around, but this did not really bother us. Will highly recommend this place, very serene atmosphere.

    Clean, spacious, comfortable, homely, a real bargain! 6 adults and 2 dogs slept there very comfortably, and its a great location for places like Elan Valley. Had everything you need and more, and hosts even left some little extras, which was lovely. Hosts were lovely; flexible and accommodating and couldn't recommend this cottage more!

The property

A pretty 18th century semi-detached cottage, adjacent the owners' home on the edge of a small lodge park, on the outskirts of the village of Crossgates, just over three miles from the spa town of Llandrindod Wells.

The cottage is a perfect base for families or friends looking to enjoy the beautiful surrounding countryside, just a short drive from fabulous walking areas.

Set over two floors, there are three comfortable bedrooms, two with en-suite facilities and one with Jack-and-Jill on the first floor.

On the ground floor is a compact, well-equipped kitchen, a traditional dining room and a cosy sitting room with comfy seating around an inglenook fireplace with an open fire.

Outside, you can relax in the pretty front garden with a sweeping lawn and seating area where you can enjoy a cold drink and chat about the day's adventures.

The cottage is ideally placed to explore the stunning Cambrian Mountains and the Elan Valley with its Victorian dams and wildlife rich countryside.

Stop off at the quaint market town of Rhayader which is situated on the banks of the River Wye, or perhaps take the opportunity to visit the historic spa town of Llandrindod Wells, with its pretty parks and local lakes.

The Royal Welsh Showground is just ten miles away, making this a perfect base for the numerous events held there.

This part of Mid Wales is a popular walking destination and the whole area offers various opportunities to enjoy the outdoors with activities such as wildlife spotting, star gazing or cycling.

A wonderful retreat, ideal for discovering the superb local countryside or to visit historic towns.

CROSSGATES

Llandrindod Wells 3 miles.

The scattered village of Crossgates sits amid wonderful wooded hills in Mid Wales, and has a general store and petrol station. Wonderful walking is on offer practically from the village itself, with trails and paths meandering their way through woodland and along rivers, or for more challenging terrain, simply drive the short distance to the nearby Cambrian Mountains or the spectacular Brecon Beacons. Visit Llandrindod Wells, Rhayader or Builth Wells to find a variety of shops, museums, craft centres, pubs, tea rooms and restaurants. Visit the Red Kite feeding station at Rhayader, which offers a fantastic opportunity to see these beautiful birds at close range, take a trip to the peaceful Elan Valley Lakes or test your nerve at the Phil Price Rally School. A perfect base for the whole family.
